A DSCR loan is a business-purpose loan for a non-owner-occupied investment property. The property’s income is what gets reviewed, not pay stubs or W-2s. DSCR loans are business-purpose loans, so they are reviewed differently from a standard owner-occupied mortgage.

A vacation rental adds one wrinkle. Nightly income is lumpy, seasonal, and easy to overstate. So lenders treat it more carefully than a signed twelve-month lease.

How Does Underwriting Treat STR Income, Step by Step?

Across the network, the deal works through the same steps. Each one can move the number.

1. Pick the income basis. An operating rental uses trailing platform statements, typically twelve months. A purchase with no history uses the appraisal’s own short-term income analysis. A bare dashboard number from a data tool is a weak stand-in.

2. Apply the haircut. Market-data projections are discounted before they reach the ratio. Most programs we place files with price qualifying income at a reduced share of gross projected or documented revenue. The exact share varies by program.

3. Apply the lower-of convention. If a lease-style appraisal figure and a market projection both exist, most programs use the smaller one. A strong projection does not win when the appraisal’s long-term number is lower.

4. Compute the ratio. Gross monthly income over the full payment. On a purchase, STR programs in the network start at a 1.00 floor. On a refinance, the floor is also 1.00. Stronger ratios open better pricing and leverage.

5. Build the file. No personal income paperwork is needed. The property-level documents still are: platform statements, entity documents, insurance, HOA information, and the appraisal.

Read step 5 twice. A DSCR loan is not documentation-free. Only the personal income documents go away.

Why the 1007 Is the Wrong Tool for Nightly Income

Form 1007 is a monthly-lease comparison. It was built for long-term rents. Multiplying a nightly rate by expected nights and typing the result into it does not produce a supportable number.

Here is where the lower-of rule bites. Say a Charleston-area house has a big projected nightly income. The appraiser’s long-term rent conclusion comes in well below it. The program uses the smaller figure. The file that looked comfortable on a dashboard now sits near the floor.
