Can You Get a DSCR Loan on a Rural Cabin With No Airbnb History?

Can You Get a DSCR Loan on a Rural Cabin With No Airbnb History?

The Quick Read: Often yes on a purchase, because a missing booking record can be replaced with an appraiser’s short-term-rental analysis or a third-party market projection, though the cabin itself has to clear a separate collateral test that sinks more files than the income side does, and every lender decides which income method it will accept.

  • A purchase can lean on projected income. A refinance usually wants about 12 months of real hosting history.
  • On short-term-rental collateral, typical network leverage tops out at 75% on a purchase and 70% on a refinance or cash-out, subject to lender guidelines.
  • Expect a credit score of 640 or higher and a coverage floor near 1.00 on these files.
  • Log homes, manufactured homes, and barndominiums are not offered in the network’s DSCR programs, so a “cabin” in that construction type stops at the door.
  • Clearing the coverage ratio is not the same as making money. Vacancy, repairs, and management sit outside it.

How a DSCR Loan Works on a Cabin

A DSCR loan is reviewed for a rental property primarily on its own rental income covering the payment, subject to lender guidelines. The ratio is monthly rental income divided by the full monthly housing obligation: principal, interest, taxes, insurance, and any HOA dues. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

For the full mechanics, Lendmire’s complete DSCR loans guide walks through the structure. What matters here is that a cabin is a property type, not a program. Whether it fits depends on construction, location, comps, and the income evidence.

One term trips people up. On short-term-rental files, many programs start at a 1.00 coverage floor. That is where select programs begin, not a universal rule. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. No-ratio structures exist only through select lenders, generally for borrowers who already own a primary residence.

Key Terms Defined

DSCR: the property’s rental income divided by its full monthly housing payment.

PITIA: principal, interest, taxes, insurance, and association dues, the full payment in the denominator.

Projection report: a third-party estimate of what a specific property could earn as a short-term rental, based on location, bedrooms, and amenities.

Form 1007: the appraiser’s single-family comparable rent schedule, built to estimate monthly market rent.

Hosting history: the booking and income record of a property or borrower operating short-term rentals.

Can You Qualify With No Short-Term-Rental History?

On a purchase, yes, in most cases. No history means the lender needs a stand-in for income. Across the wholesale network, three kinds of evidence show up, and which one counts depends on the program.

Income evidence What it is How it’s weighed
Appraiser STR analysis Appraiser studies nightly comps Accepted by some programs
Market projection Address-level third-party forecast Often trimmed before use
Long-term rent schedule Form 1007 monthly rent estimate Fallback, often lowest

The gap between those lines is where cabin files live or die. Fannie Mae’s appraiser update describes Form 1007 as the single-family comparable rent schedule, used to document estimated monthly market rent on an investment property. Form 1007 is an agency form name only, and DSCR loans are not agency loans. McKissock’s appraisal education piece on Form 1007 makes the same point from the appraisal side: the 1007 is not meant to capture business income, and the lender decides how income is treated. AppraiserIncome adds that the form calls for monthly market rent, so the appraiser looks at competing properties leased monthly, not nightly.

Here’s the catch. A seasonal cabin may clear on nightly income and fail on a monthly lease figure. A program that defaults to the 1007 can understate the income, which can mean a decline or a smaller loan. A program that accepts a projection or appraiser STR analysis may produce a different answer on the same cabin. Same property, different outcome. That is why program choice matters as much as the cabin.

Lenders often discount projections before they enter the ratio. The size of the discount is program-specific, so ask for it up front.

Refinances are different. Most programs look for about 12 months of actual hosting history on a refinance or cash-out, so a cabin with no history typically falls back on other methods.

Some programs also want the borrower to have hosted before, even where the property has no record. Network-wide, short-term-rental files usually expect about 12 months of host experience. A first-time host buying a first cabin should raise this early.

What Makes a Rural Cabin Harder to Finance?

Collateral is where cabins more often fail than income. Lenders look at two things more than the word “rural”: whether enough nearby sales exist to support value, and whether the property can produce reliable rent. Thin comps weaken both.

Tier Typical profile
Routine Standard construction, utilities, road access, nearby comps
Harder Few comps, long drive to services, large acreage
Not offered Log, manufactured, barndominium; farm or agricultural use

Thin comps hit twice on a no-history file. The appraiser has fewer sales to support value, and the projection has fewer comparable listings behind it. Remote cabins also carry marketability risk. A lender asks what happens if the property has to be sold.

Acreage matters too. Limits vary by lender, and extra land can trigger a carve-out of its value in the appraisal, which means the appraiser has to be told to break it out. Barns, stables, or agricultural use on the parcel can make the property ineligible outright.

Which Cabin Types Are Off the Table?

Check this before falling for a listing. The network’s DSCR programs do not offer loans on manufactured homes (single- or double-wide), log homes, or barndominiums. Those are not “harder.” They are not offered.

A cabin-style house on standard foundations with normal heat, running water, and septic, and with similar nearby sales, is a different property. The look is not the issue. Construction type and infrastructure are. Confirm the construction type with the listing agent or the appraiser before an offer goes in, not after the appraisal is ordered.

Worked Example: A Rural Cabin With No History

This is an illustration, not a quote. Say a buyer targets a cabin purchase at 75% LTV, the top of the short-term-rental purchase range. The appraiser’s STR analysis supports a certain annual income, and the lender trims it before use. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

Base case: the trimmed income against the full payment clears roughly 1.15x. That sits above the 1.00 floor, so the file proceeds to review.

Downside case: the lender uses only the long-term rent schedule, or cuts the projection harder because comps are thin. Coverage drops into borderline-to-slightly-below-1.00 territory. At that point the options are a program that accepts a different income method, a smaller loan through lower leverage, or a select-lender path that takes coverage below 1.00 with leverage and terms adjusted. Qualification stays subject to lender guidelines, credit approval, and property review.

A larger down payment lowers the payment and can lift the ratio. It does not erase credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

How Seasonal Income Gets Handled

A projection-only file is built on an averaged full-year figure. Peak summer or ski-season numbers cannot carry the file alone. Lenders and projection reports blend slow months in, so a cabin that books heavily for ten weeks and sits quiet the rest of the year gets a lower figure than the owner expects. Underwrite your own plan on the weakest quarter, not the best one.

Does Clearing the Ratio Mean the Cabin Is Profitable?

No. The ratio compares rent to PITIA only. Repairs, vacancy, management, utilities, cleaning, and capital expenses sit outside the calculation. A rural cabin with a long drive for cleaners and a well pump to maintain can clear 1.00 and still lose money in a slow year. Reserves also vary by lender, leverage, and loan size, and are commonly around 6 months of PITIA, so cash on hand matters beyond the closing table.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Permits, Zoning, and Personal Use

Short-term-rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Legal permission to rent nightly is a separate gate from financing. Check it first, because a projection means nothing on a cabin that cannot legally operate.

Personal use matters too. DSCR loans are for investment properties. A cabin the owner plans to use heavily may fit a second-home loan better, which is reviewed on personal income instead.

Pre-Application Checklist, in Order

1. Construction type. Confirm it is standard construction, not log, manufactured, or barndominium.

2. Permit and zoning. Confirm nightly rentals are legal at the address and under any HOA.

3. Access and utilities. Confirm year-round road access, plus water and septic or sewer.

4. Comps and data. Check that enough nearby sales and rental listings exist to support value and a projection.

5. Income package. Gather the projection or appraiser analysis, plus entity documents if vesting in an LLC, subject to program terms.

6. Reserves and credit. Document liquid funds and confirm a score of 640 or higher for short-term-rental files.

If the Numbers Don’t Work

Problem Option to review
Projection comes in low Different income method; lower leverage
Comps too thin Another cabin with stronger comps
Coverage under 1.00 Select-lender path with adjusted terms
No host experience Build hosting history first
Heavy personal use Second-home financing

Lenders vary on which of these they accept. Ask each one which income method it uses for short-term rentals, what its acreage limit is, how it tests for rural, and whether it reduces leverage on rural collateral.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Do I need Airbnb history to get a DSCR loan on a cabin?

Not on a purchase, in most cases. A program can use an appraiser’s short-term-rental analysis or a market projection instead. Refinances generally want about 12 months of real history.

Will every lender use a projection report?

No. Programs differ on which income method they accept, and some default to the long-term rent schedule. Ask each lender before ordering the appraisal.

Can I finance a log cabin?

Log homes are not offered in the network’s DSCR programs, nor are manufactured homes or barndominiums. A conventionally built cabin-style home on standard utilities with nearby comps is a different case.

Does rural automatically mean a decline?

No. Comparable sales, marketability, utilities, acreage, and reliable rental demand matter more than the label. Thin comps and agricultural use are the usual problems.

How much can I borrow against a short-term-rental cabin?

Purchase leverage typically reaches 75% LTV, and refinance or cash-out reaches about 70%, subject to lender guidelines and credit approval. A score of 640 or higher is typically expected.
