Does a DSCR Loan Require an Appraisal for an Airbnb Property?

Does a DSCR Loan Require an Appraisal for an Airbnb Property?

The Quick Read: Yes. A DSCR loan on a short-term rental almost always comes with a full appraisal, because the lender needs an independent value to set leverage and an independent read on what the property can earn. Skipping personal income documents is not the same as skipping the appraisal.

  • The appraisal sets value, and value sets loan-to-value (LTV).
  • On a standard single-family rental, the appraiser’s rent schedule is built for monthly leases, not nightly stays.
  • Airbnb income is usually proven another way, such as booking history or market-data projections, depending on the program.
  • On short-term-rental files, network guidelines typically allow up to 75% LTV on a purchase and up to 70% on a refinance or cash-out, subject to lender guidelines.
  • Rental coverage still has to clear the program’s floor, which is 1.00 on both purchases and refinances for short-term rentals.

A DSCR (debt service coverage ratio) loan is an investor loan that qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The appraisal is how the lender verifies that the property is worth what you are paying. For the full picture, see the complete DSCR loans guide.

Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

Why Does the Appraisal Still Happen?

The appraisal protects the lender’s collateral. Your personal income is not the focus of a DSCR file, so the property itself has to carry the weight. The appraiser confirms value, condition, and marketability. Those findings cap how much the lender will advance.

This is the most common misunderstanding we hear from new investors. “DSCR” gets shortened in people’s heads to “no paperwork,” and then the appraisal order lands as a surprise. What DSCR removes is the personal-income stack: pay stubs, traditional personal-income documentation, and debt-to-income math. The property is still inspected by an appraiser, every time.

Across the wholesale network, the working assumption is simple. Budget for an appraisal on every short-term-rental file, purchase or refinance. Rules that vary are the details: which form, which income method, how the rent figure gets used.

What Does the Appraisal Actually Do on an Airbnb?

It does two jobs: it establishes value, and it produces a market-rent opinion. Value drives LTV. The rent opinion gives the lender a conservative baseline for coverage.

Here is how the pieces map out.

Item What it covers What it does not cover
Appraised value Comparable sales, condition Your purchase price promises
Rent schedule Estimated monthly market rent Nightly Airbnb revenue
Condition review Livability and marketability Furnishing, hosting quality
STR income analysis (some files) Market-based short-term estimate Your personal bookings

Two forms come up most often. Form 1007 is the single-family comparable rent schedule, which Fannie Mae’s appraisal forms and exhibits page ties to one-unit investment properties. Form 1025 is the small residential income property report used for two-to-four-unit buildings. Those agency pages are cited here only to define the forms. DSCR loans are not agency loans, and the lender sets its own file rules.

Why Doesn’t the Standard Rent Schedule Fit Airbnb Income?

Because the form measures monthly rent, and a short-term rental earns nightly revenue with vacancy gaps, seasonality, and operating costs. Fannie Mae’s own Appraiser Update has a section on short-term rentals and Form 1007. It describes the form as documenting estimated monthly market rent for single-family investment properties.

Appraiser education points the same direction. McKissock says the 1007 is not designed for single-family homes used as short-term rentals. Appraisers weigh property value rather than business income, and the lender decides what income to use. McKissock also notes the form leaves out vacancy and business expenses, so an appraiser may turn to a data tool such as AirDNA.

The mechanics explain why. A nightly rate multiplied by 30 does not equal monthly rent. Some nights sit empty, cleaning and platform fees come off the top, and peak season is not the whole year. Nobody should underwrite a full year off a July weekend.

How Do Lenders Count Airbnb Income, Then?

It depends on the program. Across our wholesale network, the income source falls into a few buckets, and the appraisal plays a different role in each.

Income path When it applies Appraisal’s role Main risk
Platform history (trailing 12 months) Established STRs Value plus rent baseline Thin or uneven history
Market-data projection Purchases with no history Value; data supplements Not every program accepts it
Appraiser STR analysis Some purchase files Provides the income opinion Thin comps lower the figure
Long-term rent fallback Conservative programs Rent schedule is the income Understates strong Airbnbs

Most programs we place files with expect roughly 12 months of host experience on short-term-rental files, and a few lenders are flexible on how that is documented. Projections from services like AirDNA or Rabbu can support a purchase with no history, but not every lender takes them. Ask which method a program uses before you fall in love with a property.

The fallback matters more than people expect. If a program defaults to long-term rent, a property that comfortably clears 1.00 on Airbnb income can fall short on paper. The appraisal’s rent figure is sometimes the floor, not the ceiling.

Purchase Versus Refinance

The structure differs, though the appraisal does not go away in either.

Factor Purchase Refinance / cash-out
Appraisal Yes Yes
Max LTV, STR collateral Up to 75% Up to 70%
Coverage floor 1.00 1.00
Typical income evidence History or projection Usually actual history
Credit score 640 minimum 640 minimum

On a short-term-rental purchase, 75% LTV is the ceiling on the strongest files. On a short-term-rental refinance or cash-out, the ceiling is 70%. Standard long-term rentals run higher on cash-out, around 75%, so short-term-rental collateral is treated more conservatively. A refinance usually leans on actual booking history, which is why a brand-new Airbnb is harder to refinance than to buy. If your property is under a year old as a rental, Lendmire’s piece Investment Property HELOC Rules for an Airbnb Under a Year Old covers that situation.

A Worked Example

Picture an investor buying a single-family Airbnb at 75% LTV on a purchase. Say the platform history supports coverage of roughly 1.25x. The appraiser’s long-term rent schedule, though, supports only about 0.95x. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

  • If the program uses booking history, the file clears 1.00 with room to spare.
  • If the program defaults to the appraiser’s long-term rent, coverage lands below 1.00.

Below 1.00 is not a dead end. Coverage under 1.00 is available through select lenders in the network, with leverage and terms adjusted. Whether a file works depends on lender guidelines, credit approval, and property review.

Note what clearing 1.00 does and does not mean. DSCR compares income to the full payment of principal, interest, taxes, insurance, and any HOA dues (PITIA). Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. A 1.25x file is not automatically a profitable one.

What Happens If the Appraisal Comes In Low?

Two things can come in low, and they hurt differently. A low value cuts the loan amount, because LTV is figured off appraised value rather than your contract price. You then bring more cash to closing or renegotiate.

A low rent figure hits coverage. If the program uses that number, the ratio drops. Your options are to ask the lender whether booking history or a market-data report can be used instead, to challenge the appraisal with better comparable properties, or to switch to a program with a different income method.

A larger down payment can lift coverage by lowering the payment. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Who Orders It, and How Does the Process Run?

The lender orders the appraisal, usually through an appraisal management company, and you pay for it. You do not normally pick the appraiser. The typical sequence looks like this:

1. You choose a program and confirm the income method with your broker. 2. The lender orders one appraisal covering value and the rent schedule. Some files add a separate short-term income analysis. 3. The appraiser returns value and rent figures. Two-to-four-unit properties use Form 1025, and larger buildings sometimes need an operating income statement. 4. Underwriting reviews the appraisal, the income evidence, and reserves. 5. The lender sets final leverage and coverage off those figures.

Reserves are the cash you hold after closing. They vary by lender, leverage, loan size, and transaction type, and are commonly around six months of PITIA, with a heavier requirement on larger loans. Short-term-rental files tend to put more weight on them.

One practitioner pattern is worth passing on. On Airbnb files, the appraisal usually isn’t what sinks the deal. The income method is. Files fall apart when an investor assumed projections would be accepted and the lender wanted twelve months of history. Settling the income question before ordering the appraisal saves money and frustration.

Before You Order: A Short Checklist

Run these checks first so you don’t pay for an appraisal on a file that can’t work.

  • Program fit. Confirm the lender accepts your income evidence: history, projection, or appraiser analysis.
  • Credit. Short-term-rental files expect a 640 minimum score in the network, and stronger scores improve options.
  • Property type. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs.
  • Loan size. Standard programs run up to $3,000,000, and smaller balances route through select lenders in the network.
  • Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
  • Reserves. Know what the program expects in cash after closing.

Hard-to-Appraise Short-Term Rentals

Thin comparable data makes the appraiser’s job harder. A rural cabin, a luxury home, or a seasonal-market property may have few true short-term-rental comps, and the appraiser must lean on whatever exists. That can pull the figures down.

Seasonality adds a second wrinkle. Lenders and appraisers smooth peak-season revenue, so a strong summer does not stand in for twelve months. Multi-unit properties add steps, because each unit’s income must be supported and the report form changes.

Common Mistakes

  • Assuming DSCR means no appraisal. It means no personal income documents.
  • Expecting the rent schedule to capture Airbnb income. It does not.
  • Treating AirDNA as a replacement for the appraisal. It supplements income evidence only.
  • Assuming every lender accepts projections. Many want actual history.
  • Ignoring leverage. A short-term-rental purchase tops out at 75% LTV, not higher. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

If you plan to buy a property and convert it, Lendmire also covers renovating a property into an Airbnb with hard money, which is a different funding path from a DSCR purchase. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

  • Appraisal: an independent opinion of a property’s value, ordered by the lender.
  • LTV (loan-to-value): the loan amount divided by the appraised value or price.
  • Form 1007: the appraiser’s single-family rent schedule, which estimates monthly market rent.
  • Form 1025: the appraisal report for small residential income properties with two to four units.
  • PITIA: principal, interest, taxes, insurance, and association dues, the full monthly obligation.
  • Reserves: cash you hold after closing to cover payments if income dips.
  • Trailing 12 months (TTM): the last twelve months of actual booking income.

Frequently Asked Questions

Can I skip the appraisal on a short-term rental DSCR loan?

Plan on not skipping it. Appraisal-light paths are program-specific and rare on short-term-rental collateral, so budget for a full appraisal on every file. A broker can tell you early whether any option exists for your scenario.

Does the appraiser count my Airbnb income?

Usually not on the standard rent form, which measures monthly market rent. Some files add a separate short-term income analysis, and the lender decides which income figure to use. Booking history or market-data projections often carry the income side instead.

What LTV can I expect on an Airbnb purchase?

On short-term-rental collateral, up to 75% LTV on a purchase on the strongest files, and up to 70% on a refinance or cash-out. Those are typical network guidelines, subject to lender review, and your credit score, coverage, and reserves all affect the final terms.

Can I get a DSCR loan if the file comes in under 1.00?

Sometimes. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Short-term-rental programs otherwise start at 1.00 on both purchases and refinances. Qualification remains subject to lender guidelines and property review.

Does the rental history requirement apply to purchases?

Short-term-rental programs usually expect about 12 months of host experience. The experience can sometimes come from other properties you operate.
