Is a DSCR Refinance a Good Way to Exit a Hard Money Loan?

Is a DSCR Refinance a Good Way to Exit a Hard Money Loan?

The Quick Read: Usually yes, when the property is finished, rented, past the lender’s ownership wait, and appraised high enough that the new DSCR loan can retire the bridge balance; it is a poor fit when any one of those four conditions is missing, because the new lender sizes the loan on its own appraisal and the rent, not on your plans.

  • A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, so traditional personal-income documentation is not the center of the file.
  • The new appraisal sets the loan size. Your projected after-repair value does not.
  • Two tests run side by side: enough equity and enough rent coverage. Passing one never excuses failing the other.
  • A DSCR exit usually requires about 6 months of ownership, counted from the recorded deed, on most files we place.
  • If the home is vacant, mid-rehab, or appraises short, extending the bridge or selling can beat forcing a refinance.

Key Terms Defined

DSCR (debt service coverage ratio): monthly rent divided by the full monthly housing payment. A result of 1.00 means rent equals the payment.

PITIA: principal, interest, taxes, insurance, and association dues. This is the payment the rent is measured against.

After-repair value (ARV): your estimate of what the property is worth once the work is done. A lender never relies on it.

Seasoning: the ownership wait a lender wants before it will refinance. It is lender policy, and it runs from the date the deed was recorded.

Rate-and-term refinance: a new loan that pays off the old one and returns no cash at closing.

Cash-out refinance: a new, larger loan that pays off the old one and returns the leftover equity to you.

Balloon payment: the full balance that comes due when a short-term loan matures.

Payoff statement: the hard money lender’s written figure for what it takes to clear the loan on a given date.

What a DSCR Refinance Does to a Hard Money Loan

A hard money loan is short-term and asset-based, with higher costs than a standard mortgage. It is built to get you into a property and through the work. It is not built to be held.

Lendmire’s hard money program runs 6 to 18 months, interest-only, with no prepayment penalty. Those figures vary by lender, property, and experience, and nothing here is a commitment to lend. The short runway is why an exit has to be planned before the loan is signed.

A DSCR loan is the long-term loan that usually replaces it. Many investors refinance out of hard money into long-term DSCR financing once the property is stabilized, and Lendmire brokers that path through select lenders in its wholesale network. The program page for the hard money exit refinance shows how the path is structured.

The swap solves two problems at once. It removes the balloon payment and the maturity date. It also replaces a high-cost bridge with financing you can hold for years. If you want the broader picture first, the complete DSCR loans guide covers how these loans work.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Is It the Right Exit for Your Situation?

It is the right exit when the property is done and earning rent. Most failed exits trace back to one of four gaps: unfinished work, no lease, a short ownership clock, or a low appraisal. The table matches each situation to a likely path and a first move.

Situation Likely path First move
Finished, leased, past the wait DSCR refinance Request the payoff statement
Finished, vacant Finish lease-up or extend Get a signed lease first
Rehab still underway Extend the bridge Finish the work, then apply
Inside the ownership wait Extend or wait Ask the lender about timing
Appraisal short of plan Smaller loan, cash in, or extend Run the value test again
Coverage under 1.00 Smaller loan, or a select-lender path Test a lower loan amount

Here is a simple go or no-go test. Answer yes to all five and a DSCR refinance is likely worth pursuing. First, is the work complete and the property insurable as a rental? Second, is there a signed lease or supportable market rent? Third, have you passed the ownership wait? Fourth, does a conservative value estimate clear the payoff? Fifth, does rent cover the full payment on the new loan?

One missing answer does not kill the deal. It tells you what to fix, and sometimes the fix is a bridge extension.

The Three Tests Your Property Has to Pass

The value test. The new loan equals the leverage cap times the appraised value. On a cash-out refinance of a standard rental, the DSCR loan tops out around 75% LTV across most of the network. LTV is the loan balance divided by the property’s value. For a short-term rental, a 70% ceiling applies to cash-out, and a 75% ceiling applies to standard rentals. A rate-and-term DSCR refinance can reach higher leverage, up to 85% of value on a rate-and-term refinance of an investment property, but it returns no cash at closing. All of these are subject to lender guidelines.

The coverage test. The lender divides rent by PITIA. A 1.00 floor is where select programs start, and stronger ratios tend to open better pricing and leverage. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. The way a lender reads the ratio differs by program, and traditional banks usually want more cushion than non-QM programs.

Your new loan is usually larger than the old one. A larger loan carries a larger payment, so rent can cap the loan before value does.

The ownership test. Most files we place want about 6 months of ownership, measured from the recorded deed. The clock does not start when the rehab ends.

Payoff-Only or Cash-Out?

A payoff-only refinance is the lower-risk file. Cash-out asks the property to carry more debt, so it faces the 75% ceiling and tighter scrutiny on reserves and coverage.

Factor Payoff only Cash-out
Purpose Retire the bridge Retire it and pull equity
Leverage ceiling Up to 85% (rate-and-term) Around 75% (standard rental)
Cash back None Leftover equity, if any
Main risk Low appraisal Low appraisal plus thin coverage

A larger cash-out also needs enough rent coverage on a bigger payment. Equity created by your rehab is only borrowable up to the cap, and it is never a guaranteed cash figure. Reserves vary by lender, leverage, loan size, and transaction type, and a common expectation is around 6 months of PITIA. Conservative rate-and-term files at modest leverage under $1,500,000 can see reserves waived, while loans above that size typically step up to about 9 months.

Cash back may fund the next purchase. This buy, rehab, rent, refinance, repeat cycle is what investors call BRRRR. Tax treatment varies; consult a qualified professional.

DSCR Versus the Other Ways Out

The main alternatives are a bridge extension, a second bridge, a sale, or paying off with your own cash. A conventional loan depends on personal income documents, which can be a barrier when you own many properties or have variable income.

Exit Best fit What must be true Main risk
DSCR refinance Rental you plan to hold Rented, seasoned, value clears payoff Low appraisal or thin coverage
Bridge extension Needs more time Lender agrees, fees acceptable More carry cost
Sale Thin margins or no hold plan Market buyers exist Sale costs, taxes
Own cash Strong liquidity Cash on hand Capital tied up
Conventional loan Strong personal income file Income documents, title in your name Personal qualification

One more contrast matters. Fannie Mae’s delayed-financing exception is for all-cash buyers who refinance within 6 months. A hard money lien usually means the purchase was financed, so the exception rarely fits, and it is an agency rule that does not govern DSCR files. DSCR lenders set their own wait and exception rules.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Edge Cases That Change the Answer

Inside the ownership wait. Some lenders will size a refinance on cost basis, meaning price plus documented rehab, rather than on appraised value. That often covers the payoff and leaves your created equity locked up. If the file needs the full appraisal, wait or extend.

Vacant or between tenants. Coverage cannot be shown without a lease or supportable market rent. Finish lease-up, or extend the bridge.

Short-term rental collateral. Lenders look harder at coverage because the income varies. Expect a 640+ credit score and about 12 months of hosting history, with a 1.00 coverage floor on both purchases and refinances. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Entity title. DSCR loans to LLC-titled borrowers are common, subject to program terms. Many large retail lenders resist LLC-held property, which is one reason investors choose DSCR.

Property type. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs.

Prepayment terms on the new loan. DSCR loans commonly carry a prepayment penalty period, and no-penalty options usually cost more elsewhere in the structure. That matters if you plan to sell soon or refinance again. Your hard money note works differently under Lendmire’s program, with no prepayment penalty, but read every note, because payoff can include accrued interest, extension fees, and an exit fee.

Credit, Loan Size, and Reserves in Plain Terms

A 620 floor exists in parts of the network. Most DSCR programs want around 660, and 700+ unlocks the strongest leverage tiers. Standard DSCR loan amounts run up to $3,000,000 on standard programs (smaller balances available through select lenders), and above $2,500,000 the network generally holds to 30-year fixed structures. The spine is the 30-year fixed, with 40-year and interest-only options through select lenders, and ARM structures for investors who want them. Programs change, and every file is underwritten individually.

A bigger down payment lowers the payment and can lift coverage. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

What If the Appraisal or Rent Comes in Short?

Short answer: you have four moves. Ask whether the appraisal supports a reconsideration. Take a smaller loan and bring cash to closing. Extend the bridge and wait for stronger comps or a better lease. Or sell.

Do not assume the rent shortfall is permanent. Check whether the lease is at market and whether the lender can use a market rent schedule. On the equity side, a rehab may support a higher appraised value, depending on comps and underwriter review, but the appraiser does not credit your renovation spend dollar for dollar.

Mistakes That Sink the Exit

  • Planning around ARV. The new appraisal governs. A common investor rule of thumb is to buy at roughly 70% of ARV minus repairs so the refinance has room.
  • Starting the clock at rehab completion. It usually starts at the recorded deed.
  • Treating 1.00 as profit. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside the math, so a ratio of exactly one leaves no margin for a bad month.
  • Assuming a big down payment waives seasoning. Seasoning and coverage are separate tests.
  • Forgetting payoff grows. Interest and fees add up each month you wait.
  • Waiting for the maturity date. Start the file well before the balloon, with a backup plan lined up.

Frequently Asked Questions

Can I refinance hard money into a DSCR loan before the project is finished?

Rarely. Coverage needs a lease or supportable market rent, and the appraiser values the property as it stands. Extend the bridge, finish the work, and then apply.

Does a DSCR exit require traditional personal-income documentation?

A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Credit, reserves, and the entity documents still matter. Expect a lease, a payoff statement, insurance, and title paperwork.

Will I get all the equity my rehab created?

No. On a cash-out DSCR refinance of a standard rental, leverage tops out around 75% LTV across most of the network, and the payoff comes off the top. Closing costs and reserves also reduce what comes back. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Is DSCR better than selling?

It depends on whether you want to hold. DSCR fits a rental that is leased and covers its payment. Selling can win when margins are thin, coverage is weak, or the market has softened.

Does the new DSCR loan carry a prepayment penalty?

Often, yes, for a set period, with no-penalty options available at a different price. Lendmire’s hard money program carries none, so the exit costs are mainly accrued interest and any extension or exit fees on your note.
