DSCR Requirements for an Airbnb With Under a Year of History

DSCR Requirements for an Airbnb With Under a Year of History

The Quick Read: An Airbnb with less than 12 months of bookings can still qualify for a DSCR loan, but how the income gets documented depends on whether you are buying or refinancing, and on which lender in the network reviews the file. On a purchase, the income figure usually comes from a market projection or an appraiser’s rental analysis. On a refinance, lenders lean harder on actual operating history.

  • Short-term rental purchases in the network typically reach 75% LTV, while refinances and cash-outs on short-term rental collateral top out around 70%.
  • Programs generally look for a credit score of 640 or higher and about 12 months of hosting experience from the borrower.
  • Coverage of 1.00 is where select purchase programs start, and refinances carry their own 1.00 floor.
  • Property history and host experience are two different questions. A lender can ask about both.
  • Every figure here is a typical range from select wholesale-network guidelines, subject to lender review, and not a commitment to lend.

What Does “Under a Year of History” Mean to an Underwriter?

It means two separate things, and lenders check both. The first is the property’s record: has this house run as a short-term rental, and for how long? The second is the borrower’s record: has this person hosted before, anywhere?

Question What the lender wants to see Why it matters
Property history Platform statements, often matched to bank deposits Proves what this house actually earns
Host experience About 12 months of hosting, any property Shows the borrower can run an STR

A new investor can buy a house with zero property history. That same investor may hit a wall on host experience, because most short-term rental programs expect about 12 months of it. A seasoned host buying a brand-new listing has the reverse problem. Know which gap you have before you pick a program.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The borrower signs non-occupancy documents, and that applies to short-term rentals too.

How Does the Ratio Work for a Short-Term Rental?

The ratio divides the property’s monthly income by its monthly PITIA. PITIA is principal, interest, taxes, insurance, and association dues. For a long-term rental, the income is a lease or a market rent figure. For an Airbnb, the income is the contested part.

An investor can still clear 1.00 without positive cash flow. The calculation ignores repairs, vacancy, management fees, utilities, and capital expenses. Short-term rentals carry more of those costs than most long-term rentals, so a ratio that looks fine on paper can leave thin real margins.

A property that qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, does not need personal income documents in the usual sense. The rental income does the work. That makes the choice of income evidence the most important decision in the file.

For a deeper walk through the loan type itself, Lendmire’s complete DSCR loans guide covers the full structure.

The Three Ways a Lender Can Count Your Income

Across the wholesale network, lenders generally use one of three income sources for a short-term rental. Which one applies depends on the program and the transaction.

Method When it applies Proof needed Typical effect
Booking history Operating STRs, most refinances 12 months of platform statements, often matched to deposits Strongest evidence, least adjustment
Market projection Purchases with no operating record Third-party report or appraiser’s STR analysis Reduced by a program-specific haircut
Long-term rent Fallback when STR evidence is thin Appraiser’s market rent figure Often the lowest ratio

Booking history. This is the cleanest path. The lender sees what the house earned. Platform statements are the base, and many files also ask for deposits into a dedicated account to confirm the numbers are real.

Market projection. A projection is built from comparable listings nearby. Reports typically show revenue, average daily rate, and occupancy, plus seasonal patterns. Lenders rarely take the headline number as is. Most programs reduce it, and the size of that reduction differs from one lender to the next. Two programs can show different ratios for the same house for exactly that reason.

Long-term rent fallback. Some lenders may qualify an Airbnb as if it were a standard rental, subject to their guidelines. That often produces a lower income figure, but it can sidestep the projection question. Depending on the lender, it may also reduce or remove the history requirement.

Why Lenders Haircut Projections

Projections are estimates, not records. They tend to reflect how established comparable listings perform, not how a brand-new listing performs in its first year.

A reference entry from reiprime on how these estimates are built adds that the figures are inferred from calendar and review signals, not verified actuals. Confidence widens in markets with few comparable listings. Both points are why underwriters apply an adjustment and why a thin comp set can weaken a file.

When both a projection and actual income exist, a lender may use the more conservative supported figure. Model your deal on that lower number, not on the top line of a report.

A Worked Example: One House, Three Income Paths

Take one hypothetical house with one fixed monthly PITIA. These ratios are illustrative modeling assumptions, not program terms or market data.

Income path Illustrative coverage Read
Actual 12-month history About 1.25x Clears with room to spare
Projection after haircut About 1.10x Clears, thinner cushion
Long-term rent fallback About 0.95x Below 1.00 on this path

The same property clears or misses depending on the evidence. That last row matters. Coverage of 1.00 is where many select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. If your file lands there, expect a lower LTV and different terms, and expect the lender to review the whole profile.

A larger down payment lowers the payment and can lift the ratio. It does not erase leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Which Situation Are You In?

The rule of thumb is simple. Purchases tolerate no history. Refinances usually do not. These four situations cover most files.

Purchase of a house with no STR record. This is the cleanest fit for a projection. The lender relies on market evidence, and the borrower’s hosting experience becomes the main question.

Purchase of an operating Airbnb. Here the seller’s statements can support the file, if the numbers are documented and a lender will accept them. Some programs weigh the history. Others still use a projection or the lower of the two.

Conversion from a long-term rental. A prior lease is not Airbnb history. Expect the file to lean on a projection, an appraiser’s analysis, or the long-term rent fallback.

Refinance with a partial year. This is the real gap case. A three-to-nine-month record is too short for most refinance programs, and how a lender treats partial history varies. Some may blend it with market evidence. Others set it aside. Your options are to qualify on long-term rent, wait until 12 months are documented, or find a program that takes a projection on a refinance. Programs differ on whether they accept projections, how they reduce them, and whether they apply only to purchases.

Short-term rental refinances in the network typically reach about 70% LTV, with a 1.00 coverage floor. Cash-outs on short-term rental collateral also top out around 70%, while a standard long-term rental reaches 75%. Lendmire has written separately about how to cash out an Airbnb with under a year of booking history, which covers that transaction in depth.

Partial History and Seasonality

A short record can mislead in either direction. Three months of peak-season bookings overstate the year. Three months of slow-season bookings understate it. Lenders know this, which is one reason a short window carries less weight than a full year.

If you have a partial record, present it honestly. Keep platform statements clean. Route all booking payouts into one dedicated account.

Seasonal markets raise one more question. A location with a strong summer and a quiet winter can look weak on a partial record, even when the full year works. The network treats these files case by case.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Requirements Checklist

These are typical ranges from select lenders in the network. Final eligibility depends on lender guidelines, credit review, and the property.

  • Purchase LTV: up to 75% on the strongest short-term rental files.
  • Refinance and cash-out LTV: up to about 70% on short-term rental collateral.
  • Credit score: 640 or higher for short-term rental programs, with stronger scores opening better terms.
  • Coverage: a 1.00 floor on purchases, and a separate 1.00 floor on refinances.
  • Hosting experience: about 12 months, often with trailing property history requested on refinances.
  • Loan size: up to $3,000,000 on standard programs, with smaller balances routed through select lenders.
  • Reserves: commonly around 6 months of PITIA, though this varies by lender, leverage, loan size, and transaction type.
  • Property type: manufactured homes, log homes, and barndominiums are not offered.

New construction deserves its own note. DSCR funds the completed, appraised property, so a new build leans on market-based evidence and not on any operating record.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A strong projection cannot rescue a property that is not allowed to operate as a rental.

If the Ratio Falls Short

You have four levers. The first is a larger down payment, which lowers the loan and lifts the ratio. The second is a different income path, such as moving from a projection to documented history. The third is a program that applies a smaller adjustment to projections. The fourth is a select-lender path below 1.00, available with leverage and terms adjusted.

The wait-or-proceed decision turns on your plan. Waiting makes sense if you already own the property, the record is partial, and a refinance is the goal. Proceeding makes sense on a purchase where a projection supports the file and your reserves can absorb a slow first season.

Plan the exit early. A buy-now, refinance-later strategy depends on clean hosting records from day one and on a prepayment structure that does not trap the loan. Read that term before you sign.

Documents to Assemble for a Thin-History File

Gather these before you submit:

  • Platform statements for every month the property has operated.
  • Bank statements showing payouts into a dedicated account.
  • A third-party projection or appraiser’s STR analysis, if the file needs one.
  • Proof of your own hosting experience, if you have it.
  • Evidence the property is allowed to operate as a short-term rental.
  • A short letter explaining any slow months or recent changes.

Frequently Asked Questions

Can I get a DSCR loan on an Airbnb with no booking history at all?

Yes, on a purchase. Programs in the network that handle short-term rentals generally accept a market projection or an appraiser’s analysis in place of history. The borrower’s hosting experience still matters, and the lender decides which income figure counts.

What if I only have six months of bookings and want to refinance?

Six months is usually too short for a standard short-term refinance. Your options are to qualify on long-term market rent, wait until 12 months are documented, or find a program that accepts a projection on a refinance.

Is host experience the same as property history?

No. Property history is what this house has earned. Host experience is the borrower’s own record of running short-term rentals. Most programs expect about 12 months of the second, even when the first is missing on a purchase.

Will the lender use the number from my projection report?

Usually not as printed. Lenders typically adjust projected income downward, and they may use the lower of projected and actual figures. Treat the report’s top line as a ceiling, not the qualifying income.

Does clearing 1.00 mean the Airbnb will cash flow?

No. The ratio compares income to PITIA only. Repairs, vacancy, management, utilities, and capital costs sit outside it, so a file can clear the ratio and still run tight.
