The Quick Read: Sometimes. The loan works when the parcel stays within the network’s acreage limit, the structure is eligible, short-term rental use is legal, and the income is documented well enough to cover the full monthly obligation.
- Most programs we place files with limit eligible parcels to about five acres or fewer, and agricultural or rural-recreational parcels fall outside.
- Log homes, manufactured homes, and barndominiums are not offered.
- Short-term rental purchases typically go up to 75% LTV; cash-out and refinance files go up to 70% on short-term-rental collateral.
- Expect a 640+ credit score, about 12 months of hosting history, and a 1.00 coverage floor on both purchases and refinances.
Acreage and income are two separate tests. A file has to pass both.

Short-term rental income is documented with a 12-month history or a market data report. Program parameters update from Lendmire’s centralized guideline source.
As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.
Why Acreage Is the Real Gate
Land size is usually the first screen, not the rental income. Across the wholesale network Lendmire works with, the typical acreage ceiling for a DSCR file is five acres or fewer. Parcels classed as agricultural or rural-recreational are outside the programs entirely.
That surprises hosts who own a cabin on 20 or 40 acres. The rent can cover the payment with room to spare, and the file can still stop at the property screen. Coverage does not override acreage or zoning.
Lenders cap land for three practical reasons:
- Appraisal difficulty. Land value is hard to support when comparable sales are old or far away.
- Farm-versus-residence risk. A large parcel can read as a working property rather than a home.
- Resale liquidity. Big parcels have fewer buyers.
Rural appraisers often look at “effective area” rather than raw acreage. According to Cade Appraisals, wetland, steep slopes, and limited access can make 50 acres behave like far fewer usable acres. Excess land can end up valued at little or nothing. That cuts the value that sets your LTV.
Key Terms Defined
DSCR (debt service coverage ratio): Qualifying rental income divided by the monthly PITIA.
PITIA: Principal, interest, taxes, insurance, and any association dues.
Form 1007: An appraisal rent schedule for a one-unit property, built from monthly-lease comparables.
Form 1025: The appraisal income report used for two- to four-unit properties.
Effective area: The usable portion of a parcel that an appraiser actually gives value to.
Market projection report: An income estimate from a short-term rental data provider, used when a purchase has no hosting history.
How the Four-Gate Test Works
A lender reviewing an acreage Airbnb effectively runs four gates. Each can fail on its own.
| Gate | What gets checked | Common failure |
|---|---|---|
| Legal use | State, county, HOA rules | STR not permitted |
| Land | Acreage, zoning, typical for area | Over the cap, ag zoning |
| Income | History or projection vs. PITIA | Coverage under 1.00 |
| Structure | Construction type | Log home, barndominium |
Check the land and structure gates before you make an offer. They are inexpensive to check and among the most common early stops.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A strong projection does not rescue a property that local law restricts, and an unpermitted rental can break the occupancy representations in the loan.
How Is the Income Documented?
Short-term rental income is proven one of four ways across the network:
1. An appraiser’s short-term rental analysis.
2. A 12-month property-manager statement.
3. Twelve months of bank statements showing booking deposits.
4. On a purchase with no history, a market projection report from a short-term rental data provider.
Hosts with history have the easiest path. First-time hosts on remote land have a harder one. Expect the lender to ask more questions, and expect hosting-history expectations to tighten on the projection path.
Then comes the ratio. Coverage is qualifying income divided by PITIA. Lenders often discount short-term income before dividing, with market guidance pointing to an expense factor of roughly 20% to 25% on gross income. Programs differ, so ask each lender which income figure it uses.
What the Appraisal Form Can and Can’t Do
One appraisal can return both a value and a rent schedule. Form 1007 covers a one-unit property, and Form 1025 covers two to four units. These are Fannie Mae form names used here only as appraisal form names. DSCR loans are not agency products.
The form has a known limit. Fannie Mae’s guidance, as reproduced in Nevada Real Estate Division meeting materials, describes the 1007 as documenting monthly market rent from monthly-lease comparables. It was not designed for nightly stays.
Appraisal voices disagree on how much that matters. Class Valuation argues the 1007 cannot support short-term income and recommends a labeled narrative income analysis instead. McKissock makes a point that matters more to borrowers: the lender decides how income from all sources is counted, not the appraiser.
That gives you a practical question for every lender: what happens if the 1007 comes in low?
The common misconception is nightly rate times 30 equals monthly rent. It doesn’t work that way. Appraisers don’t treat nightly revenue as a monthly lease figure.
What the Ratio Does and Doesn’t Tell You
Clearing 1.00 means rent covers PITIA. It does not mean positive cash flow. Cleaning, management, utilities, furnishing, repairs, vacancy, and capital costs all sit outside the calculation.
Rural cabins add seasonality. A property can look strong in peak months and thin in the off-season. Underwrite your own net income, not the gross booking number. A file can pass coverage and still lose money on the investor’s actual books.
When Does Extra Land Shrink the Loan?
Extra land can cut proceeds even when the income looks fine. The loan is sized on the lower of what the LTV cap and the coverage test allow. If excess acreage is valued at little or nothing, the value shrinks.
Here is the logic in plain terms. Say a house sits on a parcel that is well over the cap. If the lender excludes the excess land, the appraised value reflects the house and the allowed lot. Your down payment percentage applies to a value that may be lower than your purchase price. That gap has to come from you.
Options on oversized parcels include:
- Splitting the parcel so the house sits on an eligible lot.
- Excluding the excess land from value.
- Seeking a rural-specialist program elsewhere.
Whether any of these works depends on the individual lender’s guidelines. Market guidance describes typical acreage limits of 5 to 10 acres for standard DSCR programs, with looser tiers for specialist programs. Treat those as soft context. The network’s own limit is the one that matters for a Lendmire file: five acres or fewer.
For a purchase, that parcel question belongs in your offer contract, not after it.
Structures That Don’t Qualify
Some structures are not offered, however good the income is:
- Manufactured homes, single- and double-wide.
- Log homes.
- Barndominiums.
This matters on acreage, where a log cabin or a converted barn is a natural Airbnb. If your property is one of these, a DSCR loan through this network is not the path. Glamping units, tiny homes, and multiple dwellings on one parcel raise their own eligibility questions. Ask before you assume.
Land-use income such as events, hunting, or farm stays should not be counted on to qualify the loan. The test is the rental income of the residence.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
Leverage, Credit, and Reserves for an STR File
For short-term rental collateral, the network’s typical ranges look like this:
| Item | Typical range |
|---|---|
| Purchase LTV | Up to 75% |
| Cash-out or refinance | Up to 70% |
| Credit score | 640 minimum |
| Coverage floor | 1.00 purchase, 1.00 refinance |
| Hosting history | About 12 months |
| Loan size | Up to $3,000,000 standard |
Coverage below 1.00 is a separate path, available through select lenders in the network with leverage and terms adjusted. It is a different program from the 1.00-floor path above, and it works best as a niche tool rather than a plan.
Reserves vary by lender, leverage, loan size, and transaction type, and commonly run around six months of PITIA. A larger down payment can lift coverage, but it never erases the acreage rule, credit floors, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage. All of this is subject to lender guidelines and individual underwriting.
Entity-held files, such as an LLC, may be possible, subject to lender program eligibility.
Which Path Fits Which Investor?
Here’s the honest decision tree.
If your parcel is five acres or fewer, the structure is conventional, short-term rental use is legal, and you can document income, a DSCR short-term rental loan is a strong fit. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
If your parcel is well over the cap, the loan may not fit as the property stands. A split, an exclusion, or a specialist program might work. Or a different loan type may suit the property better. The stronger play often isn’t forcing the file but choosing a parcel that fits.
If you have no hosting history, the file can still work on a purchase through a projection report. The weak spot is thin local data. Build evidence before you apply, including comparable listings and a clear demand story.
This one is genuinely a toss-up: buying a cheaper, bigger parcel for the privacy and the photos, versus a smaller lot that finances cleanly. The bigger parcel may win on guest appeal. The smaller lot wins on financing certainty and resale.
The complete DSCR loans guide covers the basics of how the ratio works.
A pattern we see across wholesale files: acreage deals rarely die on the coverage number. They die earlier, on a zoning line, an excluded structure, or a land value that comes in lower than the contract price. Screening those three first saves appraisal money.
Pre-Offer Checklist
1. Confirm total acreage and zoning class.
2. Confirm the structure type is eligible.
3. Confirm state, county, and HOA rules allow short-term rental.
4. Gather income evidence: history, manager statements, or a projection.
5. Count comparable active listings nearby.
6. Ask which income method the lender uses and what happens if the appraisal runs low.
7. Budget net income, not gross bookings.
Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
Frequently Asked Questions
Does acreage disqualify me from a DSCR loan?
It can, depending on the parcel. Programs in the network typically limit eligible parcels to about five acres or fewer, and agricultural or rural-recreational parcels fall outside. If your parcel is larger, the options are a split, excluding the excess, or a specialist program, depending on lender guidelines.
Can I qualify with no Airbnb history?
Possibly, on a purchase. A market projection report from a short-term rental data provider can stand in for history. Programs generally expect about 12 months of hosting experience, so expect closer review on the projection path, and thin local listing data can weaken the file.
Does the extra land count toward value?
Often little or none beyond the eligible lot. Appraisers weigh effective area, and weak comps or poor access reduce what land adds. That can lower the value that sets your LTV.
Can I use a log cabin or barndominium?
No. Log homes, manufactured homes, and barndominiums are not offered through the network’s DSCR programs, regardless of income.
Does clearing 1.00 mean the property cash flows?
No. The ratio compares rent to PITIA only. Management, cleaning, utilities, vacancy, and repairs are outside it, so run your own net-income numbers.
