Can You Get a DSCR Loan for an Airbnb in Indiana?

Can You Get a DSCR Loan for an Airbnb in Indiana?

The Quick Read: Yes, a DSCR loan can finance an Airbnb in Indiana, because Indiana law does not block short-term rentals and the loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. The income comes from booking history or a market projection. Whether a given house works depends on the coverage ratio, the local rules at that address, and the borrower’s credit and reserves.

  • STR purchase leverage on the strongest files tops out at 75% LTV.
  • STR cash-out and refinance leverage tops out around 70% LTV.
  • Expect a 640+ credit score and about 12 months of hosting experience.
  • Coverage of 1.00 is the floor on both purchases and refinances in this program.
  • Loan sizes run up to $3,000,000 on standard programs. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

How Does a DSCR Loan Work on a Short-Term Rental?

The formula is the same as on a long-term rental. Qualifying monthly income is divided by the monthly PITIA: principal, interest, taxes, insurance and HOA dues. A result of 1.00 means the income equals the payment. Higher means more cushion.

Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

What changes is the income side. A lease is a signed number. Airbnb revenue is a moving number, so lenders decide how much of it to count. The result is that two programs can show different ratios for the same house.

Across the wholesale network, 1.00 is where select STR programs start. Stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. For the full picture, see the complete DSCR loans guide.

One caution. Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities, cleaning and capex all sit outside the ratio.

How Does a Lender Count Airbnb Income?

Lenders use one of three sources, depending on the file.

Income source When it applies What you provide
Booking history Property already operating as an STR 12+ months of platform statements
Market projection Purchase with no history Data-service report or appraiser STR analysis
Long-term rent Fallback or conservative path Appraiser rent schedule

The appraisal side uses Form 1007 for single-family rent schedules and Form 1025 for small multifamily. Those are the only agency forms that matter here, and only as appraisal paperwork.

Lenders often haircut STR gross before dividing. The cut stands in for costs PITIA leaves out, such as cleaning, supplies, management and platform fees. How large it is varies by program, and experienced hosts may see it reduced. That is why the same listing can clear 1.00 with one lender and miss with another. Practitioners in the network see this constantly, and it is the main reason to compare programs before choosing one.

Appraiser figures and platform projections also disagree at times. When they do, the file stalls until someone reconciles the gap. Ordering a projection report early gives the underwriter something to compare against the appraisal.

Do You Need Airbnb History to Qualify?

No, but history helps. Most STR programs we place files with expect about 12 months of host experience from the borrower. That experience can be on other properties. It does not have to be on the one you are buying.

For a purchase with no operating history, the income comes from a projection or the appraiser’s STR analysis. For an operating Airbnb, the trailing booking records carry the file. A first-time host with no hosting history anywhere is the thin case. Some select lenders in the network will still review it, with leverage and terms adjusted, and others will not.

Is Your Indiana Property Allowed to Be an Airbnb?

Legality is the first gate, and it sits before the loan. Indiana is permissive at the state level, with local layers on top. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Here is what the state-level sources agree on:

  • Indiana has no single statewide STR license. Permit requirements are set city by city, per Check Mate Rentals.
  • A 2026 law, House Enrolled Act 1210, bars cities and counties from capping the number of residential rental properties. Rent Responsibly reports it was signed March 12 and took effect July 1.
  • Cities can still enforce safety standards, inspections, registration and occupancy limits, according to Avalara MyLodgeTax.
  • The conference committee report on HB 1210 is on the Indiana General Assembly site and amends the STR definition.

Then the exceptions, which are where files get hurt.

Grandfathered caps. Some cities, including Carmel and Fishers, had subdivision-level caps and have until January 1, 2028 to remove them, per Rental Scale-Up. A ban in place at the address can still matter today. Call the city or county about the specific parcel.

HOAs and condos. State law does not override private covenants. An HOA can still restrict or ban rentals, and AirROI notes that only homestead owners vote on those restrictions. Read the CC&Rs before you write the offer. The condo questionnaire is also where lenders find rental restrictions, so an STR-hostile HOA surfaces late and kills the file.

Definition. Per Avalara, the state defines an STR as a rental under 30 days booked through a platform. Owner-occupied bed-and-breakfasts with 2 to 10 guest rooms that serve a morning meal are excluded.

A short pre-offer checklist:

1. Confirm zoning and any city registration requirement for the address. 2. Ask whether an ordinance predates the 2018 state statute. 3. Pull the HOA or condo documents and read the rental language. 4. Confirm the insurer will write an STR policy on the property. 5. Get lodging tax registration requirements from the county.

What Else Does the Lender Look At?

The ratio is one test. The second test is the borrower and the property.

  • Leverage. STR purchases go up to 75% LTV on the strongest files. STR cash-out and refinance top out at 70%. These are STR figures. Standard long-term rentals run higher.
  • Credit. Expect a 640 minimum on STR files. Stronger scores widen options.
  • Reserves. They vary by lender, leverage, loan size and transaction type, and commonly run around 6 months of PITIA. Documentation of those funds should be in the file before submission.
  • Loan size. Up to $3,000,000 on standard programs. Smaller balances route through select lenders in the network.
  • Property type. Manufactured homes, log homes and barndominiums are not offered in these programs.
  • Entity. Borrowing through an LLC works, subject to lender program eligibility. Expect entity documents: articles, operating agreement, EIN letter and a good-standing certificate.

A bigger down payment lowers the payment and can lift the ratio. It does not erase leverage caps, credit floors or reserve rules. The strongest files clear both tests: enough equity and enough rental coverage. Program details are subject to lender guidelines and change, and every file is underwritten individually.

What Does a Worked Example Look Like?

Run the logic without dollars. Picture three Indiana STR purchases, each at 75% LTV. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Scenario Ratio read What happens
Strong Comfortably above 1.00 Clears the floor; pricing and terms improve
Borderline Right around 1.00 Depends on the lender’s income haircut
Short Below 1.00 Needs a fix or a different path

In the borderline case, one program’s haircut passes it and another’s does not. That is the case where shopping the network pays off.

In the short case, there are options a lender would review. A larger down payment lowers the payment and lifts the ratio. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Interest-only structures are also available through select lenders and lower the payment in the calculation. Long-term rent can serve as a comparison if the STR income looks too thin. None of this is automatic. Each depends on credit approval, property review and lender guidelines.

Can You Refinance an Existing Indiana Airbnb?

Yes. An operating STR with trailing booking records is the cleanest refinance file. STR cash-out and refinance top out around 70% LTV, and the coverage floor is 1.00. Cash-out generally expects about 6 months of seasoning, documented by the settlement statement. Files that assume seasoning away get kicked back.

Expect the lender to want booking statements, the insurance quote and the entity documents. A conventional loan being replaced is common. Investors often move to DSCR when personal debt-to-income no longer fits their portfolio. For general refinance mechanics, see the DSCR loan for Airbnb overview.

Where These Files Break

Four failure modes show up most.

1. Local rule discovered late. The address sits under a grandfathered cap or an HOA ban. The income number is irrelevant at that point.

2. Income gap. Appraiser rent and platform projection disagree, and nobody reconciled them before submission.

3. Stale insurance quote. STR coverage costs more than a standard landlord policy, and the PITIA moves when the real quote lands.

4. Thin reserves paperwork. Funds exist but are not documented in the right form.

Taxes matter too. Indiana STR operators owe state sales tax plus a county innkeeper’s tax, per Avalara’s Indiana guide. Guests pay these, so they sit outside PITIA. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Key Terms Defined

DSCR: Debt service coverage ratio, meaning qualifying monthly income divided by the monthly PITIA.

PITIA: Principal, interest, taxes, insurance and association dues, the full monthly obligation on the property.

Income haircut: The percentage a lender removes from STR gross revenue before dividing by PITIA.

Seasoning: The minimum time you must own a property before cash-out refinancing is available.

Form 1007 / Form 1025: Appraisal forms for single-family rent schedules and small multifamily operating income.

Frequently Asked Questions

Does Indiana ban Airbnb?

No. State law is permissive, and the 2026 law blocks local caps on the number of rental properties. Cities can still require registration, inspections and safety standards, and HOA covenants still apply. Check the specific address before relying on income projections.

Can a new host get this loan on a purchase?

Sometimes. Most STR programs expect about 12 months of hosting experience from the borrower, though it can come from other properties. Without any, select lenders in the network may review the file with leverage and terms adjusted.

How much down payment does an Airbnb purchase need?

STR purchase leverage goes up to 75% LTV on the strongest files, so roughly 25% down is the typical starting point. The cash-out and refinance ceiling is lower, around 70% LTV. Both depend on credit, coverage and lender guidelines. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

Does clearing 1.00 mean the Airbnb will be profitable?

No. The ratio compares income to PITIA only. Repairs, vacancy, cleaning, management, utilities and capex sit outside it, so a property can clear 1.00 and still run thin.

Can I buy through an LLC?

Generally yes, subject to lender program eligibility. Have the articles, operating agreement, EIN letter and good-standing certificate ready, since entity gaps are a common reason files stall.
