Can You Get a DSCR Loan for an Airbnb in Missouri?

Can You Get a DSCR Loan for an Airbnb in Missouri?

The Quick Read: Yes, you can, when the lender’s program accepts short-term rental income and the property is legally allowed to operate as one. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Missouri has no separate DSCR rulebook, so the two real questions are which program you use and what your city allows.

  • Short-term rental (STR) purchases typically reach up to 75% LTV on the strongest files. Refinances and cash-outs on STR collateral top out around 70%.
  • Expect a credit score of about 640 or higher and roughly 12 months of hosting or landlord experience.
  • The coverage floor on select programs starts at 1.00 for STR purchases and 1.00 for STR refinances.
  • Not every program counts Airbnb income, so ask each lender how it measures the revenue before you order an appraisal.
  • Clearing the coverage test does not mean the property makes money.

DSCR stands for debt service coverage ratio. It compares a property’s monthly income to its monthly housing obligation. That obligation is called PITIA: principal, interest, taxes, insurance, and any HOA dues. This guide walks through how an Airbnb fits that test, where Missouri enters the picture, and what to line up first. Lendmire is a DSCR-focused mortgage broker that arranges these loans through select lenders in its wholesale network, with DSCR programs across 41 markets, including Washington, D.C. For the full foundation, see the complete DSCR loans guide.

Does a DSCR Loan Work for an Airbnb?

It does. A DSCR loan is built for investment properties, and a short-term rental is an investment property. Instead of asking for pay stubs and a debt-to-income ratio, the lender looks at what the house earns against what it costs to carry.

That design suits Airbnb investors well. Short-term rental revenue is hard to prove on a personal tax return, especially for self-employed owners. AirDNA’s financing guide confirms the basic point: a DSCR loan can finance an Airbnb because it focuses on the property’s income potential rather than the borrower’s personal income.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. If you plan to stay in the property yourself for meaningful stretches, tell the lender up front. Personal use can change how the file is classified, and the lender’s underwriters decide.

Across our wholesale network, STR files are underwritten with tighter leverage than long-term rentals. The lender is counting on income that swings with seasons, reviews, and local rules. A long-term rental on the same block might reach higher leverage. For the broader product, the DSCR loan for Airbnb page covers the concept in more depth.

What Do Missouri Airbnb Loan Terms Typically Look Like?

Missouri investors see the same program tiers as everyone else. We know of no state-specific leverage overlay that changes the numbers below. These are typical ranges from select lenders in the network, and every file is underwritten individually.

Factor Typical STR Range
Purchase LTV Up to 75%
Refinance LTV Around 70%
Cash-out LTV (STR) Up to 70%
Credit score 640 or higher
Coverage floor, purchase 1.00
Coverage floor, refinance 1.00
Hosting history About 12 months

A few notes on reading that table. LTV means loan-to-value, the loan balance as a percentage of the property’s value. A 75% purchase LTV means you put down at least 25% on the strongest files.

The 1.00 floor is where select programs start. It is not a universal standard. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted, and stronger coverage opens better pricing and leverage on most programs.

AirDNA’s guide describes ratios of about 1.25 or higher as typical across the market. That is one outlet’s generalization, and the network’s program floor sits at 1.00.

Standard programs run up to $3,000,000. Reserves vary by lender, leverage, and loan size, and commonly land around six months of PITIA. Programs do not cover manufactured homes, log homes, or barndominiums, so a lake cabin built that way falls outside these programs.

A bigger down payment lowers the payment and can lift your coverage number. It does not erase credit floors, reserve rules, or property eligibility. The strongest files have enough equity and enough rental coverage.

How Do Lenders Count Airbnb Income?

There are three common ways to measure STR income, and the method you use can decide whether a deal clears the floor. The same house can fail on one method and pass on another. Ask each lender which it accepts before you commit to an appraisal.

Method What You Provide Best For Watch Out For
Trailing 12 months Platform, manager, or bank statements Existing, operating Airbnbs Seasonal swings in the year counted
Third-party projection AirDNA or Rabbu market report Purchases with no history Not every lender accepts projections
Appraiser rent schedule Form 1007 long-term rent Fallback if STR use fails Often well below STR potential

The first method uses real results. Platform payout statements, a property manager’s report, or bank deposits show what the house earned. A lender may average the full year to smooth seasonality.

The second method uses data services. AirDNA and Rabbu are the two names that come up most often for STR income projections. Programs that take a projection let a first-time Airbnb buyer qualify without a track record. Programs that do not take one want the 12 months of history first.

The third method uses Form 1007, the appraiser’s long-term rent schedule. It estimates what a tenant on a standard lease would pay. It does not capture nightly-rate income, so a lender that defaults to it can make a workable Airbnb look thin on paper.

Picture an investor two months into hosting a newly purchased lake cabin. A lender wanting 12 months of history may fall back to the appraiser’s number. A lender accepting projections can run the numbers on market data right away. Same property, different outcome.

What Is the Haircut, and How Does It Change the Ratio?

Lenders commonly discount gross STR revenue before counting it. That discount is a haircut, a percentage taken off the revenue because bookings are less certain than a signed lease. Programs set it differently.

The haircut only shrinks the top of the fraction. The bottom stays at full PITIA. Run the numbers this way, using modeled assumptions rather than market data. A property showing 2.0x coverage on gross revenue drops to 1.60x after a 20% discount, while the payment stays exactly where it was.

This is why a deal that looks comfortable on a host’s own spreadsheet can land near the floor on lender math. When you pencil a purchase, run it at the discounted number first. If it clears there, the file has room.

Here is the same idea as a fuller scenario. Say you model a Branson-area cabin with strong summer bookings and a quiet winter. Your own projection shows coverage above 1.5x. After the lender applies its discount and averages the slow months, the number lands in the low 1.2 territory. That still clears a 1.00 floor with cushion. If the discounted number had landed just under 1.00, you would look at a larger down payment, a lender with a sub-1.00 path (leverage and terms adjusted), or interest-only structuring through a select lender. Every one of those depends on lender review and credit approval.

Is Your Missouri Property Allowed to Be an Airbnb?

This is the Missouri-specific question, and it can matter more than the loan. Missouri has no single statewide short-term rental license, so the answer comes from the city, the county, and any HOA covering the property. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

That variation shows up even between the two biggest metros. Kansas City runs a registration program for short-term rentals. St. Louis adopted a permit ordinance, and the status of its application process has shifted, so check the city’s current position before you offer on a property there. Outside those two cities, rules differ town by town.

Why does this belong in a loan article? Lenders weigh local regulations when they review a property. An STR that is not permitted can undercut the income the lender is counting. It can also undercut your plan after you buy.

Build a simple order of operations:

1. Confirm the address can operate as a short-term rental under local rules.

2. Read the HOA documents if there is an association, because some ban nightly stays outright.

3. Ask the lender which income method it will use.

4. Only then order the appraisal.

If the permit question stays open, price the deal on long-term rent instead. If the house still works at that coverage, you have a fallback. If it does not, you have saved yourself an expensive surprise.

Which Missouri Markets Fit an Airbnb Strategy?

Missouri investors usually pick between two plays. One is a leisure market, such as the Branson and Table Rock area or the Lake of the Ozarks. Demand there is driven by visitors, and income swings with the season. The other is a metro play in Kansas City or St. Louis, where stays tie to business travel, events, and medical visits and the local permit rules decide what is possible.

For lender purposes, the difference is mostly about documentation and seasonality. A lake property with a clear 12-month booking record shows the lender exactly how the slow months behave. A metro property with a thin history leans harder on a projection or the 1007 rent schedule.

HOA and resort dues deserve a line of their own. They sit in PITIA, so a high-dues cabin or condo carries a heavier denominator than a similar house without them. Check the dues before you fall in love with the income.

Honestly, the leisure markets reward careful reserves and the metros reward careful paperwork. Investors who choose a lake market often want a bigger cash cushion for the off-season. Those who choose a metro want the permit in hand before the offer.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Qualifying Is Not the Same as Profitable

DSCR compares rent to PITIA only. Clearing 1.00 does not mean the property produces positive cash flow. Repairs, vacancy, management, utilities, supplies, and capital expenses all sit outside the calculation.

Short-term rentals carry more of those costs than long-term rentals do. Furnishing, cleaning between guests, platform fees, higher utility use, and management all cut into what you keep. A deal can pass the lender’s test and still run thin once you add them.

So run two tests. The lender’s test asks whether the discounted income covers PITIA. Your test asks whether the house still pays you after every cost. Strong files tend to pass both, and thin files often pass only the first.

What Does the Loan Process Look Like?

The sequence below keeps the surprises at the front, where they are cheap to fix. Taxes and insurance feed into the payment, so budget for both, and remember that both vary by county.

1. Check legality. Confirm local rules and any HOA restrictions on the address.

2. Choose the income path. Decide between trailing history, a projection, or the appraiser’s rent schedule, and match it to a program that accepts it.

3. Gather the file. Typical items include booking or payout records if the property operates, a business-purpose and occupancy statement, entity documents if you borrow through an LLC (subject to lender program eligibility), proof of reserves, and ID and credit authorization.

4. Order the appraisal with the rent schedule the program requires.

5. Review the file. The lender checks coverage, credit, reserves, and the property.

For cash-out on an owned Airbnb, the loan size is limited by the smaller of two tests: the LTV cap and the amount the discounted income can support. Cash-out on STR collateral tops out around 70%, while a standard long-term rental tops out around 75%.

Why Do Missouri Airbnb Deals Stall?

Most stalls trace back to a short list of causes:

  • The lender does not accept projections. The investor has no booking history, so the file falls back to long-term rent. Fix: use a program that accepts a market projection, or wait for history.
  • Coverage falls short after the haircut. Fix: put more down, review a select lender’s sub-1.00 path with adjusted leverage and terms, or look at a structure with an interest-only period.
  • The permit is uncertain. Fix: resolve it before the offer, not after.
  • HOA dues push the denominator up. Fix: check dues first and model them into the ratio.
  • Reserves come up short. Fix: plan for about six months of PITIA, recognizing that requirements vary by lender, leverage, and loan size.

On Missouri files, the permit and the income method are the two items that most often change the outcome. Lining them up early keeps the loan conversation simple.

When a DSCR Loan May Not Fit

A DSCR loan may not fit when the property cannot legally operate as a rental, when you plan significant personal use, or when the house is a manufactured, log, or barndominium build. It may also be the wrong tool when the numbers only work on optimistic projections.

In those cases, the honest answer might be a different property, a long-term rental plan, or waiting until you have booking history. To understand the basics before you decide, read what a DSCR loan is. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

  • DSCR: the ratio of a property’s monthly income to its monthly housing obligation.
  • PITIA: principal, interest, taxes, insurance, and any HOA dues.
  • LTV: the loan balance as a percentage of the property’s value.
  • Haircut: the percentage a lender subtracts from gross short-term rental revenue before counting it.
  • Form 1007: the appraiser’s long-term rent schedule, which estimates standard lease income.
  • Trailing 12 months: the most recent year of actual booking income, used as proof of performance.
  • Non-owner-occupied: a property you do not live in as your home.

Frequently Asked Questions

Do I need 12 months of Airbnb history to qualify?

Not on every program. Many files expect about 12 months of hosting or landlord experience, but that is about you, not always the property. A program that accepts a third-party projection, such as AirDNA or Rabbu, can work on a new purchase with no booking record. Other programs want a year of operating history first. Ask which route a lender uses before you apply.

Does Kansas City allow Airbnbs?

Kansas City runs a registration program for short-term rentals, and its official STR page lays out what applies. Other Missouri cities set their own rules.

Is Branson different from the big metros for DSCR?

The loan mechanics are the same, but the income pattern differs. Leisure markets tend to show strong peaks and quiet stretches, so lenders often look at a full year of results. HOA or resort dues can also weigh on the coverage number. Metro properties lean more on local permit status.

Can I buy an Airbnb through an LLC?

Often yes, subject to lender program eligibility. Entity documents are usually part of the file, and the loan still runs on the property’s income.

Can I refinance or pull cash out of an existing Airbnb?

Yes, on programs that accept the property’s income. Refinances on STR collateral run around 70% LTV, and cash-out tops out at 70%, with a 1.00 coverage floor on refinances and about 6 months of seasoning as the common expectation. The loan is limited by both the equity test and the coverage test. See the DSCR cash-out refinance page for how that works. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
