The Quick Read: Only when the lender actually writes lines on non-owner-occupied property and your file is ready before you apply, because the 40 days is one bank’s process, not a rule of the product. A different lender channel or a rent-based cash-out refinance can avoid that bottleneck.
- On Lendmire’s wholesale network, an investment-property line tops out at 70% CLTV (combined loan-to-value) and needs a 700 minimum credit score.
- Lines on this network run $25,000 to $500,000 and must be titled to an individual or a revocable living trust, not an LLC.
- A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. It skips the personal-income review that slows bank lines.
- Match the product and the lender to your deadline first, then to the price.
What Does “40 Days” Actually Mean?
It usually means a bank’s quoted estimate for a non-owner-occupied line. The stages below show where those days tend to go: a lender that may rarely write these lines, a manual underwriting path, a personal credit and income review, and title checks on rental collateral.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
A HELOC (home equity line of credit) is a revolving credit line secured by a property’s equity. On a rental, lenders see more risk than on a primary home. NerdWallet notes that not every lender offers these lines and that qualification is stricter. Added risk means added steps.
Here is where the days go on a typical bank file, and which parts you control.
| Stage | Who controls it | What helps |
|---|---|---|
| Lender screen | Lender policy | Ask first about rentals and your vesting |
| Personal underwriting | You and the lender | Credit report, income, reserves ready |
| Valuation | Lender and appraiser | Ask if a full appraisal is required |
| Title and vesting | Title company, you | Confirm who holds title |
| Funding | Lender | Answer conditions the same day |
OfferMarket’s investor guide says investment lines run longer than primary-residence ones. It points to appraisal scheduling and extra processing as the reasons. So the delay is not random. It sits in specific stages, and you can diagnose which one is yours.
Why Is the Lender Pool So Thin?
Many large retail banks simply do not write investment-property lines. Lofty’s investor guide says community banks, credit unions and investor-focused lenders are the likeliest sources. That means the first hurdle is policy, not paperwork.
Lendmire is a broker. It does not lend. It shops a file across several wholesale HELOC lenders and matches the scenario to a program. That is how a borrower avoids calling bank after bank to learn that rentals are off the menu. The best program for your situation depends on the property type, credit profile, leverage need, documentation, and deadline.
What Does a Network Investment Line Look Like?
Across Lendmire’s wholesale network, an investment-property line is narrow but clear. Every figure here is subject to lender guidelines and full file review. The 90% CLTV ceiling that applies to primary residences and second homes exists only at a 720 or better credit profile, and it does not apply to investment lines.
- Leverage: 70% CLTV on an investment property, with no tier above it. Both 720 and 700 credit profiles reach the same 70%, so credit above 700 buys eligibility, not extra leverage. 700 is a hard floor.
- Size: $25,000 to $500,000 on an investment property.
- Structure: a standalone line in first or second lien position. The draw period is five years interest-only, then a 25-year repayment. At least 75% of the line is drawn at closing. Pricing floats and never converts to fixed.
- DTI: up to 50%, calculated on the interest-only payment at the maximum draw.
- Valuation: because the line caps at $500,000, it normally runs on an automated valuation. A traditional appraisal is not ordinarily required, though you may request one.
- Property types: single-family, 2-4 units, PUD, townhome, and condos including non-warrantable ones. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural zoning are not offered.
- Limits: up to three lines per borrower. A borrower with more than 15 financed properties is not eligible.
- Credit history: a bankruptcy needs four years since discharge or dismissal. A foreclosure needs seven years. A deed-in-lieu, pre-foreclosure or short sale needs four.
- Availability: the investment line is offered only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. That is narrower than the DSCR footprint.
A listed property, or one listed within the past 60 days, is ineligible in NC, PA, TN, TX and WA. If you are about to list the rental, pull the line first or plan around that rule.
The valuation point matters for your deadline. A line in the automated-valuation lane skips the appraisal queue.
Lendmire’s own breakdown of investment property HELOC requirements walks through the documents behind each of these items.
Does the Three-Day Cancellation Period Slow a Rental Line?
No. Federal law gives borrowers a three-business-day right to cancel on a loan against a principal dwelling. Barnes Walker’s legal glossary says that right does not cover second homes, vacation homes or investment properties. Beacon Law Partners says the same about a line on a rental house.
So on a rental, nothing waits after you sign. The delay lives in the front end of the file.
One trap follows from this. Some advertised fast-funding claims are built around primary residences. Always ask whether the claimed timeline applies to non-owner-occupied collateral and to your vesting.
Stay With the Bank or Switch?
Diagnose the delay first. Then decide. “Switch” here means moving to a DSCR cash-out refinance, a rent-based loan covered in the next section.
| Delay cause | Stay or switch | Why |
|---|---|---|
| Bank does not write rental lines | Switch to a DSCR cash-out refinance | Paperwork cannot fix policy |
| Waiting on a full appraisal | Depends | Switch if the deadline is firm |
| Rental is held in an LLC | Switch to a DSCR cash-out refinance | Most lines cannot take LLC title |
| Credit below 700 | Switch to a DSCR cash-out refinance | Below the network floor for this line |
| DTI is too high | Switch to a DSCR cash-out refinance | Rent-based review ignores personal DTI |
| Missing documents | Stay | You control this one |
The LLC row deserves a flag. On Lendmire’s network, an investment line cannot be titled to an LLC, corporation, partnership, or an irrevocable, blind or land trust. This is the sharpest difference from a DSCR loan. A property already deeded to an LLC needs a vesting change first, or a DSCR cash-out instead. A vesting change can have its own consequences, so talk with a closing attorney before you move title.
The Parallel Path: DSCR Cash-Out
DSCR stands for debt service coverage ratio. It compares a property’s monthly rent to its full monthly obligation (principal, interest, taxes, insurance and any HOA dues, together called PITIA). A DSCR cash-out refinance replaces your current mortgage with a larger one and pays you the difference.
That changes which bottlenecks apply. A rent-based review does not turn on your personal DTI. Entity-owned rentals are workable on DSCR products, subject to lender program eligibility. Our complete DSCR loans guide covers the mechanics in full.
Typical ranges across the network, never guarantees:
- Cash-out leverage: around 75% LTV on a standard rental. A short-term rental cash-out tops out at 70%.
- Seasoning: about six months of ownership is the common expectation.
- Coverage: 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
- Credit: a 620 floor exists in parts of the network. Most programs want around 660, and 700 or higher opens the strongest leverage.
- Reserves: commonly around six months of PITIA. They vary by lender, leverage, loan size and transaction type.
Clearing 1.00 does not mean the property has positive cash flow. Repairs, vacancy, management, utilities and capex sit outside the calculation.
There is a real tradeoff. A cash-out refinance replaces your first mortgage and gives you a lump sum. A second-lien line keeps your existing first-mortgage terms and gives you a reusable source of capital. If your first mortgage terms are worth protecting, the line wins. If they are not, the refinance is cleaner.

What Should You Do in the First 48 Hours?
Treat the file as the one variable you fully control.
1. Ask each lender two questions before anything else: do you write non-owner-occupied lines, and do you accept my vesting?
2. Confirm who holds title to the rental. Individual or revocable trust is the network standard for a line.
3. Pull your credit report and check for surprises. A report on this network cannot be more than 90 days old at closing.
4. Gather lease agreements, a mortgage statement and proof of reserves.
5. Decide your deadline type: a purchase closing, a rehab draw, or an option expiry.
6. Start a parallel DSCR cash-out conversation if the first lender cannot confirm policy.
Remember that each application is its own credit event. Do not apply everywhere at once.
Where Investors Get It Wrong
Many investors assume a HELOC is always the cheaper route. It is not that simple. The right comparison depends on fees, how long you carry the balance, and how you use the money.
Another mistake is ignoring carrying cost. The draw period is interest-only, and that payment comes due while a new property may still be under renovation or vacant. Check that your cash flow can cover it.
Last, a line can be reduced or frozen if your credit or DTI worsens. A cash-out refinance gives fixed funds. If your project cannot survive a frozen line mid-rehab, that matters.
Key Terms Defined
HELOC: a revolving credit line secured by a property’s equity, with a draw period followed by repayment.
CLTV: combined loan-to-value, which adds every loan on the property together and divides by its value.
DSCR: the property’s monthly rent divided by its monthly PITIA.
PITIA: principal, interest, taxes, insurance and any association dues, the full monthly housing obligation.
Vesting: the legal name in which title to the property is held.
Automated valuation: a computer-model estimate of value used instead of a traditional appraisal.
Frequently Asked Questions
Is 40 days normal for an investment property HELOC at a bank?
It is common but not fixed. Timelines vary by lender type, and investment lines run longer than primary-residence ones because of appraisal scheduling and extra processing, per OfferMarket. The usual driver is a manual underwriting path at a lender that rarely writes rental lines.
Can I get a HELOC on a rental held in an LLC?
Not through Lendmire’s network. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title on the line. A DSCR cash-out refinance accepts entity-owned rentals, subject to lender program eligibility. A vesting change is the other route, with its own consequences.
What credit score do I need for an investment line on Lendmire’s network?
A 700 minimum, with no tier beneath it. Both 700 and 720 reach the same 70% CLTV ceiling on an investment property. Lines run $25,000 to $500,000 and are subject to lender guidelines.
Will a primary-residence HELOC be easier than a rental line?
It is a different loan, secured by your home rather than the rental. It is underwritten on personal income and DTI, and the risk sits on your home. On Lendmire’s network, a primary-residence line can reach higher CLTV than an investment line. The 90% ceiling exists only at a 720 or better credit profile.
Does the three-day cancellation window apply to a rental?
No. It covers a principal dwelling only, per Barnes Walker. Funds on a rental line are not held for a cooling-off period after signing.
