Hard Money to DSCR Conversion Requirements for an Airbnb Rental

Hard Money to DSCR Conversion Requirements for an Airbnb Rental

The Quick Read: Converting a hard money loan on an Airbnb into a DSCR loan is a standard refinance with three tests that must pass together: seasoning, appraised value against the payoff, and rental coverage against the new payment. The new lender sizes the loan on its own appraisal and its own read of the income, not on your after-repair estimate. Each test can cap the loan on its own.

  • Seasoning is lender policy, not law. Cash-out files commonly expect about 6 months of ownership.
  • Short-term rental files typically want about 12 months of hosting history, with a 640+ score expected.
  • On a DSCR refinance, short-term rental leverage tops out around 70%, which also applies to cash-out on short-term-rental collateral.
  • Coverage is rent against the full payment. It is not a profit measure.
  • Permits, HOA rules, and local ordinances can erase the income no matter how strong the numbers look.

Hard money is built to be temporary. The exit is where a short-term rental file gets tested hardest, because the income that justified the purchase has to be proven to a new lender in a form that lender accepts. This guide walks through what that lender checks, in order. For the broader program picture, see the complete DSCR loans guide.

Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

What Does “Conversion” Actually Mean?

A conversion is a refinance. No special product exists. A new long-term lender pays off the hard money lien, and the DSCR loan replaces a short balloon maturity with long-term financing.

Hard money on this kind of property typically runs 6-18 months, interest-only, and varies by lender, property, and experience. That clock has to outlast rehab, furnishing, listing, bookings, seasoning, appraisal, and underwriting. AirDNA’s BRRRR explainer describes the same pattern: a short-term loan to buy and renovate, then a long-term refinance, with lenders differing on how they treat vacation rentals. Many investors take that path through a hard money exit refinance, and Lendmire brokers it through select lenders in its wholesale network.

No regulator sets the rules for this step. Seasoning, income treatment, and leverage are each lender’s credit policy. That is why the same file can look different across programs.

How Does Underwriting Treat the Airbnb, Step by Step?

Underwriting follows a fixed order. Each step feeds the next, and a miss at any step changes the loan size or ends the file.

1. Legal operation. The property must be allowed to operate as a short-term rental. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Treat this as a legal check, not a lender preference.

2. Seasoning. The lender decides when it will size the loan on appraised value rather than your cost basis. For a DSCR cash-out refinance, about 6 months of ownership, measured from title recording, is the common expectation.

3. Income documentation. The lender wants evidence of what the property actually earns, covered in the next section.

4. Appraisal. The appraiser sets value, and value sets leverage.

5. Coverage test. Qualifying income is divided by the full payment: principal, interest, taxes, insurance, and any association dues.

6. Payoff and closing. The new loan retires the hard money lien. A payoff-only refinance returns no cash. A cash-out refinance returns what is left above the payoff and costs.

Here is the part investors miss. A larger loan lowers the coverage ratio, so the equity test and the coverage test can each cap the loan independently. A file with plenty of equity can still fall short on coverage, and the reverse is equally true.

How Is Airbnb Income Proven?

The lender needs one defensible income number, and on a short-term rental there are several ways to get it. Which one a lender accepts varies by program.

Common evidence includes:

  • Airbnb or Vrbo earnings exports
  • Property-manager statements
  • Bank deposits that match platform payouts
  • For a file with thin history, a third-party projection or an appraiser’s short-term rental analysis

Across the network, short-term rental files typically want about 12 months of hosting history. A file with less than that gets pushed toward a projection-based path, a long-term-rent path, or a wait. AirDNA notes that lenders commonly look for 6-12 months of rental history before a BRRRR refinance, and the lender weighs the new appraised value, documented income, and credit profile.

Be careful with the appraisal’s rent schedule. McKissock’s appraisal guidance explains that Form 1007 documents monthly rent for single-family homes, not nightly rent or business income, and that the lender makes the final call on income. HousingWire argues that leaning on that form for a short-term rental can distort the ratio and produce an artificially low result, even in non-QM channels. Appraisers use Form 1025 for 2-4 unit properties.

One more contrast for clarity. Fannie Mae’s appraiser update says the 1007 is required only when rental income qualifies a one-unit investment property, and that its guide is silent on short-term rentals. Agency rules do not govern DSCR files. They are useful only for the form names.

The practical read: a DSCR loan skips personal income documents, but the property’s income is documented heavily. Pre-vet the lender’s income method before you apply.

What Numbers Does the DSCR Loan Allow?

Hard money and the DSCR exit use different figures. Keep them apart.

Item Hard money (bridge) DSCR loan (the exit)
Purpose Buy or renovate, short term Long-term hold
Term 6-18 months, interest-only 30-year fixed spine, extended terms through select lenders
Refinance leverage Up to 65% of value on a hard money refinance Short-term rental refinance around 70%
Cash-out ceiling Up to 65% of value 70% on short-term-rental collateral; 75% on standard rentals
Credit floor 620 minimum 640+ expected on short-term rental files
Prepayment penalty None Varies by program

Other DSCR loan figures worth knowing, all varying by lender, property, and borrower:

  • Short-term rental purchases reach 75% LTV, and a 1.00 coverage floor applies on purchases. Refinances use 1.00 as well.
  • 1.00 is where select programs start, not a universal rule. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
  • Reserves are commonly around 6 months of PITIA, stepping up to about 9 months on loans above $1,500,000.
  • Loan sizes run up to $3,000,000 on standard programs.
  • A DSCR loan is not offered on manufactured homes, log homes, or barndominiums.

A larger down payment lowers the payment and can lift the ratio. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Where Does the General Rule Break?

Several edge cases change the answer. Know which one you are in before the bridge matures.

Thin hosting history. If the property has under 12 months of bookings, the lender leans harder on actual history than on projections. Options include a projection-based path, a long-term-rent path, or waiting. Only a minority of lenders use projections at all, so ask first.

The appraisal rent understates real income. This is the classic Airbnb trap. The rent schedule reflects a long-term lease, so a property earning strongly on nightly rates can show weak coverage on paper. If the ratio lands below 1.00 on long-term rent, the paths to review include a lender that underwrites short-term income, a sub-1.00 program available through select lenders with leverage and terms adjusted, or a lower loan amount. Qualification stays subject to lender guidelines, credit approval, and property review.

Seasoning waivers. Some lenders waive seasoning, but expect the loan to size on cost basis until the clock runs. You get access sooner, with less cash out.

Mid-term rentals. Stays over 30 days fit neither the short-term nor the long-term income box cleanly. Expect questions.

Income haircuts. Lenders differ on how they treat short-term income: some discount it, some accept it in full. On the DSCR loan side, confirm the method before choosing a lender.

Delisted properties. Some lenders underwrite a delisted property as a long-term rental and size on the lower of price or appraised value.

(Practitioner view: on files like these, the loans that stall are rarely the ones with weak income; they are the ones where the income method was never confirmed until the appraisal came back.)

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Clearing 1.00 Is Not Positive Cash Flow

DSCR compares rent to PITIA only. Repairs, vacancy, management, platform fees, cleaning, utilities, furnishings, and capex all sit outside the calculation. On a short-term rental, where seasonality and turnover costs run heavy, that gap is wider than on a standard rental. A file can pass coverage and still lose money month to month. Run your own operating budget separately.

What If the Bridge Matures Before the File Is Ready?

Timing is the main risk. If the hard money matures before seasoning, appraisal, and income documentation line up, the options each carry a cost:

Situation Option Tradeoff
Seasoning not met Extend the bridge Added carry and extension terms
Appraisal short of payoff Cash-in refinance or sell Bring capital or exit
Coverage short Lower loan amount or alternate income path Less cash out, different terms
Maturity imminent Payoff-only first, cash-out later Two closings, two sets of costs

A payoff-only refinance can be the cleaner first move when you simply need out of the bridge. Cash-out can follow once seasoning and history catch up. For related reading, Lendmire’s piece on whether a hard money bridge loan can wait out a seasonal rental market covers the carry side of that decision.

Start the process well before maturity. Read your existing note for extension terms, request a payoff letter with per-diem interest, and confirm title and lien-release steps.

Key Terms Defined

Seasoning: the lender-defined wait before a refinance is sized on appraised value instead of cost.

PITIA: principal, interest, taxes, insurance, and any association dues, the full monthly payment used in the coverage test.

Form 1007: the appraiser’s rent schedule for one-unit properties, built around monthly long-term rent.

Payoff-only refinance: a refinance that retires the existing loan and returns no cash.

Cash-out refinance: a refinance that returns whatever remains above the payoff and costs, within the leverage ceiling.

What Should the Investor Decide?

The decision comes down to three questions. Does the property have enough documented history for the lender’s income method? Does the likely appraisal clear the payoff with room for the leverage cap? Does the rent coverage hold at the loan size you need? If all three are yes, the conversion is routine. If one is no, you know which lever to pull: wait, borrow less, or change the income path.

Keep clean records from day one. Platform exports, bank deposits, and expense logs are what turn a good Airbnb into a fileable one. Tax treatment varies; consult a qualified professional.

If you are buying or refinancing a rental property and want to see how the numbers work, Lendmire can help you compare DSCR loan options based on the property income, credit profile, leverage, and investor goals. Programs vary by lender, and nothing here is a commitment to lend.

Frequently Asked Questions

Can I refinance hard money into a DSCR loan before the rehab is finished?

Generally no. Lenders want the property complete, rent-ready or operating, and in insurable condition. A half-finished property has no reliable income or appraised value for the new lender to size against.

How long do I have to own the property first?

For a DSCR cash-out refinance, about 6 months of ownership from title recording is the common expectation across the network. Short-term rental files also tend to want about 12 months of hosting history, so the longer clock usually governs.

Does a bigger down payment shorten seasoning?

No. Equity improves leverage and can lift the coverage ratio, but it does not replace seasoning, credit floors, or reserve rules. Those are separate tests.

Can I do the conversion into an LLC?

Often yes, subject to program terms. Vesting changes mid-refinance can complicate title and lender review, so settle the ownership structure before you apply.

What if the appraisal’s rent figure is far below my actual Airbnb income?

Ask which lenders underwrite short-term income from platform history rather than the 1007 alone. Alternatives include a lower loan amount or a sub-1.00 path through select lenders, with leverage and terms adjusted.
