Hard Money vs DSCR Refinance for a Land Contract Balloon Due

Hard Money vs DSCR Refinance for a Land Contract Balloon Due

The Quick Read: A hard money bridge fits an investor who needs a short-term payoff on a property that cannot yet carry its own rent or pass a long-term lender’s review, while a DSCR refinance fits a rent-ready property that can support permanent financing on its own income. Hard money is asset-based and temporary, and a DSCR refinance is rent-based and long-term.

  • Hard money reviews the property, the plan and the exit. A DSCR refinance underwrites rent against the full monthly obligation.
  • The balloon amount is a deadline, not an input. A DSCR loan tests the new payment, not the old contract.
  • Both exits need the seller to deliver title, so seller cooperation and a payoff statement gate the file either way.
  • A hard money bridge moves the deadline. It does not remove it, because the bridge needs its own exit.
  • Eligibility on either path depends on lender guidelines, credit, the property and the file.

Land contract balloons are a different kind of file from an ordinary maturing note. The buyer usually holds equitable title and the seller still holds legal title. Neither new lender can take a first lien until the seller’s interest is cleared at closing. That single fact shapes the whole comparison.

Side-by-Side

The DSCR column reflects how select lenders in Lendmire’s wholesale network handle these files. The hard money column reflects the program parameters the network places for business-purpose investors. Both vary by lender, property and experience.

Factor Hard Money Bridge DSCR Refinance
Review basis Property value, plan, exit Rent vs. full monthly obligation
Documentation Valuation, scope, exit plan Appraisal, rent schedule, credit, title, insurance
Property types Non-owner-occupied 1-4 units Rental property, standard eligibility
Entity vesting Often an LLC, varies by lender Commonly an LLC, subject to lender program eligibility
Term shape 6-18 months, interest-only Long-term, 30-year fixed spine
Prepayment No prepayment penalty on the program Varies by lender and structure
Reserves Varies by lender and experience Commonly about 6 months PITIA
Condition needs Can fit property not yet rentable Property must be rent-ready

Both columns assume title can be transferred at closing. Neither works without it.

Why a Land Contract Balloon Is a Different File

A contract for deed is a type of home loan in which the seller keeps legal title until the buyer has paid in full. Terms often run from 5 to 30 years and may include balloon payments. In a typical contract the buyer pays taxes, insurance and maintenance.

A balloon is a very large final payment on a short-term loan, often more than twice the regular payment. These loans are often refinanced before the balloon comes due.

Three file items decide whether either exit works:

1. The seller must deliver a deed at closing so the new lien records in first position.

2. A title search must show whether the seller has liens, unpaid taxes or an underlying mortgage.

3. A payoff statement from the seller must state the exact amount to retire the contract.

Practitioner convention, not a statute, drives that sequence. These items stall more files than any valuation question. A seller who has gone quiet, or who still carries a wrapped mortgage, can sink either path.

When Hard Money Is the Better Fit

Hard money is the better fit when the property cannot yet prove itself as a rental. That means a unit with no lease, a property that needs work before it can be leased, or a balloon date too close to assemble a rent-based file.

The hard money program the network places is asset-based. Underwriting looks at the property, the plan and a credible exit. Terms run 6-18 months, interest-only, with no prepayment penalty. Loan amounts can reach well into seven figures, varying by lender. Collateral is non-owner-occupied residential property of 1-4 units. Credit minimums start at 620, with additional conditions below 660. All of this varies by lender, property and experience, and nothing is a commitment to lend.

On a bridge purchase without rehab, the program allows up to 80% of purchase price. On a cash-out or rate/term refinance, it allows up to 65% of value. Those are the figures that matter for a balloon payoff, because a payoff is a refinance. A balloon sized near the property’s full value can leave a hard money refinance short, since the 65% ceiling is tighter than long-term DSCR leverage.

Two cautions apply. A bridge needs its own exit, so the investor ends up with a second deadline. Stacking a second short-term loan on a first one means two sets of closing costs. If the real problem is time, ask the seller about an extension first. Payoff, renegotiation, refinance or sale are the usual options a title company lays out for a land contract.

Many investors later refinance out of hard money into long-term DSCR financing once the property is stabilized. Lendmire brokers that path through its hard money exit refinance program.

When a DSCR Refinance Is the Better Fit

A DSCR refinance is the better fit when the property is rent-ready, a lease is in place and the investor wants the balloon retired for good. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.

The ratio is eligible rent divided by PITIA, which is principal, interest, taxes, insurance and any association dues. The old contract’s payment and the balloon amount never enter that math. The new loan replaces the old obligation, and the property carries the new payment on its own.

Across the wholesale network, the program figures for a DSCR refinance run like this:

  • Rate-and-term refinance: up to 85% LTV, with no cash back at closing.
  • Cash-out refinance: up to 75% LTV, with about 6 months of seasoning measured from title recording.
  • Coverage: 1.00 is where select programs start. Separately, select lenders in the network offer coverage below 1.00 with leverage and terms adjusted.
  • Credit: tiers at 620, 660, 680 and 700, with a 620 floor.
  • Reserves: about 6 months of PITIA, about 9 months above $1,500,000.
  • Loan size: up to $3,000,000 on standard programs. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Seasoning is the quiet trap on a land contract. A lender may measure it from title recording, and a buyer who holds equitable title may not have a recorded deed. A refinance that returns cash after a recent title transfer is a cash-out, and the seasoning clock matters. Ask early how the lender will classify the payoff.

Clearing 1.00 does not mean positive cash flow. Repairs, vacancy, management, utilities and capex all sit outside the calculation. Run the coverage number on the new loan before relying on it. Lendmire’s complete DSCR loans guide covers how coverage, leverage and reserves interact.

Property type also matters. Manufactured homes, log homes and barndominiums are not offered in the network’s DSCR programs, and some rural land contracts involve exactly those.

Key Terms Defined

Equitable title: The buyer’s right to ownership while the seller still holds legal title.

Legal title: The recorded ownership the seller keeps until the contract is paid off.

Balloon payment: A large final payment due at the end of a short-term loan.

PITIA: Principal, interest, taxes, insurance and association dues, the monthly obligation a DSCR loan tests.

Seasoning: The ownership period a lender wants before it will allow cash-out.

Does the Federal Consumer Framework Apply?

It may not. In August 2024 the CFPB issued an advisory opinion treating contracts for deed as credit, and a law-firm summary notes that consumer contracts for deed generally fall under residential mortgage rules, including ability-to-repay and balloon limits. NAR reports the same coverage. That framework targets consumer-purpose credit on a home used as a dwelling. A business-purpose investor deal may sit outside it, and state law varies, so counsel should confirm. DSCR loans are business-purpose loans for non-owner-occupied investment property, and they are reviewed differently from a standard owner-occupied mortgage.

Decision Rules by Situation

The right path usually follows the file, not preference.

  • Title transfers, rent-ready, coverage clears: DSCR refinance.
  • Title transfers, vacant or mid-rehab: hard money bridge, with a DSCR refinance planned after stabilization.
  • Seller cooperative, balloon date close: ask for an extension while the file is assembled.
  • Coverage short or appraisal light: consider a lower balance, a larger paydown, or a select-lender sub-1.00 path with leverage and terms adjusted.
  • Seller holds an underlying mortgage: clear title first, because neither path closes over it.

A larger down payment or paydown can lift the coverage ratio. It never erases leverage caps, credit floors, reserve rules or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

The Balanced Verdict

Hard money buys flexibility on condition and documentation. It costs a second exit and a tighter leverage ceiling on a refinance. A DSCR refinance buys permanence and a rent-based review. It requires a rentable property, a clean title path and reserves.

Start from the property. If it is leased and stable, price the DSCR path first. If it is not, use the bridge and plan the exit before signing. Tax treatment varies; consult a qualified professional.

If you are buying, rehabbing or refinancing an investment property on a short timeline and want to see how the numbers work, Lendmire can help you compare hard money options based on the project, the exit plan, leverage, and your goals.

Frequently Asked Questions

Can I refinance a land contract into a DSCR loan?

Often, once title can transfer. The seller delivers the deed at closing, the new lien records first, and the new loan retires the contract. Eligibility depends on lender guidelines, the property and the borrower’s credit.

Does the balloon count in the DSCR ratio?

No. The ratio compares rent to the new loan’s PITIA. The balloon is the payoff amount, not a coverage input, though it affects how much you borrow.

Can hard money pay off a balloon?

It can, when the property and plan support it. On a refinance, the program allows up to 65% of value, so the balloon relative to value matters. The bridge still needs an exit.

Does the seller have to cooperate?

Practically, yes. Either lender needs a payoff statement and a delivered deed, and a clean title search. A seller with an underlying mortgage adds risk.

Is cash back at payoff a cash-out?

Yes. A refinance that returns cash is a cash-out, capped at 75% LTV on standard DSCR rentals, with about 6 months of seasoning. Leverage and reserves vary by lender and program, and final terms follow the full file review.
