How to Document Airbnb Income so a DSCR Lender Uses Actual Bookings

How to Document Airbnb Income so a DSCR Lender Uses Actual Bookings

The Quick Read: Pull twelve months of platform records for the subject property, match each payout to a bank deposit, and hand the lender one clean monthly schedule. A lender can only count actual bookings when the record is complete, reconciled, and tied to the property being financed. Here is what that means in practice:

  • Most short-term rental programs expect about 12 months of host history before they use actual bookings.
  • Download the platform’s CSV earnings report. A screenshot of a dashboard total rarely satisfies a lender.
  • Reconcile every payout to a deposit, and explain every mismatch in writing.
  • A rental appraisal form (the 1007) shows long-term monthly rent, not your nightly bookings.
  • Clearing the coverage test is not the same as positive cash flow.

Picture an investor with a lake-area cabin that has booked steadily for a year. She has the income. What decides the loan is whether the lender can see it in a form it can count. This article walks through that process step by step.

Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

Key Terms Defined

DSCR (debt service coverage ratio): The property’s counted income divided by its monthly housing obligation. It tests the property, not your paycheck.

PITIA: Principal, interest, taxes, insurance, and any association dues. This is the full monthly obligation the income is divided by.

Trailing twelve months (TTM): The most recent 12 months counted back from today, month by month. A calendar year does not satisfy this.

Gross versus net payout: Gross is the full reservation total, including fees. Net is what actually lands in your bank after platform fees.

Reconciliation: Matching each platform payout to a specific bank deposit so the lender can see the money arrived.

Haircut: A discount a lender applies to short-term rental income before dividing by PITIA. It reflects vacancy and volatility.

How Does a Lender Count Airbnb Income?

A DSCR lender counts Airbnb income in one of three ways: actual booking history, a market projection, or long-term market rent. No agency sets this rule for DSCR loans, so each program decides. Actual history on the subject property is the strongest evidence, which is why documentation matters.

Evidence When it applies How it tends to be treated
Trailing 12-month bookings Property has a full hosting record Strongest evidence; lender may still discount it
Market projection (comp-based) Little or no history Estimate, usually discounted
Appraiser’s long-term rent Fallback when STR evidence is thin Conservative; ignores nightly pricing

Across the wholesale network Lendmire works with, short-term rental programs typically want about 12 months of host experience. Purchase leverage on these programs tops out at 75% LTV on the strongest files, and refinance or cash-out tops out around 70% on short-term-rental collateral. Minimum credit is typically 640, and both purchase and refinance start at a 1.00 coverage floor. All of this is subject to lender guidelines. Lendmire’s complete DSCR loans guide covers the wider program picture.

Why push for actuals instead of a projection? Actual bookings size the loan on what the property earns. A projection or the appraiser’s long-term rent rests on someone’s model, and the two can differ a lot. When both are possible, the lender decides which one counts. A clean record gives you the best argument.

Why the Appraisal Form Does Not Capture Your Bookings

The standard rent schedule, Form 1007, documents estimated monthly market rent for a single-family investment property, per Fannie Mae’s appraiser update. Fannie Mae is cited here only for the form’s definition. DSCR loans follow their own program guidelines.

McKissock, an appraisal education provider, explains that the 1007 captures monthly rent rather than nightly rent or business income, and that the lender ultimately decides the income. For two-to-four-unit properties, appraisers use Form 1025, which is built on monthly leases.

So the appraisal gives the lender a floor. Your platform records give it the real picture. Ask the lender before you order the appraisal which form it needs, whether it wants a short-term rental addendum, and which evidence it will weigh.

Step by Step: Assembling the Income Record

Start with the platform and finish with a package a stranger could audit.

1. Pull the platform report. In Airbnb’s Earnings dashboard, open Paid, choose Show all paid, set the time frame, and apply. Then select Get report, then Create report, to download the CSV, as laid out on Airbnb’s help page for US tax documents.

2. Check what the export contains. The CSV includes transaction history, host service fees, cleaning fees if you charge them, gross earnings, and taxes withheld, according to Airbnb’s receipts and payouts page. You can also print receipts for individual reservations.

3. Cover every channel. If you also use Vrbo, a property manager, or direct bookings, collect each report. Direct bookings are verifiable only through bank deposits or a property management system report.

4. Build one monthly schedule. Make a row per month with gross bookings, platform fees, refunds, net payout, and the matching deposit date and amount.

5. Match payouts to deposits. Use a dedicated bank account if you can. Separate deposits from other properties and personal transfers.

6. Annotate every gap. A one-line note beats an open question from underwriting.

7. Add proof the stay business is real. Include the permit or license where one is required, and insurance written for short-term use. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

8. Add the file basics. Entity papers, ID, and reserve statements round out the package. When the borrower is an LLC, that is subject to lender program eligibility.

Airbnb notes that tax documents stay available for up to four years, so you can rebuild a record if you did not save exports. Do it now rather than mid-application.

Document Checklist: What Each Item Proves

Document What it proves Common failure point
Platform CSV by month Gross bookings and fees Mixed listings, wrong date range
Bank statements Money actually arrived Deposits from other sources mixed in
Manager statements Net of manager fee Net-only report with no gross
Permit and insurance Lawful, covered operation Policy written for long-term rental
Entity and reserve proof Borrower and cushion Reserves in the wrong account name

Gross, Net, and the Haircut: A Worked Example

The lender takes the income it is willing to count, applies any program discount, and divides by PITIA. The result is the coverage ratio. Here is a modeled illustration, not market data.

Say a property’s trailing twelve months of bookings, after the lender’s chosen treatment, produce counted income that is about 1.25 times its full PITIA. The file clears a 1.00 floor with room. Now suppose the lender uses a projection and discounts it instead, and the counted income lands near 0.95 times PITIA. Same house, different evidence, different result.

That gap is the whole point of documenting actuals. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Still, a strong record usually gets you a stronger starting position.

Do not mistake the ratio for profit. DSCR compares income to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside it, so a loan can pass while cash flow runs thin.

AirDNA data illustrates the difference between estimate and record. AirDNA’s Rentalizer is a weighted average of comparable short-term rentals within a 10-mile radius, adjusted for seasonality and demand. It is useful for planning. It is not your property’s verified bookings. AirDNA’s revenue definition also excludes Airbnb host fees, so its figures will not match your payouts.

When the Numbers Don’t Match

Mismatches are normal. Unexplained ones are the problem.

Symptom Likely cause Fix
Payouts exceed deposits Deposits to another account Add that account’s statement
1099-K higher than deposits It reports gross, with fees Show the fee reconciliation
Month totals off by days Payout timing lag Note the booking and payout dates
Totals include other homes Multi-listing export Filter to the subject property

On the 1099-K point, Airbnb explains that those amounts are gross reservation totals, including fees and cleaning fees, plus resolution payments. Reconcile by combining the Amount and Host Fee columns from the CSV. It is a reporting figure, not your qualifying income.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Edge Cases Where the Rule Bends

Under 12 months of history. Options include a projection, the appraiser’s short-term value, or long-term market rent. Annualizing a partial year is generally not accepted. Many investors wait out the twelve months, or use a longer-term-rent basis in the meantime.

Owner stays. Personal-use weeks can muddy the record.

A long-term rental converted to Airbnb. Actual bookings do not exist yet, so the lender may lean on the 1007, a projection, or both.

Two-to-four-unit properties run nightly. The 1025 is lease-based, so nightly data usually works as a supplement.

Seasonality, a slow month, or a manager switch. Keep every month in the schedule and explain the dip. Blocked nights count differently from booked nights, so your own calendar blocks affect occupancy, as AirDNA’s data distinguishes them.

Ineligible property types. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs, however good the bookings.

What Tax Returns Do and Don’t Do

A tax return shows net figures after expenses. A DSCR lender sizes on counted rental income against PITIA, so a return’s net figure is not what the ratio uses. The return can still matter for other file questions. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

What the Decision Looks Like in Practice

Lender treatment is not uniform. Among the select lenders in the network, some haircut actuals, some take the lower of actuals and a projection, and some weigh property-level and portfolio-level reports differently. That is why one useful move is asking early which evidence a program will use.

If you have a full year of clean records, lead with them and request that actuals drive sizing. If you have six months, weigh a projection-based structure against waiting. Lendmire’s piece How to Find a DSCR Lender That Underwrites Actual Airbnb Income covers how to match your record to the right program.

A short self-audit before you submit:

  • Twelve months of CSVs for the subject property, with every channel included.
  • A monthly schedule tying each payout to a deposit.
  • Written notes on every gap, refund, or lag.
  • Permit and insurance proof, where required.
  • Entity and reserve documents.

Frequently Asked Questions

Can I use a screenshot of my Airbnb earnings?

Rarely. A dashboard total does not show fees, refunds, or monthly detail. Download the CSV report instead, and keep the monthly breakdown so the lender can trace each figure.

Do I need 12 months of history?

For actual bookings, most programs in the network expect about 12 months of host experience. With less, the lender may use a projection or long-term market rent. Annualizing six months is generally not accepted.

Is my 1099-K the income a lender uses?

No. The 1099-K shows gross reservation totals, including fees and cleaning fees.

Does a DSCR loan require my traditional personal-income documentation?

A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Requirements differ by program, so ask which documents a specific lender wants.

What if I book directly or use a manager?

Collect every report, including direct bookings and manager statements, and prove the money through deposits. Request gross reports from the manager so the file is not net-of-fee only.
