How to Qualify and Apply for a Short-Term Rental Cash-Out Refinance on a Home You Own

How to Qualify and Apply for a Short-Term Rental Cash-Out Refinance on a Home You Own

The Quick Read: A short-term rental cash-out refinance replaces your current loan with a larger one and hands you the difference. Across the wholesale network Lendmire works with, qualification runs primarily on the property’s rental income covering the full new payment, subject to lender guidelines. The steps below take you from eligibility check to closing.

  • Short-term rental (STR) cash-out leverage tops out around 70% LTV, a lower cap than the 75% ceiling on standard rentals.
  • Expect a credit score of about 640 or higher and roughly 12 months of hosting history.
  • Coverage on STR refinances starts at 1.00 on select programs, and the new, larger payment is what gets tested.
  • Your own W-2s and tax returns are not the focus. Platform statements, bank deposits, permits, and insurance are.
  • Know your net cash before you apply: new loan, minus payoff, prepayment penalty, and closing costs. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Most owners who ask this question already know the property earns well. The hard part is proving it in a format a lender accepts. That is what this guide covers.

What Is a Short-Term Rental Cash-Out Refinance?

It is a refinance that returns cash at closing. You replace your existing mortgage, or pay off a free-and-clear property, with a new loan sized on the property’s value. The leftover money is yours. It counts as cash-out whenever any cash comes back to you.

Cash-out carries a lower leverage cap than a rate-and-term refinance (one that only changes the loan’s terms). Lenders also want to see you have owned the property for a while. That waiting period is called seasoning.

A DSCR loan is the usual tool here. DSCR stands for debt service coverage ratio: the property’s monthly income divided by its full monthly payment, meaning principal, interest, taxes, insurance, and any HOA dues (together, PITIA). Our complete DSCR loans guide covers the basics. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

How Do Lenders Underwrite It, Step by Step?

Underwriting is the lender’s review of the file. For an STR cash-out, it follows a predictable order.

1. Confirm it is a cash-out. Any cash returned at closing triggers the cash-out leverage cap and seasoning expectation.

2. Check the ownership clock. Seasoning is lender policy, not law. Across most of the network, about 6 months of ownership is the common expectation for cash-out. Before that, sizing often leans on the lower of cost or value.

3. Establish the income. For a property you already operate, that means platform payout statements matched to bank deposits.

4. Apply the haircut. Lenders discount gross STR receipts because short-term rentals carry higher operating costs than leases do.

5. Test the new payment. A cash-out raises your balance, so coverage drops. The loan size is capped by the tighter of two tests: the LTV ceiling or the coverage requirement.

6. Order the appraisal. One report returns value and a rent analysis.

7. Review legality and insurance. The property must lawfully operate as an STR.

8. Check credit, reserves, and payoff. Reserves are cash you hold after closing, commonly around 6 months of PITIA, though this varies by lender, leverage, and loan size.

Two things must both be true: enough equity and enough rental coverage. A bigger down payment or lower balance can lift coverage, but it never erases leverage caps, credit floors, or property eligibility.

Why Does the Appraisal Rent Cause Trouble?

Because the standard rent form was built for monthly leases. The appraisal for a one-unit property includes Form 1007, a market-rent schedule. For two to four units, the form is the 1025.

Fannie Mae’s appraiser guidance says the 1007 was not designed for short-term rentals. It calls for monthly rent from monthly-lease comparables and says multiplying a nightly rate by 30 is incorrect. DSCR lenders set their own rules, so treat this as context rather than a lending standard. McKissock, an appraiser-education provider, adds that business income is out of scope for the 1007 and that the form cannot document STR rates.

The practical result: if a lender uses only the 1007 figure, your coverage can look artificially low. HousingWire makes the same argument about distorted DSCR ratios. Some lenders in the network accept actual operating history or an appraiser’s STR income analysis instead. Ask which one your lender wants before the appraisal is ordered.

How Is Short-Term Rental Income Counted?

Lenders accept three kinds of evidence. Which one carries weight depends on the program and your history.

Evidence What it is Best for
Trailing history Platform payouts and bank deposits Operating hosts
Market projection Data-tool estimate, usually discounted Thin or new history
Appraiser analysis STR income narrative with the appraisal Supplementing either

On a property you already own and run, actual bookings carry more weight than a projection. That is why a clean paper trail matters. A dedicated STR bank account and one consistent platform history make the file easier to read.

What About Seasoning and Hosting History?

They are two separate clocks. Seasoning measures how long you have owned the property. Hosting history measures how long you have operated it as a rental. STR files usually expect about 12 months of hosting experience, and cash-out adds its own ownership expectation.

You can pass one and fail the other. A home you bought two years ago but only listed last month has seasoning without history. A home you bought last month with a long hosting record elsewhere has the reverse.

Your situation Likely result
Owned 6+ months, 12 months hosting Meets both clocks
Owned long, just switched to STR History is thin; wait or ask about options
Recently bought all cash Delayed financing may waive only the wait

Delayed financing is a path for all-cash buyers that waives the seasoning wait only. Coverage, reserves, appraisal, and leverage limits still apply, and proceeds are generally capped near documented cost. A higher appraisal does not raise your cash there.

Is Your Home Eligible?

The loan can fail if the property cannot legally operate as an STR. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Gather the permit or license, HOA or condo rules that allow nightly rental, and insurance written for short-term use.

Property type matters too. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered through the network’s DSCR programs.

Occupancy matters if the home was once yours to live in. A former primary or second home must be shown as a non-owner-occupied rental, with rental-use insurance and an income trail that proves it.

What Does the Math Look Like?

Walk through it in percentages and ratios. Say a home appraises at a value you plug in, and the program caps STR cash-out at 70% LTV. Multiply value by 70% for the maximum loan. Subtract your existing payoff, any prepayment penalty, and closing costs. What remains is net cash, before reserves are set aside. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Then test coverage. Take the lender-accepted monthly income after the haircut and divide by the full new PITIA. If the result clears 1.00, you meet the floor on select programs. If it lands at, say, 0.92, the loan may shrink until the payment fits, or you may look at other paths.

Clearing 1.00 is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside it. Cash-out also thins coverage by design, so a slow season can strain a file that barely passes.

Brokers see one pattern often. The owner who pulls the maximum loan finds coverage tight, while the owner who borrows a bit less keeps a cushion. Sizing to the tighter of the two tests, then deciding if the cash is worth the thinner margin, is the real decision.

How Do You Apply?

Follow this order and you avoid most surprises.

1. Run a pre-check. Estimate value, payoff, and the 70% LTV ceiling for STR cash-out. Confirm your credit score is near 640 or better. Many programs prefer higher. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

2. Pull your income evidence. Export platform statements and match them to bank deposits.

3. Confirm legality. Gather the permit, HOA approval, and STR insurance.

4. Check the existing loan. A prepayment penalty on your current loan reduces net cash.

5. Choose the vesting. If the property is held in an LLC, bring entity documents, subject to program eligibility.

6. Submit the file. Lendmire arranges the loan through select lenders in its wholesale network and compares options on leverage, coverage, and terms.

7. Order the appraisal. Ask whether an STR income addendum is needed.

8. Clear conditions and close. Confirm your net-cash figure before you sign. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Documents to have ready: ID, entity papers if any, platform statements, bank statements, permit, insurance declaration page, current mortgage statement, and proof of reserves.

What If You Fall Short?

Problem Possible fix
Coverage under 1.00 Lower the loan; sub-1.00 paths exist through select lenders, with leverage and terms adjusted
History under 12 months Wait, or ask about programs using projections
Appraisal rent too low Request an STR income analysis
Credit below 640 Pay down balances, then reapply
Permit missing Secure it before applying

Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders), and above $2,500,000 the network generally holds to 30-year fixed structures. Extended terms, interest-only periods, and ARMs are available through select lenders.

Frequently Asked Questions

Do I need tax returns or W-2s?

The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Your personal income documents are not the center of the review. Property income, legality, and insurance documents still are.

How much cash can I pull out?

On short-term rental collateral, cash-out tops out around 70% LTV, while standard rentals reach 75%. Net cash is the new loan minus your payoff, any prepayment penalty, and closing costs. The tighter of the LTV and coverage tests sets the final loan size. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Can a recently converted home qualify?

Possibly, but thin hosting history is the obstacle. Programs usually expect about 12 months, and a home switched from a long-term tenant has only the post-switch months to show. Some programs use projections or shorter records on a refinance, so ask before applying.

Does an all-cash purchase avoid the waiting period?

Delayed financing can waive the seasoning wait for all-cash buyers. It does not waive coverage, reserves, appraisal, or leverage limits. Proceeds are generally capped near what you documented paying.

What if my property rents above the appraisal figure?

Appraisal rent alone can understate STR income. Some lenders accept only that figure, while others allow actual history or an appraiser’s STR analysis. Choose the lender with that in mind.
