Investment Property HELOC for BRRRR Investors Recycling Equity

Investment Property HELOC for BRRRR Investors Recycling Equity

The Quick Read: A line of credit on a rental you already own lets a BRRRR investor borrow against its equity, fund the next deal’s down payment and rehab, then repay the line with a DSCR cash-out refinance on the stabilized property. It only works when lien position, the leverage cap, and the exit timing all line up.

  • On an investment property, the ceiling on Lendmire’s wholesale network is 70% combined loan-to-value (CLTV), with a 700 minimum credit profile and a $500,000 maximum line.
  • At least 75% of the line is drawn at closing, so interest starts accruing on most of the money right away.
  • LLCs cannot hold title on these lines. A property deeded to an LLC needs a vesting change or a DSCR cash-out instead.
  • The line is a bridge, not a replacement for the permanent refinance. The exit plan matters more than the draw.

How Does a HELOC on a Rental Fit the BRRRR Cycle?

A HELOC works as the funding step at the front of the cycle. The investor draws against equity in a property already owned, buys and rehabs the next one, leases it, and then refinances the new asset with long-term financing. That refinance repays the line and puts the capital back in play.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Most BRRRR investors know the sequence: buy, rehab, rent, refinance, repeat. The weak link is usually the first step. Hard money is expensive, and cash is finite. A line secured by existing equity solves the down-payment and rehab problem without selling anything.

The collateral can be a rental you own with little or no debt on it. It can also be your primary home, which is common but changes the risk. Either way, the line is a revolving, interest-only-during-draw product. Think of it as short-term capital with a long runway behind it.

Here is the sizing math in plain ratios. Say a rental has existing liens equal to 40% of its value. A 70% CLTV ceiling leaves room equal to 30% of value, before the $500,000 line cap. The calculator on this page can turn those percentages into dollars as an illustrative estimate.

What Does Underwriting Actually Look At?

Underwriting for a HELOC on a rental centers on the borrower, not just the property. The lender reviews credit, combined leverage, cash reserves, tenancy, and debt-to-income. NerdWallet’s guide to HELOCs on investment property lists those same inputs.

The market-wide picture is stricter than most investors expect. NerdWallet reports a maximum loan-to-value of 80% across the broader market, with many lenders sitting below 70%, and typical credit expectations of 720 or higher. Those are market-wide statistics, not network terms. On Lendmire’s wholesale network, an investment-property line tops out at 70% CLTV, and the minimum credit profile is 700.

Here is how the network’s investment-line terms stack up, subject to lender guidelines and full file review:

  • Leverage: 70% CLTV at both 700 and 720 credit. A higher score above 700 buys eligibility, not extra leverage.
  • Line size: $25,000 to $500,000. Nothing above $500,000 exists for investment property.
  • Debt-to-income: 50% maximum. A ratio above 45% requires a 680 score, though investment lines already floor at 700.
  • Qualifying payment: calculated on the interest-only payment at the maximum draw, not at what you plan to use.
  • Valuation: because the line caps at $500,000, it normally runs an automated valuation with no traditional appraisal. A higher CLTV may call for a second valuation, and a borrower can request a full appraisal.
  • Credit history: a bankruptcy seasons in 4 years from discharge or dismissal. Investment files follow a 7-year path for foreclosure and 4 years for a deed-in-lieu, pre-foreclosure, or short sale.

The line is also limited by borrower exposure. A borrower can hold up to three lines, and anyone with more than 15 financed properties is not eligible. Combined exposure caps depend on which wholesale program holds the line, so portfolio investors should check this early.

Which Property Types and Titles Qualify?

Eligible collateral includes single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agriculturally zoned properties are not offered.

Title is the sharpest structural limit. Vesting must be in an individual borrower’s name or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

That is a real difference from DSCR lending. DSCR loans to LLC-titled entities are available subject to lender program eligibility, so an investor who has deeded rentals into an LLC often finds the DSCR cash-out is the practical path.

What Structure Does the Line Take?

The line sits in first or second lien position. Investment lines run a single structure: a 5-year interest-only draw followed by a 25-year fully amortizing repayment period. Primary residences and second homes also offer a shorter option, a 3-year draw with a 17-year repayment.

Three structure facts matter for BRRRR timing:

1. Most of the line is drawn up front. At least 75% is drawn at closing, so you carry interest on most of the money from day one. Size the line to what the deal needs, not the maximum available.

2. Pricing floats. It floats across both the draw and repayment periods and never converts to fixed.

3. Later draws are small-ticket. On the longer-runway program, the minimum subsequent draw after closing is $1,000, with Texas at $4,000. The higher-leverage program does not state its own minimum.

When the draw period ends, the balance begins to amortize. The CFPB’s HELOC explainer describes this same open-end structure, including the draw-then-repay sequence and the risk of losing the property securing the line. Its consumer guidance targets owner-occupied homes, so a business-purpose line on a rental may not carry the same disclosures.

A five-year draw usually gives a BRRRR deal plenty of room. A stalled rehab or a slow lease-up is where it gets tight.

How Is the Credit Limit Set?

Lenders generally take a percentage of the property’s value and subtract what is already owed against it. The CFPB’s HELOC booklet walks through that arithmetic for owner-occupied homes. The investment version works the same way, but the percentage is lower and the property is a rental.

Occupancy tiers change the answer, so be careful which one you are reading. On a primary residence the ceiling reaches 90% CLTV, and only at a 720-or-better credit profile. On an investment property the ceiling is 70%, with no tier above it. A primary-home line above $500,000 caps at 75% CLTV and requires a full appraisal, with a 700 credit profile or better (720 on the longer-runway structure).

Where Does the Exit Come From?

The exit is a DSCR cash-out refinance on the stabilized rental. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. That matters because the HELOC will already be counted against your debt-to-income ratio, and a second personal-income qualification can be hard to stack.

Here are the DSCR figures that matter for a take-out:

  • Cash-out leverage: tops out around 75% LTV on standard rentals across most of the network. For short-term-rental collateral the ceiling is 70% on a cash-out.
  • Seasoning: about 6 months is the common expectation before a cash-out.
  • Coverage: 1.00 is where select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
  • Credit: a 620 floor exists in parts of the network, most programs want around 660, and 700 or better unlocks the strongest tiers.
  • Loan size: up to $3,000,000 on standard programs (smaller balances available through select lenders).

Keep one limit in mind. DSCR compares rent to the full monthly obligation, which covers principal, interest, taxes, insurance, and any HOA dues. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, management, utilities, and capex sit outside the calculation. A thin deal can pass the ratio and still leave you short of cash.

The cleanest version of the plan is simple. The refinance proceeds repay the line, and the line is available again. Lendmire’s complete DSCR loans guide covers how those take-out loans are structured in more detail.

HELOC vs. DSCR Cash-Out vs. Primary-Home Line

LLC title Not allowed Subject to program terms Not allowed
Pricing Floats, never fixed Fixed spine available Floats, never fixed
Best for Bridge capital Permanent take-out Cheaper equity, higher risk

For an LLC-held portfolio, the DSCR column is often the only one that works. For a single rental owned personally by a salaried borrower with strong credit, the HELOC may cost less to carry and avoids refinancing a good first mortgage. The break-even tends to arrive when the first lien is worth keeping or when title sits outside an individual’s name.

Where the General Rule Breaks

Four edge cases are worth stress-testing before you draw.

A hard-money lender already holds the first lien. A line wants clean lien position, and a hard-money loan on the same collateral generally conflicts with it.

The line is secured by your own home. Primary-residence lines reach higher leverage, but you are now securing investment risk with your personal residence. If the exit refinance misses, the line stays outstanding against the home.

The project overruns the draw clock. A five-year draw is long, but a stalled rehab can push the refinance late. Once repayment starts, payments can jump because the balance begins to amortize.

The appraisal comes in light. Investment lines usually run an automated valuation, but the DSCR refinance on the new asset runs on its own appraisal. A low number there can leave part of the line unrepaid.

The honest read is that a HELOC suits a 70% CLTV investor with solid credit, one or two rentals titled personally, and a clear exit. If the plan depends on the exit refinance repaying everything, build in a buffer.

Key Terms Defined

CLTV (combined loan-to-value): the total of all liens on the property divided by its value, which sets how much a lender will let you borrow.

Draw period: the stretch when you can borrow from the line and typically pay interest only.

Repayment period: the stage after the draw ends, when the balance amortizes and the payment rises.

DSCR (debt service coverage ratio): monthly rent divided by the full monthly housing obligation, used to qualify a rental on its own income.

Seasoning: the time you must own a property before a lender will lend against its new value.

Lien position: whether a loan sits first or second in line to be repaid if the property is sold.

Practical Next Steps

Before you draw, check three things in order:

1. Confirm title sits in your personal name or a revocable trust.

2. Run the CLTV math to see what the line can realistically deliver.

3. Test the exit by pencilling the DSCR cash-out on the target property.

Tax treatment can depend on how the funds are used and how the property is held, so keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can I use an investment-property HELOC to buy and rehab the next rental?

Yes, if you qualify on credit and debt-to-income. The line is secured by a rental you already own, and the money funds the next purchase and rehab. Keep in mind that at least 75% is drawn at closing, so size it to the deal.

Does the HELOC count against my debt-to-income for the DSCR refinance?

The line is qualified on the interest-only payment at the maximum draw, so it can weigh on personal-income files. A DSCR cash-out qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. That is one reason it makes a cleaner exit.

What if my rental is in an LLC?

It cannot hold title on these lines. Vesting must be in an individual’s name or a revocable living trust. An LLC-owned rental would typically need a vesting change or a DSCR cash-out instead.

Is the interest rate fixed during repayment?

No. Pricing floats across both the draw and repayment periods and never converts to fixed. That is one reason to plan the exit before the draw ends.

How much equity can I actually access on a rental?

On an investment property, up to 70% CLTV and a $500,000 maximum line, with a 700 minimum credit profile. Existing liens count against that ceiling. The rest depends on lender guidelines and full file review.
