Investment Property HELOC Lenders for BRRRR Investors

Investment Property HELOC Lenders for BRRRR Investors

The Quick Read: Few lenders write a home equity line on a rental, so most BRRRR investors either borrow against their own home or pair a limited rental line with a DSCR cash-out refinance as the exit. The line is temporary capital. The DSCR loan is what pays it off.

  • On the network Lendmire brokers through, an investment-property line tops out at 70% CLTV, with a 700 minimum credit profile and a $500,000 maximum line.
  • Investment lines run a 5-year interest-only draw followed by a 25-year repayment, and the price floats throughout.
  • An LLC cannot hold title on these lines. The borrower or a revocable living trust must.
  • A DSCR cash-out refinance typically tops out near 75% LTV on standard rentals, and about 6 months of seasoning is the common expectation.
  • Availability for the HELOC side is limited to 16 full-service states, narrower than the DSCR footprint.

Two Different Products Hiding Under One Search

Most searches for a “BRRRR HELOC” blur two separate setups. One is a line on the investor’s own home, used to fund the down payment or rehab on the next property. The other is a line on the rental itself, which is the scarce product.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Investor-education pieces describe the same cycle for the first setup: draw for the purchase and rehab, refinance on the after-repair value, pay off the line, repeat. One lender-authored walkthrough lays out that pattern. It is a blog post, so treat it as illustration, not rulebook.

The distinction matters because risk lands in different places. A line on the primary home puts the home behind the BRRRR plan. A line on the rental adds a second lien that has to be paid off or subordinated at the refinance. Either way, the line is underwritten on the borrower’s credit, income, and equity. A DSCR loan is underwritten on the property’s rental coverage. They do different jobs.

How a HELOC Works Before Any Underwriting Happens

The CFPB describes a HELOC as an open-end line you can borrow against repeatedly during a draw period, followed by a repayment period when borrowing stops. Payments can jump when repayment starts, and the rate is usually variable. In some plans the whole balance comes due when repayment begins.

Lenders size the line off equity. The CFPB’s HELOC booklet explains that many lenders set the limit as a percentage of appraised value minus the existing mortgage balance. That is the basic math behind combined loan-to-value, or CLTV: first mortgage plus the new line, divided by value.

What Lenders Look at Step by Step

Here is the sequence on a typical file through select wholesale partners.

1. Occupancy and collateral. The first question is which property secures the line. On this network, investment collateral is capped at 70% CLTV. Primary-residence and second-home lines reach higher, up to 90% CLTV, but only at a 720-or-better credit profile.

2. Credit. Investment property has a 700 minimum. Credit above 700 buys eligibility, not leverage, because 720 and 700 both reach the same 70% ceiling.

3. Debt-to-income. Maximum DTI is 50%, and a ratio above 45% requires a 680 score. The line is qualified on the interest-only payment calculated on the maximum draw, not the amount you plan to use. Investors who intend to draw only part of it still get tested on all of it.

4. Valuation. Because an investment line caps at $500,000, and full appraisals begin only above that, an investment HELOC is structurally in the automated-valuation lane. It commonly closes with no traditional appraisal, though a borrower may request one.

5. Title and vesting. Fee simple or leasehold, held by an individual or a revocable living trust.

6. Draw at closing. At least 75% of the line is drawn at closing. That is a big deal for BRRRR planning, covered below.

Program details change and every file is underwritten individually, subject to lender guidelines and full review.

The Structures That Exist

Two wholesale programs sit behind these lines, and the figures are not interchangeable. The first is a higher-leverage program with a 3-year interest-only draw and a 17-year amortizing repayment. The second is a longer-runway program with a 5-year draw and a 25-year repayment. Tennessee shortens both.

Investment lines run the 5-year draw and 25-year repayment structure only. On both programs, pricing floats across the draw and repayment periods and never converts to fixed.

Lines run from $25,000 to $750,000, but a line above $500,000 is primary-residence only, needs a 700 or better credit profile (720 on the longer-runway program), caps at 75% CLTV, and requires a full appraisal. For a BRRRR investor borrowing against a rental, the practical ceiling is $500,000.

Exposure limits apply too. A borrower is limited to three lines, with combined exposure capped at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. An owner of more than 15 financed properties is not eligible.

Collateral Max CLTV Credit Max line
Investment property 70% 700+ $500,000
Primary or second home Up to 90% (720+ only) Varies by tier Up to $750,000 (primary only above $500,000)
Primary, line above $500,000 75% 700+ (720 on the longer-runway program) $750,000

Where the Rule Breaks: The Edge Cases

The LLC problem. This is the sharpest structural difference from a DSCR loan. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. A rental already deeded to an LLC needs a vesting change, or the better answer is a DSCR cash-out instead. Many BRRRR investors close the purchase in an entity from day one. For them the HELOC route often means borrowing on a personal property instead.

Property types. Single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable, are eligible. Modular homes are eligible on the longer-runway program only. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not eligible.

Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.

Credit history. Bankruptcy seasons in 4 years from discharge or dismissal. Investment files follow a 7-year foreclosure and 4-year short-sale or deed-in-lieu seasoning path.

Availability. The HELOC side is limited to Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. The DSCR footprint is wider, covering 40 states plus Washington, D.C.

Market scarcity. Outside this network, many banks decline lines on non-owner-occupied rentals, particularly where the lender already holds the first mortgage. Policies differ lender to lender. That is why a broker comparing several lenders’ guidelines matters more here than any single lender’s page.

Mapping the Line to the BRRRR Clock

The cycle has five stages, and the line touches each one differently.

1. Buy. The line funds the down payment or full purchase. Lenders that see a large deposit will trace it to the borrowed funds, and whether borrowed down-payment money is allowed on a DSCR purchase depends on that program’s guidelines.

2. Rehab. Draws are interest-only during the 5-year draw on investment lines. Remember that at least 75% of the line is drawn at closing, so the carry starts on most of the balance on day one, not on the rehab draws as they happen. Minimum subsequent draw after closing is $1,000, except Texas at $4,000, per the longer-runway program.

3. Rent. The exit lender needs a lease. DSCR compares rent to the full monthly obligation of principal, interest, taxes, insurance, and any HOA dues. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, management, utilities, and capex sit outside the calculation.

4. Refinance. A DSCR cash-out refinance typically tops out around 75% LTV, with about 6 months of seasoning the common expectation. Seasoning is a lender overlay, not a regulation, and some lenders vary. See Lendmire’s DSCR cash-out refinance page for that exit. The DSCR sizes on rental coverage, so an investor already stretched on personal DTI can still refinance.

5. Repeat. The next purchase can only be funded the same way if the HELOC line is still open and wasn’t frozen or reduced after the refinance.

Here is the failure mode. The exit loan has to pay off the first lien, the HELOC, and the rehab spend all at once. If the appraisal comes in light, or seasoning hasn’t passed, the investor can end up holding an open line and no cash-out. Run the math against the lower of cost basis or appraisal, and build a plan B such as a payoff-only refinance.

Stacking Effects on the Next Loan

An open line is debt. The next lender may count the balance in the file and, if funds came from borrowing, may ask for more reserves. Reserves on DSCR files commonly run around 6 months of PITIA, vary by lender, leverage, loan size, and transaction type, and step up on larger loans.

Coverage matters on the exit. 1.00 is where many select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Pricing and available terms vary by lender, borrower profile, property type, and full underwriting review.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Questions to Ask Any HELOC Lender Before Applying

Use this as a short checklist.

  • Which occupancy types does the line cover, and does it write on a non-owner-occupied rental that still carries a mortgage?
  • What is the maximum CLTV for investment collateral, and what is the line cap?
  • Can an LLC hold title, or must the borrower or a trust?
  • How much of the line is drawn at closing?
  • When does the draw period end, and what does repayment look like?
  • Is the property count capped, and is there a listing restriction?
  • Is there a prepayment or early-closure charge?

Rate and fee answers should always come in writing from the lender. Lendmire’s piece on how investors compare investment property HELOC lenders goes deeper on that comparison, and its BRRRR-specific HELOC article covers recycling equity between deals.

Key Terms Defined

BRRRR: Buy, rehab, rent, refinance, repeat, a strategy that recycles equity into the next purchase.

CLTV: Combined loan-to-value, which adds every lien on the property and divides by its value.

Draw period: The stretch when you can borrow against the line, interest-only on investment lines here.

Repayment period: The later stretch when borrowing stops and the balance amortizes.

DSCR: Debt service coverage ratio, which compares rent to the property’s full monthly obligation.

Seasoning: The ownership time a lender wants before it will lend against current value.

Which Path Fits Which Investor

Investor profile Likely fit
Owns a home with equity, buys in own name Line on primary home, DSCR cash-out exit
Owns rentals personally, 700+ credit Investment line up to 70% CLTV, $500,000 cap
Holds rentals in an LLC DSCR cash-out refinance instead of a HELOC
Needs more than $500,000 Primary-residence line or DSCR cash-out

If you are weighing options and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Programs involve select wholesale partners, Lendmire is a broker and never the lender, and nothing here is a commitment to lend. Frequently Asked Questions

Can I get a HELOC on a rental property?

Sometimes, but not often. On the network Lendmire brokers through, an investment line caps at 70% CLTV with a 700 minimum credit profile and a $500,000 maximum line. Outside it, many banks only write lines on a primary home. Availability is lender by lender.

Should the line sit on my home or my rental?

It depends on risk tolerance and title. A line on the primary home puts the home behind the plan if the BRRRR stalls. A line on a personally titled rental adds a second lien that must be paid off at the refinance. Property held in an LLC cannot take these lines at all.

What pays off the HELOC in a BRRRR?

Usually a DSCR cash-out refinance, which sizes on rental coverage rather than personal income. It typically tops out near 75% LTV on standard rentals, with about 6 months of seasoning common. If the appraisal lands short, the proceeds may not clear the first lien, the line, and the rehab spend.

Does a HELOC count as cash for a DSCR purchase?

Often not the way savings do. A lender will trace a large deposit and may treat it as borrowed funds, with added reserve requirements. Each DSCR program sets its own rules on borrowed down-payment money.

Does clearing a 1.00 coverage ratio mean the rental cash flows?

No. The ratio compares rent to the monthly obligation only. Repairs, vacancy, management, utilities, and capex sit outside it.
