Investment Property HELOC Requirements on an Airbnb You Hold as an Investment

The Quick Read: A home equity line on an Airbnb you own as an investment is available through select lenders in Lendmire’s wholesale network. It is underwritten on you rather than on bookings, so the line must be titled to you personally or to a revocable living trust, with a 700 minimum credit score and a ceiling of 70% CLTV on an investment property. Platform revenue helps only after it shows up in filed returns and deposits.

  • Title is the first gate. An LLC, corporation, partnership, or irrevocable or land trust cannot hold title on these lines.
  • Credit floor is 700 on an investment property. Scores above 700 do not raise the 70% CLTV ceiling.
  • The line tops out at $500,000 on an investment property. At that size it usually runs on an automated valuation, not a full appraisal.
  • Property type matters. Condotels and manufactured homes are out, which catches some Airbnb owners.
  • Rent coverage does not decide the file. If the property is held in an LLC or the income reads thin on returns, a DSCR cash-out refinance is usually the better fit.

What Is an Investment Property HELOC, Really?

A HELOC is a revolving line secured by equity, and on an investment property it is a different animal from the owner-occupied version. You borrow against the gap between the property’s value and what you owe. On a rental, the lender treats that collateral as business-purpose real estate, so the standards tighten.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Most big retail lenders have pulled back from lines on rentals. Across Lendmire’s wholesale network, a few lenders will still place one, but they apply stricter rules than they do on a primary home. Lendmire is a broker. It arranges these lines through select wholesale partners and is never the lender, so every figure here is subject to lender guidelines and full file review.

The product itself is simple. The CFPB describes a HELOC as an open-end line you can draw on repeatedly, with a draw period first and a repayment period after. That frame holds for an Airbnb line too. The differences sit in who can hold title, what the lender reads for income, and how much equity must stay in the property.

Key Terms Defined

HELOC: A revolving credit line secured by the equity in a property, with a draw period followed by a repayment period.

CLTV: Combined loan-to-value, which adds the first mortgage and the new line together and divides by the property’s value.

Vesting: The way title is held, such as in your own name, a revocable living trust, or an LLC.

Draw period: The stretch when you can borrow from the line and make interest-only payments.

DSCR: Debt service coverage ratio, which compares a property’s rent to its monthly housing payment (principal, interest, taxes, insurance, and any HOA dues).

Seasoning: The time you must hold a property or a hosting history before a lender counts it.

The Requirements, Laid Out

Here is what a line on a held Airbnb looks like across the network. These are typical ranges from select lender guidelines, not promises, and each file is underwritten individually.

Requirement Investment property line
Max CLTV 70%
Minimum credit 700
Line size $25,000 to $500,000
Draw structure 5-year draw, 25-year repayment
Max DTI 50%
Valuation Automated, no traditional appraisal in most cases
Title Individual or revocable living trust

For comparison, a line on a primary residence or second home can reach 90% CLTV, but only at a 720 or better credit profile. That tier does not apply to an investment property. The ceiling for your Airbnb is 70%, whatever your score.

Market-wide surveys of investor lines tend to run wider, and one investor-finance explainer reports 70% to 80% max LTV and credit near 700 to 720 across the broader market. The network figure for an investment property is 70% CLTV with a 700 floor, and that is the number that applies to a file placed through Lendmire.

Three structural points matter more than they look.

1. The line is a standalone second or first lien. If the Airbnb is paid off, the line sits in first position. If there is a first mortgage, the line sits behind it.

2. At least 75% of the line is drawn at closing. It is not a flexible empty line you open and leave untouched.

3. Pricing floats and never converts to fixed. Lines usually carry adjustable pricing, so the cost can move while your bookings do not.

Gate One: Who Holds Title

Title decides more Airbnb files than credit does. The line must be vested in an individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

Many Airbnb owners put the property in an LLC for liability protection, and that is the sharpest structural difference from a DSCR loan. If the deed already sits in an LLC, there are two paths. You can change the vesting to your personal name or revocable trust, which has legal and insurance consequences worth discussing with your attorney and insurer before you move anything. Or you can skip the line and use a DSCR cash-out refinance, which can work with LLC-titled properties, subject to lender program eligibility.

Do not deed a property out of an LLC just to chase a line without thinking that through. The vesting change can be harder to reverse than it was to make.

Gate Two: How Lenders Read Airbnb Income

A HELOC reads the person. A lender looks at credit, debt-to-income, and the income you can document, and Airbnb bookings are only one input.

The usual file, as one investor-tax guide lays it out, includes two years of tax returns with Schedule E, lease or rent documentation, mortgage statements, insurance, reserve statements, and a valuation. For a short-term rental, platform payout reports and 1099-K forms are the most commonly accepted evidence alongside bank deposits, and short-term rental income gets more scrutiny than a standard lease. That source is a calculator vendor, so treat the detail as directional.

In practice, the failure mode is reconciliation. Payouts on the platform report, deposits in the bank account, and income on the return have to tell the same story. A host who ran strong numbers but reported little on Schedule E after depreciation and expenses will look thin on a borrower-based file even when the property performs.

On the debt side, the network allows a DTI up to 50%, qualified on the interest-only payment calculated on the maximum draw. That means the lender sizes your debt as if you had drawn the whole line. A smaller line can pass where a full-size line would not.

Credit pulls are a single-bureau score model keyed to the primary wage earner. The report can be no more than 90 days old at closing, and rescores are not available. Clean up utilization before the pull, not after.

Gate Three: Equity and Sizing

Equity is the arithmetic gate. The lender takes the allowed CLTV, applies it to the property’s value, and subtracts what is already owed. The CFPB’s booklet shows this credit-limit method with an illustrative percentage. On your Airbnb, the percentage is 70%.

Run it in points of value rather than dollars. Say the Airbnb has a first mortgage equal to 55% of its value. At a 70% CLTV ceiling, that leaves about 15 points of value to borrow against, before any other cap applies. If the first mortgage is 65% of value, you have only about 5 points of room. A paid-off Airbnb has the full 70% available, subject to the $500,000 line cap.

That cap matters on higher-value properties. A line on an investment property cannot exceed $500,000, so on a very high-value, paid-off Airbnb the dollar cap binds before the percentage does. Anything bigger is a DSCR cash-out conversation.

Valuation follows the size. Because an investment line caps at $500,000, and full appraisals begin only above that, an investment line runs on an automated valuation in most cases. A higher CLTV may call for a secondary valuation, and you can always ask for a full appraisal. Automated models tend to miss value created by a recent renovation, so a freshly rehabbed Airbnb is the one case where requesting the full appraisal can make sense.

Where the General Rule Breaks

A few Airbnb-specific edges derail otherwise clean files.

Condotels and unit hotels. A condo that operates with hotel-style rental management can be classified as a condotel, and condotels are not eligible. Standard condominiums are eligible, including non-warrantable ones, so the classification matters. Pull the HOA questionnaire and check the rental restrictions before you apply.

Property type. Eligible types are single-family, 2-4 units, PUD, townhome, and condominium. Manufactured homes, co-ops, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible. A cabin that is really a log home falls outside these programs.

The rental-use clause. The CFPB’s consumer booklet, as reproduced by a credit union, warns that renting out your home may be prohibited under the terms of the line. That warning is written for owner-occupants, but the principle carries over. Read the line agreement and confirm that short-term use is permitted before you sign.

Listing status. A property that is listed for sale, or was listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington. An owner testing the market on a sale will hit this one.

Derogatory history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files follow a 7-year path for a foreclosure and 4 years for a deed-in-lieu, pre-foreclosure, or short sale.

Portfolio exposure. A borrower is limited to three lines, and combined exposure caps at $2,000,000 or $750,000 depending on the program. A borrower with more than 15 financed properties is not eligible. Investors with larger portfolios run out of room here before they run out of equity.

Availability. Lendmire’s home equity line programs are offered in 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than its 41-market DSCR footprint. Texas investment properties are treated as non-homestead transactions, and the homestead limits that bind a Texas primary residence do not apply.

HELOC or DSCR Cash-Out: How the Decision Looks

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. A DSCR file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, and the borrower’s tax-return income is not the center of it.

For a held Airbnb, that difference is the whole decision. Across the network, a standard DSCR cash-out refinance on a rental tops out around 75% LTV, with about 6 months of seasoning as the common expectation. On short-term rental collateral, a cash-out generally runs to 70%, and lenders expect a 640+ score and about 12 months of hosting history. Coverage of 1.00 is where select programs start on an STR refinance, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders).

Clearing 1.00 is not the same as positive cash flow. The ratio compares rent to the housing payment only. Repairs, vacancy, management, utilities, and capex all sit outside it, so size any cash-out against the full operating picture.

Factor Investment HELOC DSCR cash-out
Reviewed on Borrower credit, DTI, filed income Property rental coverage
Title Individual or revocable trust LLC allowed, subject to lender program eligibility
Max leverage 70% CLTV on investment property About 70% on STR cash-out
Size Up to $500,000 Up to $3,000,000 on standard programs
Structure 5-year draw, 25-year repayment 30-year fixed spine
Credit floor 700 640+ on STR, varies by program

Choose the line when the property is in your own name, your returns show solid income, you want a smaller amount of equity, and you can live with floating pricing. Choose the DSCR path when the property is in an LLC, your tax returns understate what the property earns, you want a larger amount, or you want a fixed structure. The two also compete for the same equity on the same property, so sequence them rather than stacking them.

For the DSCR side of the comparison, the complete DSCR loans guide covers how coverage is calculated and how leverage tiers work.

Which Property Should Secure the Line?

Some investors skip the Airbnb as collateral altogether and borrow against a primary residence instead. A primary-residence line can reach a higher CLTV at the right credit tier, and the property is not subject to the rental-use and title restrictions that complicate an Airbnb. The tradeoff is risk. You are putting your home behind a business bet, and a line above $500,000 is primary-residence only.

Using the Airbnb as collateral keeps the risk with the asset that earns the income. It also caps the line and the leverage. Neither is wrong, but they are different risk positions, and the better choice depends on how much room you have in each property.

Cost and Risk You Should Plan For

The payment on a floating line moves with pricing, and Airbnb revenue moves with the season. In a slow stretch, the payment can rise while income dips. Test the numbers against your weakest quarter, not your best one.

The draw period is interest-only for 5 years, after which the line amortizes over 25 years. Many borrowers underestimate that step-up. Plan for it before you draw.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

A Pre-Application Checklist

1. Confirm the vesting. Your name or a revocable living trust, not an LLC.

2. Check the property type. Not a condotel, manufactured home, or log home.

3. Pull your credit and clean up utilization. You need 700 or better, with a report under 90 days old at closing.

4. Gather two years of returns with Schedule E. Add platform payout reports and 1099-K forms if you have them.

5. Reconcile the paper. Payouts, deposits, and returns should match.

6. List every mortgage. Include statements for each financed property, and count your open lines against the three-line limit.

7. Check listing status. Confirm the property has not been listed in the past 60 days.

8. Run the equity math in points of value. Compare your first mortgage to the 70% ceiling.

Frequently Asked Questions

Can I get an investment HELOC if my Airbnb is held in an LLC?

Not directly. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. You can move title to yourself or a revocable living trust, or you can use a DSCR cash-out refinance instead, subject to lender program eligibility.

Does my Airbnb income count toward qualifying?

It counts when it is documented. Lenders read filed returns, platform payout reports, and bank deposits, and the three need to reconcile. Bookings that never reached a return will not carry the file.

What is the most I can borrow on an Airbnb held as an investment?

The ceiling is 70% CLTV on an investment property, and the line cannot exceed $500,000. Whichever limit hits first controls. A paid-off property has the most room, and a property with a large first mortgage may have very little.

Will I need a full appraisal?

Usually not. Because an investment line caps at $500,000, it commonly runs on an automated valuation with no traditional appraisal. A higher CLTV may require a secondary valuation, and you can request a full appraisal if a recent renovation is not reflected in the model.

Can I use a line on a brand-new Airbnb?

It depends on the file. The line reads your credit, DTI, and filed income, so a new listing with no returns to show is hard to document. A DSCR program may fit better, though STR files typically want about 12 months of hosting history.
