The Quick Read: On a free-and-clear Airbnb, a home equity line of credit (HELOC) becomes a revolving loan that is sized by combined loan-to-value and approved on your personal file, not on the property’s bookings. In the wholesale network Lendmire works with, the investment-property version caps at 70% combined loan-to-value, tops out at $500,000, and requires title in your name or a revocable trust.
- Most home equity lines sit behind a first mortgage, so first position is unusual for this product. On a paid-off property, nothing else is recorded against it, so the line can take first position.
- The minimum credit score on an investment line is 700.
- Approval reads your credit, debt-to-income ratio (DTI) and documented income, not nightly revenue.
- An LLC cannot hold title on this product, which makes vesting a common stumbling block for Airbnb owners.
- A DSCR cash-out refinance is the rent-based alternative when title, income or structure doesn’t fit.
A paid-off Airbnb looks like the easiest collateral in the world. In practice, equity is rarely the hard part. Credit, title, property type and how your short-term income is documented decide most outcomes. This walkthrough takes the mechanics in the order a lender reviews them.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Key Terms Defined
HELOC: A home equity line of credit is a revolving loan secured by a property. You borrow, repay and borrow again within a set limit.
Lien: A lien is a lender’s recorded claim on a property. First lien means that claim comes ahead of any other.
CLTV: Combined loan-to-value adds every loan against the property, including the full credit limit of a new line, and divides by the property’s value.
Draw period: This is the stretch when you can borrow against the line and payments are interest-only.
Repayment period: This is the stretch after the draw period ends, when you can’t borrow more and the balance pays down.
Vesting: Vesting is how title is held, such as an individual, a trust or an LLC.
DSCR: Debt service coverage ratio compares a property’s monthly rent to its monthly payment (principal, interest, taxes, insurance and any association dues). It reads the property rather than the borrower.
What Changes When the Airbnb Is Paid Off
Paying off the property changes two things: your lien position and your sizing math. A line on a free-and-clear property takes first position, because lien order follows recording order. Most home equity lines sit behind a first mortgage, so first position is unusual for this product.
The sizing rule is simple. The lender totals all loans against the property, including the full credit limit of the new line, and divides by value. That is CLTV. On a paid-off Airbnb the existing-loan portion is zero, so the new line alone sets the ratio.
On an investment property in this network, the ceiling is 70% CLTV, and the line can’t exceed $500,000. Both the 720+ and 700+ credit tiers reach the same 70%. That means a stronger score above 700 buys you nothing extra in leverage. The 700 floor is firm, with no lower tier beneath it.
Your line is therefore the lesser of 70% of appraised value or $500,000. The dollar cap binds once a property is valued high enough that 70% would exceed it. Below that, the percentage binds. The minimum line is $25,000.
How Underwriting Reads a Paid-Off Airbnb, Step by Step
An investment HELOC is reviewed against you, the borrower. The deal works through six checks, and failing any one ends the conversation.
Step 1: State and program availability. The HELOC program in Lendmire’s network runs in 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. That is narrower than the 41-market footprint for DSCR loans. If your Airbnb sits elsewhere, the rent-based route below becomes the main path.
Step 2: Property type. Eligible property types include single-family homes, 2-4 unit properties, PUDs, townhomes and condominiums, including non-warrantable condos. Some listings fail here. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural-zoned properties are not eligible. An Airbnb in a condo-hotel building is a condotel, so it is out. Check the property type before you apply.
Step 3: Title. Title must sit with you individually or in a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind or land trusts can’t hold title. The edge-case section below covers what to do if your Airbnb sits in an LLC.
Step 4: Credit. An investment line needs a 700 minimum score. The lender uses a single-bureau score keyed to the primary wage earner, and the report can be no more than 90 days old at closing. Housing history is reviewed across all financed properties. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure needs 7 years, and a deed-in-lieu, pre-foreclosure or short sale needs 4.
Step 5: Income and DTI. The maximum DTI is 50%. The lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you plan to borrow. Your Airbnb income counts only as far as it is documented. That usually means filed returns, platform payout reports and bank deposits, typically net of expenses. Gross bookings on your dashboard don’t qualify you. The payout history has to show up in the paperwork.
Step 6: Valuation. Because an investment line caps at $500,000, and full appraisals are required only above that size, the line ordinarily runs on an automated valuation and commonly closes without a traditional appraisal. You can still request a full appraisal. A higher CLTV may also call for a secondary valuation.
Draw Period, Repayment Period and the Payment Step-Up
Investment lines in the network use one structure: a 5-year interest-only draw period followed by a 25-year fully amortizing repayment period. Pricing floats through both periods and never converts to a fixed term. Because it floats, your payment can change even if you don’t borrow another dollar.
At least 75% of the line is drawn at closing. This surprises owners who picture a standby line they leave untouched. Plan on carrying interest on most of the limit from day one. Later draws have a $1,000 minimum on this structure, with Texas at $4,000.
The CFPB’s explainer on home equity lines describes the general shape of any HELOC. It is an open-end line you can borrow against repeatedly during the draw period. After that, repayment begins, monthly payments are often significantly higher, and in some plans the whole balance can come due. The CFPB’s HELOC brochure adds that some plans require a minimum draw or an initial draw, and that payments can change during the draw period. Those are consumer-line baselines, and the network’s investment terms above govern here.
The step-up deserves its own line in your budget. During the draw period you pay interest only. When year six arrives, the balance starts amortizing over 25 years, and the payment rises. Money spent on improving cash flow can help absorb that rise, while money spent on lifestyle costs adds nothing to the income that must cover it.
The LLC-Owned Airbnb
This is the biggest structural gap between a HELOC and a DSCR loan. Many investors hold short-term rentals in an LLC for liability reasons. The investment HELOC can’t accept that vesting. You have two options. You can re-deed the property to yourself or a revocable trust, or you can use a DSCR cash-out refinance instead, which can accommodate an LLC subject to lender program eligibility.
Re-deeding is not free of side effects. It can touch your liability protection, your insurance policy and your title insurance. Talk to your attorney and your title insurer before you sign a new deed, not after.
| Title situation | HELOC fit | Typical next move |
|---|---|---|
| Individual name | Eligible | Proceed to credit and DTI review |
| Revocable living trust | Eligible | Proceed, with trust documents |
| LLC or corporation | Not eligible | Re-deed or use DSCR cash-out |
| Irrevocable or land trust | Not eligible | Re-deed or use DSCR cash-out |
A New or Thin Hosting History
A brand-new Airbnb has no filed year of hosting income. On a borrower-based line that matters less than it sounds, because the review leans on your credit and DTI. But if you rely on the Airbnb income to hit your DTI, the lender can only count what your documents show. On the rent-based route, a short-term-rental cash-out refinance generally wants around 12 months of hosting history, depending on program.
Listing, Exposure and Eligibility Limits
A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX and WA. That rule concerns a for-sale listing, not your Airbnb listing. A borrower can hold at most three lines, and an owner of more than 15 financed properties is not eligible. The 15-property limit matters most to portfolio investors, since it is a count of holdings rather than a credit measure.
Local Rules and the Business-Use Clause
Short-term rental rules can vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income. Also read your line agreement. Some residential loan documents restrict commercial use of the property, so confirm the lender knows the property operates as an Airbnb.
HELOC or DSCR Cash-Out Refinance?
A HELOC reads you. A DSCR loan reads the property. That single difference drives the choice. Lendmire’s complete DSCR loans guide covers the rent-based side in depth. The quick comparison for a paid-off Airbnb looks like this:
| Factor | Investment HELOC | DSCR cash-out refinance |
|---|---|---|
| Reviewed on | Your credit, DTI, documented income | Property rent vs. its payment |
| Leverage | 70% CLTV, $500,000 max | Up to 75% LTV standard rentals; 70% on short-term-rental collateral |
| Title | Individual or revocable trust | LLC possible, subject to program terms |
| Structure | Floating, 5-year draw, 25-year repayment | 30-year fixed spine; other terms through select lenders |
| Credit floor | 700 | 640+ on short-term rentals; around 660 typical elsewhere |
| Loan size | $25,000 to $500,000 | Up to $3,000,000 on standard programs |
The cash-out path has its own rules on a short-term rental. A refinance of an Airbnb typically needs a 640+ score, about 12 months of hosting history, and a 1.00 coverage floor. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Cash-out generally needs about 6 months of ownership seasoning, which a paid-off property usually clears already. Reserves commonly run around 6 months of PITIA (principal, interest, taxes, insurance and association dues), though they vary by lender, loan size and leverage.
A 1.00 coverage ratio does not mean positive cash flow. DSCR counts rent against the payment only. Repairs, vacancy, management, utilities and capital expenses sit outside the calculation.
The choice is a trade between flexibility and structure. If you want a small amount of capital, such as a down payment on the next property, a HELOC can fit. If you want a larger sum, an LLC-friendly structure, or relief for your personal DTI, the cash-out refinance is usually the better tool.
The Risks and the Stress Test
You are putting a free-and-clear asset at risk. That is the real cost of this product. If you can’t make the payment, the lender’s remedy is foreclosure on the Airbnb, and you will have given up the property that carried no debt at all.
The line also competes with your other obligations, because it is qualified on your personal file. A new payment raises your DTI for every loan you apply for afterward. Floating pricing adds a second risk, since the payment can rise or fall because of rate movements you do not control.
Run this stress test before you apply:
- Model the payment at the full line limit, since lenders review your file on the maximum draw.
- Test your slowest booking quarter, not your average one.
- Add a month of zero bookings from a local rule change or a platform dispute.
- Check that the year-six repayment step-up still fits your cash flow.
- Confirm you aren’t relying on this line to cover operating shortfalls.
Using the proceeds well matters too. Paying down principal during the draw period eases the later step-up. Using the money for a down payment, furnishings or renovations on a rental is the common sound use, while treating the line as permanent financing is the common mistake.
A Step-by-Step Application Checklist
1. Confirm your Airbnb sits in one of the 16 states where the HELOC program runs. 2. Confirm the property type is eligible and is not a condotel or manufactured home. 3. Check how title is held, and settle any LLC question with your attorney first. 4. Pull your credit and confirm a 700 or better score. 5. Gather filed returns, platform payout reports and bank statements. 6. Gather mortgage statements for every property you own, plus insurance and the deed. 7. Total your monthly debts and test the 50% DTI limit using the maximum-draw payment. 8. Decide whether a HELOC or a DSCR cash-out refinance fits your goal.
Frequently Asked Questions
Can I get a HELOC on a paid-off Airbnb?
In the network, an investment line requires a 700 score, title in your name or a revocable trust, an eligible property type, and DTI at or below 50%. Owning outright helps because the line takes first position. It doesn’t replace the credit and income review. Exact terms depend on lender and investor guidelines, credit profile, reserves, and property review.
How much can I borrow against a free-and-clear Airbnb?
The line is the lesser of 70% CLTV or $500,000 on an investment property. That means the dollar cap only binds on higher-value properties. The $500,000 ceiling is also the dividing line for appraisals: a line at that size or below ordinarily uses an automated valuation. All figures are subject to lender guidelines and a full file review.
Does my Airbnb income count toward qualifying?
It counts as far as you can document it, usually on filed returns, platform payouts and bank deposits, typically net of expenses. A borrower-based line reads your personal file, so gross bookings alone don’t qualify you. If you want the property’s rent to carry the review instead, a DSCR cash-out refinance is the rent-based route.
Can my LLC take out a HELOC on the property?
Not on this product. Title must be held by an individual or an inter vivos revocable living trust. If your Airbnb sits in an LLC, you can change vesting or use a DSCR cash-out refinance, which can accommodate an LLC subject to program terms. Talk to counsel and your title insurer before re-deeding.
Is a HELOC better than a cash-out refinance for an Airbnb?
It depends on the amount, your title and your personal file. A HELOC offers a smaller, revolving line with floating pricing, and it adds to your DTI. A DSCR cash-out refinance offers a fixed-rate spine, higher loan sizes and property-rent-based lender review, with a lower leverage cap on short-term-rental collateral than on standard rentals.

The best use of a paid-off Airbnb is rarely to borrow the maximum. It is to decide what the equity needs to do, then pick the loan that asks the fewest compromises of your title, your personal debt ratios and your cash flow in a slow quarter.
