Can an LLC-Held Airbnb Get an Investment Property HELOC?

Can an LLC-Held Airbnb Get an Investment Property HELOC?

The Quick Read: Usually not while the LLC sits on the deed, because a home equity line is a loan to a person, and on the wholesale network title must be held by an individual or a revocable living trust. The practical routes are re-titling, borrowing against a different property you own personally, or using a DSCR cash-out refinance with the LLC as borrower, subject to lender guidelines.

  • Investment lines top out at 70% CLTV with a $500,000 maximum line, and 700 is a hard credit floor.
  • LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines.
  • A DSCR cash-out reaches 75% LTV on standard rentals and 70% on short-term-rental collateral, usually with about 6 months of seasoning.
  • Owning 100% of the LLC does not make the LLC “you” on the deed.

Why the LLC Stops the File

The LLC blocks the file because the lender checks the recorded deed first. If the entity is on title, the borrower and the owner do not match, and most files end there. This is product design, not a legal ban.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

A HELOC is underwritten on you: your credit, your debt-to-income ratio, your other financed properties. The rent from the Airbnb is not the test. A lender cannot take a lien from you personally on a property you do not own, and a single-member LLC does not change that. Both single-member and multi-member LLCs come back the same way at the title check.

The federal consumer-finance regulator describes a HELOC as an open-end line you borrow against repeatedly, with a draw period. The product was built around a person and a home. An entity borrower does not fit the design.

Some small banks and credit unions will lend against an LLC-owned rental. Each writes its own rules, and extra signing documents are common. Treat those as one-off exceptions, not a route to plan around.

What an Investment HELOC Looks Like on the Network

Across the wholesale network, the investment-property line is narrow and predictable. Knowing the box tells you quickly whether a rental fits.

Feature Investment property line
Max CLTV 70%
Maximum line $500,000
Minimum credit 700
Structure 5-year draw, 25-year repayment
Title Individual or revocable living trust

Pricing and available terms vary by lender, borrower profile, property type, and full underwriting review. Pricing floats and never converts to fixed. A borrower can hold up to three lines, and anyone owning more than 15 financed properties is not eligible.

Credit above 700 buys eligibility, not leverage. The investment table is two-tier: 720 and 700 both reach 70% CLTV. Because the line caps at $500,000, it commonly closes on an automated valuation rather than a traditional appraisal, though a borrower can request a full appraisal. Eligible property types include single-family, 2-4 units, townhomes, PUDs, and condos, including non-warrantable ones. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural properties are not offered.

Availability matters too. The HELOC product runs only in Lendmire’s 16 full-service states, which is narrower than its 41-market DSCR footprint. All figures are subject to lender guidelines and full file review, and nothing here is a commitment to lend.

How the Equity Math Works

CLTV is the first mortgage plus the new line, divided by the property value. At a 70% cap, a property whose first mortgage uses 55% of value leaves room for a line of up to about 15% of value, subject to guidelines. The calculator on this site can run an illustrative version with your own inputs.

An Airbnb with a large first mortgage often has no room at all. The cap leaves less cushion than many investors expect, and a property bought recently at high leverage rarely clears it.

What Lenders Ask for on an Airbnb

Underwriting a HELOC on a short-term rental means documenting you, then the property. Expect filed traditional personal-income documentation, bank statements, and mortgage statements on every property you own. Platform records and deposits follow.

Lenders generally use net income, not gross bookings. Strong bookings can show thin net income after deductions. Some lenders also discount short-term-rental income because it swings more than a lease does.

Which tax schedule you filed can change how the income reads, since rental income can appear as rental or as self-employment income depending on the services provided. That is a detail for your preparer.

One more check: a line agreement can restrict renting the property to others. The CFPB’s HELOC booklet is written for borrowers drawing on their homes, so read the use terms before relying on short-term-rental income.

The Four Routes When the Rental Sits in an LLC

There are four workable routes, and they trade off differently. Lendmire’s piece on investment property HELOC lenders for LLC-held rentals covers the same options from the lender-search side.

Route Who borrows LLC stays on title? Main trade-off
Re-title, then HELOC You personally No Due-on-sale and liability exposure
HELOC on another property You personally Yes Uses a different asset as collateral
Entity credit line LLC, usually guaranteed Yes Personal guarantee still applies
DSCR cash-out refinance The LLC Yes New first lien, closing costs, lump sum

The second route avoids the vesting problem. You borrow against a personally titled property and contribute the funds to the LLC. It does not take the rentals off your personal debt-to-income ratio, though.

If You Re-Title: What Can Go Wrong

Re-titling a mortgaged rental out of an LLC can trigger the due-on-sale clause in your existing loan. The federal statute, 12 U.S.C. § 1701j-3, protects certain transfers, but the protections are narrow and a transfer between an LLC and a person is a common trigger. Moving a rental into a revocable trust may also fall outside the protection, since those safeguards were written around owner-occupied homes.

Re-titling also breaks the liability separation the LLC was built to provide, and it can create an insurance and title-coverage mismatch. Talk to an attorney and your existing lender before touching the deed. Do not misstate occupancy to get a line approved. That is a different problem than a vesting problem, and a worse one.

Why Moving Rentals Into an LLC Does Not Clean Up Your Ratios

Some investors deed personally financed rentals into an LLC hoping to remove those mortgages from their personal debt-to-income calculation. Lenders generally do not accept that. A transfer alone does not exclude the payments. A lender may consider it only after the LLC has demonstrably paid the mortgage from its own accounts for an extended period, and that is a lender’s choice, not a rule.

The DSCR Cash-Out Route

A DSCR cash-out refinance answers a different question than a HELOC. A HELOC asks whether you qualify personally. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, and generally allows LLC title, subject to lender program eligibility.

Across the network, typical cash-out leverage tops out at 75% LTV on standard rentals and 70% on short-term-rental collateral. About 6 months of seasoning is the common expectation, and short-term-rental underwriting expects about 12 months of hosting history. A newer Airbnb may underwrite on long-term rent instead. Credit of 640 or better is the expected score on short-term-rental files, and most programs want around 660 on standard ones.

On coverage, 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. A stronger ratio opens better pricing and leverage. Clearing 1.00 is not the same as positive cash flow: DSCR compares rent to PITIA only, so repairs, vacancy, management, utilities, and capex sit outside the number. For the full framework, see the complete DSCR loans guide.

Here is the other side. The first mortgage gets replaced, there are closing costs, and you receive a lump sum rather than a revolving line. If you want revolving access to a small amount of equity and your first mortgage rate is one you want to keep, a HELOC has the edge, provided the title works. If the property sits in an LLC and you want the entity kept intact, the cash-out is usually the cleaner path.

Which Situation Points Where

Your situation Likely fit
LLC on title, want to keep it DSCR cash-out
Own a home with equity, 700+ credit HELOC on that property
Airbnb under a year old Long-term-rent underwriting or wait
Want to keep a low first mortgage Ask counsel about due-on-sale risk before any re-titling, then HELOC
Personal DTI already stretched DSCR cash-out

Key Terms Defined

Vesting: who holds title to the property on the recorded deed.

CLTV: combined loan-to-value, meaning the first mortgage plus the new line divided by the property value.

Due-on-sale clause: a term in many mortgages letting the lender demand payoff if title transfers.

DSCR: debt service coverage ratio, the property’s rent divided by its monthly payment of principal, interest, taxes, insurance, and any HOA dues.

Seasoning: the minimum time you must have owned the property before a cash-out loan.

Personal guarantee: your promise to repay a loan made to your entity.

What to Do Next

Pull the recorded deed and confirm who holds title. Then order your first mortgage balance and a rough value to see your CLTV. Check your credit against the 700 floor. If you are over the cap or the LLC cannot move, price the DSCR cash-out alongside the HELOC. Run the same file both ways before you pick.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can a single-member LLC qualify for an investment HELOC?

No, not as the borrower on the network. Single-member and multi-member LLCs both fail the title check. Owning 100% of the entity does not make it you on the deed, so the routes are a vesting change or a DSCR cash-out.

Will deeding my Airbnb out of the LLC trigger my lender?

Yes, it can. Transfers of a mortgaged rental between an LLC and an individual are a common due-on-sale trigger, and statutory protections are narrow. Review the move with an attorney and your existing lender first.

Can I borrow against my home and put the money into the LLC?

Yes, in many cases. A HELOC on a personally titled property avoids the vesting problem. The mortgages on your rentals still count toward your personal debt-to-income ratio, and primary-residence ceilings differ from the investment-line cap.

What if my Airbnb is new?

Short-term-rental DSCR underwriting expects about 12 months of hosting history. A newer property may underwrite on long-term rent instead, which can lower the coverage ratio.

Does Airbnb income count on a HELOC?

Only as net income on your filed returns and bank statements, and some lenders discount it. A HELOC does not use the property’s rent calculation the way a DSCR loan does.

Investors focused on short-term rentals can review DSCR loans for Airbnb and short-term rentals.
