Can an LLC Hold Unlimited DSCR Loans Across Multiple Airbnbs?

Can an LLC Hold Unlimited DSCR Loans Across Multiple Airbnbs?

The Quick Read: Usually yes in principle, but not unlimited in practice. No law or agency cap limits how many DSCR loans an LLC can carry, because these are non-agency investor loans, yet each lender sets a private exposure ceiling on the person who guarantees the loans, and your capital, credit, and reserves set the rest.

  • Each Airbnb is its own loan, and the LLC signs the note.
  • A person usually signs a personal guaranty behind every one of those notes.
  • The limit attaches to the guarantor’s total exposure, not to the LLC’s name.
  • Short-term rental (STR) income treatment is the biggest swing factor from lender to lender.
  • Reserves, credit, and leverage caps apply to every file, no matter how many you already hold.

Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines. This is not a commitment to lend.

Is There a Legal Cap on DSCR Loans?

No statute caps DSCR loan count. DSCR loans are non-QM, meaning they sit outside standard agency underwriting, so no agency property-count rule governs them.

The number people quote is the conventional one. Fannie Mae’s Selling Guide counts financed one-to-four-unit properties for loans delivered to Fannie Mae, and its limit table shows a maximum of 10 under DU underwriting for second homes and investment properties. That is contrast only. A DSCR loan is not delivered to that agency, so the count does not apply.

“No cap” still does not mean “unlimited approvals.” Lenders limit how much total balance they will hold with one borrower. Those limits are private and rarely published. Across a wholesale network, you see them differ widely, which is why one lender’s “no” is not the final word.

The LLC Versus the Guarantor

The LLC is the borrower, but a person usually backs it. This is the part many investors miss.

Item Tied to the LLC Tied to the person
Title to the rental Yes No
Signs the note Yes No
Personal guaranty No Yes
Credit and liquidity No Yes
Exposure cap Rarely Usually

Five LLCs with one guarantor is still one guarantor with five loans. Lenders look through the entity to the individual owners, so a fresh LLC does not reset the count. The new loans still appear against the guarantor’s credit, and the next lender will see them.

An LLC does separate property-level liability, but it does not erase the guarantor’s repayment promise. LLC eligibility, and whether a particular loan closes in an entity name at all, depends on program guidelines. Some loans close in a personal name, so an LLC is not a universal requirement.

How Multiple Airbnbs Are Underwritten

Each Airbnb gets its own file. The lender checks that property’s qualifying income against its full monthly obligation: principal, interest, taxes, insurance, and any HOA dues (together, PITIA). That ratio is the DSCR. The complete DSCR loans guide walks through the calculation.

Most programs we place files with start at 1.00 coverage, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.

STR income is where files diverge. Lenders commonly accept one of these:

  • an appraiser’s STR income analysis;
  • a trailing 12-month property-manager statement;
  • 12 months of bank statements showing platform deposits;
  • a data-service projection, usually for purchases only.

Some lenders will not touch STRs. Others qualify the property on long-term rent instead. On the network’s STR programs, purchases run up to 75% LTV, refinances around 70%, and STR cash-out 70%. Expect a 640+ score and about 12 months of hosting history, with coverage of at least 1.00 on both purchases and refinances. All of it is subject to lender guidelines.

Why the appraisal matters

Appraisers often start from Form 1007, the single-family rent schedule. A Fannie Mae short-term rental FAQ hosted by the Nevada Real Estate Division describes the form as documenting estimated monthly market rent for one-unit investment properties. Two-to-four-unit properties use Form 1025. An appraisal vendor, Class Valuation, argues the 1007 was built for long-term rent and cannot capture STR income. It sells STR appraisals, so read that as an informed position. The practical point: the same property can pass or fail depending on which income method your lender uses.

A Modeled Three-Airbnb Path

Run the numbers this way. These are modeled assumptions, not market data.

Say you form one LLC per property and buy three Airbnbs over time, all with the same guarantor.

  • Property one: a purchase at 75% LTV on an STR program. Coverage clears roughly 1.1x on the lender’s chosen income method.
  • Property two: you refinance property one on a cash-out basis at up to 70% LTV on STR collateral, and use proceeds toward the next down payment. Coverage on the new purchase lands near 1.2x.
  • Property three: the lender now sees two existing loans on your credit and asks where reserves sit. Every figure here varies by lender and program: guidelines, property type, leverage, and credit profile all apply.

Here is where friction appears. Reserves, commonly around 6 months of PITIA per file (about 9 months above $1,500,000), cannot be counted twice. Cash used for the second down payment is no longer sitting in reserve for the first. Credit also matters: a 620 floor exists in parts of the network, most programs want around 660, and 700+ unlocks the strongest leverage tiers.

In files like this, the third or fourth loan usually stalls on liquidity or lender exposure, not on rent. Brokers fix that by spreading files across lenders, not by adding LLCs.

What Actually Limits You

Four things, in rough order of how often they bind:

1. The guarantor’s liquidity. Reserves must exist for every file.

2. The lender’s exposure policy. Total balance with one guarantor.

3. Credit. Higher scores unlock higher leverage on each new loan.

4. Property-level coverage. Each rental must still clear its own test.

A larger down payment lowers the payment and can lift coverage. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage. Loan sizes run roughly from $100,000 up to $3,000,000 on standard programs, and above $2,500,000 the network generally holds to 30-year fixed structures.

Compare lenders on exposure policy, not only on terms. Moving to another lender is the usual workaround, though your total liabilities still show on credit. Not every property qualifies, either: manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs.

One honest caution. Clearing 1.00 does not mean the Airbnb makes money. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, furnishing, and capital expenses sit outside it.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Separate Loans, One LLC, or a Blanket Loan?

Structure Strength Trade-off
One LLC per property Liability separated by property More admin and filings
One LLC, many properties Simple to run One lawsuit can reach every asset
Parent LLC over subsidiaries Clean ownership chain Lenders still look through
Blanket loan One note for several properties Different product; one default touches all

Whether one entity or several fits you is a question for an attorney or CPA. A series LLC adds a state-recognition question and may not be accepted by every lender.

Entity Hygiene and Due-on-Sale

Operating several LLCs means keeping each one clean. Lenders typically ask for articles of organization, an operating agreement, an EIN, a certificate of good standing, and proof of signing authority. Keep separate bank accounts and never commingle funds.

Title must be in the LLC’s name at closing. If you already own the property personally with a mortgage, moving it into an LLC can trigger the due-on-sale clause. Talk to an attorney first.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Myths Versus Facts

Myth Fact
The 10-property limit applies It is an agency rule, not a DSCR rule
There is no limit at all Lenders cap exposure per guarantor
An LLC removes personal liability A guaranty usually remains
1.00 means the Airbnb profits The ratio ignores operating costs
Every lender does STRs Many do not

Frequently Asked Questions

Can a brand-new LLC get a DSCR loan?

Often yes, subject to program guidelines. The lender cares more about the property’s income and the guarantor’s credit and reserves than the LLC’s age. Expect to supply formation documents and proof of signing authority.

Does a new LLC reset my loan count?

No. Lenders look through the entity to the guarantor, so a new LLC does not hide existing exposure. It can still help to separate liability between properties.

Do I still sign personally?

Usually, yes. The LLC signs the note and an individual signs a separate guaranty. The LLC separates property-level claims but does not remove the guarantor’s repayment obligation.

Can I use a cash-out refinance to fund the next Airbnb?

Often. Cash-out on STR collateral tops out around 70% LTV, and standard rentals around 75%, with about 6 months of seasoning as the common expectation. The next lender will still ask where its reserves sit.

Will lenders see all my LLCs?

Yes, in effect. Each loan shows against the guarantor’s credit, and lenders review liabilities and liquidity across files.
