DSCR (debt-service-coverage ratio): the property’s monthly rental income divided by its monthly housing obligation — principal, interest, taxes, insurance, and any HOA dues, together called PITIA. A ratio at or above 1.00 means the rent covers the full payment.

PITIA: shorthand for the full monthly obligation a lender measures against rent — principal, interest, taxes, insurance, and association dues, if any.

Haircut: a percentage reduction applied to a projected or gross rental figure before it’s allowed to count as qualifying income, meant to absorb vacancy, seasonality, and platform fees.

Non-QM (non-qualified mortgage): a loan that doesn’t follow the standard conforming rulebook — DSCR loans fall in this category because they qualify on property income rather than a borrower’s personal debt-to-income ratio.

The short version: no single number gets accepted at face value. Underwriting runs the STR income through a documentation check, a discount, and — in a market like Annapolis — a legal-operability check before it ever reaches the DSCR formula.
