Key Terms Defined

DSCR (debt-service coverage ratio): the property’s monthly rent used for lender review divided by its monthly housing payment — principal, interest, taxes, insurance, and any association dues. A ratio of 1.00 means the rent exactly covers the payment.

Business-purpose loan: a loan made to an investor buying or refinancing a property that will never be their home. These loans skip personal income documentation and qualify on the asset instead.

Rent schedule (Form 1007): the appraisal form lenders traditionally use to estimate long-term market rent by comparing similar leased properties nearby. It assumes a normal annual lease, not a nightly booking calendar.

How Purchase and Refinance Income Get Sourced Differently

On a refinance, the property already has a track record — the file typically leans on twelve months of actual platform earnings. On a purchase, there’s no history yet, so the appraisal’s own short-term-rent analysis carries the income instead.

That distinction matters because a purchase file is, by nature, more dependent on the appraiser’s judgment call. A refinance file with two years of strong bookings on Airbnb or VRBO gives underwriting something concrete to lean on. A purchase file on a property that’s never taken a guest is leaning on an estimate — which is exactly why the appraisal form matters so much on nightly-rental collateral.

Most appraisers reach for Form 1007, the standard rent schedule, because it’s the tool they know. But that form was built to estimate a twelve-month lease using comparable long-term rentals — not a nightly booking calendar with seasonal swings. Fannie Mae’s own selling guide confirms this documentation hierarchy was designed around a standard lease structure, which is precisely why STR files run on a separate income track rather than forcing that same form to answer a question it wasn’t built for. Fannie Mae has also been explicit that taking a nightly rate and multiplying by 30 to estimate monthly rent is the wrong math — it ignores furniture, guest services, vacancy, and the operating costs baked into a nightly-rental business.

The 20% Haircut, Step by Step

If a property produces a given amount of gross platform revenue each month, the file qualifies off the reduced figure — not the full number. That discount exists to absorb the vacancy, seasonality, and platform fees that come with running nightly stays instead of a signed lease.

Once that adjusted figure exists, the math runs the same way it does on any DSCR file: monthly rent used for lender review divided by the full monthly payment. Clear 1.00 and the file earns access to standard leverage. Fall short, and the deal either needs more cash down, a lower purchase price, or a different structure — more on that below.

Where a lease and an appraisal both exist for the same unit, most programs apply a lower-of check: whichever number is smaller wins, as a guard against an inflated lease inflating the ratio artificially.

What Documentation Actually Gets Requested

Expect roughly twelve months of hosting history on a refinance — trailing platform statements from Airbnb or VRBO, or market-data reports from a source like AirDNA standing in where a signed lease normally would. On a purchase, the appraiser’s short-term-rent study does that job instead.

Most programs in the network also want the borrower to already have experience running income property — typically twelve months owning a rental somewhere in the last three years — before they’ll count STR income at all. A first-time landlord buying their first nightly rental is a different underwriting conversation than an owner adding a fourth property to a portfolio.

Loan Size Changes the Rules — Sometimes Sharply

On the standard portfolio investor program Lendmire places, loan amounts run from $150,000 to $10,000,000, with leverage stepping down in tiers as the balance grows. Purchases and rate-and-term refinances typically run 80% loan-to-value up to $1,000,000 with a 660-plus credit score. From $1,000,000 to $2,000,000, that ceiling generally steps to 75% with a 700-plus score. From $2,000,000 to $3,000,000, purchase and rate-term leverage typically holds near 75% with the same credit tier. Above $3,000,000, purchase and rate-term leverage generally steps down to 65%, and cash-out disappears from the table entirely at that size.

Cash-out follows its own, tighter ladder: typically up to 75% loan-to-value below $1,000,000, stepping to roughly 70% between $1,000,000 and $1,500,000, and down near 60% between $1,500,000 and $3,000,000. Above $3,000,000, cash-out generally isn’t available on this program at all.

Short-term rental income specifically is capped at $2,000,000 in loan amount on this program, even though the standard portfolio ladder runs to $10,000,000 for long-term-lease collateral. A luxury beachfront property qualifying purely off nightly income, priced above that ceiling, is a different conversation than a comparably sized property qualifying off a standard twelve-month lease.

Above $4,000,000, every request in the network gets reviewed case by case before submission — purchase or rate-and-term only, never cash-out at that size. That review step is a real planning gap: a $3.5 million acquisition and a $5.5 million one are not on the same track, even though both sound like “luxury DSCR” on paper.

What If Coverage Comes In Below 1.00?

Coverage in the 0.75 to 0.99 range is a real path through select programs in Lendmire’s network, up to $2,000,000 in loan size — leverage and terms adjust downward to compensate, subject to underwriting. Two Appraisals, Non-Warrantable Condos, and Thin Comps
