Does a Margin Loan or PAL Balance Count as Debt on a Super Jumbo DSCR?

Does a Margin Loan or PAL Balance Count as Debt on a Super Jumbo DSCR?

The Quick Read: Usually not as a debt ratio item, but yes as a reduction to your assets. A super jumbo DSCR file qualifies primarily on property-level rental income covering the property’s own payment, subject to lender guidelines, so a personal portfolio loan never enters that ratio. The balance still matters in other places.

  • Not in the ratio. The coverage number is rent divided by the property’s payment. A margin or PAL balance is not part of that payment.
  • It shrinks your liquid assets. Pledged accounts are netted by the balance before they count toward reserves or cash to close.
  • Credit is still pulled. Whether the balance shows up depends on the issuer, so ask before you apply.
  • Call risk is the real danger. A margin call between application and closing can change the assets a lender verifies.
  • Every file is reviewed individually. Treatment varies by lender, loan size, and program, subject to underwriting.

Here is the part most investors miss. The question is not really “is it debt?” Of course it is. You borrowed money and you owe it back. The better question is where that debt gets counted in a super jumbo file, and where it does not.

Is a Margin Loan or PAL Really “Debt”?

Yes. Both are borrowed money secured by your investment portfolio. They differ in how they work, and the difference matters when a lender reads your file.

A margin loan is borrowing inside a brokerage margin account. According to FINRA’s margin disclosure statement, the securities in the account serve as the firm’s collateral, and the firm can issue a margin call or sell securities.

A pledged asset line, or PAL, is a separate loan secured by a pledged account. Schwab’s PAL FAQ says proceeds can fund a home purchase but cannot buy securities. The collateral value must stay at or above the outstanding loans.

Neither has a fixed repayment schedule the way a mortgage does. Interest accrues on the balance. That quirk is why underwriters treat these differently from a car loan or a credit card.

Feature Margin Loan PAL HELOC
What is pledged Securities in the account Pledged securities account Your home
Payment structure Interest accrues, no set schedule Interest accrues, flexible Draw, then repay
Call risk Margin call, forced sale Collateral shortfall call Line can be frozen or cut
Use of proceeds Broad Non-purpose, no buying securities Broad

Does It Enter the DSCR Calculation?

No. DSCR is rent divided by the full monthly obligation on the subject property: principal, interest, taxes, insurance, and any HOA dues. That is the whole formula.

Your personal debts are not weighed against the property’s rent. A personal debt-to-income test is what a conventional mortgage uses. Across the wholesale network Lendmire works with, super jumbo DSCR programs review the property’s coverage, your credit, and your liquidity instead.

A margin or PAL balance is a personal obligation secured by your portfolio. It is not secured by the rental, so it is not part of the subject property’s payment. It does not touch the numerator or the denominator.

Coverage of 1.00 earns full leverage on most files. Through select programs, coverage between 0.75 and 0.99 is a real path to $2,000,000 at reduced leverage, though LTV and terms adjust, subject to underwriting. Either way, your brokerage balance stays out of the ratio.

How a Lender Nets the Balance Against Your Assets

Reserves are where the balance bites. Most super jumbo programs want six months of PITIA on the subject property (twelve for first-time investors), and the money must be verifiable and usable. Cash-out proceeds never satisfy reserves on the super-jumbo overlay above $3,000,000. All of this is subject to underwriting.

Pledged securities are not free assets. The usable amount is the gross value minus the loan. If the lender sees the same account counted as collateral and as reserves, expect questions.

Run the numbers on a modeled example. Say you hold a brokerage account worth a round $2,000,000, and you have drawn a PAL balance equal to 25% of that value. Lenders generally treat the verified amount as the account value less the balance, so the account counts for roughly 75% of its gross value. The percentage is a modeled assumption, not a program figure. Some lenders exclude the pledged account entirely when it is cross-collateralized.

The practical move is to keep the pledged account separate from the account you plan to show as reserves. Money sitting in a pledge account can also be frozen.

What About Balances With No Required Payment?

A margin loan or PAL has no scheduled monthly payment. That makes it awkward for an underwriter who wants a number. Because DSCR is not a personal debt test, there is usually no payment to impute inside the ratio.

If the balance reports on your credit file, a lender may ask about it and want to understand it. Some may ask for a letter explaining the borrowing and its purpose. Whether a given balance reports at all is issuer-specific, so confirm before assuming either way.

Super Jumbo Specifics

Large files get more eyes. The standard program stops at $3,000,000, and the super jumbo ladder carries qualified investors past it, up to $10,000,000. The ladder steps leverage down with size: 80% on a purchase to $1,000,000, 75% to $3,000,000, 65% to $4,000,000, and 60% to $6,000,000 on review.

Above $4,000,000, every request is reviewed case by case before submission, purchase or rate-and-term only. Above $3,000,000, the credit floor is 700 with 0x30x24 housing history and 48-month event seasoning. Two appraisals are required above $2,000,000.

Those requirements make liquidity scrutiny tighter, not looser. A lender at this size wants to see that your reserves are real and not borrowed against twice. The balance does not cost you coverage. It can cost you verified assets.

Can a PAL Fund the Down Payment?

Often it can be done, but it is a separate review question. Schwab’s FAQ confirms PAL proceeds can fund a home purchase. A PAL is secured by your portfolio, not the rental, so the common rule against other liens on the subject property is not directly triggered.

Expect the lender to ask you to document the line and the transfer.

There is a timing risk. A DSCR purchase has a fixed closing date. FINRA explains that margin calls are triggered by account-value drops or higher house requirements, and equity maintenance on long margin stock is generally at least 25% of market value. A market drop between application and closing could force sales or freeze funds. Goldman Sachs Select’s risk overview says the maintenance-call window is usually about three business days. That window applies to the securities-backed line, not to the DSCR loan, which is a business-purpose loan exempt from TRID consumer disclosure timing under Reg Z 1026.3.

Schwab also describes its PAL as an uncommitted demand line, so the lender of the line can call it. An investor leaning on that line for cash to close is carrying a second obligation with its own trigger.

Entity, Guarantee, and Disclosure Questions

Entity vesting is welcome on super jumbo DSCR files, with no layered entities, subject to lender program eligibility. A property held in an LLC does not move your personal brokerage loan into the entity. The balance stays personal. Lenders still pull your credit and verify your liquidity as the guarantor.

Disclose the line upfront. A balance that surfaces late in review creates more friction than one explained early. Treat it the way you would any other liability: name it, document it, and show how the file works with it.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

What to Do Before You Apply

1. Pull your own statements. Know the gross value and the balance on every pledged account.

2. Separate your accounts. Keep the pledged account apart from the account you will show as reserves.

3. Decide the down payment source. If a PAL funds it, collect the loan agreement and transfer records.

4. Check your cushion. A big market drop should not push you into a margin call before closing.

5. Pay down if the cushion is thin. A smaller balance shrinks the netting and the call risk.

6. Disclose the line to your broker early. That lets the file be structured around it, not surprised by it.

Key Terms Defined

  • DSCR: the debt service coverage ratio, which compares a property’s rent to its monthly payment.
  • PITIA: principal, interest, taxes, insurance, and association dues, the full monthly obligation on the property.
  • Margin loan: borrowing inside a brokerage account, secured by the securities in it.
  • PAL: a pledged asset line, a loan secured by a pledged securities account.
  • Netting: subtracting a balance from an account’s gross value to find what counts.
  • Reserves: liquid money a lender wants you to hold after closing.

Frequently Asked Questions

Does a margin loan show on a credit report?

It depends on the issuer. Some portfolio-secured lines do not report to the credit bureaus. Credit is still pulled on a DSCR file, so confirm with your broker rather than assume.

Will paying it down help?

It can help the assets side. A lower balance means less netting against reserves and less call risk before closing. It does not change the coverage ratio, which only looks at the subject property.

Does a PAL count against reserves?

Yes, in effect. The usable value of a pledged account is its gross value less the balance. Some lenders exclude pledged accounts entirely, subject to underwriting.

Does it matter if the property is in an LLC?

Not for the brokerage loan. The balance is personal and stays with you as guarantor. Entity vesting is welcome on these files, subject to lender program eligibility.

Is a HELOC treated the same way?

Not exactly. A HELOC is secured by a home, so it may show as a lien and a credit-report liability. It can be frozen or reduced, but it does not trigger a margin call.
