How a Palm Beach Luxury Rental DSCR Loan Works

How a Palm Beach Luxury Rental DSCR Loan Works

The Quick Read: A luxury rental DSCR loan is reviewed on whether the property’s rent covers its full monthly obligation, rather than on the owner’s traditional personal-income documentation. For Palm Beach-priced assets, that test runs through a size-based ladder where leverage steps down as the balance climbs, subject to lender guidelines and underwriting. Lendmire, a mortgage broker arranging business-purpose investment financing across 41 markets, including Washington, D.C., places these files with select lenders in its wholesale network.

  • Coverage of 1.00 or higher earns full leverage for the loan size. Lower coverage is a path through select programs to $2,000,000, with reduced leverage and adjusted terms.
  • Purchase leverage runs up to 80% to $1,000,000 and 75% to $3,000,000. It then steps to 65% and 60% above that, on review, all subject to underwriting.
  • Short-term rental income is documented, discounted, and capped at $2,000,000. Local permission must be confirmed for the specific address.
  • In Palm Beach the rent number, not the purchase price, is usually the hardest part of the file.

What Is This Loan, Really?

It is a business-purpose investment loan. The lender asks one main question: does this property’s rent cover its own monthly cost? Personal income is not the test.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

The ratio is simple. Divide monthly rent by the full monthly housing obligation: principal, interest, taxes, insurance, and any association dues. That obligation is often called PITIA. A result of 1.00 means rent equals the obligation. Above 1.00 means rent exceeds it.

This is different from a conventional loan. A conventional lender tests the borrower’s total monthly debts against personal income. Each added rental lowers what the borrower can still qualify for. A DSCR file tests the property by itself, so a portfolio owner can keep adding properties without the personal debt-to-income ratio getting in the way. Lendmire’s complete DSCR loans guide covers the basics for readers new to the product.

Key Terms Defined

  • DSCR (debt service coverage ratio): the property’s monthly rent divided by its full monthly housing obligation.
  • PITIA: principal, interest, taxes, insurance, and association dues, the full carrying cost used in the ratio.
  • ITIA: interest, taxes, insurance, and association dues, the version of the obligation used when a loan is interest-only.
  • Interest-only period: a stretch, up to 120 months on select programs, when the borrower pays interest but no principal.
  • Reserves: liquid funds the borrower holds after closing, counted in months of the obligation.
  • Non-warrantable condo: a condo project that falls outside standard project rules, often because of investor concentration, litigation, or an unusual ownership structure.

How Does Underwriting Treat the File, Step by Step?

Underwriting follows a set order. Each step feeds the next.

1. Choose the income path. A long-term lease or the appraiser’s market-rent opinion supports a long-term file. Short-term rental income uses a different evidence path, covered below.

2. Order the appraisal. It does two jobs. It sets value, which drives loan-to-value. It also supports rent, which drives coverage. Above $2,000,000 in loan amount, two appraisals are required.

3. Support the rent. On a one-unit property, the appraiser typically completes a rent schedule on the Fannie Mae 1007 form, which Freddie Mac publishes as Form 1000. On two to four units, the form is the 1025. These are borrowed form names only. They do not make a DSCR loan an agency product.

4. Apply any haircut. Lease and market rent run at face value. Short-term rental income is counted at 80% of gross.

5. Divide by the full obligation. The result is the coverage number.

6. Check the borrower side. Credit, reserves, entity vesting, and property type all get reviewed. Entity vesting is welcome on most programs, with no layered entities.

7. Confirm the use is allowed. Association rules and local rental rules are checked for the specific property.

Credit minimums and reserves are part of step six. On most files in the network, the credit floor is 660 on loans up to $3,000,000. It moves up to 700 above $3,000,000. Within the bands, a higher score is needed to reach the top leverage cell. Six months of reserves on the subject property is typical, and twelve months for first-time investors. All of this is subject to underwriting.

How Is the Rent Proven?

The method depends on how the property is rented. Each has a different strength and a different weak spot.

Method Best for Watch-out
Signed long-term lease Tenant already in place Lease must match market
Appraiser’s rent opinion Purchases, vacant homes Comps are thin at luxury levels
Seasonal lease Winter-season tenants Appraiser may not credit peak rent
Short-term rental history Refinance with 12 months of records Counted at 80% of gross
Appraisal short-term analysis STR purchase Experienced investors only

Short-term rentals deserve extra care. The 1007 form was built for monthly rent. A separate projected-income analysis is the better tool.

Across the network, programs treat short-term files the same way. They need coverage of 1.00 or higher. The loan cannot exceed $2,000,000. The borrower needs twelve months of owning income property in the last thirty-six. Income is twelve months of operating history on a refinance. On a purchase, it is the appraisal’s short-term-rent analysis. In both cases it counts at 80% of gross.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Lendmire’s file review documents permission for the specific property. It never assumes it for a town or a county.

What Does the Size Ladder Look Like?

Leverage drops as the balance rises. That is structural. It reflects how lenders price risk on large loans, and it has nothing to do with the borrower personally.

Loan size Purchase LTV Credit for this leverage
$150K–$1M Up to 80% 660+
$1M–$3M Up to 75% 700–720+
$3M–$4M Up to 65% 700+
$4M–$10M Up to 60%, on review 700+

Every figure is a ceiling through select wholesale programs, subject to underwriting, and assumes coverage of 1.00 or higher. Above $4,000,000, each request is reviewed case by case before submission. Those loans are purchase or rate-and-term only.

Cash-out steps down faster. On a standard rental, cash-out runs up to 75% at balances to $1,000,000. It runs as low as 60% between $1,500,000 and $3,000,000. There is no cash-out above $3,000,000. Proceeds are unlimited at or below 60% LTV, with a $1,500,000 cap above that. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

A word on the “jumbo” label. A loan becomes jumbo when it exceeds the conforming limit. For a DSCR loan, that label describes size only. It does not change how the file is underwritten.

Why Do Palm Beach Luxury Files Behave Differently?

The rent-to-value ratio is thin. Luxury coastal property carries high taxes and insurance relative to its rent. Those costs sit in the denominator of the coverage ratio. A property can look strong on paper and still land under 1.00.

Three things to check early:

  • Which “Palm Beach” is it? The Town of Palm Beach, West Palm Beach, and unincorporated county each have their own rental rules. Do not assume one set applies to all.
  • Is the rent seasonal? Many luxury rentals lease for a season, not a year. The appraiser’s market-rent opinion may be the binding figure, and it can come in below the seasonal asking rent.
  • Is it a condo? Both warrantable and non-warrantable condos are eligible. Non-warrantable ones run to 75% and $1,500,000. Association rental restrictions can block a deal regardless of coverage.

Here is the broker’s view. Seasonal luxury rent can far exceed what monthly-lease comps show. Comparable leases at this price level are scarce. The prudent plan is to model the file on the appraiser’s rent figure and treat any seasonal premium as upside. It is not the base case. If the file only works at peak-season rent, it is probably too tight.

Insurance deserves its own attention. Coastal premiums change often, so a fresh quote belongs in the file before the coverage number is finalized. Lendmire’s broader Palm Beach luxury rental DSCR walkthrough covers the island market in more depth.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

A Worked Example

The inputs below are modeled assumptions, not market data. Picture a hypothetical purchase priced in the mid-$2 millions, held in an LLC, with rent supported by the appraiser’s opinion. The ratios are illustrative.

Scenario one. Rent supports coverage near 1.1x. The file clears the 1.00 line. Leverage follows the ladder: up to 75% on a purchase in this price range, subject to underwriting. At that leverage, the loan lands just under the $2,000,000 mark, so one appraisal is typical. A price a little higher would push the loan past $2,000,000 and bring in the second appraisal.

Scenario two. Insurance runs high and the rent opinion comes in lower. Coverage falls to roughly 0.85x. Under 1.00 does not close the door. Select lenders in the network will review coverage from 0.75 to 0.99, up to $2,000,000, with reduced leverage and adjusted terms, subject to underwriting. Here the balance would have to come down to fit. That means a larger down payment.

Scenario three. The same property with an interest-only structure. The 120-month interest-only period on 30- and 40-year terms tops out at 75% leverage. Coverage of 0.75 or better is required, and the file is qualified on ITIA. Removing principal from the obligation lifts the ratio. It does not change the rent, the value, or the taxes. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Notice what moves the answer. In every scenario, the rent number and the insurance cost matter more than the purchase price. If a file only works under one rent assumption, the file is fragile.

What If the Coverage Number Comes Up Short?

Options exist, and each carries a tradeoff.

  • Lower leverage. A larger down payment shrinks the obligation. The cost is more cash tied up.
  • Interest-only structure. This improves the ratio, but principal stays unpaid, and the structure caps at 75% leverage.
  • Sub-1.00 coverage program. Select lenders in the network will look at coverage from 0.75 to 0.99, up to $2,000,000. Leverage and terms adjust, and it is subject to underwriting.
  • A different property. If no structure works, the submarket or the price may be wrong. That is a signal about the deal, not the loan.
  • A different loan type. A bank-statement loan or a conventional loan looks at personal income instead. These can suit an owner whose taxable income looks low on paper but whose cash flow is strong. They also bring the personal-income documentation DSCR avoids.

Who Is This Loan For, and Who Should Skip It?

A DSCR file fits the investor who holds property in an LLC, owns several rentals, or has traditional personal-income documentation that understates real cash flow. It also fits anyone who wants each property judged on its own numbers.

It is a poor fit for the investor whose property cannot cover its obligation under any realistic rent. It is a poor fit if rental use is not allowed at the address. It is also a poor fit for a buyer who plans to live in the property. This is a business-purpose product.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Palm Beach Items to Verify Before You Offer

Item Who to ask
Rental-use rules and minimum stays Town, city, or county
Association rental caps and approvals HOA or condo board
Condo project status Association questionnaire
Insurance availability and cost Insurance agent
Market rent and comps Appraiser

Verify these before the offer goes in. A ratio that clears but sits on a barred use is not a loan.

Frequently Asked Questions

Do I need to submit traditional personal-income documentation for a luxury DSCR loan?

Qualification runs primarily on the property’s rental income covering the payment, subject to lender guidelines. Credit, reserves, and entity documents are still reviewed. Rent evidence, the appraisal, and title work are required too.

Can I close in an LLC?

Entity vesting is welcome on most programs in the network, with no layered entities, subject to program terms. The entity and any guarantor details are set by the specific lender’s guidelines.

Does a larger balance change the rules?

Yes. Leverage steps down as the balance grows. Purchases run up to 80% to $1,000,000 and 75% to $3,000,000. Above that they run 65% and then 60% on review. Credit minimums rise, and two appraisals apply above $2,000,000, all subject to underwriting.

Will the nightly Airbnb rate be used for coverage?

No. Short-term rental income is documented and counted at 80% of gross, and it requires coverage of 1.00 or higher. These files stop at $2,000,000 and require an experienced investor.

Can I pull cash out of a Palm Beach rental?

Yes, at reduced leverage. On a standard rental, cash-out reaches 75% at balances to $1,000,000. It steps to 60% from $1,500,000 to $3,000,000, and there is no cash-out above $3,000,000, subject to underwriting.
