The Quick Read: Yes, but only when the new loan is written under a program that offers interest-only and the file clears the size and income limits that apply. A refinance is a new note with a new interest-only clock, so nothing carries over from the old loan, and the new loan is re-underwritten from scratch. Short-term-rental income only counts up to a $2,000,000 loan, which is where many luxury files run into trouble.
- The old interest-only window cannot be extended. It ends when the loan is paid off.
- A new window is typically 120 months on 30- and 40-year terms, up to 75% LTV, subject to underwriting.
- Short-term-rental income qualifies only to $2,000,000. Above that, the deal works to long-term rent coverage.
- Cash-out is not available above $3,000,000, so a larger refinance is usually rate-and-term.
- Test the rent against the payment after the interest-only window ends, not only during it.
Key Terms Defined
Interest-only (IO) window: The stretch at the start of the loan when the payment covers interest and no principal.
ITIA: Interest, taxes, insurance and association dues. It is the monthly obligation with principal removed, and it is what interest-only files are tested on.
PITIA: The same obligation with principal added back. It applies once the loan amortizes.
Recast: The loan re-amortizes the unchanged balance over the years left on the term after the IO window ends.
Rate-and-term refinance: A refinance that replaces the old loan without taking out extra cash.
Seasoning: The time you have owned or held a loan before certain refinance options open up.

Why a Refinance Is a New Loan, Not an Extension
An interest-only period is a feature written into a specific note. It is not a product you bolt on later. When an operator asks to “reset” the window, the lender is really being asked to pay off the old note and write a new one, and the new note carries its own interest-only clock only if the program offers one.
That matters because the new loan goes through the full file again. Expect the following:
1. A new appraisal. Above $2,000,000 in loan amount, two appraisals are typically required.
2. Fresh title work and a payoff of the existing lien, including any prepayment charge on the old loan.
3. A new coverage test, run on the new balance and the new payment.
4. A new interest-only start date, if the program and leverage allow it.
Interest-only is an established feature in this lending niche. Scotsman Guide lists interest-only options and cash-out solutions among DSCR products and describes the common build of ten years interest-only before conversion to a 30-year fixed-rate schedule. DSCR loans themselves have grown into a major part of the non-QM market, and Scotsman Guide reports that DSCR volume grew more than 50% year over year, passing bank statement loans as the largest share of non-QM production.
Interest-only is still a feature of select programs, not every program. Across a wholesale network, most lenders will write fully amortizing paper on any given file, and a smaller group offers the interest-only option. Ask for it at the start, not after the appraisal comes back.
“Super jumbo” is also a size label, not a regulated category. The only official number nearby is the conforming limit, which the Orrick summary of the FHFA release puts at a $832,750 baseline and a $1,249,125 high-cost ceiling. Those limits govern agency purchases. DSCR loans sit outside that framework, so the size ladder below comes from investor-program guidelines instead.
Which Limit Binds First: Leverage, Interest-Only Cap or Cash-Out Cap?
The lowest limit controls the file. A luxury operator usually asks for three things at once: a large balance, a long interest-only window and some cash out. Each has its own ceiling, and they do not stack.
The figures below are ceilings through select wholesale programs on DSCR 1.00 or higher, subject to underwriting. The top cell in each band needs the credit score noted here: 660 or better to $1,000,000, 700 or better from $1,000,000 to $1,500,000, 720 or better from $1,500,000 to $3,000,000, and 700 or better above $3,000,000. The program floor is 660 on loans to $3,000,000 and 700 above that, and a lower score takes a lower leverage cell inside the same band.
| Loan size | Purchase / rate-and-term | Cash-out |
|---|---|---|
| $150K–$1M | 80% | 75% |
| $1M–$1.5M | 75% | 70% |
| $1.5M–$2M | 75% | 60% |
| $2M–$3M | 75% | 60% |
| $3M–$4M | 65% | — |
| $4M–$6M | 60% on review | — |
| $6M–$10M | 60% on review | — |
Interest-only runs 120 months on 30- and 40-year terms, with a 75% maximum LTV and coverage of 0.75 or better, qualified on ITIA. So a $3,500,000 refinance at 65% fits inside the interest-only cap on leverage. A $1,200,000 cash-out at 70% fits both the cash-out ladder for that band and the interest-only leverage cap. Push the same cash-out to $2,000,000 and the cash-out ceiling drops to 60%, which then controls. Read each cell for the transaction you actually want. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
Above $4,000,000, every request is reviewed case by case before submission, and it is purchase or rate-and-term only. Do not plan around a flat percentage up there.
Cash-out proceeds are unlimited at or below 60% LTV and capped at $1,500,000 above 60%. None is available above $3,000,000, and none for credit at 680 or below once the balance passes $1,500,000. A later refinance can shrink exactly where the loan is largest. That is a planning point, not a footnote. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
How a Luxury STR Qualifies on a Refinance
A short-term rental is reviewed on documented operating history, counted at a discount to gross receipts. On a refinance, that means twelve months of platform payouts or a property-manager statement. The program counts 80% of gross, and the file must show coverage of 1.00 or higher. Owner bank statements work as a secondary check on the payouts.
Three conditions shape the luxury file:
- Experience. Short-term-rental files are for experienced investors, meaning twelve months owning income property in the last thirty-six.
- Size ceiling. Short-term-rental income only counts to $2,000,000 in loan amount. Above that, the file is tested on long-term rent.
- Path. Short-term rentals are not eligible on the no-ratio path.
The long-term rent number comes from the appraiser’s rent schedule (Form 1007, or Form 1025 on a 2–4 unit). That form normally reports what the home would earn on a 12-month lease, not what it earns on a booking platform. On a luxury coastal or mountain house, the gap between those two numbers can be wide. The same property can read below 1.00 on lease rent and well above it on platform history.
Here is the collision that catches operators. Say you hold a $3,000,000 house on a $1,500,000 balance and want to refinance into a larger new loan. Once the new balance passes $2,000,000, STR income stops counting in this network. The file is tested on long-term rent, and the coverage ratio may fall hard. Interest-only helps because the tested payment drops, but it cannot fix rent that the lease comp does not support.
Municipal permission is a separate item. Short-term rental rules can vary by city, county, HOA, and property type, and they change. Permit status is documented for the specific property, so investors should confirm local rules before relying on projected rental income.
What Interest-Only Does to the Coverage Number
Interest-only changes the payment in the ratio and nothing else. Coverage is rent divided by the monthly obligation. On a fully amortizing loan the divisor is PITIA. On an interest-only file it is ITIA. The credit floor, leverage caps and reserve rules stay the same.
Run the numbers on a modeled file. A property that reads about 1.00x fully amortizing might read around 1.30x when tested on ITIA. The house did not change. Only the payment being measured changed. Those are modeled ratios, not market data.
The danger comes later. When the window ends, the unchanged balance re-amortizes over the remaining years. On a 30-year note with a 120-month window, that leaves 20 years to repay everything. The OCC’s consumer guidance on interest-only mortgages warns that payments may go up a lot after the interest-only period and that the principal must still be repaid. It is written for consumer loans, but the payment-shock mechanics are the same on an investor note.
Illustrative coverage across three states:
| Stage | Payment tested | Typical read |
|---|---|---|
| At closing, on IO | ITIA | Strongest |
| After the window, amortizing | PITIA on fewer years | Can fall near or below 1.00x |
| New IO window at refinance | ITIA again | Back up, if re-underwriting clears |
A file that clears on the interest-only payment can land near or under 1.00x afterward. Ask the lender for the post-window payment in writing and test rent against it. A 40-year term gives a gentler step-up than a 30-year term, but it is still a step.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
The Refinance-at-Reset Stress Test
Planning to refinance when the window ends is a forecast, not a guarantee. The operator is betting that four things line up on a future date.
1. Appraisal. Value has to support the leverage ladder at that size. A softer value cuts proceeds or forces cash in.
2. Income. Twelve months of platform history has to hold up. Luxury properties often earn most of their revenue in a short peak season, so a weak year shows up in the trailing twelve months.
3. Permit status. The local permission has to be current and documented for the property.
4. Credit and reserves. Credit must meet the level the target leverage needs, and reserves of six months of ITIA are typically needed on the subject property. Cash-out proceeds do not count toward reserves.
Add the prepayment charge on the old loan. For an operator close to a window ending, that charge is a timing variable. Waiting for the step-down in the charge can cost less than refinancing early.
One pattern shows up often in files at this size. The operator has strong income and a clean entity, but the file stalls on the appraisal or on permit paperwork that was never pulled together. Build the document package before the application, not during it.
Your Paths When the Old Window Nears Its End
A new interest-only window is one of several exits. Compare them before choosing.
| Path | Payment effect | Balance effect | Main risk |
|---|---|---|---|
| New IO window | Stays low | Unchanged | Re-underwriting, new costs |
| Rate-and-term, amortizing | Steps up | Falls over time | Coverage after step-up |
| Recast after paydown | Lower than full step | Reduced by paydown | Needs cash |
| Sell | Ends | Paid off | Exit timing |
| Hold and amortize | Steps up | Falls over time | Cash flow strain |
Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Pre-Flight Checklist
- Twelve months of platform payouts or manager statements, with the owner’s bank statements as a cross-check.
- Documented municipal permission for the specific property.
- Entity documents in order. Single-layer entity vesting is welcome, subject to program guidelines.
- Reserves in liquid form.
- Payoff statement and prepayment terms on the existing loan.
- Written post-window payment, so coverage can be tested on both stages.
- Credit at or above the level the target leverage needs.
Frequently Asked Questions
Can I extend the interest-only period on my current loan?
No. The window is fixed in the note. The way to get a new one is to refinance into a new note under a program that offers interest-only, after full re-underwriting.
Does a luxury STR above $2,000,000 still qualify on its rental income?
Not on short-term income. Short-term-rental income counts only to $2,000,000 in loan amount, so a larger file is tested on long-term rent from the appraisal, subject to underwriting.
Can I take cash out and also get a new interest-only window?
Sometimes, within the lowest applicable ceiling. Interest-only caps at 75% LTV, and cash-out steps down with size, with none above $3,000,000. The tighter limit controls. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.
What if the property tests below 1.00 on rent?
Select lenders in the network offer sub-1.00 programs, but LTV and terms adjust, subject to underwriting. Interest-only can lower the tested payment, though it does not raise rent or leverage caps.
What happens when the new interest-only window ends?
The unchanged balance re-amortizes over the remaining term, so the payment steps up. Plan to refinance, pay down, sell or carry the higher payment, and test coverage on that payment before you commit.
