The Quick Read: A cash-out refinance replaces the mortgage on your rental with a larger one and pays you the difference, and on a DSCR loan two tests size it: how much equity the lender will count, and whether the rent covers the new, bigger payment. Across Lendmire’s wholesale network, most programs top out around 75% LTV on a cash-out. The rent test is often what limits the cash.
- Cash-out on a standard rental tops out around 75% LTV across most of the network, and about 6 months of ownership is the common expectation.
- The new payment is larger, so coverage on the property you tap goes down.
- A DSCR of 1.00 is where select programs start, and stronger ratios open better pricing and leverage.
- Net cash is always less than available equity, because payoff, closing costs, and reserves come out first.
- Clearing the coverage test is not the same as positive cash flow. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.
Key Terms Defined
Cash-out refinance: a new, larger loan that pays off the old one and returns the difference to you as cash.
LTV (loan-to-value): the new loan balance divided by the property’s appraised value.
DSCR (debt service coverage ratio): the property’s monthly rent divided by its monthly PITIA. A 1.20 means the rent covers the payment with a 20% cushion.
PITIA: principal, interest, taxes, insurance, and association dues. That is the full monthly obligation on the property.
Seasoning: the waiting period after you take title before a lender will treat your equity as cash-out eligible. It is lender policy, and the clock starts at title recording.
Reserves: liquid funds the lender wants you to hold after closing, counted in months of PITIA.

How Is a Property Cash-Out Refinance for Single-Family Landlords Underwritten?
Underwriting runs on the property first and you second. A DSCR file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Here is the sequence as it plays out on a typical file.
1. Ownership check. The lender confirms how long you have held title. Most programs we place files with expect about 6 months.
2. Appraisal. The appraiser sets the value that the LTV cap applies to. On a single-family rental the appraiser also completes a rent schedule, known as Form 1007, which gives the lender market rent. A 2-4 unit property uses a different form, the 1025.
3. Rent selection. Many programs use the lower of the in-place lease rent and the appraiser’s market rent. Quoted rent in your head does not count.
4. Leverage sizing. The lender applies the LTV cap to the appraised value. On a standard rental, cash-out tops out around 75% across most of the network.
5. Coverage test. The lender divides rent used for lender review by the new PITIA. If the number clears the program’s floor, the deal works forward. If it does not, the loan amount shrinks or the pricing changes.
6. Credit and reserves. A 620 score is the floor in parts of the network. Most programs want around 660, and 700+ unlocks the strongest leverage tiers. Reserves commonly run around 6 months of PITIA and step up to about 9 months on loans above $1,500,000.
7. Payoff and net cash. The new loan pays off the old lien and the closing charges. What is left is your cash.
Loan sizes run up to $3,000,000 on standard programs, and smaller balances route through select lenders in the network. Every file is underwritten individually, so treat these as typical ranges and not promises.
The agencies work differently, and one paragraph covers the contrast. Conventional investor cash-outs run on your income, debts, and credit. A DSCR cash-out through the network also tops out around 75% on a standard rental. The difference is the qualifying method: the DSCR path leans on the rent, not your paycheck. FHA, VA, and USDA loans are for owner-occupied homes, so they are off the table for a rental.
What Does the Math Look Like? (Percentages and Ratios Only)
The equity math and the coverage math both shrink your cash, and they shrink it independently. Run them as ratios. The calculator on the site gives an illustrative estimate in dollars, and the examples below stay in percentages.
Equity side. Say your existing loan equals 50% of the appraised value. A 75% cap leaves room for a new loan 25 points above the old balance. That is the ceiling before closing costs, prepaids, and any prepayment penalty on the old loan.
Now say the appraisal comes in 10% below what you expected. The 75% cap applies to the lower value, so the room above your old balance shrinks from 25 points to 17.5 points of your expected value. A 10% value miss cut your cash by 30%. Equity math works that way because the old balance does not move.
Coverage side. Say the rent covers your current payment at 1.60x. You take out enough to raise the balance by a third. The payment rises by roughly a third, and coverage falls from 1.60x to about 1.20x. That is still workable.
Now say the appraiser’s market rent comes in 15% below what you assumed. Coverage slides from 1.20x to about 1.02x. That is barely above 1.00, the point where many select programs start. Pull a little more cash and you may drop below the floor.
Below 1.00, there is a separate path. Coverage under 1.00 is available through select lenders in the network, with leverage and terms adjusted. Expect lower leverage and different pricing than a file that clears 1.00 comfortably.
Rent, not equity, often caps the cash. Many landlords learn this at the appraisal.
Structures and Variations
The spine is the 30-year fixed. Select lenders in the network also offer extended terms such as a 40-year schedule, interest-only periods, and ARM structures for investors who want them. Above $2,500,000, the network generally holds to 30-year fixed structures. Longer amortization or an interest-only period can lift coverage on the new loan, and the tradeoff is slower principal paydown.
A rate-and-term refinance returns no cash, and some files reach up to 85% LTV on that transaction. Once cash comes back at closing, the deal works to the 75% cash-out line. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
Short-term rentals follow their own rules. Cash-out on short-term-rental collateral tops out around 70%, versus 75% on standard rentals. Expect a 640+ score, about 12 months of hosting history, and a 1.00 coverage floor on refinances. The long-term rent schedule does not convert nightly rates, so these files use a different income method. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
LLC titling works on many files, subject to lender program eligibility. If the rental sits in an LLC, expect entity documents in the file.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.
Hard-money takeouts are a common scenario. A landlord rehabs on short-term debt, stabilizes the rent, then refinances into longer-term financing. The same seasoning and coverage tests apply.
Where the General Rule Breaks
Every rule above has an exception, and these are the ones we see most.
Recently bought or all-cash purchases. Seasoning is lender policy, not federal law, and programs treat it differently. Some tier leverage by months owned. Others will look at documented rehab. Ask the program before assuming either way.
Appraisal shortfall. A low value hits leverage, and a low rent hits coverage. Both can land on the same file. This is why some investors keep their target well under the cap. Many practitioners prefer a cushion so an off estimate does not derail the deal.
Chained refinances. Each property runs its own seasoning clock. Cash from the first refinance cannot be counted as reserves on the second file, and the first property’s coverage drops with each new payment. Lendmire’s piece Investment Property Cash-Out Refinance for Landlords Sizing Equity Limits walks through that sizing logic.
Property type. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs. If you hold a 2-4 unit property, the appraisal form changes and the sizing differs, which Lendmire’s piece on cash-out refinancing a fourplex covers.
Documentation. DSCR does not mean a thin file. You still need an appraisal, lease or rent support, insurance, reserves, credit, and entity documents where applicable.
Cash-Out, HELOC, or Keep the First Mortgage?
| Option | Best fit | Watch for |
|---|---|---|
| Cash-out refinance | Large equity need, rent covers new payment | Whole balance reset |
| Investment HELOC | Smaller, flexible need | Lines cap at $500,000 total |
| Keep first mortgage | Existing terms are valuable | Equity stays locked |
A cash-out reprices your entire balance, not only the new money. That is the cost for a landlord who gives up a favorable existing loan to get it. If you need a modest amount, a HELOC may leave the first mortgage alone, although many lenders do not offer HELOCs on rentals.
What It Costs and What You Do With the Money
Your new payment is larger, so monthly cash flow falls, and cash-out pricing typically runs higher than rate-and-term. Many DSCR products also carry prepayment penalties, so ask for that structure up front. Check the existing loan for one too.
Clearing 1.00 is not positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses all sit outside the ratio. A property can pass the coverage test and still run thin after those costs.
Investors typically use proceeds for the next down payment, a renovation, debt payoff, or the BRRRR cycle (buy, rehab, rent, refinance, repeat). Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
The Decision in Practice
Run this self-test before you apply:
- Time: Have you held title about 6 months or more?
- Equity: Does 75% of a conservative value, minus your payoff, leave enough to matter after costs?
- Coverage: Does the lower of lease rent and market rent still cover the new payment at 1.00x or better, with room to spare?
- Credit: Are you near 660 or above, ideally 700+ if you want the strongest leverage?
- Reserves: Can you hold roughly 6 months of PITIA outside the proceeds?
- Property: Is it a conforming rental type the network offers?
If you answer yes to most, you have a file worth sending to lenders. Stay a little under the leverage cap, since an appraisal miss costs you more than a modest cushion does. The complete DSCR loans guide covers the wider program picture.

Frequently Asked Questions
How much equity can I pull from a single-family rental?
It depends on appraised value, rent used for lender review, and the new payment. Most programs in the network cap a standard-rental cash-out around 75% LTV, and the rent test can reduce that. Payoff, closing costs, and reserves all come out of the gross figure, so net cash is smaller than available equity.
Do I need to own the property for a certain period first?
Most programs expect about 6 months of ownership, measured from title recording. This is lender policy, so some programs differ, especially on recent cash purchases with documented rehab. Confirm the program’s seasoning rule before you plan around a date.
Can I do a cash-out if my rent does not cover the new payment?
Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Expect lower leverage and different pricing than on a file that clears 1.00. The alternative is taking less cash to keep the new payment manageable.
Can I cash-out refinance a short-term rental?
Yes, through programs built for it. Cash-out tops out around 70% on short-term-rental collateral, and expect a 640+ score and about 12 months of hosting history. Eligibility is subject to lender guidelines.
Will a cash-out raise my monthly cost?
Yes, because the balance is larger. That lowers coverage on the property you tap and reduces monthly cash flow. A longer amortization or interest-only period through select lenders can ease the payment, with slower principal paydown as the tradeoff.
