How to Refinance an Investment Property Step by Step

How to Refinance an Investment Property Step by Step

The Quick Read: Refinancing a rental means setting a goal, measuring equity, assembling property and entity documents, ordering an appraisal, passing a rent-coverage test, and closing through title, where the new loan pays off the old one. On a DSCR file, the property’s rent against its full payment drives qualification, subject to lender guidelines.

  • Cash-out on a standard rental tops out around 75% LTV across most of the network. Short-term-rental collateral cash-out is around 70%.
  • About 6 months of seasoning is the common expectation on cash-out.
  • Coverage of 1.00 is where select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted.
  • Credit runs from a 620 floor in parts of the network to roughly 660 on most programs. A 700+ score opens the strongest leverage.
  • Reserves commonly run about 6 months of PITIA, and they vary by lender, leverage, and loan size.

Most of the friction on these files comes from the same few places: a low appraisal, rent that doesn’t clear on the bigger loan, thin entity paperwork, and seasoning assumptions. This walkthrough follows the file in the order a processor sees it. For the full program picture, see the complete DSCR loans guide.

What Does Refinancing an Investment Property Actually Mean?

A refinance replaces your existing loan with a new one. If money comes back to you, it is a cash-out refinance. If the new loan only pays off the old balance and closing costs, it is rate-and-term. The label drives the leverage cap, the seasoning rule, and the pricing.

Credit Karma describes a cash-out refinance as a new loan larger than the current balance, with the difference paid to you as a lump sum. That matches what the network shows: investor collateral gets tighter leverage and more scrutiny.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, rather than on your personal income paperwork.

Step 1: Pick the Goal Before Anything Else

Start with what the refinance is for. The common goals are:

  • Switching out of a bridge, hard-money, or short-term loan.
  • Moving from an adjustable structure to a fixed one.
  • Changing the term.
  • Pulling equity out for repairs or the next purchase.

Each goal lands in a different bucket. Payoff plus costs only is rate-and-term. Any cash back is cash-out, and it gets the lower leverage cap. Muddy goals cause problems later. A borrower who says rate-and-term at application and then wants a small cash reserve at closing forces a re-run of the whole file.

The thirty-year fixed is the spine of the network’s offering. Extended terms (40-year) and interest-only periods are available through select lenders in the network. ARM structures exist for investors who want them. Pick the structure with the goal, not after it.

Step 2: Measure Equity and Run the Coverage Math

Equity is the estimated value minus the payoff. Maximum loan is the LTV cap applied to value, and cash to you is that figure minus the payoff and closing costs. On a standard rental cash-out, the cap is around 75% LTV across most of the network. Short-term-rental collateral caps at about 70% on cash-out. Rate-and-term refinances can reach higher leverage, with a ceiling around 85% on select programs. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

Then run the coverage test. DSCR is monthly rent divided by the full monthly obligation: principal, interest, taxes, insurance, and any HOA dues. Cash-out re-tests rent against the bigger loan. A rental that cleared 1.00 at purchase can miss it after the pull.

Picture an investor holding a duplex that cleared comfortably at purchase. After a cash-out to the leverage cap, the larger balance cuts the ratio from the mid-1.2 range to just above 1.00. The fix is usually a smaller pull, not a different lender. Sizing the cash-out to the coverage number first saves a re-submission.

Here is the part investors skip. Clearing 1.00 is not positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside the calculation. A file can pass and still run thin once you add those.

1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios generally open better pricing and more leverage.

Step 3: Assemble the Documents

The file is heavy on property and entity paper and light on personal income paper. Expect to provide:

  • Current leases, or a plan for market rent on a vacant unit.
  • Evidence of insurance, and a complete quote, not a stale one.
  • A payoff statement or recent mortgage statement on the existing loan.
  • Title information.
  • For entity-held property, the operating agreement, articles, EIN letter, and a certificate of good standing. Entity-titled loans are subject to lender program eligibility.
  • Reserves documentation: recent asset statements showing the months of PITIA the program asks for.
  • HOA or condo questionnaires where they apply.

Reserves vary by lender, leverage, loan size, and transaction type. About 6 months of PITIA is common. Conservative rate-and-term files at modest leverage under $1,500,000 can see reserves waived. Loans above that size typically step up to about 9 months. Asset statements that don’t match the borrower or entity name on the file are a routine reason for a document request.

Loan size matters too. Standard programs run up to $3,000,000 (smaller balances available through select lenders). Above $2,500,000 the network generally holds to 30-year fixed structures.

Step 4: Credit, Application, and Investment-Use Disclosure

Apply with the investment use stated plainly. The lender will ask about your experience as an investor and what the proceeds are for. Credit tiers matter here. A 620 floor exists in parts of the network, most programs want around 660, and 700+ unlocks the strongest leverage tiers. Subject to lender guidelines, a higher score can offset a thinner coverage ratio or a higher leverage ask.

Leave your credit alone between application and closing. New debt, new inquiries, and large unexplained deposits all create a re-review.

A larger equity cushion lowers the payment and can lift the coverage ratio. It never erases the leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Step 5: The Appraisal Sets the Value and the Rent

The lender orders the appraisal, and it does two jobs. It sets the value that the LTV cap applies to. On a rental, it also sets the market-rent estimate that feeds the coverage test. Single-family files typically pair the standard appraisal with a rent schedule (Form 1007). Two-to-four unit files use an operating income statement (Form 1025).

The failure mode is the investor who sizes the loan to their own after-repair estimate. The lender sizes on its appraisal and its rent figure, not yours. If the value comes in short, an appraisal reconsideration request is routine. A good packet includes recent comparable sales close to the property, documented condition and renovation detail, and a clear explanation of any comp that doesn’t fit. It recovers value when the comps support it, and not otherwise.

If the rent estimate is the problem, a signed lease at market can support the number. Where program rules use the lower of lease and market rent, an under-market lease to a relative hurts the ratio.

Step 6: Underwriting, Title, and Closing

Underwriting checks the coverage ratio, the reserves, the credit, and the property’s eligibility. Clearing title is the quiet step. Liens, name mismatches between the deed and the borrowing entity, and unpaid assessments all surface here. The title company pays off the old loan, and the net proceeds come to you after closing costs.

One mechanical point investors get wrong: there is no three-day cancellation window on this kind of loan. Yahoo Finance explains that the right of rescission excludes rental and investment property. That right protects primary-home borrowers. DSCR loans are also business-purpose loans, which are exempt from the consumer disclosure rules that drive the primary-residence process. Settlement reconciliation is the last check: the final figures should match the payoff letter, the title charges, and your cash-to-close.

Structures and Variations

Variation What changes
Rate-and-term Payoff plus costs only. Higher leverage ceiling.
Cash-out, standard rental About 75% LTV cap, about 6 months seasoning.
Cash-out, short-term rental About 70% LTV cap.
Extended term or interest-only Available through select lenders in the network.
Coverage below 1.00 Select lenders. Leverage and terms adjusted.
No-ratio Select lenders only, generally for borrowers who already own a primary residence.

Short-term-rental collateral has its own rules. Expect a 640+ score and about 12 months of hosting history. Purchase leverage goes up to 75%, refinance runs around 70%, and cash-out is 70%. Coverage floors are 1.00 on purchases and refinances, each set by the program. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Not every property qualifies. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in these DSCR programs.

Where the General Rule Breaks

Seasoning. Seasoning is lender policy, not law. About 6 months is the common expectation for cash-out across the network. The clock generally runs from the deed recording, not from the rehab finish or the lease signing. Files that assume otherwise get kicked back. Market surveys report ownership waits of three to six months in conventional lending, and the network figure above is the one that applies to DSCR files.

The BRRRR low appraisal. Buy, rehab, rent, refinance only works if the appraisal supports your plan. If it lands short, the cash-out shrinks. Some investors in that spot take a smaller rate-and-term payoff and wait, rather than force a thin file.

Cash buyers. A property bought with cash can be refinanced, but cash-out programs still look at seasoning and valuation. Ask the lender how the program treats a recent all-cash purchase before you plan the proceeds.

Entity timing. Moving a property into an LLC mid-refinance creates title and name-match problems. Get the vesting settled before the application, not during it.

Program mismatch. FHA and VA programs do not apply to investment-property refinances. Large retail lenders often cap the number of financed properties, which is a common reason investors move to DSCR when scaling.

What the Decision Looks Like in Practice

Qualifying and profiting are different questions. Credit Karma’s point about higher investor pricing cuts both ways: the cash you pull costs more than primary-residence money, so the next rental’s expected return after expenses has to clear that cost. Run the break-even before you apply. Closing costs reduce proceeds, and a small cash-out on a large balance may not repay them.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Do I get a three-day cancellation window on an investment property refinance?

No. The right of rescission excludes rental and investment property, as Yahoo Finance explains. It covers primary-residence refinances. On an investor loan you close on the normal schedule, so confirm your numbers before you sign.

How much equity do I need for a cash-out refinance?

It depends on the property type. On a standard rental, cash-out tops out around 75% LTV across most of the network, which means roughly 25% equity must stay in the property. Programs vary and every file is reviewed individually. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Does passing the coverage test mean the property cash flows?

No. DSCR compares rent to PITIA only. Vacancy, repairs, management, utilities, and capex sit outside the ratio, so a property can clear 1.00 and still run thin once those costs are counted.

What if the appraisal comes in low?

Request an appraisal reconsideration with recent nearby sales and documented condition adjustments. If the value holds, the loan size shrinks, and cash-out may drop or disappear. On a BRRRR plan, a smaller pull or a rate-and-term payoff is the fallback.

Can I refinance if the property is held in an LLC?

Often yes, subject to lender program eligibility. Have the operating agreement, articles, EIN letter, and good-standing certificate ready, and make sure the deed name matches the borrowing entity before you apply.
