The Quick Read: Usually, yes: on a non-owner-occupied rental, a DSCR loan can pay off your hard money loan because it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, not on your pay stubs or traditional personal-income documentation, though the lender still checks credit, appraisal, reserves and seasoning. Personal income documentation drops out. Verification does not. It simply moves from you to the property.
- The loan is sized on the rent the property earns against its full monthly obligation, not on your paycheck.
- Expect a credit check, an appraisal with a rent estimate, title work and proof of reserves.
- Ownership seasoning (about 6 months from title recording on a cash-out) can limit how much you pull out.
- A vacant property is harder than a leased one. Select lenders in the network have paths for it, with leverage and terms adjusted.
- This works for business-purpose rentals, not for a home you live in.
Key Terms Defined
Hard money loan: a short-term, interest-only loan from a private lender, secured by the property and sized on the deal, usually used to buy and rehab.
DSCR (debt service coverage ratio): the property’s monthly rent divided by its full monthly housing obligation. Above 1.00 means rent exceeds the payment.
PITIA: principal, interest, taxes, insurance and any HOA dues, the full monthly obligation used in the DSCR math.
Seasoning: the waiting period a lender wants between buying a property and refinancing it, counted from the recorded deed.
Cash-out refinance: a new loan larger than the payoff that hands you the difference in cash.
Rate-and-term refinance: a new loan that pays off the old one with no cash back at closing.
After-repair value (ARV): your projected value once the rehab is done. It is a forecast, not an appraisal.
LTV (loan-to-value): the loan balance as a percentage of the property’s appraised value.

What Does “Without Showing Income” Actually Mean?
Two different things hide inside this question, and mixing them up causes most of the confusion.
The first is personal income: W-2s, pay stubs, traditional personal-income documentation, your job title. A DSCR loan does not build its decision on those. Employment and debt-to-income ratios are not part of the file.
The second is rental income. Here the property has to show something. A standard DSCR file wants rent that covers the payment, and the rent number comes from a lease or from the appraiser’s market-rent conclusion, depending on the program.
So the honest answer is split. You can skip proving what you earn at a job. You cannot skip proving what the property can earn.
Self-employed investors, LLC borrowers and people with several properties tend to like this setup. Their traditional personal-income documentation often shows write-offs that shrink taxable income, which makes a conventional file look weaker than the real business is.
What the Lender Checks Instead
The lender checks the property, the plan and you as a credit risk. Here is the short list.
| Item | Why it matters | What to prepare |
|---|---|---|
| Credit report | Sets tier and leverage | Authorize the pull |
| Appraisal with rent schedule | Sets value and rent | Access for the appraiser |
| Lease (if leased) | Supports the rent figure | Signed lease, deposit records |
| Reserves | Cushion after closing | Bank or asset statements |
| Title and entity papers | Clean ownership | LLC documents, deed |
| Hard money payoff letter | Exact payoff amount | Request from your bridge lender |
The application itself is short. The paperwork that matters is the property file, not a tax folder.
Across the wholesale network Lendmire works with, credit is the piece borrowers underestimate. A DSCR loan is not a no-credit-check product. A 620 floor exists in parts of the network, most programs want around 660, and 700 and up opens the strongest leverage tiers.
Your Exit Options at a Glance
Hard money loans are built to be temporary. Terms typically run 6 to 18 months, interest-only, so the real question is what replaces the loan. Many investors refinance out of hard money into long-term DSCR financing once the property is stabilized, and Lendmire arranges that path through its hard money exit refinance program.
| Exit path | Reviewed on | Best for | Main catch |
|---|---|---|---|
| DSCR loan | Property rent vs PITIA | Leased, stabilized rentals | Needs coverage and seasoning |
| Conventional loan | Your income and DTI | W-2 borrowers, few properties | Full income docs |
| Bank-statement loan | Documented deposits | Owner-operators with deposits | Different file, different limits |
| Extend the bridge | Your current lender | Rehab running behind | Cost, and lender’s call |
| Sell | The market | No hold plan | Ends the hold |
For an investor who wants to hold the rental and skip the income paperwork, the DSCR loan is usually the cleanest fit. Agency-style conventional programs are a poor match here, because their cash-out seasoning relief is built for cash buyers and a hard money lien defeats it.
The Numbers on a DSCR Exit
This is the part where specifics matter. These are the ranges the DSCR loan programs typically allow. They vary by lender, property and borrower, and nothing here is a commitment to lend.
- Payoff-only exit: on an investment property, a DSCR rate-and-term refinance can go up to 85% LTV with no cash back at closing, on select programs.
- Cash-out exit: a DSCR cash-out refinance on a standard rental tops out at 75% LTV, with about 6 months of ownership expected, counted from title recording.
- Coverage: a DSCR loan on many select programs starts at 1.00, meaning rent roughly equals PITIA. Stronger ratios open better pricing and leverage.
- Credit: a DSCR loan generally runs on tiers at 620, 660, 680 and 700, with 620 as the floor.
- Reserves: a DSCR loan commonly asks for about 6 months of PITIA, stepping up to about 9 months above $1,500,000.
- Loan size: a DSCR loan on standard programs goes up to $3,000,000.
One catch deserves its own line. Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities and capex all sit outside the DSCR calculation. A property can pass and still be tight.
Also note that some property types are not offered at all through these DSCR programs: manufactured homes, log homes and barndominiums. If your rehab is one of those, the DSCR exit is not available.
What If the Property Is Vacant or Under-Rented?
A vacant or mid-rehab property is where this gets harder.
A standard DSCR file wants rent that covers the payment. With no lease, the lender may lean on the appraiser’s market-rent figure, depending on the program. That works better than people expect when the rehab is finished and the property is rent-ready.
Coverage below 1.00 is a separate path. It is available through select lenders in the network, with leverage and terms adjusted. Expect less leverage and different terms, not the same deal with a lower bar.
A no-ratio structure also exists, but only through select lenders, generally for borrowers who already own a primary residence. It leans on credit and equity instead of rent coverage. Treat it as a niche tool, not a default plan.
An interest-only period, extended terms and an adjustable structure are also available through select lenders in the network. They can improve coverage on paper by lowering the early-period payment. Whether they fit depends on how long you plan to hold.
Picture an investor whose duplex is rehabbed but only half leased. The rent on the signed lease plus the appraiser’s market rent on the empty unit may or may not clear the benchmark. If coverage lands at roughly 0.9x, the options are a lower-leverage sub-1.00 program, waiting for the second lease, or bringing more cash to the table. Qualification stays subject to lender guidelines.
Plan Backward From the Maturity Date
Most failed exits are timing failures, not income failures.
Your hard money loan has a hard end date, typically 6 to 18 months out. Your DSCR seasoning clock runs on its own schedule, from the recorded deed date and not from rehab completion. Line the two up before you sign the bridge, not after.
Seasoning is lender policy, not law. That means it flexes between programs. Before it clears, a lender may size the new loan on your cost basis instead of the new appraisal. So a strong appraisal does not always let you pull out the equity you created. Value, coverage, seasoning and cash-out limits each cap proceeds, and the tightest one wins.
That is why the payoff-only versus cash-out distinction matters. A payoff-only DSCR refinance returns no cash. A cash-out refinance does, but it must clear its own seasoning and the 75% LTV ceiling on standard rentals. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.
Some investors do both in sequence: a payoff-only DSCR loan first, then a cash-out refinance later. Each loan clears its own tests, and you pay for two closings and two appraisals. It can still beat a rushed exit.
Prepayment is a real tradeoff. Hard money usually carries no prepayment penalty, but many DSCR loans do. Choosing no penalty generally means pricing changes, so decide how long you really plan to hold before you pick.
Experienced brokers see the same pattern in bridge-to-DSCR files. Borrowers who talk to the long-term lender before they close the bridge tend to have the cleaner exit. Borrowers who wait until month ten often find the lease, the appraisal and the seasoning dates do not line up.
Why Lenders Can Skip Your Paycheck
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.
The CFPB’s Regulation Z commentary treats credit to acquire, improve or maintain a non-owner-occupied rental as business purpose. The consumer ability-to-repay rule, laid out in the Federal Register’s final rule, is aimed at consumer mortgages. That gap is why a DSCR lender can size on property cash flow instead of debt-to-income.
Two edges to know:
- Occupancy. If you expect to stay in the property for more than 14 days in the coming year, the automatic business-purpose treatment does not apply. The lender then weighs other factors, such as who manages the property and how the money is used.
- Personal-use proceeds. A practitioner guide from Doss Law notes that cash-out from a small rental used for personal expenses can pull consumer rules back in. If you plan to spend proceeds on personal needs, say so up front.
Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
Choose Your Path by Situation
| Your situation | Likely path | Watch for |
|---|---|---|
| Leased, rehab done, seasoned | DSCR payoff or cash-out | Coverage, reserves |
| Leased, not yet seasoned | Payoff-only DSCR | Sizing on cost basis |
| Vacant, rent-ready | Market-rent DSCR or sub-1.00 select path | Reduced leverage |
| Bridge about to mature | Start the DSCR file now | Seasoning vs maturity |
| Held in an LLC | DSCR, subject to lender program eligibility | Entity documents |
| You plan to live there | Not this loan | Consumer rules apply |

Five Mistakes That Sink the Exit
Assuming no income documents means no documents. The file is lighter on you and heavier on the property.
Sizing off ARV. The new appraisal sets the loan, not your projection. A rehab may support a higher appraised value, depending on comps and underwriter review, but never a promised one.
Treating seasoning like a legal rule. It is lender policy. Ask each program how it counts the clock and from what date.
Using asking rent as proof. Lenders want a lease or appraiser market rent, not what you hope to charge.
Confusing coverage with profit. A 1.00 or better DSCR does not prove the deal pays you. Run your own operating numbers.
One more worth saying plainly: if the property is not a non-owner-occupied rental, this strategy does not apply. A DSCR loan will not fix a primary-residence refinance.

Frequently Asked Questions
Do I need a lease to refinance out of hard money into a DSCR loan?
Not always, but it helps. A lease is the cleanest proof of rent, and some programs use the appraiser’s market-rent figure instead. If the property is vacant, expect more scrutiny and possibly lower leverage. A select-lender path exists for coverage below 1.00, with leverage and terms adjusted.
Will the lender pull my credit?
Yes, expect a credit check. A DSCR loan skips personal income documentation, not credit review. Your score sets your tier and affects how much leverage you can use. The floor in parts of the network is 620.
Can my LLC take the refinance?
Often yes, subject to lender program eligibility. The lender will want the entity documents and ownership records, and may also look at the guarantor’s credit. Title the property the way your lender requires before the refinance.
Is a DSCR exit the same as a cash-out?
No. A payoff-only refinance retires the bridge loan and returns no cash. A cash-out refinance returns the difference, but it tops out at 75% LTV on a standard rental and expects about 6 months of seasoning. Which one you need depends on how much equity you want back. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
What if my hard money loan matures before I am seasoned?
Start the DSCR conversation before the bridge closes. A payoff-only DSCR loan can retire the bridge even when a cash-out is not yet available, though the lender may size on your cost basis. Another option is extending the bridge, which depends on your current lender.
