How to Choose the Right Loan Type for Your First Airbnb

How to Choose the Right Loan Type for Your First Airbnb

The Quick Read: A first Airbnb is financed as an investment property, so the real choice is who the lender qualifies: you, through personal income and debt-to-income, or the property, through whether its rent covers its own monthly payment. The right pick depends on your income documents, your cash, how many properties you already finance, and whether you have hosting history.

  • Conventional investment loans suit salaried buyers with strong documented income and few financed properties.
  • DSCR loans suit buyers whose traditional personal-income documentation understates their strength, or who plan to add more than one rental.
  • Short-term-rental DSCR files typically run up to 75% LTV on a purchase, expect a 640+ credit score, and want about 12 months of landlord or host experience, subject to lender guidelines.
  • Clearing the coverage test is not the same as positive cash flow. Repairs, vacancy, utilities, and management sit outside the calculation.

Key Terms Defined

You will see these terms throughout the article. Each gets one plain definition here.

  • DSCR (debt service coverage ratio): Monthly rent divided by the full monthly housing payment. A result of 1.00 means the rent equals the payment.
  • PITIA: Principal, interest, taxes, insurance, and any HOA dues. It is the full monthly obligation the rent gets measured against.
  • LTV (loan-to-value): The loan balance as a percentage of the property’s value or price. A 75% LTV means 25% of the price comes from you.
  • DTI (debt-to-income): Your monthly debts as a share of your monthly income. Conventional lenders weigh it heavily.
  • Form 1007: An appraiser’s rent schedule that estimates what a one-unit property would rent for on a long-term lease.
  • Form 1025: The small-income-property appraisal form, used for two-to-four-unit properties.
  • Reserves: Liquid cash you hold after closing, usually counted in months of PITIA.
  • Seasoning: The waiting period a lender wants between two events, such as buying a property and refinancing it.

Is There Really an “Airbnb Loan”?

No lender sells a loan made only for Airbnb. People use the phrase as shorthand for ordinary financing applied to a short-term rental. The loan types are the same ones used on any investment property. What changes is how the lender counts the rent.

That matters because nightly rental income is harder to prove than a lease. A long-term tenant signs a document with a fixed monthly number. A first-time host has a listing, a projection, and no booking history. How a lender treats that gap decides which loan fits.

Two points about occupancy come first. Lenders generally treat a home as a second home only when it is rented a very limited number of days each year, according to Yahoo Finance. A property you buy in order to host guests is an investment property. Government-backed FHA and VA loans cannot be used for an investment property, as Bankrate notes. So for a pure hosting purchase, the real contest is conventional against DSCR.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

How Underwriting Treats a First Airbnb, Step by Step

Underwriting a first short-term rental runs in a fixed order. Each step narrows the choice, and the rent number in step three decides most files.

1. Classify the occupancy. If you plan to host guests regularly, the file is an investment-property file. Do not start the application as a second home to get a softer lens.

2. Pick the lens. On a conventional file, the lender reads your traditional personal-income documentation, pay records, and DTI. On a DSCR file, the lender reads the appraisal, the rent evidence, and your credit report.

3. Establish the rent number. With no operating history, lenders typically lean on a third-party projection from a data service or an appraiser’s short-term-rental analysis. With about 12 months of history, they typically use actual platform or bank statements.

4. Order the appraisal. The appraisal confirms value and supplies rent evidence. A one-unit home usually gets a 1007 rent schedule. A two-to-four-unit property usually gets a 1025.

5. Run the coverage test. Monthly rent divided by PITIA gives the ratio. Stronger ratios generally open better pricing and leverage.

6. Set final terms. Credit score, leverage, and reserves then shape what the lender offers.

For the full mechanics of the ratio, the complete DSCR loans guide walks through each input.

The Conventional Lens, for Contrast

Conventional rental-income rules work differently. When rental income counts toward qualifying, the lender adds the positive income to yours. The Fannie Mae Selling Guide on general rental income also says the full PITIA goes into your debts, so the rent cannot simply be netted against the payment. The same guide now has a dedicated short-term-rental section for the subject property. That is the reason conventional can still work for an Airbnb, but it leans on documentation and your overall debt picture. DSCR loans are not conventional products, and none of those rules govern them.

The Loan Types Side by Side

Conventional and DSCR are the two paths most first-time hosts weigh. The table shows who each one judges and where each one pinches.

Path Who gets judged How rent is treated Main trade-off
Conventional investment loan You (income, DTI) Counts under documentation rules Full payment adds to your debts
DSCR loan The property Rent measured against PITIA Leverage and credit floors apply
Second-home loan You Not used to qualify Only limited renting allowed
FHA or VA loan You Not applicable Not usable for an investment property

Market surveys report that investment-property mortgages typically need 15% to 25% down, according to Nasdaq. Across Lendmire’s wholesale network, short-term-rental purchases typically go up to 75% LTV on the strongest files. That is 25% down at the best leverage tier, subject to lender guidelines.

Choose Conventional If

  • You have steady, documented income and a low DTI.
  • You own few financed properties, so another full payment will not strain your debt ratio.
  • You are comfortable with the documentation burden and the way the lender counts hosting income.

A salaried buyer in that position should price both routes. Conventional can cost less, and Bankrate and Nasdaq both describe investment-property pricing as higher than primary-residence pricing.

Choose DSCR If

  • Your traditional personal-income documentation shows less income than you really have, as is common for self-employed buyers.
  • You expect to buy a second and third rental, and you do not want each payment stacked into your DTI.
  • You want the lender to look at the property’s income instead of your pay stubs.

DSCR qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Appraisal, credit, and reserves still matter on every file.

Where the Rent Number Comes From With No History

A first-time host has no booking record, so the lender needs a substitute. Lenders use two usual substitutes: a data-service projection or an appraiser’s analysis. Which one a lender accepts varies, and many lenders will not use projections at all. Ask each lender which income it will count before you pay for anything.

The 1007 form is where files get muddy. Class Valuation argues that the form measures long-term monthly rent. It cannot capture nightly pricing or seasonality. McKissock makes a similar point and adds that the lender ultimately decides how income is used. So a 1007 on a short-term-rental file may be paired with a second income analysis, and the two numbers can differ.

Practitioners who place these files see the same pattern often. A first-time host’s projection and the long-term rent estimate can land far apart. The lender then picks one. The stronger files show coverage that clears on the more conservative of the two numbers, so the deal does not hinge on an optimistic nightly rate.

Where the General Rule Breaks

The simple rule is that conventional qualifies you and DSCR qualifies the property. Several cases bend it.

You have no hosting history. This is the biggest one. The network’s short-term-rental programs typically expect about 12 months of landlord or host experience. A brand-new host may need a different structure or a different lender. Lendmire’s piece Why First Time Airbnb Buyers Face Stricter DSCR Terms? covers that gap in detail.

The property is two to four units. The appraisal switches from the 1007 to the 1025, and the income analysis changes with it.

Coverage lands below 1.00. A 1.00 floor is where many select programs start, and for short-term rentals it applies separately to purchases and to refinances. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. It is a different path, not the same program with a looser floor.

You want a second-home loan. Most lenders allow limited renting on a conventional second home as long as projected rental income is not used to qualify, according to Yahoo Finance. That is a different product with different rules. It does not fit a property you bought to run full-time as an Airbnb.

The property type is not eligible. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered through the network’s DSCR programs. A rustic cabin that fits the guest experience can fail the loan test.

Many financed properties. Conventional files get harder as the count of financed properties rises. Check the current limit with a lender before relying on that route.

What the DSCR Terms Look Like for a Short-Term Rental

Short-term-rental DSCR files run tighter than standard long-term-rental files. Across the programs Lendmire places files with, these are typical ranges, not promises:

  • Purchase: up to 75% LTV on the strongest files, with a 1.00 coverage floor.
  • Refinance: up to about 70% LTV, with a separate 1.00 coverage floor.
  • Cash-out: up to 70% LTV on short-term-rental collateral. Standard long-term rentals reach 75% on a cash-out.
  • Credit: a 640+ score for short-term-rental files. Most programs want around 660 on standard rentals, and 700+ unlocks the strongest leverage tiers.
  • Loan size: roughly up to $3,000,000 on standard programs.
  • Reserves: commonly around 6 months of PITIA, though they vary by lender, leverage, loan size, and transaction type. Larger loans typically step up.
  • Structure: the spine is the 30-year fixed. Select lenders in the network also offer 40-year terms and interest-only periods, and ARM structures exist for investors who want them.

A larger down payment lowers the monthly payment and can lift the coverage ratio. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Remember what the ratio leaves out. It compares rent to PITIA only. A file that clears 1.00 can still lose money after repairs, vacancy, cleaning, utilities, management, and capital expenses. Short-term rentals carry more of those costs than a leased duplex does. Treat the coverage number as the lender’s gate and run your own operating budget separately. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Four Short Scenarios

These are illustrative profiles, not real files.

The salaried buyer with one financed property. Strong documented income, low DTI, and a one-unit cabin-style home in an eligible property type. Conventional deserves a real price comparison here. DSCR is the backup if the lender will not count the projected hosting income.

The self-employed buyer. Write-offs shrink net income on the tax return. A conventional lender sees a modest earner. A DSCR lender sees a property whose rent clears the payment with room to spare, perhaps around 1.2x on the conservative income number. DSCR is usually the cleaner fit.

The house hacker. You plan to live in one unit of a small multi-unit property and rent the rest. That is an owner-occupied purchase with occupancy conditions, not a pure investment loan. Once you move out and rent every unit, the property typically moves into DSCR territory.

The buyer with equity but thin cash. Leverage caps matter most. At up to 75% LTV on a purchase, you still need roughly 25% down plus reserves. If you cannot cover both, a lower-priced property or a different structure beats stretching the file. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

What Choosing Wrong Costs You

A wrong choice rarely kills a deal. It usually costs time, cash, and flexibility.

If you take a conventional loan and later hit the property-count wall, your next purchase may need DSCR anyway. If you take DSCR because you lack hosting history and the coverage barely clears 1.00, you have little cushion for a slow season. Seasoning also matters. A refinance typically wants about 6 months on the property, so an early cash-out plan can stall.

Plan the second property before you pick the first loan. Lendmire’s article DSCR Loan For First-time Rental Property Buyers covers how that first file sets up the next one.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Before You Talk to a Lender

Gather these items first, and ask these questions of every lender:

  • Your last two years of traditional income documentation, if you plan to try the conventional lens.
  • Proof of reserves, measured against the full PITIA of the target property.
  • A credit report you have already reviewed.
  • Any hosting or landlord history, with platform statements or lease records.
  • Which income number the lender will use: a projection, the appraiser’s analysis, or actual history.
  • Whether the lender reviews coverage on the short-term number or the long-term number.
  • What leverage, credit score, and reserves apply to a short-term rental in your price range.

Frequently Asked Questions

Is there a mortgage made only for Airbnb?

No. Lenders offer standard investment-property financing and apply their own rules to short-term income. The labels you see online, such as vacation-rental DSCR, describe how the rent is counted. They do not describe a separate Airbnb product.

Can I use an FHA or VA loan for my first Airbnb?

Not for a pure investment property. Bankrate notes that FHA and VA loans cannot be used there. If you will live in one unit of a small multi-unit property, an owner-occupied loan can work, but occupancy conditions apply.

Can I qualify with no hosting history?

Sometimes, but it is harder. Without it, expect a more conservative income number, a different structure, or a different lender. Coverage and credit strength help the file, subject to lender guidelines.

Does DSCR mean no underwriting?

No. The lender still reviews the appraisal, rent evidence, credit, and reserves. The difference is that the property’s rent against its payment carries more weight than your personal income.

What credit score do I need?

For short-term-rental files, a 640+ score is typical. Stronger scores, with 700+ unlocking the strongest leverage tiers, usually bring more leverage. Every file is underwritten individually.
