Short-Term Rental Cash-Out Refinance on a Rental Owned Free and Clear: The 2026 Guide

Short-Term Rental Cash-Out Refinance on a Rental Owned Free and Clear

The Quick Read: A short-term rental with no mortgage still counts as a cash-out refinance, because every dollar of the new loan, less costs, comes back to you as cash. Across the wholesale network, short-term rental collateral typically tops out around 70% LTV on a cash-out, and the loan is sized by the lower of two tests: equity and rental coverage, subject to lender guidelines.

  • A standard long-term rental reaches about 75% LTV on a cash-out, which sits above the STR cash-out cap.
  • Expect a credit score of about 640 or higher and roughly 12 months of hosting history.
  • Coverage starts at 1.00 on STR refinances, measured as rent against PITIA.
  • The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.
  • No lien means no payoff to subtract, so proceeds depend on value, leverage cap, rent coverage, and costs.

Owners of paid-off Airbnb and Vrbo properties ask the same thing: can the equity come out without W-2s, tax returns, or a debt-to-income review? These loans are reviewed mainly on whether the property’s counted rent supports the loan, not on personal income. This guide walks the mechanics in order, then covers where the general rule bends.

What Counts as a Cash-Out on a Free-and-Clear Property?

A paid-off property is the cleanest cash-out case. A lender has no existing balance to retire, so the full loan amount, less closing costs, prepaids, and escrows, becomes proceeds. Nothing is deducted for a payoff, so the only subtractions are those costs.

Because it is cash-out, cash-out leverage limits apply. Owning the asset outright does not unlock rate-and-term treatment. That surprises owners who assume “no mortgage” means looser caps. It doesn’t.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Details are in Lendmire’s complete DSCR loans guide.

Key Terms Defined

Free and clear: A property with no mortgage or other lien against it.

Cash-out refinance: A new loan that returns part of the property’s equity to the owner as cash.

DSCR (debt service coverage ratio): Counted rental income divided by the property’s monthly debt obligation.

PITIA: Principal, interest, taxes, insurance, and association dues, the full monthly housing obligation.

Hosting history: The record of bookings and payouts showing the property has operated as a short-term rental.

Seasoning: The period an owner must hold a property before a lender will cash it out. Across the network, about 6 months is the common expectation.

How Does Underwriting Treat a Paid-Off STR, Step by Step?

Underwriting follows a set order. Each step has its own documents, and a gap at any step holds up the file.

1. Confirm title and vesting. The property has no lien, and title is held by an individual or an LLC. LLC vesting is available subject to lender program eligibility. The entity documents, operating agreement, and ownership percentages must match the title and the application. A mismatch between the LLC on title and the borrower name on disclosures is a common preventable error.

2. Establish short-term rental income. On a refinance, lenders typically rely on actual hosting history: platform statements from Airbnb or Vrbo, often matched to bank deposits. Programs in the network commonly expect about 12 months of hosting experience. Projections from data tools or an appraiser’s analysis are more typical on purchases with no history.

3. Apply an expense factor. Gross booking revenue is not what gets counted. Lenders commonly reduce gross STR income by a haircut before coverage is computed, and the size of that reduction varies by lender. Treat that as a market practice, not a rule, since each lender sets its own method.

4. Order the appraisal. One appraisal supplies both the value and the rent evidence. Appraisers commonly borrow the agency form names: Form 1007 for single-family rent schedules and Form 1025 for 2-4 unit income properties, both listed in the Fannie Mae Learning Center. DSCR loans are not agency products, and agency rules do not govern them.

5. Run the two sizing tests. The loan is the lesser of two numbers: the leverage cap applied to appraised value, and the amount the counted rent can support at the required coverage floor. On STR collateral, cash-out typically caps at up to 70% LTV. Where the rent test binds first, the cash-out shrinks, no matter how much equity sits in the house.

6. Underwrite the borrower and the file. That covers credit score (about 640 or higher for STR), reserves, entity documents, insurance, and title. Reserves vary by lender, leverage, loan size, and transaction type, commonly around 6 months of PITIA, with larger loan sizes stepping up.

7. Settle. Proceeds equal the new loan minus closing costs, prepaids, and any escrows. Settlement reconciliation matters here: the final statement is what shows the true net cash.

How Is Coverage Calculated on a Short-Term Rental?

Coverage is counted rent divided by PITIA. Residential DSCR lenders simplify it to rent against the full housing payment.

On STR files, “counted rent” is the number after the lender’s haircut, not the booking gross. Picture an owner whose gross bookings look strong but whose counted income, after the expense factor, lands close to the payment. That file clears at a thin ratio, and the thin ratio, not the equity, limits the loan.

For STR refinances in this network, the coverage floor is 1.00. Stronger ratios open better pricing and leverage. Separately, a different path below 1.00 is available through select lenders in the network, with leverage and terms adjusted. That is a separate program, not a lower floor on the same one.

Don’t confuse this with commercial benchmarks. Commercial real estate sources often cite 1.25 or higher as healthy. Residential DSCR programs are built differently.

Clearing 1.00 is not the same as positive cash flow. The ratio compares rent to PITIA only. Repairs, vacancy, management fees, utilities, cleaning, and capital expenses sit outside it. Test the new payment against realistic net income, especially in a seasonal market.

STR vs. Long-Term Rental Collateral

Factor Short-term rental Standard long-term rental
Cash-out LTV ceiling Up to 70% Around 75%
Credit score About 640+ Most programs about 660
Income evidence Hosting history, platform payouts Lease or rent schedule
Coverage floor 1.00 on refinance Varies by lender and program
Experience About 12 months hosting Not typically required

The lower leverage on STR collateral is the practical trade. The property earns more per night, but lenders discount that income and cap the loan lower.

Where the General Rule Breaks

Several situations bend the standard path. Each depends on the lender and program.

Short hosting history. An owner with only a few months of STR operation will find many programs asking for about 12 months. Some select lenders in the network will underwrite the property on long-term market rent instead, usually with cash-out limited to a lower leverage. The income then reads as a long-term rental, which often counts for less on a strong STR.

Recent cash purchase. An owner who bought with cash and wants proceeds soon runs into seasoning. About 6 months is the common expectation across most of the network. Some lenders describe delayed-financing-type options with shorter or no seasoning, and those are lender-specific. Bankrate explains delayed financing as a cash purchase followed by a refinance, and notes the six-month wait that otherwise applies to cash-out refinances.

Unit count and property type. Rent evidence depends on type. Single-family files lean on a Form 1007-style schedule. Two-to-four unit properties lean on Form 1025. Residential DSCR covers small multifamily, while larger properties may move into commercial lending. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs.

Local rules and HOAs. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A permit denial or HOA restriction can erase the income a file depends on.

Rent coverage as the limiter. A file can clear coverage and still leave thin cash flow after the new payment. That is the gap between lender-counted income and real net income.

Structure Variations

The spine of the product is the 30-year fixed. Select lenders in the network also offer extended 40-year terms and interest-only periods, and ARM structures exist for investors who want them. Interest-only periods lower the payment during the period and can lift the ratio, though terms and leverage are reviewed by the lender.

Loan sizes run up to $3,000,000 on standard programs. Above $2,500,000, the network generally holds to 30-year fixed structures. Reserves tend to step up with loan size.

Most DSCR loans also carry a prepayment penalty. A common structure runs five years, sometimes reducible with added cost. It does not affect your closing on a free-and-clear property, but it matters if you later refinance out of the new loan or sell.

A larger equity cushion helps the payment and may lift the ratio, but it never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files pass both tests: enough equity and enough rental coverage.

What Does the Investor Decision Look Like?

Run through these questions before applying.

What is the cash for? Many investors use proceeds as a down payment on the next acquisition. That is a valid use, but the new loan adds closing costs, a possible prepayment penalty, and a monthly obligation on a property that had none.

Can the property carry the payment in a soft season? Test the new payment against realistic net STR income in the weakest months, not only against the counted figure.

Is this the right instrument? Compare it with simply keeping the property unleveraged, which carries no new payment and no prepayment penalty but leaves the equity idle, and with a long-term rental conversion, which may qualify at a higher leverage ceiling but typically produces less income than a strong STR. Compare formal term sheets rather than soft quotes so offers line up on leverage, costs, and prepayment structure.

Document Checklist

  • Entity documents and proof of ownership percentages, if vested in an LLC
  • Platform statements and bank deposits supporting hosting history
  • Current insurance quote that fits the STR use
  • Title evidence confirming no liens
  • Reserves documentation
  • Government ID and credit authorization

Insurance and entity paperwork are the quiet failure points. A policy that does not cover short-term rental use, or an operating agreement that doesn’t match the vesting, are fixable but slow the file.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Does a rental with no mortgage count as a cash-out refinance?

Yes. Cash taken against a free-and-clear property is still cash-out, so cash-out leverage limits apply. On short-term rental collateral that typically means up to 70% LTV, versus around 75% on standard long-term rentals. Proceeds are the new loan less closing costs, prepaids, and escrows.

Do I need tax returns or a lease?

Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines, not on W-2s or personal DTI. For a short-term rental, platform payout history stands in for a lease. An appraiser’s rent analysis supports the figure, and some lenders can use a rent survey if the property is unleased.

How much hosting history do I need?

Programs in the network typically look for about 12 months of hosting experience on STR files. With a shorter record, select lenders may underwrite on long-term market rent instead, often with lower leverage. Exact treatment varies by lender and file.

What credit score and coverage ratio apply?

For STR files, expect about a 640 score or higher, with a 1.00 coverage floor on refinances. Stronger ratios and scores open better pricing and leverage. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted.

Can I hold the property in an LLC?

Yes, subject to lender program eligibility. Entity documents, the operating agreement, and ownership percentages must line up with title and the application. Mismatched names across disclosures are a common cause of avoidable delays.
