Short-Term Rental Cash-Out Refinance Requirements Without Counting Personal Income

Short-Term Rental Cash-Out Refinance Requirements Without Counting Personal Income

The Quick Read: A short-term rental cash-out refinance qualifies primarily on property-level rental income covering the new payment, subject to lender guidelines, so your W-2s, tax returns, and debt-to-income ratio are not the test. Credit, leverage, reserves, hosting history, and the property itself still get checked in full.

  • Cash-out on a short-term rental tops out at about 70% LTV (loan-to-value, the loan as a share of the property’s value).
  • Expect a credit score of 640 or higher and roughly 12 months of hosting history.
  • The coverage floor on a short-term rental refinance is 1.00.
  • The appraisal sets value. The rental evidence sets income. The lower of the two limits sets your loan.
  • Local short-term rental rules can shut off the income a lender will count. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

What Does “Without Counting Personal Income” Actually Mean?

It means the lender does not build the file around what you earn. It builds the file around what the property earns. A DSCR loan (debt service coverage ratio, a comparison of the property’s rent to its monthly housing payment) asks one question: does this rental cover its own payment?

That is a real shift from a conventional refinance. But it is not a “no paperwork” loan. Here is what leaves the file and what stays.

Item Personal-income loan DSCR cash-out
W-2s, pay stubs Required Not the test
Tax returns Required Not the test
Debt-to-income ratio Central Not the test
Rental income evidence Supporting Central
Credit score Required Required
Appraisal and title Required Required
Reserves Required Required

Think of it as swapping one evidence file for another. You hand over platform statements instead of pay stubs. The lender still wants proof, just about the property.

How Does the Lender Qualify the Property?

The lender divides the property’s monthly rental income by its monthly housing obligation. That obligation is PITIA: principal, interest, taxes, insurance, and HOA dues if any. A result of 1.00 means rent equals the payment. Higher means more cushion.

For a short-term rental refinance, the floor is 1.00 on the strongest files. On a short-term rental purchase, it is 1.10. Do not blend those into one number. They are different transactions with different floors.

Across the wholesale network Lendmire works with, 1.00 is where select programs start, never a universal rule. Stronger ratios open better pricing and more leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.

One warning here. Clearing 1.00 is not the same as positive cash flow. The ratio compares rent to PITIA only. Repairs, vacancy, management fees, utilities, and capital expenses sit outside it. A file can pass with a thin real-world margin. Plan for the gap.

Commercial lending uses a different formula, net operating income divided by annual debt service, and often wants 1.25 or higher. Residential 1–4 unit DSCR files use rent against PITIA instead. Don’t carry the commercial number into this loan.

How Is Short-Term Rental Income Counted Without a Lease?

There is no lease, so the lender needs another way to arrive at a monthly number. There are three common methods, and programs differ on which they accept.

Method Evidence Main risk
Historical income Airbnb or Vrbo statements, matched to bank deposits Seasonal swings
Projected income Market-data report or appraiser’s STR analysis Lenders trim projections
Long-term-rent fallback Appraiser’s market rent estimate Understates a strong STR

On a refinance, historical income is the usual starting point. Roughly 12 months of hosting history is the common expectation. Lenders match payout statements against deposits in your bank account, so keep the money flowing through one clean account.

Many lenders also apply an expense factor to gross bookings before running the ratio. Programs differ, so treat gross platform revenue as a ceiling, not the coverage figure.

Seasonal properties need a closer look. Twelve months of bookings can include a peak that carries a weak winter. Lenders read the whole year, not your best quarter.

What Does the Appraisal Do in an STR Cash-Out?

The appraisal sets the property’s value, which drives the leverage test. It does not, by itself, prove your short-term income.

This trips up a lot of investors. The agency rent-schedule form, Form 1007, is built for long-term leases. Class Valuation explains that it cannot support short-term rental appraisals, and that appraisers use a short-term rental projected income analysis in a labeled addendum instead. HousingWire adds that leaning on Form 1007 for STR income often produces artificially low ratios.

DSCR loans are not agency products. The forms matter only because a lender may order one as a long-term-rent baseline. Your actual STR income case rests on platform history or a market-data report.

Core Requirements Checklist

Here is what a file typically carries. Figures are guidance from select lenders in the network, subject to lender guidelines and individual underwriting.

Property

  • A non-owner-occupied investment property.
  • Eligible property types. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered.
  • Proof the short-term rental use is permitted locally.
  • An insurance policy suited to short-term rental use.

Borrower

  • Credit score of 640 or higher for short-term rentals, with stronger tiers at higher scores.
  • Roughly 12 months of host experience.
  • Reserves, which vary by lender, leverage, loan size, and transaction type. About 6 months of PITIA is common, and larger loans step up.

Loan

  • Cash-out up to about 70% LTV on short-term rental collateral. A standard long-term rental cash-out tops out around 75%.
  • Loan amounts up to $3,000,000 on standard programs.
  • Seasoning, the waiting period since you bought or last refinanced, is commonly around 6 months for cash-out.

Documents

  • Platform income statements or a market-data report.
  • Bank statements matching deposits.
  • Appraisal, title, and payoff statement.
  • Entity documents if the property sits in an LLC, subject to lender program eligibility.
  • Credit report and proof of insurance.

How Much Cash Can You Actually Take Out?

Two tests size the loan, and the lower one wins. The leverage test caps the balance at a share of appraised value. The coverage test caps the balance at what the rent can support.

Picture a short-term rental valued at $600,000. At 70% LTV the leverage ceiling is a loan of 70% of that value. Your existing payoff comes out of that first. What remains, after costs and reserves, is your cash. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Now the coverage side. Cash-out raises your balance, which raises your payment, which lowers your ratio. Say the property clears roughly 1.35x on today’s balance. Pull a lot of cash and that could slide toward 1.05x. Pull more and it dips below your program’s floor. At that point coverage, not leverage, is the binding limit.

The same thing happens when market data shifts. If the income estimate falls, the coverage ceiling can drop below the leverage ceiling, and the loan shrinks even though the value held. Lendmire’s explainer How Much a DSCR Loan Shrinks When Airdna Drops After Your Offer covers the mechanics.

This is why you model the post-refinance ratio before you apply. A larger cash-out is not free. It spends your coverage cushion.

Where the Rule Breaks: Edge Cases

No hosting history. A newly bought or just-converted property may lean on projected income. Lenders often trim projections, and many want the 12-month history before a refinance. Plan for it.

Seasonal swings. A beach cabin with a two-month peak looks different from a ski rental. The full-year number is what counts.

Local legality. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A lender may ask for permit proof.

Owner use. Personal-use vacation homes are a different analysis. These programs are for non-owner-occupied investment property.

Low coverage. Programs below 1.00 are available through select lenders in the network, with leverage and terms adjusted. Expect a smaller loan, not the same loan with a looser test.

Structure options. The spine is a 30-year fixed. Select lenders offer 40-year terms and interest-only periods, which can lift coverage. ARMs also exist.

Why Business-Purpose Loans Skip the Income File

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Under Regulation Z, credit to buy a non-owner-occupied rental is treated as business purpose, and the federal ability-to-repay rulemaking stated that business-purpose loans fall outside those provisions. That is why the lender tests the property instead.

Agency lending is a different animal. None of that governs a DSCR file.

Key Terms Defined

DSCR: The property’s monthly rental income divided by its monthly PITIA.

PITIA: Principal, interest, taxes, insurance, and association dues, the full monthly housing obligation.

LTV: The loan balance as a percentage of the property’s appraised value.

Seasoning: The waiting period between buying or refinancing a property and the next cash-out.

Reserves: Liquid savings the lender wants you to hold after closing, usually counted in months of PITIA.

Cash-out refinance: A new, larger loan that pays off the old one and hands you the difference.

What Should You Do Before You Apply?

Run the numbers in this order. First, pull 12 months of platform statements and match them to deposits. Second, confirm your permit and insurance. Third, estimate value and see where 70% LTV lands. Fourth, model the new ratio at different cash-out amounts. Pick the one that clears your program’s floor with room to spare. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

An illustrative estimate from a calculator can help you test scenarios. It is not a quote.

Tax treatment varies; consult a qualified professional.

Frequently Asked Questions

Do I need tax returns or W-2s for a short-term rental cash-out?

Generally not. The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. You still provide credit, entity documents, and rental evidence.

Is this a no-documentation loan?

No. The file is lighter on personal income but not empty. Expect platform statements, bank deposits, an appraisal, title work, insurance, and reserves.

Can I cash out if I just bought the property?

Usually not right away. About 6 months of seasoning is the common expectation, and short-term rentals typically want roughly 12 months of hosting history for a refinance.

How much can I borrow against a short-term rental?

Up to about 70% LTV on short-term rental collateral on the strongest files. Coverage can cap you lower, because the new payment must still clear the program’s floor. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Does clearing 1.00 mean the property cash flows?

No. The ratio counts rent against PITIA only. Vacancy, repairs, management, utilities, and capital costs sit outside it.
