The Quick Read: A DSCR cash-out refinance can fund a co-owner buyout on a short-term rental. The property has to pass three tests: a leverage cap, rent coverage on the new, larger payment, and ownership seasoning. All of it is subject to lender guidelines. The buyout label earns no special treatment, because cash paid to your partner is cash-out.
- On short-term rental collateral, cash-out typically tops out around 70% LTV, with a 640 minimum credit score on most files.
- The coverage floor on a short-term rental refinance is typically 1.00, and a bigger buyout loan thins that ratio.
- Lenders generally want about 12 months of hosting history.
- A deed alone does not take your partner off the old loan. The payoff does.
- Seasoning is the wait between acquiring a property and cashing out, and a partner payout does not automatically waive it.
How Does a Buyout Refinance Work?
You take a new loan on the property. It pays off the old mortgage, covers closing costs, and sends your partner’s share out through escrow. You keep the asset. Your partner walks away with cash and a clean release.

The sequence runs like this:
1. Fix the buyout number in writing. Start with appraised value, subtract liens, and multiply the equity by the departing owner’s share. The share comes from your operating or co-ownership agreement and state law.
2. Classify the loan. Any refinance that returns cash at closing is a cash-out. Money paid to the partner counts as that cash.
3. Size the loan. It is the lesser of a value test and a rent-coverage test.
4. Document the income. Hosting history, platform statements, and appraisal rent data go to the lender.
5. Close through escrow. The old loan is paid, the partner is paid, and title or membership interests move.
Most DSCR programs are built for business-purpose investor loans, so they are reviewed differently from a standard owner-occupied mortgage. Our complete DSCR loans guide covers the basics if the term is new to you.
Key Terms Defined
DSCR (debt service coverage ratio): The property’s rent divided by its full monthly payment, including principal, interest, taxes, insurance, and any HOA dues. At 1.00, rent exactly covers the payment, which Wall Street Prep calls break-even in its commercial version of the formula.
LTV (loan-to-value): The new loan divided by the appraised value.
Seasoning: The waiting period between buying a property and cashing out of it. About 6 months is the common expectation across most of our network.
Cash-out refinance: A new loan larger than the payoff of the old one, with the difference paid out at closing.
Release of liability: Written removal of a person from the debt itself, not just from title.
Guarantor: The person who personally backs the loan, even when an LLC owns the property. Their credit is pulled.
What Do the Two Tests Look Like on a Short-Term Rental?
Both tests must pass, and the lower number wins. Short-term rental collateral carries tighter limits than a long-term rental. Across most of our network, a standard rental cash-out reaches about 75% LTV. Short-term rental cash-out generally tops out at 70%, with about 70% on a plain refinance too.
| Factor | Short-term rental | Standard rental |
|---|---|---|
| Cash-out LTV | Up to 70% | Up to about 75% |
| Minimum credit score | 640 | Around 660 typical |
| Hosting history | About 12 months | Not applicable |
| Coverage floor (refinance) | 1.00 | 1.00 where select programs start |
Programs vary, and every file is underwritten individually. Neither number is a promise of approval.
Here is how the value test plays out. Say the property appraises at a round figure, the old loan eats a large share of that, and your partner’s equity share sits on top. Add the old payoff, the partner’s payout, and closing costs. Divide by appraised value. If the result lands above 70%, the loan does not fit as structured.
What Happens When the Buyout Fails the Leverage Cap?
You have a gap, and you fill it with something other than the new loan. The cap does not bend because the buyout is friendly.
Consider an investor whose combined payoff, partner share, and costs come to 78% of appraised value. The cap is 70%. Three fixes exist:
- Bring cash. Put in the gap from savings or the remaining owner’s other assets.
- Stage the buyout. Buy out half now and the rest later, once equity builds or you can season again.
- Reduce the price. A low appraisal shrinks the loan but not the debt owed to your partner, so negotiate an adjustment clause before the appraisal comes back.
Strong rental coverage never erases leverage caps, credit floors, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.
How Does a Bigger Loan Change the Coverage Number?
Every dollar of buyout raises the new payment, so the ratio drops. A property that clears 1.00 at the old balance can miss it at the new one. Run coverage on the post-buyout loan before you agree to a price.
Clearing 1.00 is also not the same as positive cash flow. DSCR compares rent to the full payment only. Repairs, vacancy, management, utilities, and capex sit outside the calculation. Stessa explains the basic relationship between operating income and debt service, and why lenders use it to size a refinance.
Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. For a buyout that is already stretching the cap, that path rarely helps, because leverage drops further.
How Does Lender Underwriting Count Short-Term Rental Income When Your Partner Ran the Place?
Lenders count documented history, and that history needs your name attached to it. If your partner was the host or operator, the booking accounts, payouts, and statements may sit in their name. That is the gap most buyout files hit.
Lenders generally accept one or more of these:
- Trailing platform statements from Airbnb or VRBO, or a property-management-system export.
- A third-party income projection from an analytics provider.
- An appraisal rent schedule. The agency names for these are Form 1007 for single-family and Form 1025 for 2-4 units.
Which method works on a refinance, as opposed to a purchase, varies by lender. Refinances often lean harder on actual history. We see about 12 months of hosting experience expected on short-term rental files.
Two practical points follow:
- Move the accounts before you apply. Get your name onto the listing, the payout account, and the booking records, with a clean statement trail.
- Watch peak-month snapshots. A trailing three-month window taken in a busy season can overstate income. Lenders tend to lean toward twelve-month figures.
Our piece Should a Short-Term Rental Owner Time a Cash-Out Around the Busy Season? walks through that seasonal trap.
Why Doesn’t a Buyout Skip the Seasoning Wait?
A buyout is not an exception on most DSCR files. Programs in our network commonly expect about 6 months of ownership before sizing a cash-out off appraised value. Before that point, many programs size to cost.
The agency world is different, and only as contrast. Fannie Mae’s Selling Guide treats one owner buying out another as a limited cash-out refinance in narrow cases like divorce, with a 12-month joint-ownership test. Those rules are written for individual co-owners, not for entity-held rentals. Do not assume similar relief on a DSCR loan. Some lenders may offer something comparable. Many will not. Ask before you build your plan around it.
Moving title into a new entity can also restart a clock on some programs. Ask the lender before you re-deed anything.
Does a Deed Release Your Partner From the Old Loan?
No. A deed moves ownership, not debt. Florida Realtors explains that a quitclaim deed transfers the ownership interest but does not remove a borrower from the mortgage. The lender can still look to everyone on the note.
That makes the refinance the cleanest exit. The new loan pays off the old note, which releases your partner. Sequence matters. Do not deed first and refinance later, because you may leave your partner on a loan you control.
| Situation | What moves | How the partner is released |
|---|---|---|
| Partner on title only | Deed | Deed plus lender agreement |
| Partner on title and note | Deed | Payoff by new loan |
| LLC with two members | Membership interest | Assignment or redemption plus payoff |
If an LLC holds the property, a DSCR loan can generally close in the entity with a personal guarantor, subject to lender program eligibility. How a lender treats a multi-member LLC varies, so the operating agreement and the assignment of membership interest become key documents.
Which Buyout Situation Are You In?
Your structure decides the paperwork and the friction.
- Agreeing sibling or heir: Straightforward if the share is written down and everyone signs. Get the agreement in place before the appraisal.
- Business partner on an LLC: Needs a membership assignment or redemption, plus the operating agreement.
- Money partner who never hosted: Usually easiest on income, since you are the operator. Make sure your name is on the history.
- Refusing co-owner: A cash-out cannot happen without their signature. Your fallbacks are negotiation, a sale, or a court-ordered partition, and that last one is a legal matter for an attorney.
- Co-owner who lives in the property: DSCR does not apply. That is a conventional, FHA, or VA question.
What If the Cash-Out Won’t Cover the Buyout?
You have options, and each has a catch.
| Route | Keeps the asset | Releases partner |
|---|---|---|
| Partial buyout, staged | Yes | Only after final payment |
| Seller-carried note | Yes | Not from the old loan |
| Outside capital or a new partner | Yes | If the loan is paid off |
| Sell the property | No | Yes |
A seller note leaves your partner on the old debt unless it gets paid off, so it is rarely a clean exit. Adding outside capital fixes the cash gap but brings a new co-owner.
How Do You Price the Share, Including the Furniture and the Listing?
Appraised value covers the real estate. A short-term rental also carries furnishings, equipment, the listing and its reviews, and sometimes unpaid carrying costs. Decide up front who owns each piece and how it is priced. A lender will not pay for a listing’s reputation, so that value comes from your own cash or a side agreement.
Also check the operating side before you commit. Permits, HOA approval, and insurance may all need to transfer into your name.
Mistakes That Kill Buyout Files
- Agreeing to a price before testing both the LTV cap and post-buyout coverage.
- Deeding the partner off title before the old loan is paid.
- Leaving the booking accounts in the partner’s name.
- Forgetting prepayment charges on the old loan, which eat into proceeds.
- Assuming agency buyout exceptions apply to a DSCR loan.
- Taking extra cash back and expecting the loan to still read as simple.
Tax treatment varies; consult a qualified professional about the buyout payment before relying on any treatment.
Frequently Asked Questions
Is buying out a co-owner treated as a cash-out refinance?
Usually yes. Any refinance that returns cash at closing is a cash-out, and money paid to the departing partner counts. On short-term rental collateral that means the cash-out leverage cap, around 70% LTV, applies.
Do I qualify on my income or the property’s?
The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. You will still be a personal guarantor, so your credit is pulled and a 640 minimum generally applies on short-term rental files.
What if my partner ran the Airbnb account?
Move the history into your name early. Lenders generally want about 12 months of hosting experience and documented income. Statements under your partner’s name can complicate the file, so plan the transfer before applying.
Can I take extra cash on top of the buyout?
Sometimes, but the total still has to fit the leverage cap and the coverage test. Extra cash raises the loan and thins the ratio. Many investors stage the buyout instead of stretching a single loan.
What if the appraisal comes in low?
The loan shrinks but the debt to your partner does not. Add a price-adjustment clause to your agreement, plan to bring cash, or stage the payout. See Lendmire’s piece How DSCR Cash-Out Income Rules Work for an Equity-Rich Short-Term Rental Owner for how the equity side is read.
