Short-Term Rental Cash-Out Refinance Seasoning Requirements on a Paid-Off Airbnb

Short-Term Rental Cash-Out Refinance Seasoning Requirements on a Paid-Off Airbnb

The Quick Read: A paid-off Airbnb is the easiest seasoning case, but “paid-off” does not remove the wait on its own. Two separate clocks apply: how long you have held title, and how much hosting history the property has. Across the wholesale network Lendmire works with, about 6 months of title seasoning is the common expectation for a cash-out.

  • Title seasoning is measured from the recorded deed, and many programs look to about 6 months before sizing a cash-out on appraised value.
  • Hosting history is a separate clock. Short-term rental files usually expect about 12 months of host experience.
  • On short-term rental collateral, cash-out typically tops out around 70% LTV, subject to lender guidelines.
  • A true rate-and-term refinance with no cash back is usually treated more lightly than a cash-out.
  • Cash buyers may have a delayed-financing path, which waives seasoning but ties proceeds to documented cost.

What Does Seasoning Mean on a Paid-Off Airbnb?

Seasoning is the time a lender wants to see between your purchase and a cash-out. It protects the lender from loans sized on a value the property has not yet proven. For a paid-off Airbnb, the question is simple: should the new loan be sized on what you paid, or on what the home is worth now?

No federal rule sets a DSCR seasoning period. It is a lender overlay on a non-agency product, which is why it differs from one program to the next. Lendmire is a mortgage broker, so the useful view is comparative: most programs in the network look for about 6 months of title seasoning on a cash-out, a few are more flexible, and the strictest want longer.

The label “paid-off” matters mostly because of how you got there. Bought with cash, you may qualify for a delayed-financing structure. Bought with a hard-money or bridge loan, you may be paying off a prior lien instead. Bought with a prior mortgage and paid down, you are usually treated as any other held property. The lender cares about the path, not just the zero balance.

The Two Clocks: Title Seasoning and Hosting History

Investors often merge these two clocks. They are not the same.

Clock one is title seasoning. It starts at the recorded deed. Until it runs, the lender typically sizes the loan on the lower of cost or appraised value. After it runs, the loan can be sized on appraised value, subject to the cash-out LTV cap.

Clock two is hosting history. It measures how much Airbnb or Vrbo income the lender can treat as proven. Short-term rental programs typically expect about 12 months of host experience. Securitization due-diligence filings show how seriously originators take this; one finding in an SEC EDGAR due-diligence exhibit asks the originator to provide 12 months of rental history for a short-term rental file.

The two clocks can run out of sync. A property can clear title seasoning at about 6 months and still lack a year of hosting records. In that case the lender may underwrite income from a market projection, an appraiser’s short-term rental analysis, or a long-term rent fallback, usually with tighter terms. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

How Underwriting Treats the File, Step by Step

Here is the sequence a lender follows on a paid-off short-term rental cash-out.

1. Classify the transaction. Cash back to you, or proceeds beyond payoff and costs, makes it a cash-out. A rate-and-term refinance with no cash back often carries lighter seasoning.

2. Establish how the property was acquired. Cash, hard money or bridge, or a prior mortgage. This decides whether the seasoning clock or a delayed-financing exception applies.

3. Confirm the title date. The clock usually runs from the recorded deed. Expect to provide the closing statement, the deed, and any lien releases.

4. Choose the value basis. Inside the window, sizing leans on documented cost. Past it, sizing leans on appraised value.

5. Document the income. Platform payout history from Airbnb or Vrbo, or property-manager statements, reconciled to bank deposits. If history is short, a modeled projection may fill the gap.

6. Order the appraisal. More on this below, because short-term rental appraisals have a quirk.

7. Test coverage. Documented income is compared against the full monthly obligation. Short-term rental programs typically use a 1.00 floor on refinances, subject to lender guidelines.

8. Confirm reserves and leverage. Cash-out on short-term rental collateral generally tops out around 70% LTV, with a credit score of about 640 or higher.

How Does the Appraisal Handle Short-Term Income?

The appraisal estimates value and market rent. It does not prove your Airbnb income. Standard rent schedules use Form 1007 for one unit and Form 1025 for two to four units, and both are built around long-term market rent. As Class Valuation, an appraisal-management firm, explains, Form 1007 cannot be used to support short-term rental appraisals, and short-term income belongs in a labeled narrative addendum.

In practice, that means your income proof comes from platform history or a modeled analysis, and the appraisal supports value. Workflows vary by appraiser, so a clean documentation package helps more than any single form.

Structures and Variations That Change the Wait

Delayed financing for cash buyers

If you paid cash, some programs let you pull money back out soon after purchase, with proceeds tied to documented cost rather than current value. Source-of-funds paperwork has to be clean. If the purchase money sat in an entity account and the refinance is in your personal name, expect questions. Delayed financing waives seasoning and nothing else: leverage caps, credit floors, and coverage tests still apply.

Hard-money or bridge purchases

Paying off a hard-money or bridge loan can be a straightforward payoff refinance. Pulling extra cash out on an appraised value is a different request, and many programs want about 6 months of seasoning before they will do it.

Renovated Airbnbs

Rehab changes the math. If you plan to cash out on the new after-repair value rather than on purchase price plus documented rehab cost, expect seasoning to apply. A higher appraised value after improvements may be supported, depending on comps and underwriter review, but not usually on day one.

Entity vesting

Title seasoning is usually measured on the borrower of record. Whether moving a property into an LLC restarts the clock depends on the lender, so confirm it before you retitle. LLC borrowers are reviewed subject to lender program eligibility.

Longer terms and structure options

The 30-year fixed is the spine of the network. Extended terms and interest-only periods are available through select lenders, and ARM structures exist for investors who want them. Note that loans above $2,500,000 generally hold to 30-year fixed structures.

Where the General Rule Breaks

Situation What usually happens
Cash purchase, no financing Delayed financing may apply; proceeds track cost
Hard-money payoff, no extra cash Often treated as a payoff refinance
Hard-money payoff with cash out About 6 months of seasoning commonly expected
Under 12 months of hosting history Income may be modeled; terms may tighten
Renovated, cashing out on new value Seasoning typically applies
Experienced investor, exception sought Some overlays can be waived case by case

That last row is real but should never be your plan. Securitization diligence files show an originator granting an exception to allow a short-term rental on a cash-out refinance, which tells you two things: some programs restrict short-term collateral on cash-outs, and exceptions are made one file at a time. Treat an exception as a possibility to ask about, not a baseline.

What the Investor Decision Looks Like

Picture an investor who paid cash for an Airbnb and has hosted it for most of a year. The title clock is likely satisfied in most programs. The hosting clock is close. The decision is whether to wait a couple of months for clean 12-month history or to move now on a modeled-income file with tighter terms.

If the number clears 1.00 on documented income, waiting often costs little and can open better leverage and pricing. If the investor needs the capital for a time-sensitive purchase, a delayed-financing path or a projection-based file may be worth the tradeoff. That flips if the property sits in a market where local rules are shifting, since income that depends on a permit is only as good as the permit.

Keep in mind that clearing 1.00 is not the same as positive cash flow. DSCR compares rent to the full monthly obligation. Repairs, vacancy, management, utilities, and capex sit outside it. A short-term rental with strong coverage can still run thin after those costs.

Prepayment structures also matter. Many DSCR loans carry prepayment terms that lock you in for a period, so cashing out only to refinance again soon can be expensive. Ask what you are committing to before you start.

Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. For a short-term rental it is a narrower path, and it makes the most sense when there is a clear reason the current numbers understate the property.

Key Terms Defined

Seasoning: The time a lender wants between your purchase and a cash-out refinance.

Title seasoning: How long you have held the property, measured from the recorded deed.

Hosting history: The record of Airbnb or Vrbo income that shows the property performs as a short-term rental.

Delayed financing: A structure that lets a cash buyer borrow against the property soon after purchase, with proceeds tied to documented cost.

DSCR: Rent divided by the full monthly obligation (principal, interest, taxes, insurance, and any HOA dues).

Cash-out refinance: A refinance that returns cash to you beyond the payoff and costs.

Frequently Asked Questions

Do I have to wait if my Airbnb is paid off?

Not always, but often. A cash purchase may qualify for delayed financing, which waives seasoning while tying proceeds to documented cost. Without that structure, many programs look for about 6 months of title seasoning before sizing on appraised value. It varies by lender, so the answer depends on how you bought and held the property.

Is 12 months of Airbnb history required?

It is the usual expectation for short-term rental programs, though it is a different clock than title seasoning. With less history, income may be modeled from a market projection or appraiser analysis, typically with tighter terms. Qualification stays subject to lender guidelines and credit approval.

How much cash can I take out of a short-term rental?

Cash-out on short-term rental collateral generally tops out around 70% LTV, while standard long-term rentals reach about 75%. Credit of about 640 or higher is typical for short-term programs. Reserves, coverage, and property review all affect the final number.

Does moving the property into an LLC restart seasoning?

It depends on the lender. Title seasoning is usually measured on the borrower of record, so retitling can raise questions. Confirm the treatment before you move the deed, not after.

Can the appraisal prove my Airbnb income?

No. The appraisal supports value and market rent. Your income is shown through platform payout history reconciled to bank deposits, or through a modeled analysis when history is short.
