Short-Term Rental Cash-Out Refinance vs Long-Term Rental Loan Before Your ARM Resets

Short-Term Rental Cash-Out Refinance vs Long-Term Rental Loan Before Your ARM Resets

The Quick Read: The right choice depends on which income the property can actually prove before the reset date. A short-term rental (STR) cash-out fits a property with about a year of documented hosting history, while a long-term rental (LTR) loan fits a property with a lease or a clean market-rent opinion and simpler paperwork.

  • STR cash-out refinances typically top out around 70% LTV, and STR collateral usually needs a 640+ score and about 12 months of hosting experience.
  • Standard long-term rental cash-out refinances top out around 75% LTV across most of the network, with about 6 months of seasoning as the common expectation.
  • STR files are proven with platform and bank records. LTR files are proven with a lease or an appraiser’s rent schedule.
  • Both tests compare property income to the full payment, so a larger cash-out thins coverage on either path.
  • Run coverage both ways before choosing, because the same building can clear one test and miss the other. Every file is underwritten individually, subject to lender guidelines.

The honest answer is simple. STR cash-out is for the investor whose bookings are already on the books and already beat the long-term rent. The LTR loan is for the investor whose income is a lease, whose hosting record is short, or whose reset date leaves no time to build a booking file. Neither is better in the abstract. The ARM clock just decides which file you can assemble in time.

Side-by-Side

The STR column reflects Lendmire’s network parameters. The LTR column reflects the network’s standard rental programs.

Factor STR Cash-Out LTR Loan
Income evidence Hosting history, platform and bank records Lease or appraiser rent schedule
Cash-out leverage Up to about 70% LTV Up to about 75% LTV
Credit expectation 640+ typical Around 660 on most; 620 floor in parts
Experience About 12 months hosting Seasoning around 6 months
Coverage floor 1.00 on refinance 1.00 on select programs
Appraisal role Value and legal use, not income proof Value plus rent schedule

Reserves on both sides vary by lender, leverage, loan size, and transaction type. They commonly run around 6 months of PITIA, and loans above $1,500,000 typically step up toward 9 months. Conservative rate-term files at modest leverage can see reserves waived.

When a Short-Term Rental Cash-Out Is the Better Fit

STR cash-out wins when documented nightly income clearly beats what a tenant would pay on a lease. The numbers in that case can support a larger loan than long-term rent would.

That only works with records. The appraisal does not prove the income. Fannie Mae’s appraiser guidance says the rent schedule form (Form 1007) was not designed for single-family STRs. It calls for monthly market rent from comparables leased monthly, and multiplying a nightly rate by 30 is incorrect. McKissock, an appraiser-education publisher, adds that the form assesses real property, not business income. Agency material applies here only for the form names. DSCR loans are not agency products.

Picture an investor holding a mountain cabin with a year of steady bookings. On long-term rent alone, coverage sits near 0.9x. On trailing hosting income, it clears 1.2x. That investor wants the STR path. The short-term rental DSCR math gives the lender a reason to look at the stronger number.

Three things cut against it:

  • Lower leverage. The STR ceiling is about 70% on cash-out versus about 75% on standard rentals.
  • A heavier file. Twelve months of records take time to gather, and gaps hurt.
  • Legal use. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. If short-term use isn’t allowed, the STR income may not count.

Programs also differ on how they treat STR revenue. Some discount gross income, some use the higher of two methods, and some use only one. Ask which method a lender will use before you apply.

When a Long-Term Rental Loan Is the Better Fit

An LTR loan wins when the rent is a signed lease, the hosting record is short, or the reset date is close. It is the lower-friction file, and it carries a higher leverage ceiling.

The evidence is simple. A lease with proof of payment, or an appraiser’s market-rent opinion, supports the number. For one unit, that opinion sits on Form 1007. For two to four units, the rent analysis sits in the small income property report, Form 1025, per Fannie Mae’s Selling Guide. The cash-out ceiling runs around 75% LTV on a standard rental across most of the network, versus about 70% on STR collateral. A six-month seasoning expectation is common, and credit expectations are generally a notch lower than on STR files. Most programs want around 660, and a 620 floor exists in parts of the network.

Say you own a duplex in a college submarket with two annual leases in place. Coverage runs near 1.15x on lease income. You have no hosting record, and you want to refinance before the reset. The LTR file is the clean one.

The tradeoff is income. Switching an STR to a lease before refinancing changes the coverage figure. Past nightly bookings stop counting once the lease starts, and income becomes the lease or the market-rent opinion. The payment does not change, so coverage can drop.

A property with no STR history works the same way. It generally falls back to long-term market rent until bookings exist. That is not a failure. It is the correct path for that collateral today.

How the Reset Date Changes the Choice

The reset date is a document-gathering deadline. The investor’s real question is which file can be assembled before the payment changes.

If a reset lands before the new loan pays off, the reset payment applies until payoff. Refinance steps do not pause for it. Plan backward: order the appraisal, assemble entity documents, and pull platform statements while the old payment is still known.

On consumer loans, servicers typically send a first-reset estimate well ahead of the first payment at the new rate, with later notices closer to each change. That guidance covers consumer mortgages. A business-purpose ARM on a rental runs on its own note, so read the index, margin, and caps rather than waiting for a consumer-style letter.

The scale is real. CNBC, citing ICE Mortgage Technology, reports about 150,000 homeowners face a first ARM adjustment this year, and some payments may fall rather than rise. A reset is not automatically bad news. Check the note before assuming it is.

Two timing rules of thumb follow:

1. With 12 months of clean hosting records and legal-use proof in hand, the STR path is open now. 2. With a short hosting record, the LTR path is the realistic one, and you can revisit STR financing after the bookings accumulate.

Stress Both Numbers Before You Choose

Run coverage on both income bases, then stress the weaker one. Clearing 1.00 is a test of rent against PITIA only. It is not positive cash flow. Repairs, vacancy, management, utilities, and capex sit outside the calculation.

Cash-out size matters most. PITIA is computed on the whole new balance, so each additional point of cash-out thins coverage. Consider an investor at 70% LTV on STR collateral whose coverage clears 1.10x on trailing income. A slow season does not change that history, but it does change whether the same bookings repeat. Seasonal income, platform fees, and turnover are why lenders discount STR revenue. Leverage caps, credit floors, reserve rules, and property eligibility still apply however strong the file looks. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Below 1.00, options narrow. The standard refinance floor is 1.00, but select lenders in the network may consider coverage below that, with leverage and terms adjusted. A separate select-lender path exists for borrowers who already own a primary residence. Both are subject to lender guidelines, credit approval, and property review.

Related structure choices can help. Extended terms, interest-only periods, and ARM structures are available through select lenders for investors who want them. Eligible loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders), and above $2,500,000 the network generally holds to 30-year fixed structures.

When to Skip Cash-Out Entirely

If the goal is escaping the reset, a rate-and-term refinance can do the job with a smaller balance and thicker coverage. Cash-out is for investors with a use for the money. Think of a second property, a renovation, or paying down higher-cost debt.

Property type also matters. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs, on either path.

Key Terms Defined

ARM reset: The date when an adjustable-rate loan’s payment is recalculated from its index and margin.

DSCR: Debt service coverage ratio, meaning qualifying property income divided by PITIA.

PITIA: Principal, interest, taxes, insurance, and association dues on the whole loan balance.

Seasoning: The minimum time you must own a property before a lender will allow cash-out.

Cash-out refinance: A new loan larger than the payoff, with the difference paid to the borrower.

Rate-and-term refinance: A new loan that replaces the old balance without paying out extra equity.

What to Gather Before You Call

The paperwork differs by path, but the base is shared. Start with these items:

  • Entity documents: formation documents, the operating agreement, and signing authority. LLC vesting works subject to program terms, and a personal guaranty typically stands behind the entity.
  • Your current note, so the index, margin, caps, and any prepayment charge are known.
  • STR path: platform payout statements, matching bank deposits, and legal-use proof such as permits, HOA rules, and insurance.
  • LTR path: the lease, proof of payment, and room for the rent schedule.
  • Title, note, and insurance names that match one another.

An LLC does not make the loan non-recourse to the guarantor.

The Verdict

Choose STR cash-out when documented bookings beat long-term rent, short-term use is legal, and the 70% leverage ceiling still funds the plan. Choose the LTR loan when a lease or short hosting record drives the file, when you want the higher leverage ceiling, or when the reset date is too close to build twelve months of evidence. If coverage is borderline either way, run both and shrink the cash-out before shrinking the plan. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Frequently Asked Questions

Does the appraisal prove my Airbnb income?

No. The appraisal supports value and legal use, but the rent schedule form measures monthly long-term rent, not nightly income. Hosting income is proven with platform and bank records.

Can I refinance an STR into a long-term rental loan?

Yes, if the property is reviewed on lease or market-rent income. The payment does not change, so coverage can fall once nightly bookings stop counting. Run both numbers first.

What if my hosting history is only a few months long?

Many programs fall back to long-term market rent until a fuller record exists. STR collateral usually expects about 12 months of hosting experience. A shorter record often points to the LTR path for now.

Will an ARM reset notice protect me?

Not necessarily. The notice timing described above applies to consumer mortgages. A business-purpose rental ARM follows its own note, so read it directly.

Can an LLC hold title on either loan?

Often yes, subject to program terms. Expect formation documents, an operating agreement, and a personal guaranty from the owner.
