The Quick Read: The choice comes down to which income a lender will count: nightly booking history or a lease-style market rent. A short-term path fits owners with a real hosting record, while a long-term path fits owners without one or with strong lease rent. Both qualify primarily on property-level rental income covering the payment, subject to lender guidelines.
- Short-term rental (STR) cash-out tops out around 70% LTV on short-term-rental collateral. Standard long-term rental cash-out tops out around 75%.
- STR files expect a 640+ credit score and about 12 months of hosting history.
- Both paths look for coverage at or above 1.00 on a refinance. Select lenders in the network will review below 1.00, with leverage and terms adjusted.
- Passing the coverage test is not the same as positive cash flow.
- A vacation home you also use personally may not fit either path cleanly. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
The honest answer on who each option is for: the STR path suits an owner who has run the house as a booking business for a year or more and can show platform statements. The long-term path suits an owner with a tenant in place, a short or messy hosting record, or a property where nightly income would not hold up in underwriting. Neither is better in the abstract. The better one is the one whose income evidence you can actually document.

Side-by-Side
The column for each path reflects how Lendmire’s wholesale network places these files, with long-term terms shown for standard rentals. Individual lenders vary, and every file is underwritten on its own.
| Factor | STR cash-out | Long-term rental cash-out |
|---|---|---|
| Review basis | Property income from short-term bookings | Lease or market-rent schedule |
| Income evidence | Platform history, projection, or appraiser analysis | Signed lease or rent schedule |
| Hosting history | About 12 months expected | Not an STR requirement |
| Max cash-out LTV | Around 70% on STR collateral | Around 75% on standard rentals |
| Minimum credit score | 640 | Often around 660; 620 in parts of the network |
| Coverage floor | 1.00 on refinance | 1.00 where select programs start |

How Each Path Measures Income
On the long-term path, income comes from a signed lease or from the appraiser’s market-rent estimate. McKissock explains that the Form 1007 rent schedule estimates monthly market rent on one-unit properties. It also says the form cannot be used to document nightly or short-term rates. The lender makes the final income call. For two- to four-unit properties, the appraisal typically uses Form 1025, an operating-income report. The form names appear in the Fannie Mae forms index, and they are referenced here for the forms only. DSCR loans are not agency products.
On the STR path, the qualifying income can come from trailing platform income, a third-party projection, or an appraiser’s STR analysis. Which one a lender accepts differs by program. STR financing usually expects about 12 months of landlord or host experience, so hosting history matters on a refinance. A few programs will look at projections instead, usually at adjusted leverage.
This is where files split. A house that books well but is underwritten on market rent alone can show weak coverage, even though it would pass on its booking income. The reverse also happens. A house with a thin booking record and a solid long-term rent can fail on STR terms and pass easily on the lease side.
When Short-Term Rental Cash-Out Is the Better Fit
Choose the STR path when these are true:
- You have a documented hosting record. About 12 months of platform statements is the common expectation. A shorter record narrows your options.
- Booking income clearly beats market rent. If nightly income is well above what a long-term tenant would pay, the STR path can lift coverage.
- Your credit clears 640. That is the STR floor in the network. Stronger scores widen leverage.
- You can accept lower leverage. STR cash-out runs around 70% LTV on STR collateral. That is a lower ceiling than standard rental cash-out at around 75%.
- The property is legally and practically rentable short-term. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.
Run it as a scenario. Say you own a lakeside cabin with a year of steady bookings and a coverage ratio on booking income near 1.3x. On market rent alone, the same property might sit close to 1.0x. The STR path gives you more room on the coverage test, but you give up some leverage to get it.
When a Long-Term Rental Loan Is the Better Fit
Choose the long-term path when these are true:
- You have a tenant or a clean lease. A signed lease is simple evidence. It is easier to document than a year of platform exports.
- Your hosting history is short or inconsistent. Without about 12 months of records, the STR path gets harder. The long-term path does not carry that requirement.
- You want the higher leverage ceiling. Standard rental cash-out tops out around 75% LTV across most of the network, compared with around 70% on STR collateral.
- Market rent already covers the payment. If coverage clears 1.00 on a rent schedule, the extra paperwork of the STR path may not buy you anything.
- You plan to convert the house to a long-term tenant anyway. Qualifying on the income you will actually earn keeps the file consistent with the plan. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
The tradeoff is real. Long-term underwriting often leaves booking upside uncounted. If your nightly income is far higher than market rent, you may be sizing the loan below what the house can support.
The Vacation-Home Problem: Business Purpose and Personal Use
A rented vacation home sits in a gray zone. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.
That distinction has a practical edge for you. The CFPB’s Regulation Z exam procedures treat credit for a business or commercial purpose as exempt, and they treat credit to acquire or improve non-owner-occupied rental property as business-purpose credit. A Hunton law-firm analysis adds that business purpose does not mean compliance-exempt, and it points to a 14-day occupancy threshold in discussing owner use. In plain terms, a house you use heavily yourself may not read as a clean investment property.
Plan your usage honestly before you apply. The more the property looks like a rental business and the less like a family retreat, the cleaner the file.
Where Both Paths Break
A few failure points show up regardless of which path you pick.
Coverage is not cash flow. DSCR compares rent to PITIA only. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, management, utilities, and capex sit outside the calculation. On an STR, seasonality can make this gap wide. A loan sized to the peak months can feel tight in the off-season.
Entity paperwork. If the loan is going into an LLC, the entity documents, ownership proof, and insurance all need to line up. A mismatch between the borrowing entity and the names on disclosures can delay the file. LLC vesting is available subject to lender program eligibility.
Appraisal mismatch. A rent schedule built for long-term tenants will not capture booking income. If you want the STR path, confirm the appraisal approach before it is ordered.
Seasoning. About 6 months of ownership is the common expectation before cash-out on most of the network. Files that assume no seasoning period get sent back.
Reserves. They vary by lender, leverage, loan size, and transaction type. Commonly they run around 6 months of PITIA, with conservative rate-term files at modest leverage under $1,500,000 sometimes seeing them waived, and larger loans stepping up to about 9 months. Document them early.
Property type. DSCR financing in the network does not include manufactured homes (single- and double-wide), log homes, or barndominiums. A cabin that is a true log home is not eligible.
A Larger Down Payment Does Not Fix Everything
If you are weighing a purchase instead of a cash-out, more equity helps. A larger down payment lowers the monthly payment and can lift coverage. But it does not erase leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.
For reference, STR purchases go up to 75% LTV on the strongest files, while standard rental purchases mostly land at 75% to 80%. On a cash-out, the STR ceiling is up to 70%. Relying on booking income is what costs the short-term path this headroom. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
A Simple Decision Path
Walk through these in order:
1. Do you have about 12 months of hosting records? If no, the long-term path is usually the cleaner fit. If yes, continue.
2. Does booking income produce meaningfully higher coverage than market rent? If no, the long-term path is simpler and allows higher leverage. If yes, continue.
3. Can you live with leverage around 70% on STR collateral? If no, price out the long-term path at around 75%. If yes, the STR path is worth a full review.
4. Is the property rentable short-term under local and HOA rules? If you cannot confirm that, do not size the loan on booking income. If coverage lands under 1.00 on both paths, a separate select-lender path reviews files below 1.00, with leverage and terms adjusted. That is a different program from the 1.00 floor, not a lower floor on the same one.
Key Terms Defined
Cash-out refinance: A new loan that pays off the old one and returns part of the equity as cash.
DSCR: The property’s rent divided by its full monthly payment (principal, interest, taxes, insurance, and any HOA dues).
Hosting history: The record of bookings and income from platforms like Airbnb or VRBO, usually about 12 months for STR files.
Seasoning: The period you must own a property before a lender allows cash-out on it, commonly around 6 months.
Form 1007: The appraiser’s rent schedule, which estimates monthly market rent on a one-unit property.
The Verdict
Neither path wins by default. Pick the short-term path when you have a year of clean booking records, income that beats market rent, and room to accept around 70% leverage. Pick the long-term path when your history is short, a lease is in place, or the higher leverage ceiling matters more than the booking upside. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Frequently Asked Questions
Can I cash-out refinance a vacation home I rent out?
Yes, when the loan is structured as a business-purpose investment loan and the property is reviewed on rental income. Heavy personal use can complicate that classification. Eligibility is reviewed file by file.
Is 12 months of hosting history required for the STR path?
It is the common expectation across the network for STR files. A shorter record usually pushes the file toward the long-term path or toward adjusted terms with a select lender.
Why is STR cash-out leverage lower than a standard rental?
Booking income is less predictable than a lease. STR cash-out runs around 70% LTV on short-term-rental collateral, while standard rental cash-out runs around 75%. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.
Does an appraisal rent schedule count my Airbnb income?
No. The Form 1007 rent schedule estimates long-term market rent and cannot document nightly rates, per McKissock. STR files use platform history or a separate STR analysis.
If my coverage clears 1.00, will I have positive cash flow?
Not necessarily. The ratio compares rent only to the mortgage payment, taxes, insurance, and HOA dues. Repairs, vacancy, management, and utilities sit outside it.
