Short-Term Rental Cash-Out Refinance vs Long-Term Rental Loan Without an Escrow Account

Short-Term Rental Cash-Out Refinance vs Long-Term Rental Loan Without an Escrow Account

The Quick Read: Going without an escrow account is a separate decision from choosing a short-term or long-term rental loan, and it works the same way on both. The real difference between the two options is how rental income is proven and how much leverage the property supports. A short-term rental (STR) cash-out refinance runs on host history or a projection and tops out lower, while a long-term rental (LTR) cash-out leans on a lease or market-rent schedule and reaches higher.

  • On a cash-out refinance of a standard long-term rental, most programs in the network top out around 75% LTV, with about 6 months of seasoning as the common expectation.
  • On a cash-out refinance of a short-term rental, leverage tops out at 70% LTV, with a 640+ score and about 12 months of hosting history typically expected.
  • Both options use a 1.00 coverage floor as the starting point on select programs, and both count taxes and insurance in the ratio whether or not an escrow account exists.
  • Skipping escrow changes when cash leaves your account. It does not change the coverage ratio.
  • Clearing 1.00 is not the same as positive cash flow, since repairs, vacancy, management, and utilities sit outside the calculation.

The Honest Answer: Who Each Option Is Really For

The short-term rental cash-out fits the investor whose property earns real platform income and who has roughly a year of hosting records to prove it. A long-term rental cash-out fits the investor with a signed lease or steady market rent who wants the higher leverage ceiling and a simpler paper trail. Neither loan is better in the abstract. The right one is the one your property’s income evidence and your equity actually support.

The escrow question sits on top of both. Many investors assume that skipping escrow is a perk of one loan type. It isn’t. Escrow handling is a program decision set by the lender and written into the note, and across the wholesale network the placement of an escrow waiver depends on leverage, reserves, loan size, and the program itself.

Both loans are DSCR products. That means the file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, rather than on personal income documents. For the full picture of how these loans work, see the complete DSCR loans guide.

Side-by-Side

The long-term column reflects the network’s standard rental programs. Escrow handling is noted at the bottom because it is the same for both.

Factor STR Cash-Out LTR Cash-Out
Income basis Host history or projection Lease or market rent
Cash-out leverage Up to 70% LTV Around 75% LTV
Credit expectation 640+ typical About 660 on most; 620 floor in parts
Documentation Platform statements, about 12 months Lease or rent schedule
Coverage floor 1.00 on refinance 1.00 on select programs
Seasoning Varies by lender About 6 months common

Entity vesting in an LLC is available on both, subject to program terms, and most entity borrowers add a personal guaranty. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders), and above $2,500,000 the network generally holds to 30-year fixed structures.

How Rental Income Gets Proven on Each Side

The coverage ratio is rent divided by PITIA, which is principal, interest, taxes, insurance, and any HOA dues. What changes between the two loans is the evidence behind the rent figure.

On a short-term rental, the number comes from platform income. That can mean about 12 months of booking statements, a market-based projection, or an STR-specific appraisal, depending on the program. Some lenders ignore STR income entirely and fall back on long-term market rent. The same property can fail on long-term math and pass on short-term math, or the reverse, depending on which program reviews it. Routing the file to a program that accepts STR income is part of the work.

STR income is treated as more variable, so programs usually attach more documentation and lower leverage. That is the reason for the 70% cash-out ceiling on STR collateral versus roughly 75% on standard rentals.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

What “Without an Escrow Account” Actually Means

Without an escrow account, you pay property taxes and insurance directly instead of folding them into the monthly payment. The lender doesn’t hold the money for you. That’s the whole change.

Three points keep investors out of trouble.

Waiving escrow does not raise your coverage ratio. Taxes and insurance stay in the PITIA denominator either way. An escrow waiver moves the timing of those costs, not their size, so a file at 0.95 coverage with escrow is still a 0.95 file without it.

A waiver is a lender decision. Practitioners across the network describe waivers as discretionary and often tied to leverage, reserves, and loan size. Flood insurance is commonly kept escrowed even when other items are waived, though that varies by lender. A waiver may also be reinstated if tax or insurance payments are missed.

Federal law does not force the question either way. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The federal mandatory-escrow rule for higher-priced mortgages is part of Regulation Z, which applies to consumer credit, as the CFPB’s escrow rule explains. Escrow on a business-purpose rental loan therefore comes from the lender’s program and the note.

The business-purpose label has to be real. The FDIC’s compliance manual notes that a checked box without documentation of how proceeds will be used can be insufficient evidence.

When the Short-Term Rental Cash-Out Is the Better Fit

Choose the STR path when the property genuinely earns more as a short-term rental than it would on a lease, and you can document it. The ceiling is lower, but a strong STR can clear the coverage floor where long-term math falls short.

It tends to fit when:

  • The property has about 12 months of hosting history and clean platform statements.
  • Long-term market rent alone would leave coverage thin, but booking income clears the 1.00 floor comfortably.
  • Your credit sits at 640 or above, and you accept 70% LTV as the cash-out ceiling.
  • You hold liquidity to carry seasonal gaps and self-pay tax and insurance bills if no escrow is in place. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

The escrow tradeoff is sharper here. STR income is seasonal, and tax and insurance bills arrive as lump sums. If you skip escrow, you need to set aside cash through the slow months. STR-specific insurance policies can also change the cost picture compared with a standard landlord policy.

The flip point: if the property has only a few months of hosting history, a short-term program may not accept it. Many lenders want a full year of records, and some use lower market rent or cap cash-out in that case. Waiting, or routing to a long-term program, may be the better call.

When the Long-Term Rental Loan Is the Better Fit

Choose the LTR path when the lease is the cleanest proof of income and you want more leverage. The ceiling reaches around 75% LTV on a cash-out refinance, and the paper trail is simpler. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

It tends to fit when:

  • The property has a stable tenant or a market-rent schedule that supports coverage at or above the program floor.
  • You want the higher leverage ceiling to pull more equity for the next acquisition.
  • Income swings from seasonal bookings would make the self-pay tax and insurance calendar uncomfortable.
  • Your credit sits near the 660 range most programs prefer, with 700+ opening stronger tiers.

Cash-out files at 75% LTV generally expect about 6 months of seasoning. Seasoning is lender-specific, and some programs accept shorter periods, so it’s worth asking early.

The flip point: if the property’s true earning power is as a short-term rental, a long-term loan may undersell it. Qualifying on a low lease figure can cap what you pull, even at the higher LTV.

Reserves, Equity, and the Two Tests Every File Must Clear

Leverage caps, credit floors, reserve rules, and property eligibility all apply regardless of how much equity you hold. The strongest files clear both tests: enough equity and enough rental coverage.

Reserves vary by lender, leverage, loan size, and transaction type. They are commonly around 6 months of PITIA. Conservative rate-and-term files at modest leverage under $1,500,000 can see reserves waived, and larger loans typically step up to about 9 months. On a cash-out, some programs let the proceeds count toward reserves. This matters most when you skip escrow, since you are holding the tax and insurance cushion yourself.

Remember the limit of the ratio. DSCR compares rent to PITIA only. Clearing 1.00 is not positive cash flow, because repairs, vacancy, management, utilities, and capex sit outside the calculation.

Some select lenders in the network will look at coverage below 1.00, with leverage and terms adjusted. That is a separate path from the standard 1.00 programs, and it applies to either property type. No-ratio structures exist only through select lenders, generally for borrowers who already own a primary residence.

Property Types and Structures

Eligible collateral is similar on both sides: single-family homes, small multifamily, and condos, subject to program review. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs.

The 30-year fixed is the spine of the lineup. Extended 40-year terms and interest-only periods are available through select lenders in the network, and ARM structures exist for investors who want them.

Which One Fits You: A Quick Matrix

  • Strong STR history, 640+ credit, cash cushion: the STR cash-out at 70% LTV is a natural fit.
  • Thin or no STR history: the long-term path, or a wait, usually fits better.
  • Priority is maximum equity pulled: the long-term cash-out at around 75% LTV reaches higher.
  • Seasonal cash flow worries you: consider keeping escrow even if a waiver is offered. Monthly escrow smooths lump-sum bills.
  • Want to control float and appeal tax bills directly: a no-escrow structure gives that control, if you hold the liquidity.

An investor with strong reserves and tight bookkeeping can handle self-paying either property type. An investor who has been surprised by a lump-sum insurance bill before may be better off paying through the loan.

A Balanced Verdict

Treat the two decisions separately. First choose the income path that matches your property: short-term if platform history is strong, long-term if the lease or market rent tells the better story. Then decide on escrow based on your own cash discipline, not on a belief that one loan type earns you a waiver.

The STR path trades leverage (70% on cash-out) for a higher income figure and heavier documentation. The LTR path offers more leverage (around 75%) and simpler paperwork, but may undervalue a strong vacation rental. Neither route lets you skip the coverage test or the equity test.

Frequently Asked Questions

Does skipping escrow improve my DSCR?

No. Taxes and insurance remain in the PITIA denominator whether or not the loan is escrowed. A waiver only changes how and when you pay those bills. The coverage ratio you qualify on stays the same.

Can I get a short-term rental cash-out without 12 months of hosting history?

Sometimes, but expect adjustments. Programs generally expect about 12 months of history. With less, a file may fall back to long-term market rent, carry lower leverage, or route to a program that doesn’t require history. Qualification is subject to lender guidelines and property review.

Is an escrow waiver guaranteed on a no-escrow request?

No. A waiver is a lender decision, typically tied to leverage, reserves, and loan size. Flood coverage is often kept escrowed even when other items are waived. Ask for the waiver up front so it can be reviewed with the file.

Why is STR cash-out leverage lower than long-term cash-out?

Short-term income swings with seasons and demand, so programs cap leverage lower. On cash-out refinances, STR collateral tops out at 70% LTV, while standard rentals reach around 75%. The lower ceiling offsets the added variability. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

Does holding the property in an LLC change any of this?

Not the structure. Both loans can be vested in an individual name or an LLC, subject to program terms. Entity borrowers typically add a personal guaranty, so an LLC does not remove personal liability.
