Short-Term Rental DSCR Loan vs Long-Term Rental DSCR Loan Above $2 Million

Short-Term Rental DSCR Loan vs Long-Term Rental DSCR Loan Above $2 Million

The Quick Read: Above $2,000,000 the choice largely makes itself, because the short-term-rental path in Lendmire’s wholesale network stops at a $2,000,000 loan amount, while long-term-rental files run well past it, so bigger balances qualify on long-term rent and smaller ones can pick either income basis, subject to underwriting.

  • Same formula, different income. Both loans divide the property’s rental income by its full monthly obligation. They differ in how that income gets proven.
  • Short-term rental files stop at $2,000,000. They need a coverage of 1.00 or higher and an experienced investor.
  • Long-term rental files go much higher. Across the network they reach $10,000,000, with every request above $4,000,000 reviewed case by case.
  • Leverage steps down as size climbs. Above $2,000,000 the ladder asks for stronger credit and two appraisals.
  • Local rules can end a short-term plan. Permission to operate must be documented for the specific property.

Here is the honest answer on who each option is for. The short-term path suits an experienced host with a documented operating record on a property that sits at or under the $2,000,000 loan line. The long-term path suits everyone else at this size: the buyer of a trophy property, the investor with no hosting history, and anyone who wants a file that rests on a lease or an appraiser’s rent figure. Neither is better in the abstract. Your loan amount, your track record, and your local rules decide it.

Side-by-Side

The table below uses the parameters of select wholesale lenders Lendmire places files with. Every figure is a typical ceiling or floor, subject to underwriting and not a commitment to lend.

Factor Short-Term Rental DSCR Long-Term Rental DSCR
Review basis Documented STR income at 80% of gross Lease or appraiser’s market rent
Coverage 1.00 or higher 1.00 earns full leverage
Loan size To $2,000,000 To $10,000,000 (above $4M on review)
Income evidence 12 months of history, or appraisal STR analysis Signed lease plus appraisal rent schedule
Borrower experience Experienced investors only First-time investors allowed
Reserves 6 months on the subject property 6 months (12 if first-time investor)
Property types 1-4 units; local permission documented 1-4 units, condos, some rural
Entity vesting Welcome, no layered entities Welcome, no layered entities

Entity vesting works on both sides, subject to lender program eligibility. A single LLC is common at this size. Layered entity chains are the part that stalls files.

What Changes Above $2 Million

Crossing $2,000,000 changes three things on any DSCR file: leverage, credit expectations, and appraisal count. The ladder tightens in steps, and the short-term path drops off entirely at the line.

Here is how the long-term ladder looks at DSCR 1.00 or higher. Each figure is a ceiling through select wholesale programs, subject to underwriting.

  • $2,000,000 to $3,000,000: 75% on a purchase, 75% on a rate-and-term refinance, and 60% on a cash-out refinance, with credit of 720 or higher needed for that top leverage.
  • $3,000,000 to $4,000,000: 65% on a purchase or rate-and-term refinance, with no cash-out, and credit of 700 or higher needed for that leverage.
  • $4,000,000 to $10,000,000: 60% on a purchase or rate-and-term refinance, on review, with no cash-out. Each request is reviewed case by case before submission.

Two appraisals are required above $2,000,000. They add cost and coordination to the file, but they also protect the lender and the borrower against one outlier value. Above $3,000,000 the stricter overlays include a clean 0x30x24 housing history, 48-month seasoning after a credit event, and citizens or permanent residents only. Rural property is out at that size, and cash-out proceeds never count toward reserves.

Interest-only is a real tool here. Select programs offer a 120-month interest-only period on 30- and 40-year terms, up to 75% leverage, qualified on the interest-only payment. For a high-balance rental, that runway can lift the coverage number. It matters most on a file that sits near the line. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Most investors at this level ask whether the standard program reaches that far. It does not. The standard Lendmire DSCR program stops at $3,000,000, and the portfolio investor ladder above carries qualified investors past it. The complete DSCR loans guide walks through the base program for anyone new to the formula.

When a Short-Term Rental DSCR Loan Is the Better Fit

A short-term rental loan fits when the property earns far more per night than it would on a lease, the hosting record is documented, and the loan amount is at or under $2,000,000. In that spot, the income basis can lift coverage well above what a long-term rent figure would show.

The income math works like this. On a refinance, lenders look at twelve months of operating history, usually platform payout reports, a manager’s statements, or bank deposits. On a purchase, the program leans on the appraisal’s short-term-rent analysis. Either way, the lender counts 80% of gross income, then divides by the full monthly obligation: principal, interest, taxes, insurance, and association dues. That 20% discount covers vacancy, platform fees, and the swings that come with nightly rentals. BiggerPockets notes that data-service projections such as AirDNA can supply income estimates, but only a small share of DSCR lenders will use them. That is why documented history carries so much weight.

Three situations favor this path.

  • The property is a proven performer. A lake house, ski condo, or beach property with a full year of strong bookings often clears 1.00 on short-term income and misses it on a lease.
  • You are an experienced investor. Programs generally want twelve months of owning income property in the last thirty-six. Experience is a requirement, not a bonus.
  • The loan lands under the line. A larger down payment can pull a file back under $2,000,000 even when the price sits above it, because the loan amount is what counts.

Lendmire’s piece Short-Term Rental DSCR for a Luxury Host vs Long-Term covers the luxury-property side of that profile in more detail.

The catch is legality at the address. Municipal permission to operate must be documented for the specific property, and nobody should assume it for a city or state. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Covenants can bar rentals even where the city allows them. A strong booking projection does not fix that.

Short-term files also sit outside the no-ratio path, which is a separate structure that, through select wholesale programs and subject to underwriting, reaches loans up to $2,000,000 on other property types. On a short-term file, coverage has to be documented and has to come in at 1.00 or higher.

When a Long-Term Rental DSCR Loan Is the Better Fit

A long-term rental loan fits when the loan amount exceeds $2,000,000, when there is no operating history, or when you want the simplest file to prove. It is the only income basis that reaches the top of the ladder.

The income evidence is plain. The appraiser prepares a market rent schedule. If a signed lease exists, the lender compares it with that figure. Most programs placed through the network use the lower of the two, a convention rentalrealestate.com also describes, so an above-market lease does not lift the number. The result is lower income on paper, but income that is easy to document and hard to dispute.

This path is the better fit in four cases.

  • The balance is above $2,000,000. The short-term path simply does not extend there, so the file runs on long-term rent.
  • The property is new to you or newly built. With no twelve-month record, a short-term file has to lean on a projection. A lease or market rent does not.
  • You are a first-time investor. Long-term files accept first-time investors with 12 months of reserves instead of 6.
  • Local rules are uncertain. A property that only works as a nightly rental carries regulatory risk beyond the loan. A long-term file sidesteps the question. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

Coverage can also be thinner here. Below 1.00, select programs in the network offer a path on loans up to $2,000,000 at reduced leverage, though LTV and terms adjust, subject to underwriting. Above that size, plan around coverage of 1.00 or higher.

A furnished mid-term rental sits in between. Whether it underwrites on a lease or on market rent depends on the program and the lease terms, so ask before assuming either.

For a lender’s view of the cash-flow gap between the two strategies, see Lendmire’s piece Short Term Rental Vs Long Term Rental Cash Flow For Lenders.

Same Property, Three Ratios

Run the numbers on one modeled property: a high-end vacation home with a purchase price of $3.2 million, financed at 75% on a purchase, which puts the loan in the $2,000,000 to $3,000,000 band. These coverage ratios are modeled assumptions, not market data.

Income basis Modeled coverage Reads as
Long-term market rent About 0.9x Below 1.00, and the loan is above $2M
Short-term income at 80% of gross About 1.15x Clears 1.00, but the STR path stops at $2M
Short-term income after a soft season About 1.05x Still clears, with thin cushion

On long-term rent alone, this file sits under 1.00. The reduced-leverage path for sub-1.00 coverage reaches only loans up to $2,000,000, so at this loan size the long-term file needs coverage of 1.00 or higher. On short-term income the same property clears the floor on paper.

Here is the catch at this size. The short-term path also caps the loan amount at $2,000,000. As long as the loan stays above that line, the 1.15x never counts, and the file runs on the 0.9x, which does not work. The buyer has three practical options. Bring enough cash that the loan lands at or under $2,000,000, which opens both the short-term path and the reduced-leverage path, subject to underwriting. Restructure with interest-only to lift coverage toward 1.00. Or look at a property whose rent supports the loan amount.

This is a genuine toss-up for many buyers. A larger down payment costs liquidity. A lower-priced property costs prestige. The stronger play depends on how much cash the investor wants to keep, though a buyer who is certain about local permission and has real hosting experience usually gets more from the short-term route once the loan fits under the line.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

What Sinks a Strong Short-Term Projection

Most failed short-term files at this size fail on documentation, not math. Across the wholesale network, a few patterns repeat.

Thin or missing history. A purchase with no record leans on the appraisal’s short-term analysis. That works, but it is the least proven version of the income. Strong files add comparable bookings and a clear operating plan.

Permission gaps. Municipal permission has to be documented for the specific property. Permits that do not transfer on sale, condo bylaws, and HOA covenants all show up late and cause trouble.

Experience gaps. The short-term path is for experienced investors only. A buyer with one prior property and no income history may not meet it.

A fallback problem. Underwrite a long-term case too. If rules tighten or bookings soften, a property that cannot cover its payment on a lease has no safety net. Lenders ask the same question, and so should you.

Cash-out follows the same split. Above $2,000,000 on the long-term side, cash-out refinances run at 60% leverage with proceeds capped above that level, and no cash-out is available above $3,000,000. Check the full cash-out limits before planning an equity pull. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

The Business-Purpose Piece

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. That distinction applies the same way to a short-term file and a long-term file. Loan size does not change it, so the choice between the two is about income evidence, not legal category.

Tax treatment varies; consult a qualified professional before relying on any deduction.

The Verdict

Choose the short-term path when three things line up: a documented operating record, a loan amount at or under $2,000,000, and written confirmation that the property can legally operate as a nightly rental. In that case, the income basis can do real work for your coverage number.

Choose the long-term path when the balance sits above $2,000,000, when there is no history, or when you want a file with fewer moving parts. The ladder asks for more at that size: stronger credit, two appraisals, and lower leverage. But the file stays simple, and it reaches balances the short-term path cannot.

Many luxury buyers end up in the middle. They buy with a long-term file now, build a hosting record, and revisit a short-term refinance later if the loan amount allows. That route trades some early coverage for a cleaner start. Conversely, an investor who converts a short-term property back to a lease should expect the income basis to reset to market rent.

Frequently Asked Questions

Can I get a short-term rental DSCR loan above $2 million?

Not through the select programs in Lendmire’s wholesale network, where short-term-rental files stop at $2,000,000. Above that amount the file runs on long-term rent, which reaches higher balances. A larger down payment can bring a loan back under the line, subject to underwriting.

Will short-term income always beat long-term rent for qualifying?

No. Short-term income is counted at 80% of gross, and the property has to be legal to operate as a rental at that address. If local rules, an HOA, or thin history get in the way, long-term rent can be the stronger and simpler basis. Short-term income helps only when the documentation holds up.

What if I have no twelve months of hosting history?

On a purchase, the program leans on the appraisal’s short-term-rent analysis instead of a trailing record. You still need coverage of 1.00 or higher and an experienced-investor profile. If you lack that profile, the long-term path is the practical option.

Are reserves different for the two loans?

Reserves are typically six months of the monthly obligation on the subject property for either type. First-time investors on the long-term path typically need 12 months, and short-term files are for experienced investors only. Cash-out proceeds never count toward reserves above $3,000,000.

Do I need an LLC for either loan?

No, but entity vesting is welcome on both, depending on program guidelines. Layered entities are the exception, so a single LLC holding title is the cleaner structure. Credit, reserves, and appraisal review apply in addition to the entity review.
