The Quick Read: Yes, an Airbnb financed with a conventional mortgage can usually be refinanced into a new DSCR loan without taking cash out, because the new loan simply pays off the old one, as long as the property’s rent covers the new payment, the equity fits the leverage cap, and credit is in range. It is a brand-new loan, not a conversion of your existing note. Every step is subject to lender guidelines, and none of it is a commitment to lend.
- Leverage: On short-term-rental collateral, refinance leverage tops out around 70% LTV on the strongest files.
- Coverage: 1.00 is where many select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted.
- Borrower profile: Expect a credit score of 640 or higher and about 12 months of hosting history.
- The catch: The new loan may carry a prepayment penalty, and conventional investor loans usually do not.
Key Terms Defined
Seven terms come up repeatedly below. Each is defined once here.
- DSCR (debt service coverage ratio): The property’s monthly rent divided by its monthly housing obligation. A result of 1.00 means rent equals the payment.
- PITIA: Principal, interest, taxes, insurance, and association dues. This is the payment figure in the DSCR formula.
- Rate-and-term refinance: A refinance that pays off the old loan and closing costs but puts no extra cash in your pocket.
- Cash-out refinance: A refinance where the new loan is larger than the payoff, and you keep the difference.
- LTV (loan-to-value): The loan balance as a percentage of the property’s appraised value.
- Seasoning: The waiting period a lender wants between two events, such as buying a property and refinancing it.
- Prepayment penalty: A fee for paying off a loan before a set period ends.

What Does Without Cash Out Mean at the Closing Table?
It means the new loan is sized to pay off your current mortgage and the costs of the refinance, and nothing more. You walk away with no extra proceeds. The industry label for this is a rate-and-term refinance.
The test is where the money lands. If the loan exceeds the payoff plus costs and the difference reaches you, lenders treat the file as cash-out. Cash-out files usually carry their own seasoning expectations and leverage limits.
Programs differ on how much incidental cash at closing still counts as no cash-out. That tolerance is set by each lender’s guidelines, so ask before you assume. The same goes for rolling closing costs into the new balance. Some programs treat that as a rate-and-term file and some do not.
Here is how the two types compare on a short-term rental.
| Factor | Rate-and-term | Cash-out |
|---|---|---|
| New loan size | Payoff plus costs | Larger than payoff |
| Cash to borrower | None | Yes |
| Effect on coverage | Payment stays lower | Payment rises |
| STR leverage ceiling | Around 70% LTV | Around 70% LTV |
Both types are capped at about 70% LTV on short-term-rental collateral. The practical difference is that cash-out pushes you toward that cap faster and loads more debt into the coverage test. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.
Why Would an Airbnb Owner Switch With No Cash?
Most owners switch because the conventional file stopped working for them, not because they want money. The common reasons look like this:
- Income documentation. Airbnb profit on a tax return is often reduced by deductions. That weakens a conventional file even when the property performs well.
- Financed-property limits. Active investors often hit a cap on how many financed properties a conventional lender will tolerate. DSCR qualifies the property on its own rental income instead.
- Title and vesting. Conventional lending generally wants the property in an individual’s name. DSCR lenders generally accept an LLC, subject to program terms.
- Bridge debt. Some owners bought or renovated with short-term money and need a long-term home for the loan.
Notice what these have in common. The switch is about how the property qualifies, not about pulling equity out.
How the Switch Works, Step by Step
1. Pick the transaction type. Choose rate-and-term. This keeps the loan sized to the payoff and costs.
2. Test the coverage. The lender divides the property’s monthly rent by PITIA. Select programs start at 1.00 on a refinance.
3. Establish the Airbnb income. This is the step that differs most from a long-term rental, and the next section covers it.
4. Order the appraisal. Value drives the leverage cap. On short-term-rental collateral that cap is about 70% LTV on a refinance.
5. Check credit and reserves. A 640 score is the typical floor for short-term rentals. Reserves vary by lender, leverage, and loan size, and about 6 months of PITIA is common.
6. Run the payoff test. Compare the old loan’s remaining terms with the new loan’s coverage cushion and prepayment clause.
7. Close and pay off. The new loan retires the old one. Loan sizes on standard programs run up to $3,000,000, and smaller balances route through select lenders in the network.
How Do Lenders Count Airbnb Income on a Refinance?
They count it from the property’s actual or projected performance, not from a long-term lease. Form 1007 is the appraiser’s single-family rent schedule, and Form 1025 covers 2–4 unit properties. Neither was built around nightly-rate income.
Because of that, lenders lean on other evidence. A refinance with a real hosting history usually uses trailing platform earnings, often the last 12 months. Short-term-rental files typically expect about 12 months of hosting experience.
A newer Airbnb with thin history is harder. Some lenders in the network will review market projections instead, but that path is tighter and depends on the program. Seasonality matters here. A year of statements shows the slow months along with the peak ones, and the coverage ratio has to survive both.
Worked Example: With and Without Extra Cash
Run the numbers on a modeled file. These are assumptions, not market data. Say the current conventional balance sits near 60% of the appraised value. Trailing Airbnb income supports coverage of roughly 1.15x on a new loan sized to the payoff and costs.
Now take the same property and borrow extra cash. The balance climbs toward the 70% STR ceiling. The larger loan carries a larger payment, so coverage slides to roughly 1.05x. The file still clears 1.00, but the cushion is thinner and the leverage is higher.
That is the quiet advantage of a no-cash-out switch. Borrowing nothing extra keeps the payment lower and the coverage ratio higher.
Now flip the case. If trailing income supported coverage of only about 0.95x, the file would fall below 1.00. Select lenders in the network do have a sub-1.00 path, but leverage and terms adjust, and qualification is subject to lender guidelines, credit approval, and property review. The site’s illustrative calculator can show how the ratio moves as the balance changes.
Should You Keep, Refinance Conventional, or Switch?
Keep the conventional loan if it works. A good conventional loan on a property you hold in your own name, with room under the financed-property cap, is hard to beat on cost. DSCR generally costs more than conventional, because you are paying for flexibility.
Switching earns its keep when the conventional path is the problem. Agencies do treat some refinances as limited cash-out, a category that allows a small amount of cash back, as Fannie Mae’s consumer refinance page describes. That is a conventional-side concept only, and DSCR programs set their own tolerance.
| Your situation | Likely path |
|---|---|
| Good conventional loan, room to grow | Keep it |
| Hit the financed-property cap | Switch to DSCR |
| Property sits in an LLC | DSCR, subject to program terms |
| Tax-return income too low to qualify | Switch to DSCR |
| Planning to sell soon | Keep it, to avoid prepayment exposure |
| 2–4 unit Airbnb | Compare both; DSCR often fits better |
Think of it as a trade. You give up a possibly lower cost and a no-penalty exit. In return you get qualification on the property’s rent and fewer limits on how many properties you can hold.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
Costs and Lock-Ins You Should Price In
Start with the prepayment penalty. DSCR loans commonly carry one, and the structure varies by lender. Conventional investor loans usually do not. If you might want to return to conventional financing in a few years, that lock-in is real money.
Next, your whole balance reprices. You are not just changing the monthly obligation on a slice of debt. The entire loan moves to the new terms, so compare the full picture, not only the coverage ratio.
Then look at the term structure. The spine of the network is the 30-year fixed. Select lenders also offer 40-year terms and interest-only periods, and ARM structures exist for investors who want them. Longer terms and interest-only can lift coverage, but they change how fast the balance falls.
Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
One more caution. Clearing 1.00 does not mean the property makes money. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses all sit outside the calculation.
Where the Switch Breaks
Most failed switches come from one of five problems:
- Low appraisal. A lower value pushes LTV past the cap. You may need to pay the balance down or wait.
- Thin coverage. A weak or seasonal trailing year can pull the ratio under 1.00. Select programs below 1.00 exist, with adjusted leverage and terms.
- Credit short of the floor. A 640 score is the typical minimum for short-term rentals. Most programs prefer around 660, and 700+ opens the strongest leverage.
- Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
- Property type. Manufactured homes, log homes, and barndominiums are not offered in these DSCR programs.
A bigger down payment or paydown helps leverage and can lift coverage. It never erases credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.
What Documents Does an Airbnb Refinance Need?
Plan to gather:
- Trailing 12-month Airbnb or VRBO earnings statements.
- The appraisal with rent schedule or short-term-rental data.
- The current mortgage statement and payoff information.
- A hazard policy that covers short-term rental use.
- Entity documents if the property is vested in an LLC, plus ID.
- Proof of local permit or registration where one applies.
Notice what is missing: personal income paperwork. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
DSCR also does not mean no underwriting. The lender still reviews rent, value, credit, reserves, and title.

Frequently Asked Questions
Can I refinance my Airbnb into a DSCR loan if I currently have a conventional loan?
Yes. The DSCR loan is a new note that pays off the conventional one. It needs enough rent to cover the payment, enough equity to fit the leverage cap, and a credit score in range. On short-term-rental collateral that cap is about 70% LTV on a refinance, subject to lender guidelines.
How much cash can I receive and still call it no cash-out?
That depends on the program. Each lender’s guidelines set the tolerance for incidental cash at closing, and the same goes for rolled-in closing costs. Ask the lender up front, because a file reclassified as cash-out can change leverage and seasoning requirements.
Will the new DSCR loan have a prepayment penalty?
Often, yes. Prepayment penalties are common on DSCR loans, and the length and structure vary by lender. Conventional investor loans usually carry none. If you may sell or return to conventional financing soon, weigh the penalty before you switch.
Do I have to put the property in an LLC to use DSCR?
No. DSCR lenders generally accept either your personal name or an LLC, subject to program terms. If your LLC already holds title, staying in the entity is usually simpler than deeding the property back to yourself for a conventional file.
If my coverage clears 1.00, does the Airbnb make money?
Not necessarily. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital costs sit outside the calculation, so a property can clear the test and still run thin once real operating expenses are counted.
