Top DSCR Cash-Out Refinance Providers as a First-Time Landlord

Top DSCR Cash-Out Refinance Providers as a First-Time Landlord

The Quick Read: Pulling equity from a rental based on its rent means replacing the old loan with a larger one and keeping the difference, and the right program for your situation depends on how a lender treats new investors, how long you have owned the property, how it measures rent, and what penalty applies if you pay off early.

  • Cash-out leverage tops out around 75% LTV on a standard investment rental across most of the network.
  • Lenders typically want about 6 months of ownership, counted from title recording, before they allow cash-out.
  • The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.
  • More cash out means a bigger payment, so your coverage ratio falls as you pull more.
  • Lendmire does not rank or name lenders. It is a mortgage broker that matches your file to the program that fits.

Why There Is No Ranked List Here

A ranked list of providers would be a sales pitch dressed as advice. The best program for your situation depends on your credit, your property, your leverage need, and how the lender treats first-time investors.

Lendmire is a mortgage broker. It arranges DSCR investor financing through select lenders in its wholesale network, across 41 markets including Washington, D.C. It does not lend, so it has no house product to push. This article instead shows you how these lenders think. You can then judge any offer on its merits.

What Is a DSCR Cash-Out Refinance?

A DSCR cash-out refinance pays off your current loan with a new, larger one. You keep what is left after the payoff, closing costs, and any required reserves. The math is simple: new loan, minus old payoff, minus costs, equals cash to you.

Two limits cap the new loan. The first is the LTV cap, which is a percentage of the appraised value. The second is what the rent can support. The tighter limit wins.

The loan is built around the property, not your paycheck. Lenders compare the rent to the full monthly obligation: principal, interest, taxes, insurance, and any association dues. Together these are called PITIA. That comparison is the DSCR, or debt service coverage ratio.

Key Terms Defined

  • DSCR: the rent divided by the full monthly PITIA, shown as a ratio like 1.20x.
  • PITIA: principal, interest, taxes, insurance, and association dues, the full monthly cost of holding the loan.
  • LTV: loan-to-value, the loan balance as a percentage of the appraised value.
  • Seasoning: the waiting period between buying a property and refinancing it with cash back.
  • Reserves: liquid savings, usually counted in months of PITIA, that you hold after closing.
  • Prepayment penalty: a fee for paying off the loan before a set period ends.
  • Cash-out refinance: a refinance that returns cash to you at closing.

How Underwriting Treats a Cash-Out, Step by Step

Step 1: The seasoning check. The lender looks at the date your deed was recorded. It does not use the date your rehab ended. About 6 months of ownership is the common expectation across the network. Seasoning is lender policy, not law, so the exact window differs by program.

Step 2: The value basis. Inside the seasoning window, lenders often size off the lower of the appraisal or your cost basis, meaning the price plus documented rehab. After seasoning, the appraisal takes over. DSCR loans are generally not sized on a projected after-repair value.

Step 3: The appraisal. The lender orders a rental-property appraisal with a market-rent estimate. A low appraisal usually starts with a documented reconsideration request that adds better comparable sales.

Step 4: The rent coverage test. The lender compares rent to the new, larger PITIA. Depending on the program, the rent figure may come from your lease or from the market-rent estimate. Standard programs start at a 1.00 coverage floor, and stronger ratios open better pricing and leverage. Some select lenders in the network consider coverage below 1.00 as a separate path, with leverage and terms adjusted.

Step 5: Sizing. The lender takes the lowest of three numbers: the LTV cap, the loan amount the rent supports, and any other program limit. Loans run up to about $3,000,000 on standard programs, and about 75% LTV is the cash-out ceiling on a standard investment rental. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Step 6: Documents. Expect the lease, proof of insurance, bank statements for reserves, and entity documents if the property sits in an LLC, subject to lender program eligibility. If you rehabbed first, bring the renovation records. You will not hand over traditional personal-income documentation in the usual way, because the file qualifies primarily on property-level rental income.

Step 7: Closing. The payoff, costs, reserves, and any prepayment charge come out first. Cash-out does not guarantee cash. Thin equity can leave you with little or nothing.

A Worked Example With No Dollar Signs

Take a rental that appraises at a modeled 100 units of value. The cap is 75% LTV, so the new loan can reach 75 units. Say you still owe 40 units on the old loan. The gap is 35 units before costs and reserves. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Now test the coverage. Assume the old loan covered rent at a modeled 1.30x. The larger loan carries a bigger payment, so coverage might slide toward 1.05x. That passes a 1.00 floor in this example. Pull a little more and it could drop below 1.00. At that point the file either shrinks or moves to a select-lender sub-1.00 path with adjusted terms.

The practical takeaway is to size the draw to the cash you need, not to the ceiling. The strongest files clear both tests: enough equity and enough rental coverage.

How Do You Pick a Top DSCR Cash-Out Refinance Provider as a First-Time Landlord?

Judge a provider by how it handles your situation, not by a badge. These are the questions that matter, and a broker can ask them of several lenders at once.

Your situation What to ask
Owned the rental under 6 months How is seasoning counted, and which value basis applies?
First rental ever Does the program allow cash-out for new investors, and what tightens?
Rent is on a lease Does the lender use lease rent or market rent?
Short-term rental What hosting history and leverage cap apply?
Pulling a lot of equity At what draw does coverage fall below the floor?
Selling or refinancing within a few years How long does the prepayment penalty last, and does it step down?

The same checklist applies to any quote you receive. Compare the full structure, not one headline term. An offer of “$0 out of pocket” usually means costs are rolled into the loan or paid through a lender credit that shows up elsewhere in the terms.

A broker can shop several wholesale lenders against one file. That matters because lender guidelines differ on seasoning, first-timer treatment, rent measurement, and penalties.

What Changes for a First-Time Landlord?

Experience is usually a pricing and structure factor, not a hard gate. Programs generally accept first-time investors. Common adjustments include a higher credit tier, a lower maximum LTV, and more reserves. Some programs exclude first-timers from cash-out altogether.

A cash-out also needs a rental to refinance. That means your first step is normally a DSCR purchase loan. On a purchase, most files land at 75%-80% LTV, and select high-leverage programs reach 85% LTV with roughly a 700+ score.

For cash-out, here are the typical ranges across the network, subject to lender guidelines:

  • Credit: A 620 floor exists in parts of the network. Most programs want around 660, and 700+ unlocks the strongest leverage tiers.
  • Reserves: Commonly around 6 months of PITIA, stepping up to about 9 months on loans above $1,500,000.
  • Seasoning: About 6 months from title recording.
  • Property type: Standard 1-4 unit rentals fit best. Manufactured homes, log homes, and barndominiums are not offered.

Where the General Rule Breaks

Cash buyers and delayed financing. If you bought with cash, some lenders offer a structure that waives seasoning. It does not waive the coverage test or underwriting. It is sized near your documented cost, so a high appraisal does not raise your proceeds. Not every lender offers it.

Paying off a bridge or hard-money loan. A refinance that only pays off the short-term loan may be treated as rate-and-term. If any cash goes back to you, it is cash-out and seasoning applies. If you plan a quick flip-and-refinance, a bridge loan may fit better than a DSCR purchase loan, because DSCR loans often carry prepayment penalties.

Short-term rentals. Cash-out on a short-term rental runs lower than on a standard rental: 70% LTV on short-term-rental collateral, against 75% on a standard long-term rental. Expect a 640+ score, about 12 months of hosting history, and a 1.00 coverage floor on refinances. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. For more, read Lendmire’s piece Short-Term Rental Cash-Out Refinance vs. Long-Term Rental Loan as a First-Time Landlord and its piece How Lenders Underwrite a Short-Term Rental Cash-Out Refinance as a First-Time Landlord. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Loan structure. The spine is the 30-year fixed. Select lenders in the network also offer 40-year terms and interest-only periods, and ARM structures exist for investors who want them. Above $2,500,000, the network generally holds to 30-year fixed structures.

Loan proceeds. The loan is for business purposes. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s examination procedures treat credit to acquire or improve non-owner-occupied rental property as business-purpose credit, and the Federal Register’s ability-to-repay rule says the same of investment-purpose loans. Keep that purpose genuine, because using proceeds for personal spending can put the classification in question.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

The Prepayment Penalty Decides What You Keep

Many DSCR loans carry a prepayment penalty. It is a fee if you pay the loan off early. A refinance pays off your old loan, so it can trigger the penalty on an existing DSCR loan.

Penalty length and size are often negotiable points that interact with pricing, and the right balance depends on the program and your plan. Ask whether the penalty steps down over time, and match its length to how long you plan to hold the property.

Passing the Ratio Is Not the Same as Cash Flow

The DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. A file can clear 1.00 and still lose money each month.

Pulling maximum equity on a first rental carries real risk. The payment jumps, one vacant month hurts more, and a low appraisal can shrink the loan. A new landlord is usually better off drawing the amount a specific plan needs and leaving breathing room in the coverage ratio.

Cash-out also puts a new first lien on the property. That can limit what other financing you can add later, so think through your next purchase before you size the draw.

What to Gather Before You Apply

A short pre-check saves a lot of back-and-forth:

  • Your deed or closing statement, to confirm the seasoning date.
  • A current lease, or a plan to rely on market rent.
  • Insurance for the property.
  • Bank statements showing reserves of roughly 6 months of PITIA.
  • Entity documents if the property is in an LLC, subject to program terms.
  • Renovation records, if you rehabbed the property.
  • A realistic number for the cash you need and what you will do with it.

Frequently Asked Questions

Can I get a DSCR cash-out refinance with no landlord experience?

Often yes, with tighter terms. Programs generally accept first-time investors, and the usual adjustments are a higher credit tier, a lower maximum LTV, and more reserves. Some programs exclude first-timers from cash-out, which is why shopping several lenders through a broker matters.

How long do I have to own the rental first?

About 6 months is the common expectation across the network, counted from the date the deed was recorded. Seasoning is lender policy, and the window differs by program. Inside it, lenders often size off the lower of the appraisal or your cost basis.

How much cash can I actually pull out?

It depends on the appraised value, your payoff, reserves, and the rent. The rent must also cover the larger payment, and costs and any prepayment charge come out of your proceeds. No figure is guaranteed. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Does clearing a 1.00 DSCR mean the property cash flows?

No. The ratio compares gross rent to PITIA and ignores vacancy, repairs, management, and utilities. A property can pass the coverage test and still run thin each month. Size the draw with a margin to spare.

Can a short-term rental qualify for cash-out?

Yes, on separate terms. Short-term-rental collateral is capped at 70% LTV on cash-out, against 75% on a standard rental. Expect a 640+ score and about 12 months of hosting history. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.
