Top DSCR Cash-Out Refinance Providers to Scale a 2-10 Door Portfolio

Top DSCR Cash-Out Refinance Providers to Scale a 2-10 Door Portfolio

The Quick Read: The right provider for a 2-10 door portfolio is the wholesale lender whose cash-out program fits your property mix, credit profile and equity position, and a broker’s job is to match each file to that program rather than rank companies. Which program fits depends on the file, not on a league table.

  • Cash-out on an investment property tops out around 75% LTV across most of the network, with about 6 months of seasoning expected.
  • The loan lands at the lower of two caps: the value cap and the rent-coverage cap.
  • Stronger coverage ratios open better pricing and leverage, starting from a minimum DSCR of 1.00 on many programs.
  • Clearing 1.00 does not mean the property cash flows. Repairs, vacancy, management and capex sit outside the test.
  • Every figure here is a typical range, subject to lender guidelines, and not a commitment to lend.

What Does a DSCR Cash-Out Refinance Actually Do?

It pays off your existing loan and replaces it with a larger one, and you keep the difference after costs. The lender looks mainly at whether the property’s rent covers the new payment. Your personal income plays a much smaller role than it does on a conventional file.

That is why this tool suits a growing landlord. A conventional cash-out leans on tax returns and debt-to-income, and each added mortgage squeezes those ratios. A DSCR file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Each door is judged on its own numbers.

Lendmire is a mortgage broker, not a lender. It arranges these loans through a wholesale network of DSCR lenders across 41 markets, including Washington, D.C. Because the network holds many programs, ranking companies answers little. The real question is which program fits this property, this borrower and this goal.

How Does Underwriting Treat a Cash-Out, Step by Step?

Underwriting runs six steps, and the loan size is set by two caps working at once.

1. The file is classified. If any cash comes back beyond payoff and costs, it is a cash-out. A refinance that returns no cash is a rate-and-term file. On an investment property, rate-and-term files can carry higher leverage than cash-out, up to 85% LTV on the programs that allow it.

2. Seasoning is checked. Most files need about 6 months of ownership, measured from title recording. Inside that window, some lenders size the loan on cost rather than appraised value. After it, the appraisal sets the basis.

3. The appraisal comes back with a rent schedule. Fannie Mae’s appraiser guidance names the forms: Form 1007 is the comparable rent schedule for a one-unit property, and Form 1025 is the small residential income report for two to four units. Non-QM lenders borrow these forms. They do not follow agency rules.

4. Rent is chosen. The usual approach is the lower of the in-place lease and the appraiser’s market rent. A vacant unit uses market rent alone.

5. Both caps are applied. The value cap is appraised value times the maximum cash-out LTV. The coverage cap is the largest payment the rent supports at the program’s minimum ratio. The loan lands at whichever is lower.

6. Costs come out of the proceeds. Payoff, closing costs, any prepayment charge on the old loan and required reserves all reduce your net cash.

Step five matters most for small portfolios. A bigger loan means a bigger payment, so coverage falls as you pull more cash. On a thin-rent property, the coverage cap often binds before the 75% value cap does. DSCR is simply monthly rent divided by the full monthly obligation: principal, interest, taxes, insurance and any HOA dues.

Key Terms Defined

DSCR (debt service coverage ratio): Rent divided by the full monthly payment, where a result above 1.00 means rent exceeds the payment.

PITIA: Principal, interest, taxes, insurance and association dues, the payment the rent is measured against.

Seasoning: The ownership period a lender expects before it sizes a cash-out on appraised value.

Value cap and coverage cap: The two ceilings on loan size, one from LTV and one from rent, with the lower one controlling.

Blended versus individual underwriting: Individual underwriting judges each property alone, while a blanket structure pools several into one loan.

Rate-and-term refinance: A refinance that changes the loan without returning cash at closing.

Which Kind of Provider Fits Your Stage?

Provider type matters less than program fit, and fit changes as the portfolio grows. A direct lender offers one set of guidelines. A broker with wholesale access can compare several programs against one scenario. The best program for your situation depends on property type, credit, leverage need and documentation.

Stage Typical goal What to test first
2-3 doors Fund the next down payment Coverage after the new balance
4-6 doors Recycle equity repeatedly Seasoning, reserves, entity vesting
7-10 doors Consolidate or restructure Unit count and property-type limits
Any stage Short-term rental refinance Hosting history and coverage floor

Programs change, and every file is underwritten individually. Treat the table as a starting list of questions, not a promise of what any file will receive.

What Structures and Variations Exist?

Program terms vary within the network, so the same property can price and size differently from one lender to the next. These are the typical ranges.

  • Leverage. Cash-out on a standard investment rental tops out around 75% LTV. Short-term-rental collateral sits lower, at 70% LTV.
  • Credit. A 620 floor exists in parts of the network. Most programs want around 660, and 700 or higher unlocks the strongest leverage tiers.
  • Coverage. 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
  • Loan size. Standard programs run up to $3,000,000. Above $2,500,000 the network generally holds to 30-year fixed structures.
  • Terms. The spine is the 30-year fixed. Extended terms such as 40-year and interest-only periods are available through select lenders, and ARM structures exist for investors who want them.
  • Reserves. The general figure is about 6 months of PITIA, rising to about 9 months on loans above $1,500,000. Some conservative rate-and-term files at modest leverage may see reserves waived. Whether cash-out proceeds count toward reserves varies by lender.

Entity vesting is generally workable. Individual or LLC ownership can both be eligible, subject to program terms. Ask early, because vesting affects title, insurance and entity paperwork.

Property type is a hard line. Manufactured homes, log homes and barndominiums are not offered in these programs.

Where Does the General Rule Break?

Several edge cases change the answer, and each one deserves a check before you plan around a cash-out.

Short-term rentals. Fannie Mae’s appraiser update says Form 1007 was not designed for short-term rentals, and McKissock’s appraisal education says the form covers monthly rent only, not nightly rates. So these files lean on hosting history. Expect a 640 or higher score and about 12 months of hosting history. Refinance coverage is 1.00, and cash-out leverage is 70% on short-term-rental collateral. Short-term rental rules can vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income.

A recent purchase. The 6-month seasoning expectation is a lender policy, not a law. Buyers who paid cash may find a different basis rule, so ask each program how it measures.

An existing DSCR loan. Paying one off can trigger a prepayment charge. That charge comes out of your proceeds, so price it into the break-even.

Five-plus units. Two to four units sit in the residential lane. Buildings with five or more units often shift to different programs or commercial-style underwriting, and the commercial test is net operating income over debt service, a different calculation. Do not apply a commercial ratio such as 1.25 to a residential DSCR file.

Thin rent. The coverage test, not the appraisal, often limits the loan.

Paid-off property. It is still eligible, but any cash taken is still a cash-out.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

What Does a 2-to-10 Door Roadmap Look Like?

The cash-out is not a one-time move at this stage. It is a repeating loop, and each pull changes the next test. The scenario below is modeled with ratios and percentages only, not sourced market data.

Door 2. Say the first rental carries moderate leverage and rent covers its payment at roughly 1.40x. Pulling cash up to 75% LTV would raise the payment and might drop coverage to around 1.10x. That still sits above the 1.00 starting point of many select programs. The proceeds fund the next down payment, which on a purchase is typically 20% to 25%.

Doors 3 to 5. Each new property is underwritten alone. A weak-coverage unit does not drag down a strong one, because individual underwriting separates them. The constraints shift to seasoning on each recent buy and to reserves, which grow with every loan.

Doors 6 to 10. Credit tier and loan size start to matter more. A 700-plus score unlocks the strongest leverage tiers. Some files now cross into the larger-loan reserve step, and any building with five or more units may need a different program.

Run this test before each pull: take the appraised value, apply the 75% ceiling, subtract the payoff, then check whether the remaining loan still clears the coverage floor on current rent. If coverage fails, the usable cash is smaller than the value math suggests.

What Should You Ask Any Provider?

Because the lender that fits depends on your file, a short vetting list does more than a ranking. At 2, 5 and 8 doors, these questions change what you hear back.

  • What is the maximum cash-out LTV for my property type, and does it drop for short-term rentals?
  • How is seasoning measured, and does it differ for a recent purchase?
  • Is rent the lower of lease and market rent, or something else?
  • Is there a prepayment structure, and how does it affect my break-even?
  • How do reserves scale with my loan size and the number of loans I already hold?
  • Are LLC borrowers accepted, and what entity documents are required?
  • Does the property type or unit count fit this program? Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

A provider that cannot answer these plainly is a poor fit. A provider that answers them is worth comparing against the next one. That comparison is the reason borrowers work with a broker: one scenario can be tested against several programs.

How Do You Stress-Test Before You Pull?

Passing the coverage test does not make a property healthy. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities and capex all sit outside it. Clearing 1.00 is not positive cash flow, and the two should never be treated as the same number.

Test three things yourself. First, run coverage on the new balance, not the old one, because the payment rises when you pull cash. Second, cut rent by a realistic vacancy allowance and see where the ratio lands. Third, price in repeated closing costs, since each pull in a ten-door path carries its own.

Over-leveraging is one risk worth guarding against. Several properties each pulled to the 75% ceiling leave little room if rents soften. A stronger approach for many investors is to pull less than the maximum and keep coverage above the program minimum with room to spare.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can a 2-10 door investor use a DSCR cash-out on every property?

Often, yes, subject to lender guidelines. Each property is underwritten individually on its own rent and balance. Seasoning, reserves and the unit count of each building are the usual limits as the portfolio grows.

What leverage can I expect on a cash-out versus a rate-and-term refinance?

On an investment property, cash-out tops out around 75% LTV across most of the network. Rate-and-term, with no cash back at closing, can reach up to 85% LTV on programs that allow it. Short-term-rental cash-out is lower, at 70% LTV. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Does a passing DSCR mean the property cash flows?

No. The ratio compares rent to the full monthly payment and nothing else. Repairs, vacancy, management and capex are outside the calculation, so stress-test those separately.

Is a score of 620 enough?

It can be, in parts of the network. Lower scores usually mean lower leverage.

Does a cash-out work for a short-term rental?

It can work. Expect a 640 or higher score, about 12 months of hosting history and coverage of 1.00 on a refinance. Cash-out is limited to 70% LTV on short-term-rental collateral. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
