The Quick Read: The best provider for a paid-off rental depends on the property, the vesting, the credit profile and how much leverage the owner needs, so this page explains how these lines work and how to compare programs instead of ranking companies. A paid-off rental can carry a standalone first-lien line that is reviewed on the rent, with no personal income calculation, subject to lender guidelines. Lendmire is a mortgage broker that shops its wholesale network of DSCR HELOC lenders and matches the file to the program.
- A first lien on a paid-off rental reaches 75% LTV at a 740 score or better, through select programs and subject to underwriting.
- Rent must cover a stress payment on the entire line, so line size can limit you before equity does.
- The line is cash only. It does not buy the next property by itself.
- Each line attaches to one rental. Equity does not pool across a portfolio.
- Availability runs through 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
Why “Top Providers” Is a Fit Question
Ranking providers misleads on this product. Whether a lender writes the line depends on property type, state, vesting, credit and the valuation path. A lender that is a perfect fit for a single-family rental in an LLC may not touch a row home or a condotel.
Providers fall into three groups:
| Provider type | How it qualifies you | Typical trade-off |
|---|---|---|
| Bank, personal-income line | DTI and income documents | Often declines LLC title |
| Bank, rental-specific line | Reserves, tenant proof, DTI | Fewer offered, lower limits |
| Broker-placed DSCR line | Rent coverage on the property | Narrower property and state list |
NerdWallet’s investment-property HELOC explainer notes that fewer lenders offer a HELOC on a rental and that they lend less than against a primary home, because lenders see higher default risk. That matches what shows up on files. The bank route works for a borrower with clean traditional employment income and a personal-name title. It stalls for self-employed owners, LLC holders and anyone with a stack of financed properties.
A broker shops several wholesale lenders at once. That is the value. The match depends on your property and your goal, not on a league table.
Key Terms Defined
- DSCR: gross monthly rent divided by the qualifying payment. Above 1.00x means rent exceeds the payment.
- HELOC: an open-end line of credit you can draw on repeatedly, per the CFPB’s HELOC explainer.
- First lien: the loan sits first in line on title, which is the case on a rental with no mortgage.
- CLTV: the first mortgage balance plus the new line, divided by value. It applies to second liens.
- Seasoning: how long you have owned or last refinanced the property before the line is available.
- Vesting: how title is held, in your name or in an LLC.
What Changes When the Rental Is Paid Off
With no mortgage, there is nothing to sit behind. The line goes in as a standalone first lien, and leverage is plain LTV, not combined LTV. That also means nothing needs refinancing. A cash-out refinance replaces the whole debt structure. A first-lien line on a free-and-clear rental simply opens access to equity.
The first-lien tiers, through select programs and subject to underwriting:
- 740 or better: up to 75% LTV on lines to $500,000.
- 700 to 739: up to 70% LTV on lines to $500,000.
- Lines above $500,000, up to $1,000,000: 65% LTV at 720 or better. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
The floor on a first lien is a 700 score. Lines start at $50,000.
Paid-off does not mean maximum leverage. A weak rent test, a lower score or a declining-market flag can all pull the ceiling down. A declining-market flag lowers it 5 points, and Philadelphia lines carry a ceiling 10 points lower.
If the owner keeps a first mortgage instead, the line goes in as a standalone second lien at up to 70% CLTV, with a 720 score and lines to $500,000. Lendmire’s piece Top HELOC Providers With a Mortgage That Is Not yet Paid Off covers that structure.
How the Rent Test Works
The rent test is where most paid-off files get tight. Coverage must reach at least 1.10x. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market.
The qualifying payment is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. That is a stress payment. It covers principal and interest only. Taxes and insurance are not part of it.
The line-size effect is the part most borrowers miss. The test runs on the whole limit, not the drawn balance. So a larger line pulls the coverage number down even if the owner plans to draw less. When the rent falls short, the fix is usually a smaller line, not a bigger property. The lender’s own calculation governs, and the figures here are illustrative.
Picture an owner of a paid-off duplex whose rent clears the test at a $200,000 line but misses at the maximum. Stepping the line down usually restores the ratio. Equity was never the limit. Rent was.
What the File Still Holds
Qualifying on the rental’s income means no traditional personal-income documentation, W-2s or personal income calculation, subject to lender guidelines. It does not mean an empty file. The file still carries:
- A lease in place. A two-to-four-unit property may have at most 1 vacant unit.
- A credit report. No 30-day mortgage late in the last 12 months, and 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu.
- A valuation, covered below.
- Title work. A full title policy on a first lien.
- Hazard insurance, plus flood coverage where required.
No reserves and no cash to close are required. Each borrower is limited to 5 loans or $2,500,000 with the program.
Valuation is the step that surprises owners. Lines up to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Lines above $400,000 take a full interior appraisal. Appraisal waivers are not accepted. A recent rehab can be a problem on the automated path, because the model may not see the improvement. Ordering the full appraisal is the cleaner route there.
Where the Rule Breaks: Eligibility Filters
Plenty of equity does not guarantee a line. These filters decide it.
Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
LLC title. Vesting in an LLC is allowed on investment property. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. Bank lines often decline LLC title, so this is a common reason owners move to a broker-placed line.
Property type. Eligible: single-family, PUD, townhome, two-to-four units, warrantable and non-warrantable condominiums, and lots to 10 acres. Not eligible: rural-designated property, row homes, condotels, leaseholds, land trusts, age-restricted communities, mixed-use and modular or log homes. A property listed for sale in the prior 2 months or carrying a solar lien is out.
Borrower type. U.S. citizens, permanent residents and non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.
A paid-off primary home. This product is never offered on an owner-occupied home. That owner wants a standard HELOC, which the CFPB’s consumer booklet frames around the home you live in and describes as generally due in full if you sell. A rental you keep is a different case.
State. The program runs in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.
How the Line Works After Closing
The draw period is 5 years, interest-only on the drawn balance. Then a 25-year repayment period follows, with a 30-year maturity. The rate is variable, so the payment moves. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line. Later draws are at least $5,000 each.
That draw rule matters for planning. This is not a standby line you open and leave idle. Borrowers who want a large unused cushion should look at other products. The rate and pricing terms come with the lender’s HELOC disclosures.
Decision Table: Paid-Off Owner Options
| Goal | Fit | Trade-off |
|---|---|---|
| Fund a down payment, keep the paid-off rental debt-free otherwise | First-lien DSCR HELOC | Rent test on the full line |
| Pull equity out of a paid-off rental in a single new loan | DSCR cash-out refinance | A new first-lien loan, rather than a line |
| Strong traditional employment income, personal-name title | Bank personal-income line | Fewer lenders, DTI test |
| No need for cash | Leave the equity alone | No new debt |
The line produces cash only. The purchase needs its own loan, and the line cannot fund the property it is secured against. The workable sequence is a line on an owned rental, then the purchase, then a cash-out refinance on the new property to repay the line, if the owner chooses. Lendmire’s piece How to Use a Paid-Off Rental’s HELOC for a Package Down Payment lays out that sequence.
How to Vet Any Provider
“DSCR HELOC” is a trade label, not a standard product. Lenders mean different things by it. Ask these before spending money on a valuation:
1. Is the line a first lien on a rental with no mortgage, and is the rental type eligible?
2. Is the rent test run on the full credit limit or the drawn balance?
3. Which rent counts: lease, market rent or both?
4. Can the LLC hold title, and who signs?
5. What is the valuation path at my line size?
6. What is the required closing draw, and what are the later-draw minimums?
7. Does the lender cap exposure per borrower?
A broker answers these across several lenders at once and matches the program to the file.
The complete DSCR loans guide covers the wider program picture.
Risks and Limits
The payment is variable, so it can rise after closing. The stress test on the full line can force a smaller line than the equity would allow. Pulling out equity raises total leverage on a property that was debt-free. A rent drop or vacancy during the draw period tightens the owner’s cash flow. Every figure here is a ceiling or floor, never an offer, and every file is underwritten individually.
Frequently Asked Questions
Can a paid-off rental get a DSCR HELOC?
Yes, in the right circumstances. A rental with no mortgage can take a standalone first-lien line that is reviewed on rent, subject to underwriting. The property must be an eligible type in an eligible state, and the owner needs a 700 score or better.
Does this work on a paid-off primary home?
No. The line is never offered on an owner-occupied home or second home. A paid-off primary residence calls for a standard income-based HELOC.
Can my LLC hold title?
Often yes, subject to program terms. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment. This is a common point where bank lines say no.
How long must I own the property first?
Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).
How is this different from a cash-out refinance?
A cash-out refinance replaces the whole loan with a new one. The line leaves the first mortgage, if any, in place and adds a separate lien. On a paid-off rental, the line is the only debt on the property.
