Top Short-Term Rental Cash-Out Refinance Providers for a Real Estate Investment LLC

Top Short-Term Rental Cash-Out Refinance Providers for a Real Estate Investment LLC

The Quick Read: The right provider for your LLC is the one whose rules fit how your property earns income, because short-term rental files are judged mainly on how income is documented, how much leverage the property supports, and whether the entity paperwork is clean.

  • Across Lendmire’s wholesale network, cash-out on short-term-rental collateral typically tops out at 70% LTV (loan-to-value, the loan as a share of the property’s value).
  • Most programs expect a 640+ credit score and about 12 months of hosting history.
  • The coverage test on these files starts at 1.00 for refinances, and it is a program floor, not a promise of approval.
  • The LLC can usually be the borrower, subject to program terms, with the owners signing a personal guaranty.

Nobody can honestly hand you a ranked list of lenders, because the best program for your situation depends on your property, your income records, and how much equity you want out. This guide covers the kinds of providers that exist, what each needs from an LLC, and how to test any of them.

What a Short-Term Rental Cash-Out Refinance Actually Does

A cash-out refinance replaces your current loan with a larger one and pays you the difference in cash. On a short-term rental held in an LLC, the new loan pays off the old lien. The leftover equity is then paid out to the company.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Credit, reserves, the entity, and the appraisal still get reviewed.

Short-term rentals add a twist. A long-term rental has a lease, and the lease is the income. A vacation rental has booking history, seasonal swings, and a platform’s payout reports. Everything in this guide traces back to that difference. You can read the full mechanics in Lendmire’s complete DSCR loans guide.

Key Terms Defined

DSCR (debt service coverage ratio): the property’s monthly income divided by its full monthly housing payment, covering principal, interest, taxes, insurance, and any HOA dues.

PITIA: the abbreviation for that full payment: principal, interest, taxes, insurance, and association dues.

LTV: the loan balance divided by the property’s appraised value.

Seasoning: the time you must own or operate a property before a lender treats it as stable.

Hosting history: the record of bookings and payouts that proves the property has operated as a short-term rental.

Personal guaranty: a signed promise by an owner to back the LLC’s loan if the company does not pay.

Non-QM: a loan that sits outside standard owner-occupied mortgage rules, which is where investor DSCR products live.

“Providers” Really Means Provider Types

You will not find the right provider by scanning brand names. You find it by understanding the three approaches lenders take to short-term rental income. The same property can produce very different cash-out amounts under each.

Approach How STR income is treated Fit for an LLC
Rental-as-long-term Property underwritten on market rent Fine if it covers either way
History-based Needs documented operating history Strong, established hosts
Projection-based Income estimated from market data Newer or recently converted STRs

A few lenders do not touch short-term rentals at all, and a broker simply routes around them. Among those that do, the rental-as-long-term group qualifies the property as if it were a long-term rental, and the history-based group asks for a full year of records. The projection-based group is built for vacation rentals and will underwrite expected revenue.

On the borrower side, there is also a choice of channel. A direct lender offers its own programs only. A broker such as Lendmire, which arranges DSCR financing through select lenders in its wholesale network across 41 markets, including Washington, D.C., can match your file to whichever program treats your income most favorably. Lendmire does not lend or approve. The lender does that, after reviewing the file.

How Underwriting Treats Your Short-Term Rental, Step by Step

Step 1: Entity and purpose. The property sits in your LLC, and the loan is for business use. The lender reviews the entity documents and decides who signs the guaranty.

Step 2: Income basis. This is the pivotal step. The lender picks one of three routes: trailing platform history, a market-data projection, or a long-term-rent fallback. Your choice of provider largely decides which route applies.

Step 3: Appraisal. The appraisal sets value, and value sets LTV. It may not be the document that sets your income. The next section explains why.

Step 4: Coverage test. The lender divides income by the full payment on the new loan. A cash-out raises the balance, which raises the payment. Coverage, rather than equity, often becomes the limit on how much cash you can take.

Step 5: Leverage, credit, and reserves. On short-term-rental collateral, cash-out typically tops out at 70% LTV, and the credit floor in these programs is 640. Reserves vary by lender, leverage, loan size, and transaction type.

Step 6: Payoff and proceeds. The new loan pays off the old one. Whatever equity remains after costs goes to your LLC as cash. On loan size, standard programs reach up to $3,000,000, and the structure offered on larger balances depends on the lender.

The Appraisal Trap: Why Form 1007 Can Cost You Cash-Out

Many lenders order a rent schedule alongside the appraisal. Form 1007 is the Single-Family Comparable Rent Schedule, and it collects comparable monthly rentals. McKissock’s appraiser education notes that business income is outside the form’s scope and that it cannot be used to determine or document short-term rental rates.

The agency side says the same. A Fannie Mae appraiser update, as reproduced by the Nevada Real Estate Division, states that the 1007 was not designed for properties used as short-term rentals. It also notes the form calls for the “Indicated Monthly Market Rent.” That is useful only as a reference to the form. It does not govern DSCR loans.

Competent short-term-rental appraisers handle this with a separate narrative addendum. Class Valuation describes it as a Short-Term Rental Projected Income Analysis, and says the 1007 cannot support short-term-rental income.

The practical consequence is simple. If a program defaults to the 1007 rent, your property is tested on long-term rent, however strong your Airbnb numbers are. Multiplying a nightly rate by 30 does not fix that. Ask early which income document the program uses.

A Worked Coverage Example

These ratios are modeled assumptions, not market data. Say a vacation rental in an LLC clears about 1.45x on its current loan using trailing platform income. You want cash out, and the larger balance lifts the payment. Coverage may slide toward 1.10x. That still clears the 1.00 floor, so the deal can move to a lender’s review, subject to credit approval and property review.

Now run the same property through a provider that defaults to long-term rent. Income on that basis might support only about 0.90x on the new loan. Same house, same equity, different answer.

When coverage lands under 1.00, the common paths are:

  • Take less cash out, which lowers the new balance and lifts coverage.
  • Move to a provider that underwrites on documented short-term-rental income.
  • Look into select-lender programs that accept lower coverage, where leverage and terms adjust. Eligibility depends on lender guidelines, credit, reserves, and property review.

Remember what DSCR does not measure. Clearing 1.00 is not the same as positive cash flow. The ratio compares rent to the full housing payment only. Repairs, vacancy, cleaning, management, platform fees, furnishings, and utilities all sit outside it.

What Your LLC Should Have Ready

  • Operating agreement, EIN confirmation, and a certificate of good standing for the LLC.
  • Clear title vesting, meaning the LLC actually holds title to the property.
  • Identification and credit for each guarantor, with a score at or above the program floor.
  • Platform payout reports and booking records covering your hosting history, which most short-term-rental programs expect to run about 12 months.
  • Current insurance that covers short-term rental use.
  • Proof of reserves, which vary by lender, leverage, and loan size.

Property type matters too. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered through the network’s DSCR programs. Short-term rental rules can vary by city, county, HOA, and property type, so confirm local rules before relying on projected rental income.

Where the General Rule Breaks

A newly converted rental. Say a long-term rental has been listed on a booking platform for only a few months. History-based providers will usually want more time. A projection-based provider may accept it, or the lender may underwrite the property on long-term rent and cap the cash-out. This is the history-versus-projection divide at work.

Multi-unit and seasonal markets. Some programs finance multi-unit short-term rentals and seasonal vacation markets with little long-term rental demand. Others stay narrower. A property that is easy to place with one lender can be a poor fit for another.

Strong host, weak lease comps. If your area has few comparable long-term rentals, a long-term-rent provider produces a thin number even when your bookings are excellent. A documented short-term-rental program is the better match.

Large balances. Larger loans bring stricter reserve and structure expectations, and the network generally holds above $2,500,000 to 30-year fixed structures. Extended terms and interest-only periods are available through select lenders.

How to Vet Any Provider

Skip the rankings and ask each provider these questions:

1. Do you underwrite short-term-rental income from history, from a projection, or from long-term rent only? 2. Which document sets the income: the 1007 rent schedule or a short-term-rental addendum? 3. What is the maximum LTV on a short-term-rental cash-out? 4. How much hosting history do you expect? 5. Will you lend to an LLC, and who must sign the guaranty? 6. Is there any cap on cash-out or a haircut applied to projected income? 7. Which property types are not eligible?

A broker can run this exercise across several lenders at once. That is the main reason an LLC owner with an unusual income pattern uses one: the lenders that write this loan depend on how your income shows up on paper.

When It Does Not Work

Sometimes a file fails every version of the test. Hosting history may be thin, coverage may be below the floor at the leverage you want, or the credit score may sit under the minimum. Options then include:

  • Waiting until your records cover more months.
  • Taking a smaller cash-out so coverage holds.
  • Refinancing as a standard long-term rental if the property covers its payment on rent alone, which may allow different leverage terms.
  • Paying down the balance or improving income before applying again.

A larger down payment, or lower leverage on a refinance, lowers the payment and can lift coverage. It never erases credit floors, reserve rules, or property eligibility. The strongest files have enough equity and enough rental coverage.

Next Step

If you are buying or refinancing a rental property and want to see how the numbers work, Lendmire can help you compare DSCR loan options based on the property income, credit profile, leverage, and investor goals. Programs change, and every file is underwritten individually by the lender. Nothing here is a commitment to lend.

Frequently Asked Questions

Can a DSCR loan be used on a short-term rental or Airbnb?

Yes, through programs built for it. On short-term-rental collateral, purchases typically reach 75% LTV and cash-out typically reaches 70% LTV. Most programs look for a 640+ score and about 12 months of hosting history. Not every lender accepts these properties, so matching the file to the right program matters.

Can the cash-out close in my LLC’s name?

Generally yes, subject to program terms. The LLC is the borrower, and the lender reviews its operating agreement, EIN, and good standing. The owners usually sign a personal guaranty. Title needs to be vested in the LLC, so check that before you apply.

How is short-term rental income counted?

It depends on the provider. Some use trailing platform history, some use a market-data projection, and others underwrite the property as a long-term rental. The coverage test then divides that income by the full payment, including principal, interest, taxes, insurance, and HOA dues.

Can one lender handle both the purchase and the later cash-out?

Sometimes, but do not count on it. Programs differ in how they treat purchase versus refinance files. A broker can compare lenders at each stage, so you are not tied to the first lender you used.

What happens if my coverage is weak?

You have options. Take less cash out, document more income, or ask about select-lender programs that accept lower coverage with leverage and terms adjusted. Eligibility is subject to lender guidelines, credit approval, and property review.
