Top Short-Term Rental Cash-Out Refinance Providers on a Two-to-Four Unit Rental

Top Short-Term Rental Cash-Out Refinance Providers on a Two-to-Four Unit Rental

The Quick Read: The best provider for a two-to-four unit short-term rental depends on how the property is documented, how much equity it holds, and whether rent covers the new payment. Lendmire is a mortgage broker, so it does not rank lenders. It matches each file to the wholesale programs that fit it.

  • Short-term rental cash-out typically tops out around 70% LTV on short-term-rental collateral, subject to lender guidelines.
  • Most programs expect about 12 months of hosting history and a credit score of 640 or higher.
  • A debt service coverage ratio (DSCR) of 1.00 is where select short-term-rental programs start, so rent must at least cover the monthly housing payment. That is a program floor, not a standard.
  • Two-to-four unit properties add a layer: each unit’s income needs evidence.
  • Passing the coverage test is not the same as positive cash flow.

Why a Provider Ranking Doesn’t Work Here

Any list of top providers would be out of date quickly, and it would miss the point. Programs differ by seasoning, hosting history, income haircut, and leverage. A lender that fits a stabilized fourplex with 18 months of platform payouts may not fit a duplex converted to nightly rental last spring.

So the useful question is what decides the outcome, and which kind of program fits your file. A broker that shops multiple wholesale lenders can match the scenario to the program. The sections below walk through the mechanics from start to finish. The complete DSCR loans guide covers the basics behind them.

Key Terms Defined

Cash-out refinance: a new, larger loan that pays off the old one and returns the difference to the borrower.

DSCR (debt service coverage ratio): the property’s rent used for lender review divided by the full monthly obligation, meaning principal, interest, taxes, insurance, and association dues. Corporate Finance Institute explains the general formula.

Seasoning: how long you have owned the property before a cash-out is allowed. About 6 months is the common expectation in the network.

Hosting history: the record of nightly-rental income from platform statements and bank deposits.

Form 1025: the small residential income property appraisal report used for two-to-four unit properties.

What Is a Short-Term Rental Cash-Out Refinance on a 2-4 Unit?

It replaces your current loan with a larger one and pays you the difference. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The lender still pulls personal credit, and a personal guaranty is normal even when the property sits in an LLC, subject to lender program eligibility.

Short-term income is harder to prove than a lease. There is no signed document, so the file leans on platform history, bank deposits, or a projection.

How Underwriting Treats the File, Step by Step

1. Classify the transaction. If any cash comes back at closing, it is a cash-out. If the loan only pays off the old debt and costs, it is rate-and-term. The cash-out label brings the lower leverage cap and the seasoning check.

2. Establish value. An appraisal sets the value that the LTV cap is applied to. For two-to-four unit properties, the standard report is Form 1025. The related Form 1007 rent schedule is a long-term lease estimate. It does not capture nightly income, so STR evidence has to come from somewhere else.

3. Establish qualifying income. Three approaches show up across the network. Trailing actuals use platform statements matched to bank deposits. A third-party projection from a data tool is the second, and lenders usually trim it. The third is a fallback to the appraiser’s long-term market rent when STR income can’t be documented or the use isn’t allowed.

4. Divide by the full obligation. Rent used for lender review goes over the full monthly obligation. Loan size is capped by the lower of the LTV limit and what the rent can carry at the required coverage.

5. Check credit, reserves, and entity. Short-term-rental files expect a 640+ score. Reserves vary by lender, leverage, loan size, and transaction type, and commonly sit around 6 months of PITIA.

6. Compute proceeds. Proceeds are the new loan minus the payoff, closing costs, and prepaids. The calculator on this page is an illustrative estimate of that math.

Whichever limit binds first sets your cash-out. Sometimes it is the 70% LTV cap. Sometimes it is the coverage test. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

What the Network Looks For on Short-Term Rental Cash-Out

These are typical ranges from select lenders in Lendmire’s wholesale network, subject to lender guidelines and individual underwriting.

Factor Short-term rental file
Purchase LTV Up to 75%
Cash-out LTV Up to 70% on short-term-rental collateral
Minimum credit score 640
Coverage floor 1.00 on purchase and on refinance, evaluated separately
Hosting history About 12 months
Loan size Up to $3,000,000 on standard programs

A standard long-term rental cash-out tops out around 75% LTV. The short-term-rental cap runs lower because nightly income swings more than lease income. Programs change, and every file is underwritten individually. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Manufactured homes, log homes, and barndominiums are not offered in these programs, so a two-to-four unit property of that type won’t fit here.

How a 2-4 Unit Changes the Income Picture

Treatment varies by program. Each unit may need its own evidence, and some programs ask for a separate report per unit. Not every unit needs to be a nightly rental.

Say a fourplex has two units on nightly stays and two on annual leases. The file can blend lease income with documented STR income, depending on program guidelines. The appraisal still comes on Form 1025, so the STR income has to be supported outside the appraisal report.

Mixed-occupancy files are where documentation gaps show up. One account for platform payouts, unit-by-unit statements, and signed leases for the long-term units keep the file clean. Zero-income months pull a deposit average down, so they count against you.

Documented Income vs. Projected Income

Trailing actuals are the cleanest path. Platform statements match to bank deposits, and the lender sees real money.

A projection is only a fallback, because no payouts have been received yet to prove it. Since it is an estimate of what the property will bring in, it is gross revenue, not net operating income.

Lenders therefore typically trim projections before using them. The exact trim varies by program, so it is a question to settle with the lender, not a number to assume.

Where the General Rule Breaks

Newly converted or recently bought properties. If you owned the unit six months and hosted for three, the hosting-history expectation is not met. The file may move to long-term market rent, or leverage may be capped lower. Whether a given program waives hosting history is something to confirm with the lender before you apply.

Legality and HOA rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. If nightly use isn’t permitted, expect long-term rent to be used, or no approval.

Coverage below 1.00. Select lenders in the network take coverage below 1.00, with leverage and terms adjusted. That is a separate path from the 1.00 floor on standard short-term-rental programs, not a lower floor on the same program.

Owner-occupied or house-hack. If you live in one unit, this is not a pure investor file. Occupancy rules change the program, and the DSCR path generally fits non-owner-occupied properties.

Prepayment penalties. DSCR loans commonly carry them. Weigh that if you may sell or refinance again within a few years.

DSCR Passing Is Not Positive Cash Flow

DSCR compares rent to PITIA only. Cleaning, management, utilities, repairs, vacancy, and capex sit outside it. Short-term rentals carry more of those costs than long-term rentals.

Picture an investor with a fourplex that clears the test at roughly 1.15x on documented income. A larger cash-out raises the obligation and pushes that number down. A smaller, phased cash-out can leave more real margin, even if the lender would allow more. A larger down payment on a purchase lowers the monthly obligation and can lift the ratio, but it doesn’t erase leverage caps, credit floors, or reserve rules.

The strongest files clear both tests: enough equity and enough rental coverage.

Term Structures and Loan Size

The spine of the network is the 30-year fixed. Extended terms, such as 40-year, and interest-only periods are available through select lenders. Adjustable structures exist for investors who want them. Loan amounts can reach $3,000,000 on standard programs, but above $2,500,000 the network generally holds to 30-year fixed structures, so the extended and interest-only options mostly apply below that size.

Reserves step up with size. Commonly it is around 6 months of PITIA, and larger loans typically move toward about 9 months. Conservative rate-and-term files at modest leverage under $1,500,000 can see reserves waived. Treat these as ranges, not promises.

How to Choose the Right Program for Your Property

The right program depends on your situation. Work through these questions in order:

  • How long have you hosted? Under 12 months narrows the options.
  • Which units are nightly and which are leased? Mixed files need unit-level records.
  • How much equity do you hold against the 70% cap? Thin equity limits proceeds before coverage matters.
  • Does the rent clear the coverage floor after the lender trims it?
  • Is nightly use legal and permitted for this property?

A broker shops multiple wholesale lenders and matches those answers to the program that fits. That is the difference between asking one lender what it will do and asking the market what fits.

Documents to Gather Before Applying

  • 12 months of platform statements and matching bank deposits
  • Leases for any long-term units
  • Entity documents if the property is in an LLC, subject to lender program eligibility
  • Insurance quote showing the correct short-term-rental coverage
  • Proof of reserves
  • Evidence that nightly use is permitted

Frequently Asked Questions

Can a two-to-four unit property qualify for short-term rental cash-out?

Yes, on programs that accept multi-unit collateral. The appraisal comes on Form 1025, and each unit may need income evidence. Mixed properties can blend lease income with documented nightly income, depending on program guidelines.

How much can I pull out on a short-term rental?

Cash-out typically tops out around 70% LTV on short-term-rental collateral. The actual amount is the lower of that cap and what the rent can carry at the required coverage, subject to lender guidelines.

Is hosting history required?

Most programs expect about 12 months. A shorter history can move the file to long-term market rent or lower leverage, depending on the program.

Does the AirDNA number count as my qualifying income?

Not directly. It is a gross, full-year projection, and lenders typically trim it. Documented platform payouts matched to deposits are the stronger evidence.

Does Form 1007 show my nightly income?

No. It is a long-term rent schedule. Nightly income has to be shown through platform history, a projection, or other support.
