Top Short-Term Rental Cash-Out Refinance Providers With No Job or Steady Paycheck

Top Short-Term Rental Cash-Out Refinance Providers With No Job or Steady Paycheck

The Quick Read: The best provider for you depends on your property, your credit, and how much equity you want to pull out, not on a ranked list. Select DSCR lenders in a wholesale network can cash-out refinance a short-term rental without a job or paycheck, because the file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. A broker’s job is to match your scenario to the program that fits.

  • Short-term rental cash-out refinances typically top out around 70% LTV on the strongest files.
  • Expect a credit score of about 640 or higher and roughly 12 months of hosting history.
  • Coverage of 1.00 is where select programs start for short-term rental refinances.
  • Your personal income is not the test. Your credit, assets, and the property’s income documents still are.

Lendmire is a mortgage broker that arranges these loans through select lenders in its wholesale network, covering 41 markets, including Washington, D.C. It is not a lender, and nothing here is a commitment to lend.

Why Does “Top Providers” Depend on Your Situation?

Any ranked list of providers is a guess about someone else’s file. The lenders that write short-term rental cash-outs differ on hosting history, leverage, credit floors, and how they count income. A lender that suits a ten-year host with strong credit may be wrong for a newer host.

That is why a broker model matters. Across a wholesale network, you see many sets of guidelines at once. Some lenders want a full year of platform history. Others lean harder on appraisal-based rent. A broker compares those rules against your property, then places the file where it fits.

So the useful question is not “who is number one?” It is “which program fits my property, my credit, and my goal?” The rest of this article gives you the tools to answer it.

What Does “No Job” Mean to a DSCR Underwriter?

It means your pay stubs are not the test. A DSCR loan, short for debt service coverage ratio loan, qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The lender divides the property’s income by its monthly obligation. That obligation is principal, interest, taxes, insurance, and any HOA dues, often shortened to PITIA.

A result above 1.00 means the income exceeds the payment.

A retiree, a full-time investor, a self-employed owner, and someone between jobs can all fit this structure. What you drop is personal income documentation. What stays is a lot:

  • A credit review, with a score typically around 640 or higher for short-term rentals.
  • An appraisal of the property’s value and its rent potential.
  • Title work and proof of insurance, including coverage suited to short-term rental use.
  • Entity documents if the property sits in an LLC, subject to lender program eligibility.
  • Reserves, meaning cash or liquid assets left over after the loan.

“No job” does not mean “no file.” It means the file is built around the property.

How Does the Short-Term Rental Cash-Out Refinance Work Step by Step?

A cash-out refinance replaces your current loan with a larger one. You keep the difference, minus payoff, closing costs, and prepaid items. Here is how the deal works.

1. Property and purpose. The home must be a non-owner-occupied investment. Eligible types are mainstream. Manufactured homes, log homes, and barndominiums are not offered through these programs.

2. Establish income. Most short-term rental programs want about 12 months of hosting history from a platform such as Airbnb or VRBO. When history is thin, some lenders consider a third-party projection or an appraiser’s rent estimate. Lenders look harder at coverage on short-term rentals because the income swings.

3. Calculate coverage. Income divided by PITIA. For short-term rental refinances, 1.00 is where select programs start. Stronger ratios open better pricing and leverage.

4. Appraisal and LTV. The appraiser sets value, and the loan is capped by loan-to-value (LTV), the loan as a percentage of value. On a short-term rental cash-out, that cap is typically up to 70%. On a standard long-term rental cash-out, most of the network tops out around 75%.

5. Seasoning and reserves. Seasoning is the time you must own the property before refinancing. About six months is the common expectation. Reserves vary by lender, leverage, and loan size, and commonly run around six months of PITIA.

6. Credit, entity, and title. These close out the file.

Loan sizes run up to $3,000,000 on standard programs. Above $2,500,000, the network generally holds to 30-year fixed structures. Every file is underwritten individually.

How Is Short-Term Rental Income Counted?

Gross bookings are not the number. Lenders apply haircuts for seasonality, platform fees, cleaning costs, and vacancy.

Two paths show up in practice:

  • Actual history. Twelve months of platform statements show what the property really earned. This is the cleanest path for a refinance.
  • Projection. When history is thin, a third-party projection or the appraiser’s rent schedule can fill the gap, usually at a discount. Leverage may be lower on a newer property.

Appraisers typically use the 1007 rent schedule for single-family properties and the 1025 form for two-to-four-unit properties. Short-term rental rules can vary by city, county, HOA, and property type, so confirm local rules before relying on projected rental income.

Key Terms Defined

DSCR (debt service coverage ratio): Rental income divided by the property’s monthly payment, including taxes and insurance.

PITIA: Principal, interest, taxes, insurance, and association dues. It is the payment the ratio is measured against.

LTV (loan-to-value): The loan balance as a percentage of the property’s appraised value.

Seasoning: The time you must own a property before a lender will refinance it on current value.

Reserves: Liquid cash left after closing, usually counted in months of PITIA.

Non-QM: A loan outside standard consumer-mortgage rules, often built around alternative documentation.

What Does the Provider Type Decision Look Like?

You are not choosing among brand names so much as among models. Each fits a different investor.

Model Best fit Trade-off
Direct lender Borrower who knows one program fits One set of guidelines
Broker with wholesale network Borrower comparing programs Fit depends on scenario matching
Online marketplace Borrower wanting quick comparisons Less guidance on edge cases
Short-term bridge loan Flip-and-refi on a tight timeline Bridge costs, then a refinance

A broker is paid by the lender or by the borrower, and the compensation structure should be explained to you up front. Compare full terms, not a single headline figure.

Where Does the General Rule Break?

Several edge cases change the answer.

  • Thin hosting history. Some programs underwrite on appraisal rent instead. Expect lower leverage on a very new property.
  • Coverage below 1.00. A DSCR of 1.00 is where the standard short-term rental refinance programs start, so a property below that line falls outside them. Select lenders in the network do offer programs below 1.00, with leverage and terms adjusted. A separate path, no-ratio, is available only through select lenders, generally for borrowers who already own a primary residence.
  • Prepayment penalties. Most DSCR loans carry a prepayment penalty, a fee for paying off early. A quick flip-and-refinance may fit a bridge loan better.
  • Property type. Manufactured homes, log homes, and barndominiums are not offered. Non-warrantable condos are program-specific.
  • Owner-occupied or house-hack files. These are not pure DSCR files. The product is for investment property.

Does Clearing 1.00 Mean the Deal Cash Flows?

No. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. A property can pass at 1.00 and still lose money each month.

Cash-out makes this sharper. A bigger loan raises the payment, which shrinks the coverage cushion. Short-term rentals add seasonal swings on top. Before you pull equity, stress-test an off-season stretch and ask whether the property still carries itself.

Taking less cash out keeps the loan smaller, lowers the payment, and can lift coverage. Even so, it never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

What Should You Prepare Before You Apply?

Gather these and the deal works cleaner:

  • Twelve months of platform payout statements and booking reports.
  • Current mortgage statement and a recent insurance declaration page.
  • Entity documents if the property is held in an LLC, subject to program terms.
  • Proof of reserves, such as bank or brokerage statements.
  • A clear purpose for the cash-out, since the loan is business-purpose.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s Regulation Z exempts credit extended primarily for a business purpose, and CFPB exam procedures treat credit to acquire or improve non-owner-occupied rental property as business-purpose credit.

Frequently Asked Questions

Can I get a short-term rental cash-out refinance with no job at all?

Often yes, subject to lender guidelines. The file qualifies primarily on property-level rental income covering the payment. You still need a credit score typically around 640 or higher, an appraisal, and reserves. Your personal pay is not the test, but your credit and assets are reviewed.

How much can I pull out of a short-term rental?

Cash-out on short-term rental collateral typically tops out at about 70% LTV. Standard long-term rentals reach around 75% LTV on a cash-out. The cash you receive is the new loan minus your payoff, closing costs, and prepaids. Rent coverage can limit the loan before LTV does.

What if my short-term rental is new?

A thin history usually means a lower leverage ceiling, or a lender that leans on appraisal rent. Many programs expect about 12 months of hosting history. Some select lenders handle shorter histories differently, so a broker comparing guidelines helps.

Does a ratio under 1.00 disqualify me?

Not always. No-ratio structures are available only through select lenders, generally for borrowers who already own a primary residence.

Can an LLC hold title?

Often, depending on program guidelines. Entity documents are part of the file, and the entity’s ownership structure is reviewed.
