Can You Use an Investor Cash-Out Refinance to Pay Off Personal Debt?

Can You Use an Investor Cash-Out Refinance to Pay Off Personal Debt?

The Quick Read: Usually not, because investor cash-out loans are business-purpose loans, and most programs prohibit using the proceeds on personal credit cards, personal loans, or your own home. The loan is built for investment uses, and the lender asks you to sign a statement saying so.

  • Debt tied to the rental or your investing business is the natural fit.
  • Personal cards, personal taxes, and a primary-residence mortgage are typically off-limits.
  • Paying off personal debt does nothing for your rental coverage ratio.
  • Cash-out on a standard rental tops out around 75% LTV, with about six months of ownership expected first.
  • Better routes exist for personal debt, and they are underwritten on you, not the rental.

What Does an Investor Cash-Out Refinance Actually Do?

You borrow against the equity you have built. The new loan pays off the old balance first. Whatever remains comes to you as cash.

DSCR loans work this way. DSCR stands for debt service coverage ratio. It compares the property’s monthly rent to its full monthly obligation, meaning principal, interest, taxes, insurance, and any HOA dues. The lender is asking whether the rent covers the payment.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. In practice, everyone signing the note signs a declaration that the property is not their home and that the cash will go to business use.

Across Lendmire’s wholesale network, that declaration is standard paperwork. The wording varies by program. Some programs list personal or consumer debt as prohibited. Others simply say business purposes. The outcome is the same: a signed statement that the proceeds go to investing, not to your household budget.

Which Debts Fit and Which Don’t?

Debt connected to the rental or your investing business fits. Debt from household spending does not. The test is where the borrowed money originally went, not how much equity you hold.

Debts that generally fit:

  • Hard money, bridge, or private loans used to buy or rehab an investment property.
  • Another rental property’s mortgage.
  • A documented business credit card with a clear paper trail to the investing business.
  • Lien payoffs on the subject property itself.

Debts that generally do not fit:

  • Personal credit cards and personal loans.
  • Auto loans, medical bills, and student loans.
  • Personal tax bills.
  • The mortgage on the home you live in.

Equity is not the question. You can have plenty of it and still not be allowed to spend it this way. A larger equity cushion supports leverage, but it never overrides the use-of-proceeds rule.

Key Terms Defined

Business-purpose loan: a loan made primarily for investment or business use, not for personal, family, or household spending.

Cash-out refinance: a refinance that returns cash at closing beyond paying off the old loan.

LTV (loan-to-value): the loan balance divided by the property’s appraised value.

Seasoning: the waiting period a lender wants between buying a property and refinancing it, usually measured from the date title was recorded.

PITIA: principal, interest, taxes, insurance, and association dues, which together make up the full monthly obligation on the property.

Reserves: liquid savings, usually counted in months of PITIA, that you hold after closing.

Where the Gray Areas Are

The gray areas are cards used on the rental, loans held in an LLC, and any plan to split the proceeds between business and personal use. Each depends on the lender’s reading of the file. None is a safe assumption.

Cards used on the rental. Say you put a rehab on a personal card because the contractor wanted payment fast. Is that business debt? Some lenders will accept it when receipts and statements tie the charges to the subject property. Others will not. A documented business card is easier to support than a personal one. Treat acceptance as lender-dependent, never as a given.

LLC borrowers. Many investors hold rentals in an LLC, subject to lender program eligibility. That helps with how the loan is classified. It does not change what the program allows you to do with the money. The ABA Banking Journal explains that a loan to an individual for consumer purposes stays consumer credit even when an LLC guarantees it. Entity title is not a loophole.

Mixed use. Splitting proceeds into mostly business and some personal is risky. The CFPB’s examination procedures say a loan with mixed purposes is judged on its primary purpose. They also say a checked business-purpose box with no documentation of the intended use may be insufficient evidence. If you plan any personal use, tell your broker up front.

A rate-and-term back door. A refinance with no cash back is treated more gently than a cash-out. Using one to route money to personal debt still defeats the declaration you signed.

Why Lenders Police How the Money Gets Used

Lenders police use of proceeds because a loan sold as business-purpose but actually used for personal spending is a compliance problem. That problem can travel with the loan. Law firm Hunton, writing on business-purpose lending, notes that business purpose does not mean compliance-exempt. It adds that some consumer-lending provisions carry liability for loan buyers as well as originators.

For you, that has practical consequences. The lender that funds the file and the investor that later buys it both want the declaration to be true. Misstating your purpose on that form is the real risk. It can lead to repurchase demands, trouble on the loan itself, and personal exposure for you.

Doss Law offers a concrete example: a cash-out refinance of a rental to pay personal income taxes is a consumer-purpose loan. A DSCR program is not built to carry that. No single rulebook governs all DSCR products, so each program sets its own wording. Confirm it before you apply.

Does Paying Off Personal Debt Help You Qualify?

No. A DSCR file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Your personal card balances are not in the ratio. Paying them off cannot lift the number.

The ratio only compares the rental’s rent to the rental’s own payment. Several program numbers shape what is possible, and these are typical ranges from select lenders in Lendmire’s network:

  • Coverage: 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
  • Cash-out leverage: around 75% LTV on a standard investment rental. Short-term rental collateral typically tops out at 70% on a cash-out.
  • Seasoning: about six months of ownership before a cash-out is the common expectation.
  • Credit: a 620 floor exists in parts of the network. Most programs want around 660, and 700 or higher unlocks the strongest leverage tiers.
  • Reserves: commonly around six months of PITIA, stepping up to about nine months on loans above $1,500,000.
  • Loan size: up to $3,000,000 on standard programs.

Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capital expenses all sit outside the calculation. Program details change, and every file is underwritten individually.

Here is a modeled example, not market data. A rental clears about 1.25x today. You cash out to the 75% LTV ceiling for a legitimate investment purpose. The new, larger loan drops coverage toward 1.05x. That is still above 1.00, but the cushion is thinner, and some lenders price tighter coverage differently. Any cash-out pushes the payment up, so the rent must still carry it. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

What Are You Really Trading?

You are trading unsecured debt for debt secured by a rental. Cards come with no collateral. A cash-out loan puts your property behind the balance. Miss payments, and the lender can go after the rental, not just your credit.

The reset matters too. A cash-out replaces the entire loan, so the whole balance reprices and the term restarts. Rolling card debt into a 30-year loan can lower the monthly cost. It also stretches the payoff, and the total interest paid over that span can end up higher. A smaller monthly obligation is not the same as a cheaper outcome.

Consolidation also does not fix whatever created the balance. If spending patterns stay the same, you can end up with new card debt on top of a bigger mortgage on the rental.

Tax treatment varies; consult a qualified professional.

Better Options for Personal Debt

Options built for personal debt are underwritten on your income, credit, and debt-to-income ratio. That is a consumer path, and a DSCR file is not one. Which one fits depends on your profile, and the table shows the structural differences.

Option Underwritten on Collateral
Investor cash-out refinance Rental income, credit The rental
Cash-out refinance on your home Your income, credit, DTI Your home
Personal loan Your income, credit None
Paying down from savings or asset sales Not applicable None

The right fit hinges on what you will risk. A personal loan keeps your property out of it. A cash-out on your home puts your residence behind the debt. Using savings or selling an asset avoids new borrowing, though it removes capital you may want for the next deal.

What Do Investors Actually Use DSCR Cash-Out For?

DSCR cash-out equity is meant for redeploying capital. Common uses include the next down payment, renovations, a BRRRR takeout, replacing hard money or bridge debt, and rebuilding reserves. Cash with no deployment plan is the weakest case, because idle proceeds carry the loan’s cost and earn nothing.

Four Myths Worth Dropping

It is my equity, so I can spend it however I want. Not on this loan. The business-purpose declaration ties the proceeds to investing.

An LLC makes the rule disappear. It does not. The program still restricts personal-debt payoffs.

Checking the business-purpose box is enough. A box without a documented use may not hold up.

Paying off my cards will improve my coverage ratio. The ratio counts only the property’s rent and the property’s payment.

Frequently Asked Questions

Can I use any of the cash-out money for personal debt?

Generally no. Most programs require the proceeds to go to business or investment purposes, and some list personal or consumer debt as prohibited. If you want to use part of the money personally, raise it before you apply, because a split use is judged on its primary purpose.

Does a rate-and-term refinance let me avoid the restriction?

No. A rate-and-term refinance means no cash comes back to you at closing, which is why it is treated more gently. Using it as a workaround to move money toward personal debt would still contradict the declaration you sign.

What if I put rehab costs on a personal credit card?

Some lenders will count documented rehab spending on the subject property as business debt, and others will not. Keep receipts, contractor invoices, and statements. Acceptance is lender-dependent, so confirm it with your broker before assuming it qualifies.

Will paying off personal debt raise my DSCR?

No. The ratio compares only the rental’s rent to the rental’s payment. Personal balances are not in the calculation, so clearing them does not lift the number. A cash-out also raises the payment, which can lower coverage.

What should I do if I have personal debt and a rental with equity?

Look first at options underwritten on your own profile, such as a loan secured by your own home or a personal loan. Use rental equity for investment goals. If you want to compare how the numbers work for a legitimate cash-out, an investor-focused broker can walk through it.
