AirDNA Projections vs Airbnb Statements for a First-Time STR Buyer

AirDNA Projections vs Airbnb Statements for a First-Time STR Buyer

The Quick Read: A first-time buyer usually has no Airbnb statement of their own, so a projection is often the only income evidence available at purchase, while a statement is stronger proof once hosting history exists. The two documents answer different questions: a projection models what comparable listings might earn, and a statement records what a specific property already earned.

  • Projections fit purchases where the buyer has no hosting history; statements fit operating properties and later refinances.
  • Across the network, short-term rental programs typically expect about 12 months of hosting experience, subject to lender guidelines.
  • STR purchase leverage tops out at 75% LTV on the strongest files, with a 640 minimum score and a 1.00 coverage floor on purchases.
  • A projection is only as good as its comparable listings, so check the comps yourself.
  • Clearing the coverage ratio is not the same as the property cash flowing.

The Honest Answer: Who Each Document Is Really For

A projection is for the buyer who has no track record. A statement is for the buyer, or the seller, who has one.

That split matters more than any accuracy debate. If you are buying your first short-term rental, you cannot download an Airbnb earnings report for a property you do not yet own. The seller’s statements sit in the seller’s account. So at purchase, many first-time buyers lean on a third-party projection, the appraiser’s rent work, or both. Once you host for a year, your own statement becomes the better document for any later refinance.

Lendmire’s brokers see this pattern constantly. The first-time STR file rarely fails because the projection was wrong. It stalls because the buyer assumed one document would carry every stage of the deal, when each stage calls for different evidence.

Side-by-Side

This table compares the two document types and how DSCR programs generally treat them. The right-hand column reflects published industry norms and how files typically run across a wholesale network, not a single program’s promise.

What Each Document Actually Measures

AirDNA’s calculator page explains that each projection is built from comparable listings near the address. It carries a Comp Set Strength score of Low, Medium or High, reflecting how many comps exist, how closely they match, and how tightly their revenue clusters. A low score means the comps vary widely. It does not mean the data is wrong, but it does mean the headline number deserves a harder look. The same page notes that the comps span Airbnb, Vrbo and Booking.com listings.

An Airbnb statement works differently. It is the host’s own record. Airbnb’s help center says hosts download earnings from the Earnings dashboard by choosing a date range and creating a CSV report. That export mixes gross amounts, host fees, payouts and adjustments. Airbnb’s own tax steps show gross reportable income as the Amount plus Host Fee columns, and they say to filter out resolution adjustments and payout rows. An underwriter will care which column you used, so read it carefully before you hand it over.

One more limit: an Airbnb export shows Airbnb bookings only. A property listed on several platforms needs a statement from each.

Why the Two Numbers Differ

Divergence is normal. It usually traces to a handful of causes.

  • Comp mismatch. A projection built on ZIP-level or loosely matched comps drifts from one built on a precise address and correct bedroom, bath and guest counts.
  • Blocked versus booked nights. AirDNA’s enterprise documentation says its model cannot perfectly separate booked nights from blocked ones, so owner-blocked dates can inflate modeled occupancy.
  • Seasonality. A statement covering only a strong season flatters the property. A full 12 months is the cleaner read.
  • Discounts and direct bookings. Weekly and monthly discounts, and off-platform stays, can make modeled pricing differ from real payouts.
  • Fees and adjustments. A raw export is not net income, and gross is not what the property kept.

Independent analysts disagree on how large the gap runs. VaultSTR puts property-level estimates 15-30% off, mostly on the high side, and suggests underwriting year one at 60-75% of the projection. That is one analyst’s view, not a lender rule. Other published reviews report smaller misses in mature markets and wider ones in thin markets. Reported ranges vary, so treat none of them as settled.

When a Projection Is the Better Fit

A projection is the better fit when you are buying with no hosting history and no operating record exists to document.

Think of the investor buying a first vacation rental in a market they have studied but never hosted in. There is no statement to pull. A projection, supported by the appraiser’s rent analysis, gives the lender a basis to review. The appraiser’s work typically uses a rent survey form for one-unit properties and an operating-income form for two-to-four-unit properties.

Projections also suit early screening. Use one to compare submarkets before you tour anything, then go deeper on the deals that survive.

Here is the catch. Qualifying and performing are different things. A loan can be reviewed on a projection while the property earns less. Many investors protect themselves by running the deal on both the full projection and a conservative blend, and by confirming that the numbers still hold with real margin.

Check the comps yourself. A precise address and accurate guest counts drive which listings the tool uses, and a Low comp-strength score is a signal to review or replace them, which AirDNA itself recommends.

When an Airbnb Statement Is the Better Fit

A statement is the better fit when the property already has history you can document, or when you are refinancing a short-term rental you have operated.

Consider a buyer purchasing an operating STR. The seller’s export shows what the property earned for the seller. Whether a program accepts it, or wants the buyer to build their own record first, varies by lender. Treat the seller’s number as a claim to verify, not as your history. A practical cross-check lines up the payout export against bank deposits, the profit-and-loss statement, and the booking calendar.

After your first year of hosting, your own export becomes the strongest document for a refinance. Airbnb’s help page notes that tax documents stay available in account settings for up to four years, so keep clean records from day one.

Entity vesting adds a wrinkle. Platform statements usually sit in an individual’s name. If the property will close in an LLC, expect to explain that gap, subject to lender program eligibility.

How DSCR Programs Review Each Source

Across the wholesale network, short-term rental files follow a consistent frame, though individual lenders differ. Most programs we place STR files with expect about 12 months of landlord or host experience. Purchase leverage runs up to 75% LTV on the strongest files, while refinance and cash-out on short-term rental collateral run up to 70%. A 640 score is the usual minimum, and coverage of 1.00 is where select programs start on both purchases and refinances. Loan sizes reach up to $3,000,000 on standard programs, and eligibility is subject to lender guidelines.

Coverage compares rent to PITIA, meaning principal, interest, taxes, insurance and any HOA dues. For a statement-based file, the numerator comes from documented income. For a projection-based file, the lender decides how to convert the estimate into qualifying income, and that conversion is the program’s own rule. Some lenders in the network qualify an STR on long-term market rent instead, and a few review both.

Sub-1.00 coverage is available through select lenders in the network, with leverage and terms adjusted. It is a different path from the 1.00 programs, not a lower floor on the same one.

Clearing the ratio does not mean the property cash flows. Repairs, vacancy, management, utilities and capex sit outside the calculation. Strong files clear both tests: enough equity and enough rental coverage. Lendmire’s complete DSCR loans guide walks through how those pieces fit together.

Which Document at Which Stage

Stage Best evidence Why
Market screening Projection Fast comparison across submarkets
Offer Projection plus seller statements Cross-check the seller’s claim
Due diligence Payout export, deposits, P&L Verifies actual performance
Financing a first purchase Lender-accepted projection or appraiser rent work No buyer history exists yet
Later refinance Your own 12-month statements Documented history carries weight

If your numbers disagree, diagnose in this order: comp match, occupancy versus nightly rate, seasonality, then off-platform bookings.

Key Terms Defined

Comp Set Strength. AirDNA’s Low, Medium or High score for how well the comparable listings support a projection.

TTM statement. A trailing-twelve-month income record, the document most lenders look for first on an operating rental.

Gross versus net. Gross is booking income before fees; net is what remains after platform fees and adjustments.

PITIA. Principal, interest, taxes, insurance and any association dues, the denominator in the coverage calculation.

Seasoning of history. The length of documented hosting experience a program expects, commonly around 12 months.

A Balanced Verdict

Neither document wins on its own. The projection is the right tool when no history exists, and the statement is the right tool when it does. A first-time buyer will almost always start with the projection, so the real skill is stress-testing it: verify the comps, haircut it on your own terms, and keep margin between the estimate and the debt.

The flip point is simple. If you are buying an operating property with verifiable, full-year records, lean on statements and verify them hard. If you are converting a property or buying with no record, lean on a conservative projection and the appraiser’s work, and build your own history for the refinance. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Is AirDNA accurate enough to buy on?

It is a useful starting point, not a guarantee. AirDNA’s own materials tie accuracy to comp quality, and independent reviews report wider misses at the individual property level than at the market level. Verify the comps and underwrite with margin.

Can a first-time buyer use an Airbnb statement?

Only if the property already has history that a program will accept. Otherwise the statement cannot be produced, because a buyer has no earnings record on a property they have never hosted.

Why is my projection higher than the seller’s statements?

The usual causes are loose comps, blocked nights counted as booked, a seller statement that spans a weak stretch, or discounts the model misses. Compare occupancy and nightly rate separately to find the source of the gap.

Do all DSCR lenders accept short-term rental income?

No. Some lenders in the market decline short-term rentals entirely, while others qualify on long-term rent or accept STR-specific income. Lendmire’s network spans several approaches, so the file is matched to a program that fits.

Does clearing 1.00 coverage mean the rental will cash flow?

No. Coverage compares rent to PITIA only. Repairs, vacancy, management and utilities sit outside the calculation, so build those into your own underwriting.
