What a Rental HELOC Lender Looks at When You Switch Airbnb to a Yearly Lease

What a Rental HELOC Lender Looks at When You Switch Airbnb to a Yearly Lease?

The Quick Read: It depends on how the line is underwritten. On a line sized on your credit and equity, the switch barely moves the limit. On a rent-qualified line, the signed lease becomes the income number that counts. In both cases, the lender reads your occupancy evidence differently once nightly bookings stop.

  • On an investment-property line through Lendmire’s wholesale network, the typical ceiling is 70% CLTV (combined loan-to-value, meaning all liens against the home), subject to lender guidelines.
  • A 700 credit score is the minimum on those investment lines, and a higher score does not raise that ceiling.
  • On a personally underwritten line, your credit, equity, and debt-to-income set the limit.
  • A signed lease, proof the tenant pays, and proof the Airbnb stopped are the documents that matter most.
  • An LLC cannot hold title on these lines, and the switch does not change that.

Does the Switch Change How Big the Line Can Be?

Usually not, if the line is underwritten on you. A personally underwritten investment HELOC sizes the line on credit, equity, and debt-to-income. Swapping Airbnb for a lease does not touch that math.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What changes is the risk picture. A lender wants to know the home is occupied, the occupant pays, and the cash flow is steady enough that you can carry the draw. A signed lease answers all three questions better than a booking calendar does.

A rent-qualified line works differently. Here the rent is the qualifying input, so the switch changes the number that counts. Short-term files lean on platform history or a projection. Long-term files lean on a signed lease and the appraiser’s market rent. Across most programs in the network, the lower of the lease and the market rent controls. A below-market lease to a friend can therefore cap your coverage.

Why the Appraisal Form Matters After the Switch

Appraisers document rent on a standard form. Fannie Mae’s appraiser update says the rent schedule form (the 1007) asks for the indicated monthly market rent. The appraiser must support it with comparables leased on a monthly basis. The same update says the form cannot be used to estimate a nightly fee. Agency products do not govern these loans. The form’s definition is what matters here.

McKissock makes the same point from the appraiser’s side. The form documents monthly rent, not nightly rent or business income, and the lender makes the final call on income. HousingWire adds that using the form on an Airbnb often produces artificially low coverage ratios.

A yearly lease removes that mismatch. The lease and the appraiser’s monthly figure now measure the same thing. For a 2-4 unit building, the appraiser uses the operating-income form (the 1025) and reports unit-by-unit rents.

The tradeoff is real. If your Airbnb income beat the long-term market rent, coverage on a rent-qualified line can fall after the switch. Your Airbnb history does not carry over to the lease basis either. Lenders on a lease file generally look at the appraiser’s monthly figure, not the old nightly gross.

The Investment HELOC Box: What the Network Allows

Lendmire is a mortgage broker. It does not lend. It places files with wholesale HELOC lenders and matches the scenario to the program. Here is how the investment-property line typically works across that network, subject to lender guidelines and full file review:

  • Leverage: 70% CLTV on an investment property, whether your score is 700 or 720-plus.
  • Credit: 700 minimum. There is no tier beneath it.
  • Line size: $25,000 to $500,000.
  • Draw structure: a 5-year interest-only draw, then a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats and never converts to fixed.
  • Valuation: because the line caps at $500,000, it normally runs an automated valuation instead of a traditional appraisal. A borrower may still request a full one.
  • Title: you, individually, or a revocable living trust. LLCs, corporations, and partnerships cannot hold title.
  • Property types: single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos. Manufactured homes, log homes, and condotels are not eligible.
  • Debt-to-income: 50% maximum, qualified on the interest-only payment at the maximum draw.

Availability is narrower than the DSCR footprint. The HELOC program is offered in a limited set of states, while DSCR investor loans run across 41 markets, including Washington, D.C.

A Worked Example

Say you own a duplex valued by the lender’s automated model. The first mortgage sits at 55% of that value. At a 70% CLTV ceiling, the line could add up to roughly 15% of value, before the line-size cap and debt-to-income test. Whether you switch from Airbnb to a lease changes none of that arithmetic.

What the switch changes is your debt-to-income picture and the risk story. If your tax return still reflects Airbnb income, the lender may want the lease and rent deposits to show what the property earns now. Tax treatment varies; consult a qualified professional.

What Else a Lender Checks

Lenders pay attention to several edge cases once the listing comes down.

A brand-new lease with no payment history. A month-to-month tenant makes a weaker file than a signed term lease. Rent receipts or deposits can help show the tenant pays. For a tenant on an expired lease, a lender typically wants the expired lease plus receipts or deposits.

Proof the switch happened. Final checkout records, the delisted calendar, the signed lease, and the first rent deposit tell a clean story. A stale listing still live online muddies it.

Furnished and mid-term stays. A furnished home leased to a company, or rented in stays of 30 days or more, generally reads as a mid-term or long-term rental. Lenders look at the actual lease terms, not the furniture.

HOA and local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A yearly lease sidesteps most of that, though you still need rental use to be allowed.

LLC title. A property already deeded to an LLC needs a vesting change before it fits this line. Otherwise a DSCR cash-out is the cleaner path, subject to program terms.

Using the line for the next down payment. Lenders look hard at large deposits and borrowed funds. Money that has sat in an account is easier to explain than a fresh draw moved straight into a purchase.

Availability. Not every lender writes investment-property lines, so availability can be narrow. That is a reason to shop through a broker that sees several wholesale lenders.

Should You Apply Before or After the Switch?

No rule decides this. The answer depends on which evidence looks stronger on the day you apply. If your Airbnb record is clean and the lease is still unsigned, a line sized on credit and equity may not care much either way. If the lease is signed and rent is flowing, the file reads as stable.

A reasonable sequence looks like this:

1. Before the listing ends: pull platform payout records and confirm rental use is allowed.

2. At the switch: keep final checkout records, the signed lease, and the first deposit together.

3. In the first months of the lease: collect rent receipts so the file shows a payment pattern.

4. At application: submit the lease, the rent record, insurance, and mortgage statements.

Document Checklist

  • Executed lease, plus HOA or condo rental permission where relevant
  • Rent roll or unit-by-unit rents on 2-4 units
  • Rent deposits or receipts
  • Final Airbnb checkout records and proof the listing is down
  • Current mortgage statement and insurance
  • Credit authorization and your income documents for the debt-to-income test

Mistakes That Stall a File

  • Projecting nightly income onto a property that now has a tenant.
  • Multiplying a nightly rate by 30 and calling it rent. The 1007 cannot estimate a nightly fee.
  • Leaving a stale listing live while a lease is signed.
  • Assuming the lease sets the limit on a personally underwritten line.
  • Applying through an LLC on a program that bars LLC title.
  • Treating a mid-lease or month-to-month tenant as undocumented when rent records exist.

HELOC or DSCR Cash-Out After the Switch?

The two products solve different problems. The line is a standalone lien that sits beside your existing mortgage, so it leaves that loan alone. A DSCR cash-out replaces the first mortgage. On standard rentals, DSCR cash-out typically tops out around 75% LTV, with about 6 months of seasoning as the common expectation. Stronger coverage ratios can open better pricing and leverage. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted.

Remember what the ratio measures. DSCR compares rent to the full monthly obligation of principal, interest, taxes, insurance, and any HOA dues. Clearing 1.00 is not positive cash flow, because repairs, vacancy, management, and utilities sit outside the calculation. Lendmire’s complete DSCR loans guide walks through the mechanics.

A DSCR cash-out fits when the property sits in an LLC, when you want a fixed structure, or when the amount you need is above the line cap. The HELOC fits when your first mortgage is worth keeping and your credit is at least 700.

A related Lendmire piece looks at what a DSCR HELOC lender looks at when you just refinanced the rental. Another explains what a DSCR HELOC lender does when your tax return isn’t filed yet, which matters if your last return still shows Airbnb-era numbers.

Key Terms Defined

  • CLTV: combined loan-to-value, the total of all liens divided by the property’s value.
  • DTI: debt-to-income, your monthly debts divided by your monthly income.
  • DSCR: debt service coverage ratio, a property’s monthly rent divided by its monthly mortgage obligation.
  • Seasoning: the waiting period a lender wants between two events, such as buying and refinancing.
  • Automated valuation: a computer-modeled property value used in place of a traditional appraisal.

Frequently Asked Questions

Will my HELOC limit drop if I stop doing Airbnb?

Usually not on a personally underwritten line, because the limit comes from credit, equity, and debt-to-income. If your debt-to-income relied on Airbnb income, losing that income could matter. On a rent-qualified line, the lease and market rent become the qualifying numbers, which can raise or lower coverage.

Does my Airbnb history help after I switch to a lease?

It helps little on a lease-based file. Lenders look at the appraiser’s monthly rent figure and your signed lease, not the old nightly gross. The history still shows you can run a property, but it does not carry over as income.

Is a month-to-month tenant enough?

Often yes, with documentation. A signed term lease makes a stronger file, and rent receipts or deposits close most of the gap. Any lease preference comes from the individual lender, not from a universal rule.

Can I get this line if the property is in an LLC?

No, not as titled. On the network’s investment lines, individuals and revocable living trusts hold title, while LLCs, corporations, and partnerships cannot. A vesting change or a DSCR cash-out are the usual alternatives.

Does a furnished lease count as a yearly lease?

A furnished home leased to a company, or rented for 30 days or more, generally reads as a mid-term or long-term rental. The lender judges the actual lease terms and the documents behind them.
