The Quick Read: A thin hosting record narrows your options but does not close the door. Programs in a wholesale lender network treat actual booking history, a modeled projection, and a long-term rent schedule differently, so the right lender depends on which income path your file supports.
- Cash-out refinances on short-term rentals are capped lower than standard rental cash-outs, so expect less equity access.
- Programs generally expect a 640+ credit score and about 12 months of hosting experience, subject to lender guidelines.
- Stronger coverage ratios open better terms, and the minimum sits at the starting line rather than the finish.
- The same property can clear or miss the floor depending on whether rent is counted from history, a projection, or a long-term schedule.
- A mortgage broker with access to many lenders can steer the file to the program that fits your history before you pay for an appraisal.
What a Thin-History STR Cash-Out Actually Is
“Limited history” usually means you have hosted for fewer than twelve months, or you recently converted a long-term rental or second home to nightly stays.

DSCR loans are business-purpose investor loans, reviewed differently from a standard owner-occupied mortgage. They qualify primarily on property-level rental income covering the payment, subject to lender guidelines. That is why investors with complex personal returns often choose them. For the full picture, see the complete DSCR loans guide.
Two kinds of “history” matter here, and they are easy to confuse:
- Property history: how many months the home has actually taken bookings.
- Host experience: how long you personally have operated short-term rentals. Programs commonly expect about 12 months of hosting experience, and it is separate from the property’s record.
Key Terms Defined
Cash-out refinance: a new, larger loan that pays off the old one and hands you the difference.
Seasoning: how long you have owned the property before refinancing. About 6 months is the common expectation across most of the network.
Hosting history: the booked-stay record on Airbnb, Vrbo, or similar platforms, often matched to bank deposits.
Coverage ratio (DSCR): qualifying monthly income divided by the full monthly housing obligation, meaning principal, interest, taxes, insurance, and any HOA dues.
Haircut: a reduction a lender applies to projected or gross income before calculating coverage.
Projection: a modeled revenue estimate from a data tool, not a booking record.
How Underwriting Treats a Thin Record, Step by Step
Step 1: Confirm you can legally operate as a short-term rental. Lenders want proof the property may host nightly guests. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. If nightly stays are not permitted, the file falls back to a long-term rent schedule.
Step 2: Pick the income basis. This is the step that decides everything. Three methods are common:
| Method | When it applies | Proof it needs |
|---|---|---|
| Actual platform history | Several months or more of bookings | Platform exports, bank deposits |
| Third-party projection | Little or no history | Modeled revenue report |
| Long-term market rent | No STR history or no legal STR use | Appraiser rent schedule |
Some lenders use only one of these. Others take the lower of actual income and a projection, which can come into play when you have owned the home for under a year. Ask the lender which approach applies.
Step 3: Order the appraisal. The appraisal sets value, not your Airbnb income. Fannie Mae’s appraiser update explains that the standard rent form (Form 1007) asks for a monthly market rent built on monthly-lease comparables. It also says multiplying a nightly rate by 30 is incorrect. That is agency material, and DSCR files are not governed by it. It simply shows why an appraisal cannot prove your nightly income. Two-to-four-unit properties use a different form (Form 1025) for the rent analysis.
Step 4: Run the projection, if one applies. AirDNA’s Rentalizer estimates revenue, average daily rate, and occupancy. It uses a weighted average of comparable short-term rentals within a 10-mile radius, matched on bedroom, bathroom, and guest count, and adjusted for seasonality. A projection supports the income side of the file. It does not replace the appraisal, and it is a model rather than a booking record.
Step 5: Apply haircuts and compute coverage. Many lenders reduce gross or projected income before dividing by the housing payment. How large the reduction is varies by lender. Then the ratio is computed.
Step 6: Size the cash-out. Proceeds depend on the LTV cap, the appraised value, and the loan size the income supports. On short-term-rental collateral, cash-out refinances generally top out around 70% LTV through the network, while standard long-term rentals reach about 75%. The coverage ratio can limit the loan before the LTV cap does.
Why the Income Path Changes the Answer
The same house can look very different depending on the income basis. Picture a property that covers its monthly obligation at roughly 1.25x on actual booking history. Apply a haircut to a projection and the same home might land near 1.10x. Fall back to long-term rent and it could sit near 0.95x. Those figures are illustrative only, but the pattern is real. The income method can decide whether you clear the 1.00 floor that these refinance programs start from.
Coverage below 1.00 is a separate path rather than a loosened version of the standard one. It is available only through select lenders in the network, with leverage and terms adjusted.
One caution: clearing 1.00 is not the same as positive cash flow. The calculation compares rent to the housing payment only. Repairs, vacancy, management, utilities, furnishings, and capex all sit outside it.
Purchase vs. Refinance: Why Thin History Hits Harder on a Refi
| Factor | STR Purchase | STR Cash-Out Refinance |
|---|---|---|
| Max LTV (strongest files) | Up to 75% | Up to 70% |
| Common income basis | Projection or market rent | Actual history weighted more |
| Minimum coverage | 1.00 | 1.00 |
| Credit score | 640+ | 640+ |
On a purchase there is no operating record to examine, so lenders lean on projections or appraiser rent. On a refinance you own the property, so lenders lean harder on what it has actually earned. A thin record leaves less to lean on. That is why the choice of lender matters so much here.
Where to Get One: Lender Types Compared
You will generally find four routes. None is right for everyone.
| Lender type | Fit for thin history | Strength | Limit |
|---|---|---|---|
| Lender that avoids STRs | Poor | Simple underwriting | Treats file as long-term rent or declines |
| Conservative STR lender | Weak | Clear rules | Often wants a full 12 months of records |
| Projection-friendly lender | Good | Accepts modeled income | May apply haircuts or a lower-of blend |
| Broker with many lenders | Strong | Matches file to program | Terms still vary by lender |
Lendmire is a DSCR-focused mortgage broker arranging investor financing across 41 markets, including Washington, D.C. A broker’s practical advantage is sequencing. Ask which income method applies before you order the appraisal, because choosing the wrong lender type wastes appraisal and processing money. Lender selection also affects whether an LLC-titled property is eligible, depending on program guidelines.
Which Situation Are You In?
You never hosted, and the home was a long-term rental. The file usually runs on the long-term rent schedule. A refinance into an STR-specific program often becomes realistic after about a year of history.
You converted a home a few months ago. Look for a program that takes the lower of actual income and a projection. Your coverage will be driven by the weaker number, so build the record and keep platform and bank records clean.
You have a full year of bookings. Actual history becomes the cleanest basis, and more of the network opens up.
You are a new owner, with experience elsewhere. Host experience and property history are separate tests. Strong experience on other properties can help with the first, but it does not create a record for this one.
It is a new build. Projection acceptance varies by lender, and the file may depend heavily on the appraiser’s analysis.
Build a Lender-Ready File in the First Months
- Keep every platform earnings export and match deposits to one bank account.
- Document legal STR status for the property.
- Save the listing, calendar, and review history.
- Track expenses so you know your real margin, not just coverage.
- Hold reserves. They vary by lender, leverage, and loan size, commonly around 6 months of PITIA, and loans above $1,500,000 typically step up.
- Note that seasonal markets can show weak off-season months. A lender weighing a short record may see only the slow stretch.
Where the General Rule Breaks
Accuracy gaps in thin markets. Projections can miss badly where few comparable listings exist. An independent review at Awning estimates property-level errors of 15-30% in low-confidence markets. That firm competes with AirDNA, so treat the figure as a flagged estimate. If the projection drives your loan size, an overstated number can shrink the loan after the lender reviews it.
Second homes. Second-home loan rules generally cap rental use, so they do not work for a true short-term rental.
Ineligible property types. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered through the network’s DSCR programs, regardless of rental history.
Loan size. Standard programs run up to $3,000,000, and above $2,500,000 the network generally holds to 30-year fixed structures. Extended terms, interest-only periods, and ARMs are available through select lenders.
A Worked Example With Ratios, Not Payments
Run the numbers on a hypothetical coastal cabin appraised at a round figure, refinanced at 70% LTV on short-term-rental collateral. The cash-out makes the new loan larger than the old one, so the monthly obligation rises. If coverage was 1.30x before the refinance, the larger loan could pull it toward 1.10x. If a lower-of income method then reduces the qualifying income, the ratio could dip below 1.00. In that case the options are to lower the cash-out amount, wait for more history, or look at a select-lender path below 1.00 with leverage and terms adjusted. Qualification stays subject to lender guidelines, credit approval, and property review.
A larger down payment or lower leverage can lift the ratio. It does not erase leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests, enough equity and enough rental coverage.
If You Don’t Qualify Yet
- Wait and document. Twelve months of clean records can improve both eligibility and the ratio.
- Refinance on long-term rent first. A rate-and-term refinance on the long-term rent schedule may be possible now. Cash-out on the STR basis can come later.
- Pull less cash. A smaller loan raises coverage.
- Revisit the lender choice. A different income method can change the answer.
Risks Worth Pricing In
Cash-out on a thin file raises your payment, which compresses coverage. A modeled projection can drop after you have relied on it. Prepayment terms and re-underwriting can add friction. And a high ratio does not mean a profitable property.
Frequently Asked Questions
Can I cash-out refinance an Airbnb with less than a year of history?
Sometimes, depending on the lender. Some programs use the lower of actual income and a projection. Others require a full year of records. Others fall back to long-term rent. Terms are set by each lender and subject to its guidelines.
Does AirDNA replace an appraisal?
No. A projection supports the income side of the file, while the appraisal establishes value. Appraisers also do not estimate nightly fees on the standard rent form.
Is host experience the same as property history?
No. Property history is the booking record for this home. Host experience is your own track record, commonly about 12 months across programs.
What credit score and leverage should I expect?
Short-term-rental programs typically want a 640+ score. Cash-out leverage generally tops out around 70% on short-term-rental collateral, and purchases reach up to 75% on the strongest files.
Can an LLC borrow?
Often yes, subject to lender program eligibility. Title and entity documents are part of the file review.
