The Quick Read: Yes, often, as long as the Airbnb is titled to you personally or to a revocable living trust, because owning five or more rentals does not disqualify you on its own. Across Lendmire’s wholesale network, the line is underwritten on your personal credit and debt-to-income, not on the Airbnb’s revenue, and a borrower with more than 15 financed properties is ineligible.
- Five to fifteen financed properties sits inside the limit, and up to three lines are allowed.
- Title must be an individual or a revocable living trust. An LLC cannot hold it.
- Investment lines top out at 70% CLTV and $500,000, with a 700 minimum credit score.
- Airbnb income is documented, not qualified on, so the line ignores how well the listing performs.
- An LLC-titled or entity-held portfolio usually points to a DSCR cash-out refinance instead.
What a Rental HELOC on an Airbnb Actually Means
A rental HELOC is a revolving line secured by the Airbnb itself. It is not the same as a line on your own home that you spend on a rental. That second route is popular, and RentalRealEstate.com describes both uses, but the collateral at risk is different. Pledging the Airbnb puts the Airbnb on the table. Pledging your home puts your home there.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
The line works like any open-end credit. A CFPB overview of HELOCs explains the draw period, the repayment period, and the lender’s right to freeze or reduce the line if value drops or your finances change. When a first mortgage exists, the line sits behind it as a second lien. When the property is paid off, it sits in first position.
Fewer lenders write this product on rentals than on primary homes, and requirements run stricter, per Taxstra’s investor explainer. Lendmire brokers it through select wholesale partners in 16 full-service states. That is narrower than the 41-market DSCR footprint.
Who Underwrites What: You or the Property?
The line reads you. A DSCR loan reads the property. That split decides almost everything for an Airbnb owner.
| Factor | Rental HELOC | DSCR cash-out |
|---|---|---|
| What is underwritten | Your credit, DTI, traditional personal-income documentation | Property rent vs. PITIA |
| Airbnb revenue | Documented, not qualified on | Evidence of coverage |
| Title | Individual or revocable trust | LLC allowed, per program terms |
| Investment cap | $500,000 line, 70% CLTV | Roughly 70% on STR cash-out |
| Property-count limit | 15 financed | No personal DTI ceiling |
DSCR compares monthly rent to PITIA: principal, interest, taxes, insurance, and association dues. Clearing 1.00 does not mean positive cash flow, since repairs, vacancy, and management sit outside the ratio. Still, for an owner who already carries a heavy personal debt load, reading the property can be the cleaner path.
What Changes at Five or More Rentals
Five rentals shrink your margin; they do not close the door. Three things move.
The property wall. Anyone with more than 15 financed properties is not eligible. Five to fifteen is inside it.
DTI. Maximum DTI is 50%, and every financed property counts, whoever holds title. The line is qualified on the interest-only payment at the maximum draw, not on what you plan to borrow. So a modest draw does not make the math easier.
Exposure. A borrower can hold up to three lines. Combined exposure caps at $2,000,000 on the higher-leverage wholesale program and $750,000 on the longer-runway one. Each new line eats into the room left for the next.
Picture an owner with six financed rentals, two of them Airbnbs, all in personal name, with a 740 score. DTI is the likely pinch point, not credit. If DTI squeaks under 50%, the line may work. If it does not, the same owner often finds a DSCR cash-out reads cleaner, because rent-based financing has no personal DTI ceiling.
Past 15 properties, the HELOC is simply off the table.
How Airbnb Income Gets Documented
Because the line is reviewed on you, Airbnb income does not need a lease or rent roll. The underwriter still wants proof that the money is real. Across the files we see, the usual set looks like this:
| Document | What it proves | Common snag |
|---|---|---|
| Full-year platform payout reports | Booking history | Screenshots instead of files |
| Bank statements | Payouts actually landed | Mixed personal and business deposits |
| Mortgage statements, every property | Your full debt picture | A missing property |
| Insurance declarations | Coverage for rental use | Homeowner policy only |
| Management agreement | Who runs the listing | Not provided |
| Local STR permit or registration | Legal operation | Lapsed registration |
Underwriters generally work from net income, not gross bookings. A busy listing can look thin once expenses and depreciation come off the tax return. Some lenders also discount short-term income because it swings more than a lease does. Seasonality can drag the average down too.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Title and Entity: Where Most Portfolios Stop
Many owners with five or more rentals hold them in LLCs. That often decides the question. The wholesale programs accept title in an individual or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold it.
If your Airbnb is already deeded to an LLC, you have two options. You can re-deed it to yourself, which gives up the entity’s liability separation on that parcel. Or you can skip the HELOC and use a DSCR cash-out refinance, which can close in an LLC, subject to lender program eligibility.
Re-deeding is a real decision, not a formality. It can also touch your insurance and any lender consents on an existing loan. Weigh it with your attorney before treating the HELOC as the default.
How Big a Line the Equity Supports
Sizing is a combined loan-to-value test. The reviewer adds your first-mortgage balance and the full line limit, then divides by value. On an investment property, the result cannot exceed 70% CLTV. The line itself runs $25,000 to $500,000.
Run the logic on a paid-off Airbnb valued at $600,000. At 70% CLTV, the combined debt ceiling is $420,000, so the full line limit could be sized up to that, well under the $500,000 cap. Now add a first mortgage and the room shrinks dollar for dollar.
Valuation is usually light. Because an investment line caps at $500,000, it ordinarily uses an automated valuation model rather than a full appraisal. A higher CLTV may require a secondary valuation.
One catch many borrowers miss: at least 75% of the line is drawn at closing. It is less flexible than the name suggests, so it suits a defined project better than a standby reserve. The pricing floats and never converts to fixed. A credit score above 700 buys eligibility, not extra leverage, since 720 and 700 both reach the same 70% ceiling. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
HELOC, DSCR Cash-Out, or Something Else?
For investors in this situation, the answer turns on title, cash need, and how your income reads on paper.
| Situation | Usually points to |
|---|---|
| Personal title, low-cost first mortgage you want to keep | Rental HELOC |
| LLC-titled portfolio | DSCR cash-out |
| Credit below 700 | DSCR cash-out |
| More than 15 financed properties | DSCR cash-out |
| Cash need above $500,000 | DSCR cash-out |
| Paid-off Airbnb, no first mortgage to protect | Either; compare closely |
On a paid-off Airbnb, the “protect my existing first mortgage” argument disappears because the HELOC would sit in first position anyway. Then it comes down to cost, structure, and how your income documents.
On the DSCR side, cash-out tops out around 75% LTV on standard rentals and about 70% on short-term-rental collateral. For an Airbnb, the evidence for rent is one of three things: trailing hosting history, a market-data projection, or a fallback to the appraiser’s long-term rent schedule. That schedule is Form 1007 for a single-family property and Form 1025 for 2-4 units. Short-term programs typically expect a 640 or better score and about 12 months of hosting history, with a 1.00 coverage floor on purchases and refinances. Programs differ, and some use only long-term rent. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted.

Risks and When to Say No
A HELOC is a variable-rate line. The payment steps up when repayment starts, and the lender can freeze or reduce the line. A fixed-structure DSCR loan holds steady.
Say no, or at least pause, in these cases:
- Your personal DTI is already near 50% across the portfolio.
- The Airbnb’s local rules are shifting. If nightly stays are shut down, the property reverts to long-term rent, and your documented income shrinks.
- You are leveraging up to chase another purchase that only works at a thin margin.
- You need more than $500,000 against one investment property.
Some investors use a line for acquisition or rehab, then refinance into a DSCR loan once the property is stabilized. That is a practitioner pattern, not a rule, and it adds a second set of costs and a second approval.
Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
How to Apply, Step by Step
1. Confirm title: individual or revocable trust. 2. Pull your credit and check you clear 700. 3. Count financed properties and total DTI across all of them. 4. Gather the Airbnb document set above. 5. Estimate CLTV: first-mortgage balance plus the full line limit, divided by value, at or under 70%. 6. Compare against a DSCR cash-out if title or DTI blocks you.
Eligible property types include single-family, 2-4 units, townhomes, PUDs, and condos, including non-warrantable ones. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural property are not offered. In Texas, investment properties are treated as non-homestead, and the 12-day wait, one-lien rule, and 12-month seasoning bind primary residences only. Texas properties are still limited to 10 acres. Every figure here is subject to lender guidelines and full file review. This is not a commitment to lend.
Key Terms Defined
CLTV: Combined loan-to-value, meaning all liens on the property divided by its value.
DTI: Debt-to-income, your monthly debts as a share of monthly income.

PITIA: Principal, interest, taxes, insurance, and association dues.
Draw period: The stretch when you can borrow from the line before repayment begins.
Frequently Asked Questions
Can I get a HELOC on an Airbnb I own?
Often yes, if you hold title personally or in a revocable living trust and score at least 700. The Airbnb’s revenue does not qualify you. Your credit and DTI do. Lines run up to $500,000 at 70% CLTV on an investment property.
Can I hold more than one rental HELOC?
Yes, up to three lines, within combined exposure caps of $2,000,000 on the higher-leverage wholesale program and $750,000 on the longer-runway one. You also cannot own more than 15 financed properties. Each line reduces room for the next.
Will an LLC-owned Airbnb qualify?
Not for the HELOC. LLCs, corporations, and partnerships cannot hold title. You would need a vesting change or a DSCR cash-out, which can close in an LLC, subject to program terms.
Does my Airbnb income count?
It is documented but not qualified on. Underwriters usually use net income rather than gross bookings, and some discount short-term income. Platform payout reports, bank deposits, and filed returns carry the file.
Is a HELOC better than a DSCR loan for an Airbnb?
Neither wins across the board. A HELOC suits personally titled property with a low-cost first mortgage you want to keep. A DSCR cash-out suits entity-held portfolios, credit below 700, or larger cash needs. Lendmire can help you compare both based on the property, equity, credit, and goals.
If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.
Investors focused on short-term rentals can review DSCR loans for Airbnb and short-term rentals.
