Can an Out-of-State Owner Use Airbnb Income for a Rental HELOC?

Can an Out-of-State Owner Use Airbnb Income for a Rental HELOC?

The Quick Read: Yes, an out-of-state owner can use Airbnb income for a rental HELOC, but only when that income appears in documented personal income, because the line is underwritten on your credit, debt-to-income ratio and equity rather than on the property’s booking projections, and where you live does not change that answer. A HELOC, or home equity line of credit, is a revolving credit line secured by property you own.

  • Underwriting basis: the lender approves you, not the listing. Booking history matters only if it shows up on your filed returns and deposits.
  • Network limits on an investment line: 70% combined loan-to-value, a 700 minimum credit score, and a $500,000 maximum line, all subject to lender guidelines.
  • Title: the property must sit with you personally or in a revocable living trust. An LLC cannot hold title on this product.
  • Out-of-state owners: the state of the collateral matters more than the state where you live.
  • If the file falls short: a DSCR cash-out refinance is the usual alternative, because it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

Key Terms Defined

HELOC: a line of credit secured by property that you can draw on, repay and draw on again within a set period.

CLTV (combined loan-to-value): all loans against the property, added together, divided by the property’s value.

DTI (debt-to-income ratio): your monthly debt payments divided by your documented monthly income.

DSCR (debt service coverage ratio): a property’s rent divided by its monthly mortgage obligation (principal, interest, taxes, insurance and any association dues). Clearing 1.00 means rent covers that payment. It does not mean the property cash flows after repairs, vacancy and management.

Net rental income: rental income after the expenses that appear on your tax return, not the gross bookings shown on the platform.

Automated valuation: a computer-generated value estimate used in place of a traditional appraisal.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

How Is a Rental HELOC Underwritten?

A rental HELOC is underwritten on the borrower. The lender reads your credit, your debt-to-income ratio and the equity in the property. A DSCR loan flips that logic and looks at what the property earns.

That difference is why Airbnb income behaves so differently across the two products. On a HELOC, Airbnb earnings are personal income you must prove. On a DSCR loan, they are property revenue the lender can test directly.

Factor Rental HELOC DSCR cash-out
Underwritten on Your credit, DTI, equity Property rent vs. its payment
Role of Airbnb income Must appear in documented income Property income, usually ~12 months of history
Leverage 70% CLTV on an investment line ~75% LTV standard; ~70% for short-term rentals
Size Line up to $500,000 Up to $3,000,000 on standard programs
Title Individual or revocable trust LLC possible, subject to program terms
Existing first loan Stays in place Gets replaced

On the network Lendmire works through, an investment HELOC has a hard 700 credit floor. A 720 score reaches the same 70% CLTV as a 700, so a higher score buys eligibility rather than extra leverage. The line is a standalone first or second lien, runs a five-year interest-only draw followed by a 25-year repayment period, and requires at least 75% of the line to be drawn at closing. Pricing floats during both periods and never converts to fixed.

The line is underwritten around the interest-only payment calculated at the maximum draw, not on the amount you actually borrow. DTI tops out at 50%, and a ratio above 45% requires a 680 minimum score, which an investment line’s 700 floor already covers.

The harder question is whether anyone will write the line at all. Big banks and large retail lenders mostly skip non-owner-occupied collateral. BNBCalc, an STR analytics site, notes that portfolio lenders and regional banks tend to be more accommodating while national lenders have tightened these products. That matches what a broker sees across many lenders: the product exists, but the pool is small.

How Does Airbnb Income Get Counted?

Underwriters count Airbnb income at its net figure, and only where documentation supports it. Gross bookings are a marketing number. The lender wants what survived expenses, and some lenders discount short-term rental income further because it swings more than a lease does.

Three rules of thumb hold up on most files:

  • It must be on paper. Income that never reached your filed return, bank statements or platform payouts is invisible to the underwriter.
  • Net beats gross. A listing with strong bookings and heavy expenses can show thin net income.
  • History beats projection. A HELOC is personal-income underwriting, so there is no route where a booking forecast stands in for earnings. A forecast helps on a DSCR loan, not here.

Here is a modeled example, not a lender term. Say your existing monthly obligations equal 41% of documented monthly income. The new line, qualified at its maximum draw, adds 6 points. You land at 47%, under the 50% cap. If the same line added 11 points, you would land at 52% and the file would stall.

Now watch what happens when the net Airbnb income on your return comes in lower than the platform dashboard suggests. Income shrinks, the ratio climbs, and the same line can flip from approved to declined.

What Documents Replace a Lease?

An Airbnb host has no lease, so the paper trail has to come from somewhere else. The usual package has three layers:

1. Personal and property records: filed returns, bank statements, and mortgage statements on every property you own.

2. Platform records: payout reports and the deposits that match them.

3. Operating records: management-company statements, if a manager runs the property for you.

For a remote owner, file hygiene does the heavy lifting. Run the rental through its own bank account. Keep the deposit dates lined up with the platform payouts. Make sure the figures on your return match the figures the lender will see in your statements.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

One more thing belongs in the file. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A remote owner who skips this check can hold a strong income history on paper and still lose the ability to host.

What Changes When You Live in Another State?

Almost nothing about the answer changes. What changes is logistics, and which state’s property you are borrowing against. The lender underwrites you and the collateral. Where you sleep at night is not a qualification factor.

Lendmire arranges these lines only in 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint, which includes Washington, D.C. Check the collateral’s state before you spend time on documents.

Question What it affects What to do
Which state counts? Availability follows the collateral Confirm the property’s state is covered
Remote signing Logistics, not eligibility Ask early how signing is handled
Valuation Usually automated, no site visit Expect a model-based value
Title Individual or revocable trust only Fix vesting before applying
Local rental rules Durability of the income Confirm permits and HOA terms

The valuation point helps remote owners. Because an investment line caps at $500,000, and traditional appraisals begin only above that size, an investment HELOC ordinarily runs on an automated valuation with no appraiser walking the property. A higher combined leverage may call for a secondary valuation, and you can always ask for a full appraisal.

Investors do use equity lines on out-of-state rentals. A BiggerPockets discussion shows investors funding out-of-state deals this way and then refinancing to recycle the capital, provided the deals cash flow enough to cover both payments.

Which property you borrow against also matters. A line on the out-of-state rental itself means the rental’s income is part of how you qualify. A line on your own home is a different occupancy tier with its own limits. There, the Airbnb income is one more income stream to document. It does not carry the deal.

Where Title Stops LLC Owners

Title is the sharpest structural difference from a DSCR loan. On this product, fee simple or leasehold interest must be held by you personally or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

Many investors deed their Airbnbs into LLCs for liability reasons. If yours is already titled that way, you have two choices: change the vesting, or use a DSCR cash-out instead. DSCR loans can be made to an LLC-titled borrower, subject to lender program eligibility.

Property type is the other gate. Single-family homes, 2-4 unit properties, PUDs, townhomes and condominiums (including non-warrantable ones) can qualify. Manufactured homes, co-ops, condotels, log homes, commercial and mixed-use property, and agricultural zoning are not eligible. Condotels trip up some Airbnb buyers, so check yours early. A property listed for sale, or listed within the past 60 days, is also ineligible in NC, PA, TN, TX, and WA.

Finally, a borrower is limited to three lines, and an owner with more than 15 financed properties is not eligible. Portfolio investors should check those caps before relying on a line.

HELOC or DSCR Cash-Out for the Same Airbnb?

Pick the product that fits your file, not the one that sounds cheaper. A HELOC leaves your existing first loan alone and adds a second layer of debt. A DSCR cash-out replaces the first loan and tests the property directly.

If this describes you Lean toward
Strong credit (700+), DTI room, title in your name Rental HELOC
Existing first loan worth keeping Rental HELOC
Property sits in an LLC DSCR cash-out
Thin net income on your tax return DSCR cash-out
Little DTI room for new debt DSCR cash-out
Need more than a $500,000 line DSCR cash-out

The DSCR route carries its own rules. Across most programs in the network, a cash-out refinance tops out around 75% LTV on a standard rental and around 70% on short-term rental collateral. About six months of seasoning is the common expectation. A short-term rental file usually calls for a 640 or better score and about 12 months of hosting history. Some programs accept market data when history is short, and a few lenders exclude short-term income on the subject property altogether.

Coverage works the same way as on any DSCR file. Many select programs start at 1.00, and stronger ratios open better pricing and leverage. A separate select-lender path goes below 1.00 with leverage and terms adjusted. Reserves vary by lender, leverage, loan size, and transaction type, and are commonly around six months of PITIA (principal, interest, taxes, insurance and association dues).

Here is the part that surprises many hosts. A HELOC counts your personal DTI, so a new line affects your next acquisition file. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, so your personal debt load matters far less. If you plan to keep buying, that difference may outweigh any pricing advantage. For the full picture, see the complete DSCR loans guide.

Is the Borrowing Worth It?

A HELOC on a rental only pays off if net revenue covers every payment stacked on the property. Run the check on net income, not gross bookings.

Start with the structure. At least 75% of the line is drawn at closing, so you carry the cost of most of it from day one. Pricing floats during the five-year draw and the 25-year repayment, and it never converts to a fixed figure. The first mortgage payment stays in place as well. Your cushion is whatever net income is left after both.

Home equity lines typically carry variable pricing, meaning your cost can rise with no change in your property. The Consumer Financial Protection Bureau describes a HELOC as an open-end line you can borrow against repeatedly. It also warns that a lender may stop additional draws if the home’s value drops significantly or your finances change. That is a real risk if you plan to treat the line as standby capital for the next deal.

Reserves are the buffer. Investors who recycle capital this way often say a soft season or a lower-performing property can squeeze a deal fast, which is why solid cash on hand matters. A lender can also qualify you on a weak month’s income and leave you exposed to the next one.

If You Don’t Qualify

A decline on a HELOC is a product mismatch more often than a dead end. Match the fix to the reason:

  • Short hosting history: wait until you can show about 12 months, or look at DSCR programs that accept market data when history is short.
  • LLC title: use a DSCR cash-out, or retitle to yourself or a revocable trust if the liability trade-off works for you.
  • Thin return income: a DSCR file tests the property’s rent against its payment rather than your personal return.
  • Credit below 700: the HELOC’s investment floor is firm. DSCR floors start lower, with 620 existing in parts of the network and about 660 common.
  • DTI too high: a DSCR loan largely sidesteps personal DTI.

Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Expect lower leverage, and expect the lender to look harder at the rest of the file.

Myths That Cost Investors Time

Airbnb bookings count like a lease. They do not. For a HELOC, only documented net income counts.

Out-of-state means no HELOC. Out-of-state is not the barrier. Lender appetite for rental collateral and available equity are.

Projections work for any loan. They help on some DSCR programs. A HELOC is built on you, so the forecast does not enter the math.

Any bank offers rental lines. Most large depositories skip the product.

An LLC can hold it. Not on this product.

A HELOC is just a cheap DSCR substitute. It adds variable-priced personal debt, and a lender can freeze or reduce a line.

Frequently Asked Questions

Does living out of state hurt approval?

No. The lender looks at your credit, DTI and equity, plus the collateral. What matters geographically is whether the collateral’s state is one where the line is available.

Can I use a brand-new Airbnb listing?

Not for a HELOC, because there is no income history to document and the line is personal-income underwritten. A DSCR loan is the better fit, since some programs accept market data when hosting history is short, subject to lender guidelines.

Can an LLC-owned rental get this line?

Not on this product. Title must sit with you personally or in a revocable living trust. Retitling or a DSCR cash-out are the two ways around it.

Do I need leases for an Airbnb?

No, but you need something in their place: platform payout records, matching bank deposits, filed returns, and management statements if you use a manager. The goal is a clean trail from booking to deposit to tax return.

Does short-term rental income change the answer compared with a long-term rental?

Yes, mostly in how it is read. Underwriters may discount short-term income because it swings more than a lease does, and they want it visible in your documents. On a DSCR cash-out, short-term collateral typically gets lower leverage than a standard rental.
