How to Time a Cash-Out Refi on a Paid-Off Airbnb Around Seasoning

How to Time a Cash-Out Refi on a Paid-Off Airbnb Around Seasoning

The Quick Read: For a paid-off Airbnb, seasoning is usually the smallest obstacle, because most owners who have held a property for years are well past any title waiting period, and the real timing gates are hosting history, rental coverage, and the appraisal. Lenders set their own seasoning rules, since no federal rule governs DSCR loans.

  • Short-term-rental cash-outs on select wholesale-network programs typically top out around 70% LTV.
  • Expect a credit score of about 640 or higher and roughly 12 months of hosting history.
  • Coverage on these refinances typically starts at 1.00 on select programs; stronger ratios open better terms.
  • Waiting out seasoning only makes you eligible. It does not set the loan amount.
  • Timing your application around your booking calendar can matter as much as the deed date.

What Does “Seasoning” Mean on a Property With No Mortgage?

Seasoning is the minimum time a lender wants to see between a key event and a new cash-out loan. The event is usually the purchase date, recorded on the deed. Lenders use it to confirm the value is real and the owner isn’t flipping debt on a freshly bought asset.

A paid-off property is still a cash-out refinance. The Fannie Mae Selling Guide treats a new mortgage on a property with no existing lien as cash-out, and the same logic applies on investor loans. The loan gets sized as new money against equity, not as a payoff.

One contrast is worth keeping straight. That guide measures its six-month window to the disbursement date of the new loan, and it carves out a delayed financing exception for recent cash buyers. It governs conventional lending only. DSCR loans are non-agency, business-purpose products, so each lender sets its own clock. Across the wholesale network Lendmire works with, about six months is the common expectation on cash-out refinances, and that clock varies by program.

Three Clocks, Not One

An owner of a paid-off Airbnb faces three separate timers. Which one binds depends on the story of the property.

The title clock. How long you have been on the recorded deed. An owner who bought years ago has almost certainly cleared it. This clock matters mainly to a recent cash buyer.

The hosting-history clock. How many months of documented short-term-rental performance you can show. Most STR programs expect about 12 months of hosting experience. For an Airbnb, this is usually the binding constraint, and it is the one most owners overlook.

The funding-history clock. Whether the property was bought with cash or financed, and whether any recent payoff touched it. This decides which early-access routes, if any, are even in play.

Here is the practical read. A property owned free and clear for years with a full trailing year of bookings has all three clocks cleared. A property bought with cash a few months ago has a live title clock and possibly a live hosting clock. A long-held long-term rental recently converted to Airbnb has a clear title clock but a fresh hosting clock.

How Underwriting Treats a Paid-Off Airbnb, Step by Step

The sequence below is how most files move through review, from first document to loan sizing.

1. Ownership date and funding source. The underwriter confirms the deed date and how the property was bought. For recent cash purchases, expect requests for the settlement statement. In the agency framework, the archived delayed-financing language requires an arm’s-length purchase and a settlement statement showing no mortgage financing, and it allows a borrower-owned LLC as the original purchaser. That is a conventional reference point. Whether a DSCR program offers a similar path is lender-specific.

2. Income documentation. Typical evidence is trailing platform payouts, property-manager statements, and bank deposits. A property without a track record may rely on a market-data projection instead, which lenders usually discount and scrutinize more heavily.

3. Appraisal. The appraiser values the real property, and the rent schedule form is Form 1007 for a single unit and Form 1025 for two to four units. McKissock, an appraisal education provider, explains that the 1007 documents monthly rent, not nightly rent or business income, and that appraisers consider only property value while the lender decides how income counts.

4. Coverage test and loan sizing. This is the step that surprises owners. The loan amount is the lower of two tests: the equity test (leverage cap times appraised value) and the coverage test (the largest loan whose full payment the lender’s counted income can support at the program floor).

5. Costs, reserves, and prepayment. Closing costs and required reserves are deducted from the loan proceeds, which reduces the cash you take out. If a prior DSCR or bridge loan was just paid off, its prepayment terms matter too.

Why Coverage Often Binds Before Equity

On a paid-off property there is no old balance to subtract, so the equity test looks generous. An Airbnb with a high appraisal and 70% as the cash-out ceiling for short-term-rental collateral can imply a big number. Then the coverage test steps in.

DSCR compares rent to the full monthly obligation: principal, interest, taxes, insurance, and any association dues. Lenders typically apply a haircut to short-term income, but never to the payment side. The payment stays at full weight. A larger loan means a larger payment, which pulls the ratio down, so coverage can cap the loan before the leverage limit does.

Run the logic on a hypothetical. Say an owner’s property appraises well and the equity test suggests a large cash-out at 70% LTV. Counted income supports only a ratio of about 0.9x at that size. Short-term programs generally start at 1.00 coverage on refinances, so the loan has to shrink until the ratio clears. A separate path exists: sub-1.00 coverage is available through select lenders in the network, with leverage and terms adjusted. Neither path should be treated as automatic.

One more point, and it is the one that gets confused most. Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capex sit outside the calculation. An Airbnb can clear the ratio and still lose money.

Early-Access Structures and What They Trade Away

A few variations exist for owners who haven’t cleared the clocks.

Recent all-cash purchase. The delayed-financing concept waives time, not underwriting. It is still a cash-out loan with a coverage test. Where a lender offers something similar, proceeds may be sized to documented cost plus closing costs rather than appraised value. Expect tighter terms than a fully seasoned file.

Purchase financed with hard money, bridge, or private money. Delayed financing doesn’t fit here, because the agency model requires a settlement statement with no mortgage financing. A DSCR lender may treat this as standard cash-out, or as a payoff-only refinance if no cash comes back.

Paying off a loan shortly before applying. Recent payoffs can raise questions about the funding history. Ask the program how it views the sequence before you pay anything down.

Waiting versus acting early. Early paths often carry heavier overlays or lower leverage. If you are only weeks from clearing a clock, waiting usually costs less than a tighter structure. If you are many months away, an early path may be worth pricing. Neither is right for everyone.

Timing Around Your Booking Calendar

Apply when your trailing 12 months looks its strongest and your title clock has run. Seasonality works for or against you.

A file submitted just after peak season can flatter the numbers. One submitted after a slow stretch can drag them down. HousingWire notes that seasonality, event spikes, management fees, and cleaning costs can’t be captured on the standard rent form, which is one reason income review matters so much on these files.

A practical sequence:

  • Pull your trailing 12 months of platform payouts and bank deposits.
  • Find the month where the window looks most representative, not just highest.
  • If you are a few months short of a full year, compare waiting against a projection path. Projections are typically discounted.
  • Confirm that the window you apply in doesn’t include an unusual gap, such as a renovation closure.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Where the General Rule Breaks

Recently converted long-term rental. Title seasoning is no issue, but hosting history is fresh. A lender may lean on the long-term rent figure until a track record exists.

Inherited or gifted property. The deed date may be recent even though you have effectively held the asset for years. Treatment varies by lender, so ask before assuming the clock restarts or doesn’t.

Moving title into an LLC. A transfer or deed change can raise a question about whether the clock restarts. Some programs look through it, others don’t. Entity-held loans are available subject to lender program eligibility.

Appraisal behavior. Fannie Mae’s June 2024 appraiser update says the 1007 was not designed for appraising single-family properties used as short-term rentals, and calls it incorrect to take nightly comparables and multiply by 30. That is conventional guidance, so it doesn’t bind DSCR lenders. It does explain why appraisers treat STR income cautiously.

Property types. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs.

Go, Wait, or Pivot: A Decision Table

Situation Binding clock What to do
Owned for years, full year of bookings Coverage or appraisal Apply; focus on documentation
Recent cash purchase, strong history Title clock Compare waiting vs. early path
Converted long-term rental Hosting history Wait for a full year, or price a projection
Bought with bridge or hard money Funding history Ask how the program classifies it
Inherited or gifted Varies Confirm how the lender dates ownership

If rent binds, spend your effort on income records. If equity binds, spend it on the appraisal.

Practitioner Note on How These Files Move

Across the wholesale network, files that stall rarely stall on the deed date. They stall on incomplete payout records, a hosting window with a gap in it, or an appraisal that came in below expectations. Gathering twelve months of statements before applying, and understanding which test binds first, tends to prevent most surprises. Lendmire’s complete DSCR loans guide covers the broader program mechanics.

Documents to Assemble

  • Recorded deed and, for recent purchases, the settlement statement.
  • Twelve months of platform payout reports.
  • Bank statements showing the deposits.
  • Property-manager statements, if you use one.
  • Proof of insurance and any HOA documentation.
  • Entity documents, if the property is LLC-held.

Alternatives if the Timing Doesn’t Work

A cash-out refinance isn’t the only route. Investment-property HELOC lines cap at $500,000 total and carry a different structure. Lendmire’s article How to Tap a Paid-Off Airbnb With a HELOC or DSCR Cash-Out Refinance compares the two. Another option is to wait a few months and apply with a cleaner file. The right choice depends on how much cash you need, how soon, and what you plan to do with it.

Questions to Ask Any Lender Before You Apply

  • How is the seasoning clock measured, and from what date?
  • Does the clock apply to a property with no mortgage?
  • How many months of hosting history do you need?
  • How is short-term income counted, and is it discounted?
  • What happens to the clock if I move the property into an LLC?
  • What reserves apply at this loan size?

Key Terms Defined

Seasoning: The minimum time a lender wants to see between a purchase or other event and a new cash-out loan.

Delayed financing: A conventional exception that lets recent cash buyers take cash out sooner, with documented funds and no mortgage financing.

DSCR: Debt service coverage ratio, meaning monthly rent divided by the full monthly obligation of principal, interest, taxes, insurance, and dues.

Trailing income: The documented rental income from the most recent period, often twelve months.

LTV: Loan-to-value, the loan amount as a share of the appraised value.

Frequently Asked Questions

Is there a seasoning rule that applies to every DSCR loan?

No. DSCR loans are non-agency, business-purpose products that qualify primarily on property-level rental income covering the payment, subject to lender guidelines, and each lender sets its own seasoning policy. The six-month figure people quote comes from conventional lending guidance. It is a reference point only, and DSCR programs vary.

Does a paid-off Airbnb need to season before a cash-out?

Often it doesn’t, because owners who have held for years have already cleared any title wait. Recent buyers may face a clock, and about six months is a common expectation on cash-outs across the network. Hosting history, typically about 12 months, is more often the real gate.

Will a higher appraisal get me more cash?

Not necessarily. Cash-out on short-term-rental collateral typically tops out around 70% LTV, and the coverage test can cap the loan first. A strong appraisal helps the equity test but doesn’t override the income test.

Does moving the property into an LLC reset the clock?

It depends on the program. Some lenders look through the transfer and others treat the new title date as the start. Entity ownership is subject to lender program eligibility, so ask before you record a deed.

What credit score do I need?

Short-term-rental programs typically expect about 640 or higher. Stronger scores generally open better leverage and terms, subject to lender guidelines.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
